But, if you're thinking about having a new house built, it could be a good idea to act quickly. As demand for building increases - as we expect to see in Auckland and already see in Christchurch - it'll be hard to find enough builders and tradesmen to meet demand. The cost of construction materials has already gone up. Jeremy Tauri is an associate at Plus Chartered Accountants.

Recently the Reserve Bank decided it wouldn't include loans for the construction of residential property in its new restrictions on high-deposit lending. The exemption shows us a couple of things. Groups who are able to produce research and successfully lobby can have some effect on influencing some major policies. Builders, in particular, lobbied the Reserve Bank for this change, saying contracts had fallen over because borrowers weren't able to get loans. It also makes it clear that the Reserve Bank is willing to act quickly when it sees something in the rules needs to be changed. This is probably recognition from the banks that the rules are working - despite what some real estate agencies say - and maybe even working a bit too much. I think anything that makes construction easier to do is a good thing. It's been estimated that highLVR loans for construction are only 1 per cent of lending but they finance 12 per cent of new builds.

There is a shortage of housing in New Zealand, more so in the major cities than in the regions. And it is clear that the only way to fix the supply of housing is to build more new homes. It has several positive effects. In some areas housing standards are poor, and some people would rather build completely new than settle for something that costs less and renovate. Introducing new homes built to good standards adds more quality stock for future buyers. It will also free up a supply of housing as those who build will be moving from another house that sometimes will then be sold. In the big centres, not that many first-home buyers are able to build because of the cost and supply of land. But, in regional New Zealand, building is an option and it's great to see the Reserve Bank is willing to give that sector a bit of a boost. More first-timers may consider starting from scratch.

Street is third from the bottom and reflects that 31% of all NZ houses are on a Street spread across all locations rather than limited to particular locations. The next most common street type is Road with 28% of all houses, but it has a significantly higher value than Street. Together they have nearly 60% of all NZ houses. The next most common, but a long way further back is Place with just under 9% of all houses. While there is some relationship between street type and value it is very unlikely that people choose where to live based on whether the house sits on a Parade, a Loop, or a Belt. Much more important is whether that house has other characteristics desirable to the owner.

What’s black and white and hot right now? Your next interior design project. The combination of black and white offers a stunning hit, a feeling of luxury and a fully streamlined, sophisticated look. That’s why it’s no surprise that black and white colour fusions are predicted to be an extremely popular interior design trend for 2014. Monochrome decor is sophisticated, smart and chic! The simple two-tone colour base allows plenty of scope to play with pattern, shape and texture, with the added benefit of clean lines to help create sharp definition.

By adding a rug or fun, soft-sided storage boxes this will soften the room and bring it back to the right age group you are decorating for. Secondhand painted furniture is another way to create a younger atmosphere and as the child grows the colour option can change or furniture be replaced. You can have a lot of fun with wallpaper, with some companies dedicated to dressing up children's rooms for all ages. I love wallpaper because of the extra little it gives a room with texture or pattern and it is back in vogue. Paint, on the other hand, is often more costeffective and can be painted out easily as the child grows. You can add stickers, stencil, paint effects - the list goes on in making

Window dressing can be kept simple, fun, light and bright. The style of window will determine what you choose. I often find Roman blinds for boys, because they're less fussy, but bear in mind blinds may not last as long as curtains. I choose curtains for girls, to soften the windows.

BILLYGOAT Landscape Architecture has designed an outdoor garden based on an indoor room, with green wallpaper, turf carpet and a louvre skylight. Based on the theme of reversals, Christchurch-based Katie Costain and Ben Freeman have designed for this month's Ellerslie International Flower Show a 10m by 10m garden that is full of contrasts. It is one of 16 major gardens on show in Christchurch from February 26 to March 2. This year's show has twice as many major gardens as last year and more than ever before. Costain and Freeman are placing the organic, lush chaos of plants next to the inorganic geometry of bold forms and hard materials to inspire the public to use similar design elements at home. "We want people to look at it and imagine how it could work in their own backyards," Freeman says. "We want to show how accessible garden design can be." The garden includes terrariums that show how spectacular plants can flourish outdoors in the Christchurch climate.
