Elections and real estate It is not unexpected and is traditional pre-election time that those possibly affected by political party policies take the opportunity to study the outcome of the election before acting. The reality is however, that whatever the motivation was prior to the election, either to buy or sell, is still relevant and more often than not the parties involved will carry on and do exactly what they were proposing to do before the election, after the election. From an investors perspective the prospect of a capital gains tax as proposed by some, creates uncertainty as to the quantum and how it would be implemented.

has had its usual winter slow down and a period where typically listings are in shorter supply as Vendors prefer to market their property when looking its best with spring gardens in full flow. Similarly the winter months tend to have a hibernating effect on purchasers with shorter daylight hours and less opportunity to get around and discover the market. The current situation is such that there is a good bank of listings coming to the door in Ashburton and as a result buyers have more of a choice than has been seen for some time. Given tradition this may change after the election as the spring market activity tends to be one of strong buyer uptake. There is a lot of development currently being undertaken in Ashburton with a number of new subdivisions in the surrounding environs and good activity with construction underway from sales that took place early in 2014. Overall the 2014 market has been strong with value rises through the first six months of the year until winter influences took over. Nationally it is noted similar events have taken place. Although some commentary suggests, particularly in regions where the highest value rises have been experienced such as Auckland and Christchurch, a

flattening effect is starting to take place. It would appear that incomes and servicing ability are at their maximum and although good activity is still taking place, value rises appear to have moderated or stopped. In other regions there are variable reports with some gains still being experienced. The rural lifestyle market has been quiet over the last six months particularly in the upper range of $800,000 and above. I wonder if the traditional retired farmer market is less of an influence with the amalgamation of large economic farm units by single entities be it corporate or family owned over the last few years, leaving less participants in this sector. Bareland sales of rural lifestyle blocks is limited by both supply particularly in smaller blocks around the one hectare mark. The recent implementation of the new Ashburton District Plan may alleviate this but as yet there is little activity and low supply. The rural farm market typically goes into a winter slow down and this is emphasised more with the Mid Canterbury District more dairy farm reliant. With takeovers now on the 1st June most of the activity takes place prior

markets to the end of March and post calving from September onwards. A heralded significant reduction in dairy payouts has created some uncertainty although sales that have taken place are still at very good levels and influenced by strategic purchasers. In fact this is becoming a feature of the

Raised plant beds

Now that the warmer weather has arrived, you will be wanting to spend more time outside getting the garden in order. And that may include planting out your vegetable garden. Raised beds make gardening easy and require less bending, they are tidy, easy to water, offer great drainage, and produce is easy to harvest. The beds can be designed at any height, width or shape to suit the grower or the area available. The soil the plants are grown in can also be improved easily. If the soil in your garden makes it difficult for your plants to flourish, with raised beds you can use a quality soil and add to them. For a really good crop of vegetables you need about 300 mm of quality soil to allow plants to root deep. Deep rooting plants will produce greater amounts of foliage when compared to shallow rooting ones.

When this is applied to brassicas, lettuce, silverbeet and similar foliage crops, the more tops the better the harvest. Plants that can root deep require less spacing, giving you greater production. With root crops such as potatoes, carrots, parsnips and beetroot, they will grow bigger when they can easily penetrate deeper into the soil. However, many vegetables will grow happily in about 150 mm of soil. Weeds are also less of a problem in raised beds. Any weeds that do appear are more easily spotted and removed, and as everything is within reach, your soil won’t become compacted due to you walking on it. You can choose from a variety of materials to construct your raised bed. Wood is the most obvious and popular choice as it is easy to work with. Treated timber or half rounds are relatively inexpensive, but hardwood sleepers, concrete blocks or bricks are also great options. There are lots of kitset-type raised gardens out there but if you buy the timber by the metre and cut it yourself you save money and get exactly the size you want. You want your garden to be a size that is easy to use and you don’t want to have to step into it to reach your plants. An area that if flat and level is ideal and it is a good idea to keep the garden to

around four feet wide, because this way you can access the middle of the bed from either side. If you are placing your bed against a wall or fence, it should be no more than three feet wide, and any length you like. Once you have decided the size and shape of your raised garden, you can prepare the site. Decide what you want to grow and select a spot with suits your needs. Vegetables or herbs like a sunny spot, and it is a good idea to have access to water nearby. Treated two by six timber is ideal as it is easy to work with and will give you 150mm of depth. Cut the wood to the desired size, then attach them together to make a simple frame. You can attach them in a variety of ways. You can make a simple butt joint at each corner, pre-drilling and then screwing the corners together with galvanized

screws or coach bolts. You can use a small piece of wood in the corner, and attach each side to it. Remember to make sure your frame is level. The good thing about a raised garden is that it gives you the opportunity to garden in perfect soil. Take this opportunity to fill your bed with a good mixture of quality topsoil, compost and rotted manure. Once the beds are filled and raked level, they are ready for planting. Soundcheck Soundcheck are five piece band with members from Ashburton, Christchurch and a couple of places in between. They play a wide range of material mainly drawn from the 60’s , 70’s and 80’s. Soundcheck consider themselves a ‘Real’ band. Unlike a lot of the entertainment these days Soundcheck do not use karaoke discs or computerised backing.
