Modern

grandeur Inside and out, the contemporary and stylish home of Mick and Sanae Hydes illustrates architectural grandeur at its best.

Located in Tinwald’s Elmwood Grove, you can’t help but take notice of the striking angles that welcome visitors to the grand entrance. From the moment you set eyes on the property, you are drawn to the tall entry portico, with multiple angled windows and roof sections, where synergy has been created without the more common use of total symmetry.

Using blends of classical and contemporary lines, architect Russell Murray has created a modern home, conducive to Mick and Sanae’s personalities and lifestyle. Sanae’s Japanese heritage is evident in the clean detailing of the design, where Mick’s real estate career allowed him to capture the best features. The result shows how skilled workmanship, clever design and quality materials can harmonise.

Mick and Sanae placed total faith within their architect’s hands. From a simple list of likes and dislikes, Russell was able to design a masterpiece which Mick and Sanae are delighted to call home. As you walk through the front door, you are greeted by space and light. The 4.8 metre ceiling which peaks at the front of the home instantly lifts the open living areas. The extravagant

height called for elegant tall windows, which fill the expanse with an abundance of natural light. The ceiling angles downward to its lowest height of 2.7 metres, bringing the modern lines into the interior. From the outside you can be forgiven for thinking this home was doublestorey, but once inside, the word ‘wow’ instantly comes to mind. Continued over page

Every woman’s dream, the master bedroom features a luxurious walk-in-wardrobe, which Mick describes as huge. When he saw the initial size of the wardrobe on the plans, he said to the architect “have you not seen how many clothes Sanae has?” Laughing they made the wardrobe significantly bigger, one of the few design changes requested by Mick and Sanae. Three glass doors open from the living area, where opaque glass panels have been installed above each door. This clever innovation allows light to pass through into these other areas, but the opaque glass has a frosted appearance, so it is not see-through. This borrowed light fills the passageway which leads to the master bedroom, as well as the passage leading to the guest wing, and also into the laundry. “No dark corners” was the aim of Mick and Sanae, which has been cleverly achieved without the need for electrical lighting to be used during the day. Even the ensuite of the master bedroom has a skylight, so lights aren’t needed in the home until the stars come out. When night does fall, a clever lighting de-

When he saw the initial size of the wardrobe on the plans, he said to the architect “have you not seen how many clothes Sanae has?” As well as being a luxurious sanctuary, Mick and Sanae placed importance on the quality of construction materials used as much as the aesthetic beauty. Built by local builder Des Millar, the quality of materials used were well above what is required, with emphasis

placed on stability and thermal quality. No matter where you turn in this home, the quality of workmanship and design is evident. The rib-raft flooring system installed was chosen for its thermal properties as well as seismic resilience, in an effort to strengthen for possible earthquakes. Thick external walls, thermally broken aluminium framed windows and thick ceiling insulation were all key components. Underfloor waterpiped heating was installed and is powered by solar energy. Mick and Sanae were pleasantly surprised at how quickly the underfloor heating warmed up, but haven’t yet gone through a full winter to test it to its fullest.

The emphasis on thermal insulation created a pleasant living during the scorching summer days. When the temperature rose above the mid-thirties outside, inside remained pleasant in the mid-twenties. The master bedroom, guest bedroom, two-person office and Sanae’s craft room all have luxurious proportions. The guest bedroom mirrors the master bedroom and has been constructed on the opposite side of the house, to allow guests a feeling of total privacy. A simply beautiful home to enjoy life as it should be lived, with the people that you love most. Each room and the relationship it forms with the rest of the home unifies for a sense

Radiant

Orchid

Update your home and keep on point with the latest style trends. A few simple additions in the colour of the season can totally transform any room in minutes.

The colour czars have spoken, and this year will be radiant! Radiant Orchid blooms with confidence and magical warmth that intrigues the eye and sparks the imagination. It is an expressive, creative and embracing purple; one that draws you in with its beguiling charm. A captivating harmony of fuchsia, purple and pink undertones, Radiant Orchid emanates great joy, love and health. Pantone, known as the global authority on colour, have chosen Radiant Orchid as the on-trend colour for 2014, replacing last year’s colour of emerald.

A colour is selected yearly by a secret committee, who draw global influence from all corners of life, from technology to travel destinations, nature and of course, fashion.

But how reliable is this prediction? Just take a look at last year’s colour, emerald, which ended up making huge statements from the catwalk to art and interior design. The bold and bright purple hue with pink and fuchsia undertones is predicted to make as many waves this year as emerald did last year, but in very different ways. It has

The bright colour is best used judiciously in small doses, with splashes of the bold hue making a statement against an otherwise neutral palette. The contrast against white is too harsh, so think of a slightly pale blue, smoky grey colour. Even a mushroom tone. It will uplift and re-energise a neutral base, including taupe and beige. If you like to live on the edge, you don’t have to play it safe with a neutral palette. Radiant Orchid also complements olive and deep greens, and teams

as simple as an area rug, a vase and a piece of artwork to completely transform a room, but if you don’t warm to the sassy hue, it’s easy to replace and start over. So forget sterile stainless steel this season and break away from boredom. Bring in the brightness with Radiant Orchid and enjoy experimenting with colour. You’ll end up creating a space which not only livens the mood of your home, but the mood of its occupants.

Ground Conditions

be unavoidable where Council services are not available to the boundary.

The cost of having to obtain a geotechnical report into the load-bearing capacity of the soil, and then having to design and build bespoke foundations can add tens of thousands to the cost of a build. Poor loadbearing soil can be a feature of a section that is in the proximity of a water course. Ideally, any agreement for your purchase of the section should be subject to you approving a LIM Report on the property. A LIM Report should deliver some basic information on ground conditions, particularly if the land is part of a new subdivision. It may also include information held by ECan on whether a previous use has left the site contaminated, or potentially contaminated. Contamination can also result in you having to spend unexpected sums before you have even pegged out the foundations.

Restrictive Covenants

Zone Rules Your target section will be zoned within the Ashburton District Plan. Each zone has different rules that will dictate what you can and cannot do on that land. Your architect, designer, or builder should know what is going to be possible without having to apply for a Resource Consent. The Council is also helpful in answering queries, although some of the rules are reasonably technical. These are best left for the experts to consider. Having to make an application for Resource Consent where aspects of your plans fall outside of what is permitted under the zone rules adds time, cost, and a degree of uncertainty at the early stages of your build. However, to make the best use of a site you may indeed need to apply for a Resource Consent. Some Resource Consents, such as discharge permits (storm water or sewage), may come with on-going monitoring and compliance costs. These will

If the section is part of a new subdivision, it is very likely that the developer will have placed a covenant on the land title restricting some of the parameters of your proposed build. These restrictions will be in addition to the restrictions under the District Plan zone rules. A covenant may also restrict what you can do on the site once the house is up (for instance by prohibiting growing tall trees or the storage of caravans and motorhomes). These covenants are aimed at preserving the quality of the subdivision, and will normally apply to the owners of all sections.

How valuable would it be to have a lawyer…? • •

At very least, the plans for your new build will probably need to be approved by the developer. If you are going to be doing something unusual or cutting edge, then your agreement to buy the section should be conditional on you obtaining the developer’s approval of your plans before you are committed to proceed with the purchase of the section. The building process is going to be stressful enough without unforeseen circumstances arising. For this reason it would be a good idea to get your solicitor on board before committing to buying a section.

However, whilst these covenants may be in your interests as the new land owner, if not considered before you start planning, you may find yourselves having to change direction after a false start. For instance, the height of fences on the road-front boundary is often limited to less than 1m meaning that you could end up enjoying little or no privacy whilst sitting out on your brand new deck in front of the bifold doors of your brand new lounge.

Bathroom Bliss

From heated tiles underfoot to luxurious lighting and sanctuary-like soak tubs, today’s bathroom seeks to create a luxurious retreat from our frenetic lives

From heated tiles underfoot to luxurious lighting and sanctuary-like soak tubs, today’s bathroom seeks to create a luxurious retreat from our frenetic lives. A place to seek solitude and soak away the stress of the day, but for the savvy seller, it’s also a lucrative liquid investment. Peace and quiet aren't the only motivating factors in making your bathroom the most impressive room in the home. An upgraded bathroom will help a home to sell and will more often than not attract a higher selling price. Bathroom design revolves around the notion of making your bathroom like a sanctuary, with beautiful lighting, rich stonework and deep freestanding tubs. Elements aren’t included to become show-piec-

Something Septic? 15

Well, if it’s not your wife we can help. We provide a fast and efficient service to Mid Canterbury ing tropical rain, and can be equipped with an LCD screen to pre-set temperature, sprays, music, steam and even release aromatherapy. The result is a highly personalised therapeutic experience and a relaxing break from the mental and physical stresses of the day.

Privacy As far as the prime real estate market is concerned, less than one bathroom for each bedroom is fundamentally too few. Although modern homes come equipped with multiple bathroom options, walling off a toilet is a desirable feature, to give the feeling of privacy. Big bathrooms are in, but having a visible toilet is out.

Safety Once only found in nursing homes, grab bars or handles bolted securely to walls in showers and beside tubs are becoming more popular to prevent slips and injury. Luckily, they no longer look institutional, and can be found in chic designs, some even looking downright glam.

Warmth No-one likes to get out of a hot bath into a cold environment, with ice-cold flooring. If you didn’t invest in under-floor heating when the home was constructed, it’s no longer an issue. Electrical mesh can be placed under tiles and con-

Technology

Locally owned and operated

From LCD televisions that look like mirrors when not in operation, to chic cabinets that include refrigeration to keep beverages cool, there are a myriad of advancements to make your bathroom everything you have desired. To ensure electronics operate safely, invest in a new humidity system which can automatically detect humidity in the air. This will keep your bathroom feeling dryer, warmer and you won’t have to wipe the mirror down with a towel.

Lighting Nothing says romance like the dimming of lights, just as nothing will ruin the relaxation of soaking in the tub if the lighting is too harsh. Ensure bright, well-positioned lighting is a feature above the vanity, and then set the mood of your luxurious bathroom with a stunning pendant or chandelier, to add a touch of class as well as the right level of lighting to enhance relaxation. The bathroom is more about “me” time rather than “we” time, so any money invested will directly benefit the homeowner, in a behind-closed doors domain.

Furnishings FUNCTION OR FUN?

With the days getting shorter and the temperature getting a bite to it, it is very hard to ignore the fact that winter is on its way. We add extra and thicker layers of clothing to our bodies to keep the heat in so it’s quite logical that we would do the same to our houses.

Skip-2-it Flooring Xtra

As homeowners we are consistently being encouraged to insulate, draught stop and heat effectively. This is all well and good, but let’s be honest batts in the ceiling and polystyrene under the floor are a bit hard to get excited about. So you start to think what could I add to my home that will inspire me, make my house feel like a home, as well as satisfy my insulation needs?

patterned or plain, shiny and sparkly or natural and textured, there will definitely be something out there for you.

19

CURTAINS Curtains are the most common way to cover your windows, but all curtains are not created equal. The thicker the fabric the better the insulation but most of the benefit comes from having a separate lining. A block-out coated lining adds another layer for warmth without stiffening the fabric so it still drapes softly. The use of this lining also controls the light effectively for shift workers wanting to sleep during the day or even if you would just like a sleep every now and again!

INSTALLATION How the curtains are installed can also influence how well they work. By extending the track well past the window, so the whole curtain is off the window during the day, allows you the maximum amount of heat during the day. Then by closing them just before dark they retain that heat overnight. Hanging the track above the frame or under a pelmet and having the curtains to the floor is also another way to reduce draughts and light coming into the room.

BLINDS However not every situation calls for a curtain, sometimes a blind is a better option. All different types of blinds have different degrees of insulation. But at the end of the day any window covering, whether that be a roman, venetian, roller or curtain, is better than nothing. One very thermal efficient type of blind is a honeycomb blind. Its superior performance is due to the honeycomb structure which contains a cushion of air and thus acts as an excellent buffer against cold and heat. They come in a broad range of colours and with co-ordinating componentry. Its small stacking depth and thin profile allows it to be discrete and installed into places where other blinds just wouldn’t work. So when you’re next thinking insulation, don’t assume it is all function and no fun.

Invest in a piece of land large enough to build a home, with room to spare for a tennis court, a shed to house the boat and other outdoor toys, a pool and entertainment area to enjoy on summer evenings as well as room for the kids to play. All of this and more is available at the Kelburn Estate located off Tarbottons Road in Tinwald. This estate is for those looking to enjoy the freedom of a lifestyle block but with the manageability of being part of an estate. With sections averaging around 4000 square metres you can have the best of worlds, space and a rural feel while taking advantage of the town supply water, sewer connection and fibre optic cable to the boundary. This makes the building process easier and more cost effective than most traditional country dwellings. Local man Stuart of Stuart Tarbotton Contractors has developed Kelburn after his father Malcolm created parcels of land that still allow for easy care but with the feel of a rural lifestyle block. This begun with putting in a large pump station and holding tank under the ground with an expansive storage capacity. The tank is approx six meters deep which took a lot of dewatering and backfilling to achieve, a large job that required concrete above and below.

This estate is for those looking to enjoy the freedom of a lifestyle block but WITH the manageability of being part of an estate.

Sewer lines and manholes were constructed, and all pipework from one end to the other was checked by camera to make sure there was no ponding, and tests for water leaks passed with flying colours. After sewer, power and fibre optic were laid, Stuart Tarbotton Contractors completed the roading, channel and kerbing in preparation for the final hot mix. Grass swales with pipe work and structures were constructed to handle storm water requirements in line with ECan requirements. Kelburn is an exclusive community featuring fully serviced sections with plenty of green space giving residents the room to enjoy a great indoor/ outdoor lifestyle. All of the ground work and planning has been done and is ready for

Kelburn Estate. your dream home and lifestyle to begin. With all the Tinwald and Ashburton amenities close by, convenience and necessity are close at hand. Solar Smart The Decision to install solar panels has often meant bulky glass panels which take away from the aesthetics of your new home or building. However a partnership between Italian steel & energy giant Marcegaglia & Calder Stewart Roofing is finally giving consumers the option of a high performing smart looking alternative. On its own Calder Stewart Roofings solar rib profile is a very stylish looking roof, it has a wide flat pan and high rib providing sharp clean lines to complement your home, it is

also a very durable product designed to withstand the harshest of New Zealand’s climates.

any issues, but best of all it is discreet and blends in with your tray roofing.

But that’s not all, it doesn’t just withstand the weather – it harnesses our strong UV and turns that into electricity. The PV laminate, made in Italy is the next generation in solar technology, moving away from bulky, fragile glass panels that bolt into the roof. The laminate itself is only 4mm thick and a soft malleable product that can be walked on, hit by hail or a stray cricket ball and it will keep on performing without

Calder Stewart tested Solar Rib Roofing and the Photo-Voltaic Laminates (PVL) in one of NZs harshest climates, the Milford track. Against excessive wind, rain, hail, snow and regular attacks from the native kea the roof & solar system performed exceptionally well. So well in fact DOC decided to use the same system at Codfish Island, one of the most remote huts and harshest environments in New Zealand.

Solar rib can be seen on industrial sheds, architectural homes, small holiday batches & commercial buildings across New Zealand while the PV laminates are currently powering preschools, high schools, commercial buildings and homes across New Zealand as well. By installing Calder Stewarts innovative PV laminates which blend seamlessly into the roof design without penetrating or protruding from the roof you can have your home / commercial or farm building generating all its own power & feeding back into the grid.
