The Canterbury market continues to be dominated by local buyers although there has been increased interest from outside the region. There has also been an increase in overseas interest, particularly for dairy land. The market for high value farms has become increasingly dominated
by corporate purchasers and investment funds. Given that these are often owned by multinational shareholders their purchases usually require Overseas Investment Office (OIO) approval. Investment funds tend to purchase with a view to holding the farm for approximately 10 years, however this timeline is dependent upon the farms producing the level of return required. Farmers with multiple dairy farms are pursuing a policy of becoming self sufficient and as a result have been looking at opportunities to secure support blocks or trading some of their existing farms in order to make purchases of irrigated land. Given the wide range of different land uses, quality and locations, it is clear that over the last year values have been increasing. Sale statistics published by the Real Estate Institute of New Zealand (REINZ) show the median per hectare sales value of rural land in the Canterbury region has reached just under $30,000. This figure has been surpassed only twice, in the
December quarter of 2008 and the opening period of 2009. Commodity prices, measured in world price terms, reached a record high in January 2014 according to the ANZ commodity price index, which was driven by a surge in the value of dairy products. However since then commodity prices overall have declined with the index having shed approximately 8% of its value as dairy prices have retreated and at this point has not had a negative impact on land prices. We are now awaiting for some sales evidence that this is the case. Rural property market readies for Data released today by the Real Estate Institute of NZ (“REINZ”) shows there were 38 more farm sales (+10.3%) for the three months ended August 2014 than for the three months ended August 2013.

Overall, there were 407 farm sales in the three months to end of August 2014, compared to 512 farm sales for the three months ended July 2014 (-20.5%). 1,922 farms were sold in the year to August 2014, 24.7% more than were sold in the year to August 2013. The median price per hectare for all farms sold in the three months to August 2014 was $26,590 compared to $21,676 recorded for three months ended August 2013 (+22.7%). The median price per hectare fell 0.3% compared to July. The REINZ All Farm Price Index fell 2.7% in the three months to August compared to the three months to July, moving from 3,212.9 to 3,126.1. Compared to August 2013 the REINZ All Farm Price Index rose by 4.9%. The REINZ All Farm Price Index adjusts for differences in farm size, location and farming type compared to the median price per hectare, which does not adjust for these factors. Nine regions recorded increases in sales volume for the three months ended August 2014 compared to the three months ended August 2013. Canterbury recorded the largest increase in sales (+14 sales), followed by Northland (+10 sales) and Nelson (+8 sales). Compared to the three months ended July 2014, two regions recorded an increase in sales. “The latest data reflects reduced

The median farm size was 97 hectares with a range of 35 hectares in the Waikato region to 115
hectares in Southland. The median production per hectare across all dairy farms sold in July 2014 was 1,146 kgs of milk solids. The REINZ Dairy Farm Price Index rose by 10.5% in the three months to August compared to the three months to July, from 1,932.0 to 2,135.5. Compared to August 2013, the REINZ Dairy Farm Price Index rose by 20.2%. The REINZ Dairy Farm Price Index adjusts for differences in farm size and location compared to the median price per hectare, which does not adjust for these factors. Finishing Farms For the three months ended August 2014 the median sale price per hectare for finishing farms was $30,194 (66 properties), compared to $27,907 for the three months ended July (105 properties), and $26,107 (94 properties) for the three months ended August 2013. The median finishing farm size for the three months ended August 2014 was 41 hectares. Grazing Farms For the three months ended August 2014 the median sales price per hectare for grazing farms was $14,995 (192 properties) compared to $15,500 for the three months ended July (225 properties), and $16,744 (156 properties) for the three months ended August 2013. The median grazing farm size for the three months ended August 2014 was 74 hectares. Horticulture Farms For the three months ended August 2014 the median sales price per hectare for horticulture farms was $126,236 (52 properties) compared to $134,640 (56 properties) for the three months ended July, and $127,667 (37 properties) for the three months ended August 2013. The median horticulture farm size for the three months ended August 2014 was eight hectares.
Lifestyle Properties The lifestyle property market saw a 13.9% fall (-233 sales) in sales volume in the three months to August 2014 compared to August 2013. 1,445 sales were recorded in the three months to August 2014 compared to 1,678 sales in the three months to August 2013. 103 fewer sales were recorded compared to the three months to July 2014 (-6.7%). For the 12 months to August 2014 there were 6,361 unconditional sales of lifestyle properties, an decrease of 1.2% (-80 sales) over the 12 months to August 2013. Two regions recorded an increase in sales compared to August 2013 while 12 recorded decreases in sales. Compared to July, eight regions recorded an increase in sales with six regions recording decreases. The national median price for lifestyle blocks rose by $25,510 (+5.3%) from $485,000 for the three months to August 2013 to $510,510 for the three months to August 2014. The median price for lifestyle blocks in Auckland rose by $22,000 (+2.6%) from $850,000 for the three months to August 2013 to $872,000 for the three months to August 2014. Over the same time period for the three months ending August, the median price fell by 2.0% in Waikato to $465,000, and rose by 25.9% in Canterbury to $579,000. Compared to July 2014, the national median sales price fell by $14,490 (-2.8%) to $510,510. The number of days to sell for lifestyle properties eased by four days, from 80 days for the three months to the end of July to 84 days for the three months to the end of August. Compared to the three months ended August 2013 the number of days to sell eased by seven days from 77 days to 84 days. Gisborne recorded the shortest number of days to sell in August at 35 days, followed by Southland at 59 days and Canterbury at 60 days.
