Outdoor Living

The do’s and don’ts of decks BY LEIGH BRAMWELL

When decks came into fashion in the seventies, it was easy to choose the perfect decking material. There were only a few options and homeowners generally based their choice on the longevity of the timber available. The limited natural wood choices available 30-odd years ago are merely a drop in the bucket in today’s decking industry. Thanks to modern technological advances there are all sorts of man-made and composite materials out there, which can satisfy both aesthetic, economic and ecological requirements. Timber, obviously, has a good look but it’s not maintenance free. It may fade and warp, grow mould, moss and algae, and require re-staining or oiling to keep it looking smart. Modern decking materials made from combinations of recycled timber and plastic require less attention to maintain their good looks, and are also easier to clean on a day-to-day basis. As well as being functional and having aesthetic appeal, a deck needs to

complement the style of existing architecture and buildings, offer privacy and shelter, enhance the existing landscaping, and, if possible, extend the outdoor living opportunities of the home-owners.

Combinations of recycled timber and plastic require less attention to maintain their good looks Size, in this case, does matter, and it pays to be aware that whatever size you make it, it’s likely that within a few weeks you’ll be wishing it were bigger. So give careful thought to how the deck is to be used. If it’s going to be an entertaining area, factor in space for a barbecue, preparation and cooking facilities, a table and chairs to accommodate the number of guests you generally have, standing space for people to gather for pre-dinner drinks, and space for planter boxes, container plants, pots of herbs and other decorative elements. You may also want to factor in space for an outdoor fire, brazier or patio heater.

Keep in mind that if you have a large expanse of deck, it’s likely to look a bit boring. It’s easy enough to introduce a second material, so if you’ve chosen man-made decking and want to add a more rustic element, use a rustic timber as edging, or to divide your deck into different areas. Similarly, channels of stones or plants incorporated into the decking will create interest, and you can leave cut-outs for existing trees or plants. Before you so much as lift a spade or hammer, consult the local council to check the regulations. Safety features such as handrails will be required, there may be boundary restrictions, and you will almost certainly need a consent.

A deck that’s virtually flat on the ground can be used to provide a sitting space near a focal point of the garden

The exception to some of these limitations is if you want a freestanding deck.

While we are more accustomed to decks that are part of the house, decks are more and more often being used as separate spaces within the garden. A deck that’s virtually flat on the ground can be used to provide a sitting space near a focal point of the garden, or simply to enhance a landscape design. Of course, you can’t simply plonk a deck in the middle of the grass and leave it at that. If it isn’t attached to a building you need to provide edges and borders that will give the sense of enclosure you’d otherwise borrow from the house or the wall. Substantial rocks that are between 600 and 900mm high are fantastic for this. They anchor any structure or garden design and give it a reason for being. They also create boundaries, provide focal points and can be arranged to give you pockets to plant in or a backdrop to plant against. Another great advantage of a deck flat on the ground is that your plants don’t have to be very big to make an impact, so you’re not going to be waiting till next spring for it to look good. Choose a couple that are a decent size to give it an established look, and fill in the gaps with smaller ones. Add a couple of stylish chairs, a table big enough for a book and sunglasses, and you’re done.

Auction An exciting and potentially very rewarding process. The Auction process is not one to be scared of. If supported by an experienced Auctioneer and strong marketing team an Auction can create a competitive environment that can achieve outstanding results. By not limiting the marketing with a fixed price, Auctions provide a seller an opportunity to achieve above market expectations. An intensive four week marketing campaign is used to get as many potential buyers through the property in a short timeframe.

Light up your life

TASK LIGHTING

Lighting is an essential element of interior design - especially in the cooler months. It provides us with light to work and play during any time of day, but that isn't all. Lighting also offers many design solutions for our homes. Lighting is used for many purposes in interior design. There is illumination, of course, but there is also ambient lighting, accent lighting, task lighting, simply decorative lighting and even

AMBIENT LIGHTING

Ambient lighting is sometimes also called general lighting. Its purpose is to light up the entire room. Most often, this type of lighting is in or hangs from the ceiling. It can be a chandelier, pendant lamps or recessed light fixtures. The style of the room will dictate which type of ambient light you will use. If it is a dining room, a chandelier is usually the choice, but

Lighting

some very contemporary dining rooms have recessed lighting as the lighting choice for ambience. Pendant lighting can be ambient, also, but most often these add light but are more of a decorative nature. ACCENT LIGHTING

Accent lighting is used to, well, accent items of your decor. The accent lighting can highlight some architectural feature in the room, it can draw attention to artwork, it can illuminate one particular part of a room just because it looks good that way. The purpose of accent lighting is to draw your attention to what the light is shining on. MOOD LIGHTING

Task lighting is used for exactly that - doing tasks. Some rooms need this type of lighting, such as the kitchen, the bathroom and the laundry room. Do you have a workout room? Task lighting is what you need there, too.

The more intense lighting helps you see what you are doing when you are performing a specific task. If you are cutting up vegetables, say, you really want to see where the vegetable ends and your finger begins. When putting on make-up, you want to make sure you see what you are doing and how the finished product - your face - looks. Shaving requires good task lighting, too. Do you have an office that you work from in the house? Task lighting will be necessary there as well.

MOOD LIGHTING

Mood lighting would be up-lights that you would put behind a sofa or a chair that illuminates the wall without the fixture being seen. In the evening, if that is the only lighting in the room,

the mood is one of calmness and serenity. There are also mood-light bulbs that you can put into a lamp. These are coloured lights that help set the mood for the room. So now go and light up your life.

DECORATIVE LIGHTING

Decorative lighting is mostly for decoration, as you might imagine. These are used as accents, such as an end-table lamp that isn't meant to be used for reading. They are decorative because of how they look - in other words, because of their design.

Spare lines give homes space to breathe By Terry Lobb

BY TERRY LOBB

My house had a definite chilly feel the other morning as my night-store metre had turned off. It just made me move faster to keep warm. I thought I would touch on space saver options - or their illusions. I work on many homes where people have either downsized or prefer smaller homes so they can enjoy life rather than doing gardens and housework. Smaller homes require clever storage to work well and, often, rooms are dual purpose because of the shortage of space. Space can be created by the use of furniture and its design, the use of colour and even texture. Imagine a cosy, smallish lounge, south facing and opening to a dining room through French doors, then on to the kitchen. The house is a 1930' s bungalow. A cute lounge has a leadlight bow

window wrapping around a window seat covered in rustic deep-buttoned orange velvet, there’s a lovely ornate mantel above an open fire and a large mirror above the mantel. The ceilings are beautiful, ornate plaster with heavy beams, and the room is finished in luscious red, orange, blue, green and a touch of yellow. Heavy velvet curtains puddled on the floor keep out winter chills, and the furniture includes heavy rolledarm sofas finished in traditional linen floral patterns, grouped around the fire and a coffee table. The coffee table in the centre has a heavy, rustic timber finish from years of family use.

sideboard along the wall opposite the fireplace holds knick-knacks and a cream lamp with gold on the inside. Soft, warm light pools on the sideboard and floor, adding more romance. The room is inviting and looks very full even though there is little furniture in it. The same room could have a very different feel by changing the colours and furniture. It would still be inviting but would feel more contemporary. A lighter coloured carpet would instantly add more space. Painting the heavy ceiling beams a soft white and leaving the ceiling pure white would give the room more height.

Under it is a traditional Turkish rug, drawing the together pieces of furniture and partially covering the velvety cut-pile carpet of deep blue.

Dark beams tend to look heavy but I would leave them in their original state in a house this age, along with the windows and trims if solid timbers have been used - I love the contrast.

A chandelier hangs from a central plaster rose, shedding soft light and adding romance to the room as it touches each crystal. In one corner a unit houses the sound system; a

By whitewashing the walls or using a light-toned wallpaper, even in a traditional pattern, you push out the walls, creating the illusion of more space.

mikegreer

I would leave the fireplace if it is original - unless it is inefficient. Often, a surround can remain intact and a firebox or gas be used instead of wood. Window treatments can be kept simple and lighter by using blinds and sheers if you want more softness. Blinds can look harsh on their own in a room like this. If furniture is kept “leggy” and light, it tends to open a space as well. If you have the same size chair but one piece is a traditional heavy chair and the other is more streamlined, leggy and light in tone, it will appear smaller - though you may find that because of the finer arms, the seating area may be roomier. If you replace the coffee table with individual side tables that can be folded away, or a nest of tables, you instantly create more space. It makes it easier to move around the bulky furniture and you can put your feet up on a slimline footstool between the sofas, which can be used for added seating.

A footstool takes up half the space of a coffee table and can be dual purpose. Use lighter-coloured fabrics or bold colour with no pattern, just texture or buttons. The colours will pop against the fresh light walls and add visual warmth to the room.

A light shaggy rug can be used to bring the seating arrangement together. The contrast between the old timber and lighter, contemporary furniture plus the splash of bold colour and plainer textured fabrics helps keep the room interesting. Lamps are still great options - either floor or table will give nice pools of light. As for a console, keep it light to go with existing furniture, leaving the

Decor

Everything’s coming up roses since then and now appeal to all ages and cultures. This movement began a few years back when designers such as Lori Weitzner for Sahco started taking the traditional floral and delving further into ways they could reinterpret it.

BY REBECCA BOWERING

It seems everywhere we look at the moment we’re seeing flowers and floral fabrics. The catwalks are filled with glorious blooms of all descriptions, and the soft furnishing fabric Editors have also followed this trend In interiors.

She explored photography and its negatives to come up with stunning prints that are soft and easy to live with.

Even today, florals make up the bulk of sales.

Floral fabrics are very much part of New Zealand’s heritage. In general, we feel comfortable with them because we grew up with them in our grandparents’ and parents’ houses. Many of us have an English or similarly European heritage where, even today, florals make up the bulk of sales. But florals have come a long way

Inkjet printing has been thoroughly investigated when it comes to florals, resulting in gorgeous prints on cottons, velvets and linens that can look much like beautiful watercolours.

These designs are so abstract that often you need to look closely to see they are in fact flowers. The results are not too feminine for the guys, but

still with a grace that will add movement to your decor. The simplicity is often created because the pattern is one colour or subtle tone-on-tone. I often imagine some of the very latest woven florals such as this have been inspired by the subtleties of taking a bird’s eye view of a tropical garden or forest. Of course, at the other extreme are strong graphic prints inspired by the 1950s, usually with a linen base cloth, gorgeous colours and an overblown scale. These are lots of fun to work with, creating a colourful and playful interior. The more traditional fabric houses such as Colefax and Fowler have made moves to answer the needs of the younger market too. They would never depart from their classic designs such as the late Queen Mother’s favourite hydrangea print (purportedly she chose the same fabric again when her bedroom was renovated), but have moved to an extended colour palette. Their colours now include the palest of lavender, silvery blues and serene greens, all with a Gustavian feel. Floral prints have less impact now on the international furnishing market, having been replaced primarily by exquisite embroideries.
