Is Property a good investment? had flatmates that covered the mortgage and basically gave me a free place to stay whilst I studied engineering at Canterbury University.

Mark Allred As a real estate agent it has been ingrained into me that you need to invest in properties, as it is a secure way to grow your wealth, which now that I am starting to get older, appreciate this advice even more. I was fortunate to be able to buy my first home back in the 1990’s when I was just 20 years old. Prices were a bit cheaper then, but whose to say what the prices may be in another 20 years. It was a joint purchase with my parents putting half the deposit in and my brother and I 25% each. Great idea as long as you can handle living with your brother! Over the following four years we

Following graduation and the big move to Wellington the property continued to be an investment with a never ending demand from students being located close to the university. The number of bedrooms, location and easy care grounds turned out to be a great asset. The weather board exterior created a little more work having to be repainted every 10 years. On the whole, a solid home that could withstand the demands of student parties. The small initial investment I put down over 20 years ago has turned into a sizable investment now and it does take a bit of work to keep the property up to a 'tenantable' standard but it is just part of owning an investment property. Using a good property manager and tenant selection criteria has minimised the risk. In Methven with prices increasing over the last few years the rental returns have decreased to around 5%. This follows strong property value growth and rental rates not increasing as quickly. By the time you take off the expenses such as rates, insurance and upkeep, this return would drop

to around 4%. At these rate investors are looking at the longer term and expecting prices will continue to increase and provide the owner with more equity in their investments. At these rates it is still possible to finance an 80% mortgage and cover the majority of the expenses making it a neutral investment. At the current time there are investment properties in Methven that can provide a gross return of around 8%. These types of investments are rarely available and will be attractive to investors, as with a small deposit they could be cash flow positive and provide a income stream given the low interest rates currently available. From working inside the industry for the last 9 years I have seen values both rise and fall, in Mid Canterbury we live in a fairly steady market and I think this provides certainty for investors, as we don't get the boom and bust cycles like the cities. If you are considering investing in property, talk to as many people as you can, start with your bank manager / financial adviser and local real estate agent to get a feel for the type of property that suits you best and it is worth taking the plunge now and doing some research to see if it fits with your long term financial goals.
