Rural Comment Dairying is such a huge part of this district with this farm in particular being a great example of what can be accomplished with the hard work and dedication that each farmer must have, with two dairy sheds on the farm milking 3200 cows a day.

In this latter part of the farm selling season, we have had two notable Mid Canterbury Farms currently being put on the market. The Ealing Pastures dairy farm of 1284 ha has attracted much attention from buyers and even making the front page of the Guardian this week! It is a great thing to see a property N of such magnitude TIO hitting the marC U ket with a A splash especially when it comes to auction time on the 14th of March.

Mt Alford Station is a second property that is a rare find in the industry. Approx 1580 ha of the Canterbury high hills up for sale with an option to purchase more alongside it! With 380 ha of flats alongside the many

Dollar Wise

Green Fingered Sell your surplus produce at your local farmers' market and feather your financial nest-egg. WE, LIKE most of you, are curious to know how very financially successful people have achieved their success. Fortunately, the answer is usually far more mundane than the movies would have you believe. It's usually about service with a smile, enthusiasm and optimism; a frugal eye on costs; and investing generously in things that increase sales. You can apply the same approach to your household - if you live frugally, you will be able to accumulate a nest-egg so your money works for you instead of you working for money. Frugal households use these principles to make the most of their dollars - you want to make your dollars and your time as productive as they can possibly be. Here are some tips to turn your household into a thriving business.

TURN HOBBIES INTO CASH SPINNERS

Turn hobbies into cash spinners

FindFIND rewards REWARDS One reader participates in online surveys. She says sometimes she gets rewarded with points that can be redeemed for gift vouchers; other times the payment is in cash. Get growing GET GROWING If you like gardening, when your plants grow big, divide them, pot them and sell them online. A greenfingered oily ragger from Whangarei propagated the seeds from an ornamental banana plant in their garden and sold them online for $15 each. A nice little cash bonus that cost nothing but a little bit of TV time.

HUNTER GATHERER Hunter gatherer We also notice sale online, which tip: "How about - water traps are

used golf balls for reminded us of this gathering golf balls the best so put on

your wetsuit and get into it." But be careful as the tale of one good keen oily ragger from the UK shows. He plunged the depths, retrieving up to 1200 golf balls at a time. At about 50c each for poorquality balls, it was a nice little earner. However, his initiative landed him in jail. He got sentenced to six months for theft, but after a public outcry was released after only nine days! The moral of the story: there's money in golf balls, but ask first!" Find competitions V.M. from Levin writes, "If you have time, enter online competitions at winstuff.co.nz. Also, if there's a competition in the paper or on a chocolate wrapper enter it. I have won loads of stuff over the years. From prams to makeup, label clothing and more. Lucky Break and That's Life are very generous and have sent me cheques for photos I sent by email and forgot about! Not only do your children get published in a magazine, you get $50! My children have also won prizes from these magazines. It's fun and it's great receiving prizes in the post!"

were no distractions or pressures, no parents hovering nearby. Home tutoring is nothing new, but is particularly effective when it takes place in the tutor's home and the pupil does not feel his parent's worries, hopes, and ambitions on their shoulders. All kinds of tuition would be successful if conducted in the tutor's home, not the pupil's home; both adults and kids could benefit. Reading, computer skills, confidence-building, making party desserts, anything." Become a collector BECOME A COLLECTOR Start a coin jar. It's amazing how quickly the money builds up to become hundreds of dollars. By concentrating on needs not wants and focusing on getting the best value from every dollar you spend, you can turn cents into dollars, and those dollars become a nest-egg that can keep providing for you forever (if the nestegg is not raided!). Do you have a favourite tip you'd like to share? Send it to www.oilyrag.co.nz or write to Living Off the Smell of an Oily Rag, PO Box 984, Whangarei.

DIY - Door hinges door frame. Cut a piece of thin cardboard or plastic to the same size as the hinge, and slide the shim over the screws behind the loosened hinge. Keeping the shim in place, tighten the screws to resecure the hinge. Remove the wedge holding the door and close the door. If the door still sticks, but not as much as it did before, add another shim under the hinge.

SHANE WOODS ByBY Shane Woods Doors and windows stick for a number of reasons. They could be loose on the hinge, swollen due to dampness or perhaps they have twisted slightly following the many quakes and aftershocks we have had. In most cases, it is easy to unstick a door or window once you identify which part is sticking – another great DIY project.

If the door sticks even after shimming, or if there is no gap anywhere around the frame, you’ll have to remove some wood at the binding points. If you are lucky the door is sticking on the top corner of the opening side in which case you can plane it in place. If not, the door will need to come off.

Often on older doors the screws have loosened so check both the doors and the frame for any loose screws and tighten them. If a screw doesn’t tighten, the screw hole may have become enlarged and may be able to be fixed by replacing the screw with a longer or thicker one, but with the same size head as not to sit proud of the hinge. If the screws are not loose and the hinges are OK, they may have to be readjusted on the door frame. Close the door, watching to see where it sticks and where it gaps. If the door is tilted in the frame, it will stick at the top on one side and at the bottom on the other, and there will be a gap between the door and the frame opposite each binding point. If the door hinges need shimming, open the door as far as it will go. Push a wedge under it to hold it firmly.

Fixing your sticking door may be as simple as tightening any loose screws.

If the screws are not loose and the hinges are OK, they may have to be readjusted on the door frame Again close the door and see where it is sticking. Mark with a pencil where and the amount to be planed off. The ideal gap is 2-3mm.

At the hinge to be adjusted, loosen the screws from the hinge on the

Most interior door hinges have pins that can be removed to take the door off.

Once the door is off it needs to be held firmly for planing. Any plane will do, a hand plane or power plane, as long as it is sharp.

Most doors are ‘eased’, meaning the edge of the door is on a slight angle which prevents the door from sticking on closing.

Therefore it is important to maintain this angle. Doors are often ‘clashed’ which means there is a thin strip of timber on the edge of the door. If the door needs lots off it this strip may become too thin so it may be better to plane the hinge side of the door and recess the hinges in again. Set the plane for a very fine cut. Timber will tear if planed against the grain so a fine cut will establish which way the grain is running without doing too much damage.

the cut a little deeper. If planing the top or bottoms there will be a bit of end grain on either edge of the door where the side rails end. This is more difficult to plane but plenty of pressure on a lightly set plane will get through it, planing towards the centre to avoid splitting the side rails or clashing strips.

Doors are often ‘clashed’ which means there is a thin strip of timber on the edge of the door.

If the timber is tearing turn the plane around the other way and set

8 ways to improve the chances of selling your home With the school holidays over and lives returning to normal, now may be as good a time as any to put your home on the market. Here are some helpful hints on improving the chances of successfully selling your home.

When dealing with realtors, confirm commission rates and lock-in periods. 2. CHOOSE YOUR REALTOR CAREFULLY

1. GET YOUR ASKING PRICE RIGHT This is a tricky market, and putting the right price on your property is vital. Price too high and you risk scaring everyone off; price too low and the buyer will still expect to haggle so you could end up with considerably less than you wanted. Talk to three realtors before deciding on a price. Be careful not to be flattered or greedy when given unrealistic valuations, make sure you understand how they came to their valuation and check similar size house prices in your area to compare your price too.

Do your research before choosing an agent. It can be tempting to market a property yourself to save cash, but you should consider how big a task you face in the current market. How will you market your house, do you have the time to show people round, are you a sales person, can you do the negotiating? Choose a realtor with a good recommendation; ask friends and family about their experiences. Quiz them on how they will market your house, will it be advertised locally, will your house be a “property of the week” in

the local paper. Don’t just choose the one charging the lowest commission: it is more important that the service is good and that they sell the property as close to your asking price and timescale as possible.

3. NEGOTIABLE When dealing with realtors, confirm commission rates and lock-in periods. Most will want a percentage of the sale price. Negotiate on rates and lock in periods to ensure you are getting the best deal from the realtor most suited to your needs.

Don’t just choose the one charging the lowest commission 4. USE YOUR REALTOR WISELY Once you have chosen a realtor, let

them do the hard work – you will be paying them for it, after all. Ask for advice on how to present the best aspects of your home, what can be done to make your property more saleable. They may have clearer ideas on what people are looking for in your area.

5. PUT YOUR HOUSE IN ORDER While television programmes such as Location, Location, Location have left some buyers feeling that all properties should be immaculate, neutral shells, this is unrealistic for most people who have to live in their homes. However, you can help buyers to see through your lifestyle and project their own on your home. Homeliness also rates highly as it’s very hard to sell a house that looks unloved. Lighting the fire, clearing away clutter and touching up jaded paintwork can help with this.

Real Estate

People like brightly lit homes, so cleaning the windows and switching on lights always enhances first impressions Good first impressions are vital, before they even enter the house, so clearing the garden, freshening up the exterior are the best places to start and enable the viewer to imagine themselves living there without having to do too much work to make it their own.

6. BE CLEAR AND BE READY Now, more than ever, it helps to build trust with potential buyers. Be clear about your reasons for moving on, timescales and flexibility, and be ready for questions about the property, neighbours and the locality. Do your research, if you do not know much about local schools then look up their online reports on the internet in case anyone asks.

7. AVOID GETTING CAUGHT IN LONG CHAINS The longer the chain, the more likely it is that a transaction will fall through. Try to prioritise buyers who are in short chains and are first-time purchasers, and ensure they have the correct financing in place

8. BE PROACTIVE Don’t sit back and let the agent get on with it. Call them and find out how they are doing and do not let them stop marketing the property. Be proactive with your solicitors. Return any information requested promptly and check in daily by phone or email.

Don't throw it out, use it in the garden BY SARAH WOLFE Looking for a cheaper way to fertilise flowers or keep pests at bay? A better tool for planting tiny seeds? The answers may lie in your home, where common household items like coffee grounds or old pie tins can become easy, eco-friendly tools to give your garden a boost without breaking the bank. Turn old boots or shoes into planters, or re-use foam-packaging pieces by laying them at the bottom of large flower pots to aid in drainage and make for lighter lifting, suggests Stacy Tornio, editor of Birds & Blooms magazine. "You can take anything and upcycle it," she says.

Here are some simple, easy ways to reuse household items for a bargain backyard.

CREATIVE CONTAINERS

CREATIVE CONTAINERS It's easy to spend a fortune on pots and vases. But one easy way to start "upcycling" in the garden is by planting herbs, flowers and houseplants in everything from worn boots to old teapots and even bathroom sinks. "They contribute a touch of whimsy and even a 'settled' look to a garden scene," Tornio says. Cristin Frank, a 38-year-old author and gardening blogger from New York, uses yogurt cups and other recyclable plastic containers as small pots for her "starter" plants in the spring.

Old take-away coffee cups can serve as starter watering cans with their smaller, perforated plastic tops. Birdbaths can also be made from household items like an old glass light shade mounted on copper tubing. Justin Cave, an Atlanta-based landscaper, recently turned old shipping pallets into a vertical garden by covering the backs and sides with landscape fabric, stuffing them with dirt, and planting succulents and flowers in the slated openings. "It turned out awesome, and was very cost-effective," he says.

TOOLS OF THE TRADE

TOOLS OF THE TRADE In need of some new garden tools? Save yourself a trip to the hardware shop and check your kitchen drawers. Table utensils like spoons, forks and knives are tough and sharp enough to do many gardening jobs without causing damage, according to Tornio. Use them to separate flats, lift seedlings and tease apart dense root balls. Knives can also make a slim path for tiny seeds to fall into.

They contribute a touch of whimsy and even a 'settled' look to a garden scene Tornio says she has also seen people reuse utensils as garden markers and borders for flower beds. Old stockings can be reused in the

backyard to tie up floppy plants or line the bottom of pots so water can get through but dirt cannot. Foam packaging is also a good drainage medium, and lighten the load when large pots need to be moved around, Tornio says.

HOMEMADE REMEDIES

HOMEMADE REMEDIES Old wives' tales abound for solving all kinds of garden problems but many of them actually work. And much of what you need may be sitting in your kitchen and bathroom cabinets. Coffee grounds, for example, can be sprinkled at the bottom of any plant to improve drainage in clay soils, and especially plants such as azaleas and blueberries that like rich, moist organic soils, Tornio says. Terry Grahl, founder and CEO of the Michigan-based non-profit Enchant-

ed Makeovers, uses the guts left over from her husband's fishing trips as fertiliser for her gardens. Finely crushed egg shells can be used as compost or a way to add calcium to soils, while larger pieces keep snails and slugs at bay, according to Florida's Manatee County Extension Service.

WHIMSICAL DECOR

WHIMSICAL DECOR Use household items for a touch of whimsy to garden decor. Scatter vintage chairs or old farm equipment throughout your garden to add height and depth, or make a funky wind chime out of old wine bottles. Worried about your looking like, well, junk?

Tornio suggests covering old containers with wallpaper or tying a ribbon around them to freshen them up and keep your front door area looking good.
