I’m reminded of a fire a couple of years ago where the homeowner discarded the previous night’s ashes over the fence adjoining his section.
I’m not a great fan of sermons, but with the number of call outs we get for this type of incident maybe I can urge you to take just a few second to think about the consequences a momentary brain fade can bring.

Lighting a fire in a house made of wood sounds just a little dangerous but it’s something most homeowners do every night during the dark, colds winter months. It’s simply inevitable that there are going to be incidents.
The embers were still smouldering and the fire quickly took hold. The damage was serious and the final bill handed to the homeowner was over a million bucks.

Having said that, there will always be people who take the opportunity in the early stages to put the fire out.
There have also been a number of chimney fires in our area this winter. If a chimney isn’t swept regularly the soot builds and will eventually take flame. Chimney fires can soon get out of hand and break through into the stud work spreading unseen throughout the house. Our advice is always call 111 and get out.
Obviously, I don’t endorse anyone other than firefighters tackle a blaze but surprisingly, chimney fires in their infancy can be extinguished with very little water. Just a mug full thrown on the base of the fire produces huge amounts of steam. This travels up the flue and can often be all that’s needed.

Three easy DIY bird feeders to bring some wildlife into your backyard. Spring is just around the corner and when spring comes around, animals start making their way into the world again. Why not welcome the birds back into your yard with some super simple do it yourself bird feeders.
The hanging teacup and saucer. This is an easy and cool way to invite the birds into your backyard. All you will need is a teacup and saucer set, a strong adhesive, twine and some bird seed. Glue the teacup onto the saucer, with the handle facing up, so you can thread the twine through it to hang it up later. Hold the teacup in place until it is able to stand up by itself and let it dry for about 24
hours, just to make sure the glue is solid. Thread the twine though the handle of the teacup and cut to the length you want. Tie the open ends of the twine into a solid know around a branch. Pour bird seed into the cup and saucer and wait for the birds to fly into your garden.
The trusty pinecone This one is perfect for the little people in your life. All you will need is a pinecone, a butter knife, some smooth peanut butter, some birdseed and some string. First of all, cut your string longer than you think you need because you will need to tie the string around the pinecone, do this before you peanut butter the pinecone. Once you have tied and knotted the string around the pinecone, cover the pinecone in peanut butter, slather the peanut butter on. Once the pinecone is covered in peanut butter, tip the birdseed onto a plate and roll the pinecone in the birdseed. Once you
are satisfied with the birdseed cover, hang the pinecone up outside and wait for the birds to fly in.
Orange you glad I didn’t say pinecone This one is possibly the easiest bird feeder in the world. All you will need is an orange, some birdseed, a knife and some twine. Cut two
pieces of twine and make sure they are about the same length. Then, cut the orange in half, then scoop out the flesh. Next, pierce four holes about two centimetres down from the open edge. Thread one string of twine diagonally through two of the holes in the orange and repeat for the other piece of twine. Repeat this for the other half of the orange. Pour the birdseed into the orange and hang it up.

Its all about the small things, the extra special small things So, you have trusted an agent to market your property. What should you expect? What might you demand? Will your agent just “do the job”, or will your chosen person go the extra mile? What is standard, what is extra? An agent must follow all legal requirements, BUT you should also be getting the agent’s special expertise such as an eye for detail. For example, is your agent going to engage a professional photographer to take expert shots of properties? Photographers know much more when it comes to getting the best shot, such things as whether to use a wide-angle lens, whether to require extra lighting, and how to edit a photo. Nobody wants to see his or her agent in the bathroom mirror of the photos! Is the agent right there with the photographer, de-cluttering benches, moving though the house, fixing this or that? If you are worried about the photos your agent has taken, ask him or her to return, and take more photos, or suggest the use of a professional photographer. Nobody wants a rushed, poorly presented image for the marketing of their property. Buyers can get fixated on poorly staged photos, and rooms filled with clutter. Yes, we might live like this, but my advice is to pack away as many everyday household bits and pieces as you can, and depersonalise your home. The agent and the seller should discuss what items should be in
Eliza Waszczak each room, not just for the photos, but also for when the home is presented for open homes and viewings. Should that chair be in the living room, how can things be moved to create a more open space? Sometimes it isn’t that you have too much, you may in fact need to add items to a room. Knowing what to add may be the key to success. On open day, look for signs that the agent cares: has he or she brought some spring flowers, turned on the heat pump, pulled the stray weed in the driveway, and turned up on time (or maybe early to help you)? You and your agent should form a game plan. The plan might include creating a better outdoor space, is it time to prune that bush, or to plant something new in the garden. You know you have that special agent if they have taken some time to rake the leaves on your lawn, help you to decide if a wall might need to be painted, or a fence repaired. These discussions need to be had. Clearly your agent is not going to pull out the paint brush and get in there (amazing if he or she does) but your agent should be saying, yes, do that,
it will make a difference, or no, don’t, it won’t, don’t bother spending the money or the time. Advice is the key. Your agent should be able to identify such things, for example, that to make a secure section a gate might need to be installed so your property becomes more attractive to a family with young children. This will take an agent who is a creative thinker, and it will be helpful if they are also aware of the approximate cost of the proposed addition or repair. The seller expects to be guided by his or her agent to present their property in the best way possible; and buyers expect to be shown the potential in any house they wish to view. Buyers need to be provided with a suitable image, so they can imagine living in that particular home themselves. I consider an agent should be easily and quickly accessible by phone, facebook, email, and textmessage, and readily available for
face-to-face meetings, and private viewings of properties. A good agent, one you should look out for, is the person who is committed to the real estate industry, every day of the working week, and not someone who sells property as an extra. Agents need to be professional like never before, have high energy, be well trained, and backed by an amazing, ethical brand. You should expect your agent to bend over backwards to help you, but also to help within the community: rather than having a “what’s in it for me” mentality, your agent should also “give back” in some way to his or her community. Clients expect increasingly higher standards, and people expect a lot from their agent, but they should also expect the “little” too, those little, extra, special touches. We want high standards from our agents, and so we should.

Xanadu 2nd half: Sonny Malone, an artist trying to complete a mural of 9 Greek Muses, becomes frustrated and storms off. The 9 Muses then come to life and hatch a plan to inspire him to great artistry. The leader of the Muses becomes Kira, an Australian roller skater, who inspires Sonny to open a roller disco. Kira must return to Mount Olympus and meet with her father Zeus, to plead to be able to become mortal and stay on earth with the man she now loves, Sonny.
