Thoughts for the new year For someone who loves Christmas the first couple of days feel flat when you get back, probably because I’m not as young as I would like to be but that last holiday went quicker than saveloys at a kid’s party! We are all back on deck now setting new goals, targets and budgets for the year to come. You too maybe thinking about changes ... new job, maybe a move out of town or just time to change home. Funny, we have only been back a week and there are plenty of appraisals and new listings coming in. The weather is now starting to get more “summer-like” and, to be honest, driving around Mid Canterbury the lawns look green and the gardens are a credit to their owners. So if you’re thinking what’s next and where do I start if we are going to sell, my suggestion would be to get your real estate agent in and get an appraisal on your property. No good making plans until you know what your home is worth.

your area, what the market is doing and if it’s a “buyer’s market” or “vendor’s market”, how many homes have sold last month, how much on average are they selling over GV, the average time on the market and how do we sell ie: fixed price, auction, deadline sale or price range. The next biggest question … what’s it worth and what are you going to charge me for selling? These are all questions your agent will have answers to at hand; this is confidential between you and your agent. Remember you are employing this agent to sell your property. You’re the boss and you have employed them to act on your behalf. So with any employer and employee if something is not right let them know. You may not like their property description or you may hate the photos – it’s your home, tell them. If there is one piece of advice I can give

if you’re selling, don’t get “hoodwinked” by the agent that offers you a lot more than the other agent, or even miles more than what you think. The first three weeks on the market is crucial and it’s vital to get the pricing right. If it’s wrong and it sits that’s when the price may fall even lower than the original price you thought. My thoughts on things you should do: 1.
Pick an agent and company.
2. Get yourself an appraisal. 3. Plan your marketing. 4. List essential things to do to the property before going to the market. 5. Price, price, price, price! Have a great new year and remember if you need some straight-up honest advice give us a call at Bayleys Ashburton.

AT HOME
Choosing the perfect tiles called floor tile. If you choose a wall tile for a floor the coefficient of friction (COF) will be too low, which in turn will mean it’s too slippery for walking. Instead choose floor tile that has a slight raised pattern, or texture to it to allow for a safer kitchen floor. For a more refined and elegant look consider using quarry tile. The clay and limestone based tile is fired to look like natural stone. Quarry tile is more expensive than the traditional ceramic tile, but is gorgeous in the right application.
Tiles could very well make or break your space. If you choose the right ones, your space can look chic and functional, but if you choose the wrong tiling, it can look dated and choosing the wrong material could spell disaster. Follow these tips and you will finally be able to get that tiling right.
Determine where the tile will be installed Before you select a material you will need to decide what surface the tile will be applied. Tile can be placed as a backsplash behind a stove, or on the wall to the underside of the upper cabinets. Tile is a popular countertop material, and can also be used on the kitchen floor.
Decipher the difference between tiles The word tile refers to a resilient material that can be laid in rows over a surface. For kitchens, this could include: quarry, stone, cork, vinyl, bamboo, ceramic, porcelain and glass. Applications like vinyl, cork and bamboo tiles are most commonly used in flooring, while quarry, ceramic, and porcelain can be used for counters and floors. Glass tile is commonly reserved for walls and backsplashes.
Determine your budget before getting sold on the look Kitchen tile can be inexpensive, such as vinyl and linoleum tiles or they can be expensive, such as custom designed ceramic tiles. Do your homework before getting married to an envisioned look in your head! Tile and home improvement stores can help you estimate the amount of product that will be required for your kitchen.
Consider your household’s lifestyle Although kitchen tile is resilient, it still
requires upkeep and the longevity of each material differs. For countertops, ceramic tile is durable and will stand up to heat from hot pots, and is easy to clean and maintain. Unfortunately, a ceramic tile surface can be uneven and it can easily crack or chip. Determine if your family’s lifestyle will match the tile finish you choose.
Choose a floor tile that can withstand your family’s habits When choosing floor tile it has to be durable enough to withstand heavy traffic, pets, spilled foods and cleaning supplies. Ensure that you purchase floor tile that is
The sky is the limit for your tile backsplash Well, to a certain point the sky is the limit. Since your backsplash doesn’t take direct heavy traffic, glossy, and painted tiles are a perfect fit for your backsplash. Although they still have to withstand, hot oil splatters, grease and daily cleaning. Choose from porcelain, ceramic, glass, metal or stone materials for a backsplash that can subtly or boldly bring a decorative flair to your kitchen. Your kitchen floors, counters and backsplash have a variety of tile styles to fit your budget, and taste. Consider these tips when choosing tile for your kitchen. Research your tile options and then make your kitchen the one you’ve always dreamed of!

January is a good time to ...
Henri Ham
Awapuni Nurseries Water! At this time of year most of your plants will need extra watering and your fruity plants – like tomatoes, strawberries and other berries – will need even more if you want them to ripen faster and become juicy. One trick to reduce the need for watering is to apply mulch around your garden. Mulch protects the soil from heat and provides a cooler soil temperature, which enables roots to pump water efficiently. If the soil is dry when you poke your finger into the ground, it needs more water. Water either early in the morning or evening when the outside temperature is cooler. This will allow the water to soak into the soil and not dry out as quickly. If you’re going on holiday you might have to rely on automatic sprinklers, but if not, it’s preferable to water by hand so you can aim at the roots. Your plants will absorb the water better this way and it encourages deeper root growth. And in saying all of this, try not to overwater as it can rot your plants. Sometimes the wind can dry the soil on the top but if you check further down (around five to 10cm) you might find it’s not dry after all. Don’t forget to deadhead your flowers. To get the best out of your flowers like marigolds and petunias remember to deadhead. Removing the flowers that have passed their use-by-date will stop them rotting and keep the planting looking at its best. Cut or your roses back to where the stem is as thick as a pencil. When you’ve found the right spot to cut, make sure you
make the actual cut just above the outside bud nearest to your spot. Cutting your roses will encourage them to continue flowering until around June, rather than

finishing in March. Lastly, keep planting your fast growing gourmet veges and herbs like fancy lettuces, rocket, basil, spring onions and
spinach. These plants all mature quickly and planting often will ensure you have a regular supply – just remember to keep eating it!

Spruce up your outdoor furniture successful finish, so a clean and smooth surface is essential. Since most pieces of patio furniture have already been stained to withstand the rigours of outdoor use, in virtually all instances you will just be restaining the wood. That makes staining your wooden patio furniture a perfect doit-yourself project. Or if you prefer a splash of colour, a good enamel paint will give your garden furniture a durable finish that will withstand the elements and will not rub off. It creates a hard surface and wears well.
Shane Woods Insideout Property Services Now that the warmer weather has started to arrive, it is time to think about barbecues and spending more time outdoors. And your outdoor furniture and decking may be looking a little tired and in need of some TLC. Tired old garden furniture that is still structurally sound can be easily rejuvenated with a lick of outdoor paint or stained to look new again. Wooden outdoor furniture can be stained with any type of wood stain available at your local hardware store. Surface preparation is the key to a
Before you paint you will need to remove loose paint and debris with a metal wire brush, going against the grain of the wood. Sand down the rest of the surface with a medium grit paper or a fine grit paper. Although I am loathe to recommend thinning paint down, if you thin it down a little for the first coat, this will increase its penetration into the wood. Before painting on the topcoat, lightly sand the furniture so as to create adhesion of the topcoat. You will need to repaint outdoor furniture about every two years. Although it may seem like a lot of work, proper care means you won’t have to worry about buying new furniture for many years.

If you are choosing to stain the furniture, you must first clean it well with a deck cleaner and a scrubbing brush. Deck cleaner comes in either a mix-with-water formula, which can be mixed in a bucket, or ready-to-use. Rinse the furniture with a hose and fresh water, and allow it to dry completely. Next you will need to sand the furniture with a fine-grit sandpaper to remove any bumps, nicks or dings in the wood. It will also allow the stain to soak deeply into the wood’s pores. Wipe the sanded wood with a damp cloth and apply the stain to the furniture. Immediately after you have brushed a section with the stain, wipe the stain off with a cotton rag. The longer the stain sits on the surface, the darker the colour will be. Then allow the piece to dry completely and seal with a water sealer. Allow the sealer to soak in and do not wipe it off. When the sealer has dried, your garden furniture is ready for use. It’s a similar process to breathe new life into your deck, although it can be a fairly time-consuming exercise. You can get at least two types of deck
stain or sealer. One type is a penetrating finish that is designed to soak into dry wood. Other deck stains are formulated to perform much like varnishes. These products soak into the wood, but they also form a film on the surface. The problem with these film-forming deck stains is that they almost always peel when they eventually fail. When you go to re-stain the deck, you must completely remove or strip off the old film, which can be a tough job. It’s easy to prepare a previously stained deck for re-coating if you have a penetrating finish on the deck. Stains come in coloured or clear. The pigments used to colour a deck stain help to absorb the UV light from the sun that bleaches out the natural colour of wood. Some clear deck stains contain ingredients that also act to block the sun. You need to clean all wood surfaces with a deck cleaner or a waterblaster before you apply any deck stain or sealer. You will need to let the deck dry completely then roll or brush on the stain, taking care to apply evenly. Wipe excess stain with a rag and let the stain set for about 24 hours.
