Residents in the resort will have preference over beds in the hospital as and when they are available and people are already taking advantage of this option by securing a villa. Overall the response to the resort has been outstanding. Stage 1 in terms of occupation has far exceeded expectations and already Stage 2, with the Additional attraction of the care facility, is producing similar results. Lochlea Lodge, which was especially designed for the use of residents has proved to be very popular with many happy hours enjoyed by residents attending functions and using the amenities and activities provided at the Lodge. What’s hot for 2017 New colours and new trends are hot on the interior design front for Mid Canterbury in 2017. A little bit French
There is a bit of a French feel in the air and it lends itself to an eclectic combination of colours and styles. Think musk and soft blush pink, olive green, pastel blue, jewel tones of gold, teal, navy, rust orange and ochre yellow. Chris Redmond at Redmond Furnishings says linens, velvet and a Cape Cod style are popular for
furnishings, tying into the French flavour, inspired by the latest trends displayed at January’s Art de Object in Paris. And an industrial element, courtesy of a bit of steel in furnishings, is adding a modern edge. Brass is popular for lights, lamps and accessories, sought after for its complementing warm tones. HOT FOR 2017 Carpet Court Ashburton interior designer Mari Scheepers says linens, or at least a linen look, is what many clients are seeking for their curtain fabrics. Colourplus Ashburton interior design consultant Jo Skilling says the 2016 big trend of metallic is here to stay for 2017. “And it can be seen represented not just in accessories but strongly in drapery and furnishings,” she says.
Neutrals and naturals
The burst of beautiful colours onto the scene does not mean naturals and neutrals are no longer in. In fact they are more popular than ever. “Neutrals remain strong in the pearlbased greys and soft whites, while black accents won’t likely be going anywhere anytime soon,” says Skilling. Scheepers adds grey continues to be the prominent choice on the carpeting front. “A lot of people are taking the resale value of their house into consideration when buying carpet and curtains and therefore muted neutrals are predominant. Carmen Rooney at Skip-2-It says the flooring is increasing in popularity. “It’s low maintenance and fits in perfectly with today’s trends, complementing almost any type of interior,” she says.
Eclecticism
Being eclectic means letting go of the boundaries of a particular style, and instead bringing together items from a variety of styles. Whether it be a Victorian crystal chandelier hanging over retro furniture, or multi-coloured modern art forming the backdrop to a vintage lounge-room setting, eclecticism gives the chance for each home owner to be creative and define their own style. It is something which is catching on in Mid Canterbury and groupings of items is a trend which is fitting into this. Bold patterns
In fabrics and wallpaper, 90 centimetre pattern repeats are proving to be a win in the homes of the more adventurous. Redmond says not to be afraid of large patterns, they can transform a room, and florals in particular are in vogue. Other popular wallpaper prints are geometric and smaller style mosaic prints, with popular colours being black, grey, silver and brown, with touches of oranges, turquoise and
gold. Skilling is finding key trends for 2017 are nature-inspired patterns, glamorous metallics, faux finishes, large-scale murals and bold hues in a number of styles. And when it comes to rugs, cushions, lighting and accessories, a tribal feel, with an African, mosaic or kilim flavour, are growing in popularity, according to Redmond.

coming through in fabric designs, says Scheepers, along with a continuation of tropical prints which has been predominant in recent fabric and wallpaper ranges. “Outdoor living is increasingly important amongst home owners and we are seeing the boundaries between indoor and outdoor spaces becoming less distinct,” she says. “Floor to ceiling windows, sheer drapes and indoor plants are all ways of connecting your interior and outdoor living space.”
And more people are choosing blinds over curtains, in order to have a cleaner look around their windows and not obstruct their views. Anna Woolley at Skip2It says sun blinds in particular were moving into a league of their own, they enabled people to see through them to the outside, but filtered out ultra-violet light. She is finding many customers choose blinds in the first instance and then may add curtains to complement them at a later stage.

laire and Russell Thomson lived on seven acres at Carters Terrace, Tinwald, for 30 years. The couple and their five children all enjoyed the farmlet lifestyle, with livestock, horses, pets, a one-acre flower garden and huge vegetable patch. But last year the great grandparents decided it was time to downsize. They bought a 500 square metre section at Tinwald and had builder Matt Williams construct their three-bedroom brick 175 square metre home. It is their piece of paradise, and they have no regrets. For the first time in their life they have a dishwasher. “I don’t use it all the time, because it’s hard to break the habits of years, but it’s really good when we have guests,” Claire said. Rolling in style R
oller blinds today have a much wider range of colour and design than the roller blinds of old, and they also now have a variety of blinds for different functions. Sunscreen roller blinds make a definite difference in your comfort during the heat of summer by cutting down glare and heat. They protect your carpet, furnishings and artworks without completely blocking your views. Sunscreen fabrics are especially efficient at filtering visible light and UV rays (up to 97 per cent), thus increasing interior comfort and reducing reflections and glare on televisions or computer screens. Sunscreen blinds are also very useful in winter to block the glare of the low winter sun without blocking the light and warmth out completely, as drawn curtains do.
The transparency of sunscreen blinds is affected by the colour that you choose. Contrary to what you may automatically think, the darker the fabric the more you will see through the blind. The lighter the colour, the less. This is due to the sunlight reflecting off the lighter colours and making the holes in the weave seem smaller. Another option is sheer roller blinds. With more
transparency than a sunscreen they offer privacy from neighbours or the road without enclosing the room. awn lovers rejoice – there’s a green revolution gaining traction across the country. The humble lawn has become so much more than the backyard of the family home, as increasing numbers take up the challenge. The subject of lawnporn has generated several Facebook pages, encompassing several countries. Exponents, predominately men, spend a lot of time on social media channels discussing a wide range of topics relating to their quest to attain that perfectly manicured lawn; the envy of all who view it. The original Lawnporn Facebook page kicked off just over three years ago, after discussion between a handful of mates over a few beers, and has continued to gain traction to the point it now boasts more than 6500 members.

The lawn was sowed about eight years ago using fescue Brittany - a brown top variety of seed. “You’ve got to start with a good base and a clean seedbed and plant the right type of grass for the conditions,” Rex said. “Water, top dressing, mowing and de-weeding are the secret to maintaining the lawn. A lot of people are scared of fertiliser.” Not so the Tarbottons. Their green oasis is top-dressed once a month for the three months leading into the competition, and two or three times during the rest of the year. And if the competition is still running next year, they’ll be back tilting for a trifecta.

ubdividing your town section can return financial benefits, and, if it is done well, add to the overall appeal of your area. If you are giving consideration to subdividing, the Ashburton District Council has a few things you will need to keep in mind.
How small can I subdivide my property to? The minimum site size varies between different zones, and you can find out your zone from the council’s district plan planning maps. The minimum lot size is subject to a range of criteria including whether there are buildings existing on the site.

– getting it right How do I apply to subdivide my property?
You will need a subdivision consent, and the council recommends you apply for this using a qualified surveyor. A landuse consent could also be required, particularly if the new boundary is closer to the existing house than is permitted in the district plan. If there is no sewer network in the area, you may need to discuss with Environment Canterbury whether you can install a septic tank or other disposal system on the subdivided site.
What is a subdivision? A subdivision is the division of a
parcel of land, or lot, into sections. This results in the creation of new lots, each with its own distinct title. The most common type of subdivision is fee simple or freehold, which involves the creation of separate titles. The Ashburton District Council encourages freehold subdivision, although the opportunity exists to create other forms of titles. What costs are involved in subdividing my property? Apart from the cost incurred by use of a surveyor, you will also have to pay the appropriate council processing fees. These fees include time spent by council staff including planners, engineers and administration in processing the application as well holding a hearing if it is needed. In some zones there may also

be a reserve contribution payable which is five per cent of the average market value of the additional lot(s) created. You will also be required to provide services, such as telephone, electricity, water and sewer to the nett lot boundary of the additional residential allotment(s) created.
How long do I have to complete my subdivision?
The works must be completed and a completion certificate issued pursuant to Section 224(C) of the Resource Management Act, prior to the Section 223 certificate lapsing. You have 5 years to obtain a s223 certificate and a further 3 years to obtain the s224 completion certificate and have it lodged with Land
Information New Zealand (LINZ) for titles to be issued.
How can I find my boundary line?
It is important to note that features on a property like fences and hedges do not always exactly follow a boundary, especially on older properties. The Certificate of Title for a property will accurately show the dimensions of the site and its boundaries. There should also be survey pegs on each corner of the site. Sometimes these can be covered or removed and if they cannot be found, a surveyor will need to be employed to determine where the legal boundary actually is. For more information, refer to Land Information New Zealand (LINZ).

You could raise parsley, coriander and mint in fertile garden soil; oregano, rosemary, and thyme in one or two tubs; and basil in a pot on your kitchen bench. Even if you're not going to use the herbs, a regular clipping will ensure a continuous supply of new leaves and help control rampant growth. f you are planning to sell your property, you need to know that there are very real traps throughout the process that can come back to haunt a vendor – even after the ink is well and truly dried on the agreement. One of the biggest myths in real estate is that it’s all caveat emptor (buyer beware). Because of this, vendors have traditionally left it to the 11th hour, usually when it is time to sign the final documentation to seek legal advice. Never, as a vendor, has it been more important to know, ahead of time where you stand. The best time to seek legal advice is before you even list your property. Many vendors think that due
diligence, especially around a property’s potential problems, is something that only buyers have to worry about. Unfortunately, vendors often find out too late by the buyer, that there is something wrong with their property. They are either left chasing their tail trying to fix it, confronting a reduced sale price or watching a promising deal sink unnecessarily. By giving your property the once over first, you can fix problems before you go to the market, removing any uncertainties a buyer may have. This will improve your chance of getting a quick sale at a good price and will help you avoid losing a sale. Your lawyer can help you decide what you need to arrange including but of course not limited to: • A LIM report to identify any

You cannot deliberately hide a defect outstanding matters, such as outstanding code compliance certificates. • If required, deletion or amendment of the standard ford warranties included in the fine print of the agreement. • Reviewing all the EQC and insurance information for the property to ensure appropriate clauses are included in the agreement as to uncompleted works or cash settlements received. • Obtaining developer’s approval if covenants registered against your title require this. It is important to remember, if a buyer asks you whether there are any defects or problems with your
property, you must answer honestly. You cannot deliberately hide a defect. Never ever commit to anything or put your pen anywhere near an agreement without first seeking legal advice. It is not uncommon for real estate negotiations to proceed at lightening pace and vendors run the risk of leaping before they look. Not only can you misconstrue the conditions of the offer, vendors can unwittingly lay themselves open to claims way down the track. By way of example, the commonly used “solicitors approval” clause only actually allows you to get out of a contract for a very few limited matters. It is not a blanket escape if your solicitor does not approve the terms of the contract.
