Resplendent in country charm, Four Peaks Homestead captures the essence of a bygone era. Currently listed with local Mike Preston of Bayleys Canterbury, we take an inside look at this luxury homestead.
Built in 1926, this majestic homestead was designed and constructed by noteworthy architects, Heathcote Helmore and Henry Cotterill. Helmore and Cotterill had a liberal approach toward style, often incorporating Spanish Mission and Modern Movement into their repertoire. They were the first New Zealand architects to promote a form of timber building
which drew heavily on 18th century American domestic designs. The Four Peaks Homestead drew inspiration from a more traditional template for the era, in a classical English Neo-Georgian, Cape Cod design. It was built for the Barker Family, Michael Barker’s great uncle. continued over page
The homestead was cherished by a string of prominent families, who hosted opulent celebrations on the grounds.

Between 2002 and 2007, the homestead operated successfully as a luxury lodge, before it was purchased in November 2009 by Michael Frawley and Kathrine Hughes. Michael and Kathrine spent the first 12 months restoring the homestead to its former splendour. The transformation revitalised the interior from a five star lodge, to a grand European country homestead. A uniquely private, peaceful and romantic retreat, Four Peaks Homestead is set on 15.7 hectares, bounded by the Hae Hae Te Moana River, near the quaint township of Woodbury. First impressions are mesmerising as you enter the heritage gates onto the pebbled driveway, through a canopy of Linden trees. Through the clearing, the majestic homestead is fronted by an extensive lawn and gazebo, surrounded by a mature garden of rhododendrons and magnolias. A formal garden displays elegant roses with box hedging, while a native garden dell includes a private bush walk past kauri, rimu, totara, kowhai and silver fern trees, as well as a grove of hundreds of Peel Forest filies. Strolling amongst the gardens laden with cold climate flora is a rewarding treat for nature lovers.

A recent addition to the home, the large patio provides a relaxing space outdoors to soak up the charming character of the country setting. Owners Michael and Kathrine adore the classical proportions of the home, which have been constructed with quality materials, in line with its pedigree.

During winter, the homestead is transformed into a winter wonderland, with the snow-laden Four Peaks mountain range. The homestead itself enjoys a micro climate, where snowflakes don’t often settle, but the views of swirling ethereal mist across the land are enchanting.

Log fires and diesel powered water heating keeps the homestead cosy in winter, the ultimate retreat to enjoy a mulled wine or hot chocolate after a day on one of the neighbouring ski fields. The entertainer’s kitchen is semi-professional, with American appliances from Sub Zero and Wolf. A large stainless steel extractor sits above dual ovens, while the spacious stainless steel bench top provides ample room for culinary preparation. The shaker bespoke cabinets add a touch of elegance.

From the infamous 'Mao suit' worn in China to the quintessentially American Levi's jeans; indigo has impacted lives the world over and continues to do so today. It evokes a seriousness, from military references and tradition, and represents strength. While it is a masculine colour, when paired with white it quickly represents innocence. Rolling
Sunscreen roller blinds make a definite difference in your comfort during the heat of summer by cutting down glare and heat. It protects your carpet, furnishings and artworks without completely blocking your views. Sunscreen fabrics are especially efficient at filtering visible light and UV rays (up to 97%), thus increasing interior comfort and reducing reflections and glare on televisions or computer screens. They deliver excellent protection against fading of furniture, flooring and appliances. Sunscreen fabrics can filter heat coming from the sun which in turns saves energy, by reducing air conditioning costs and improves interior
comfort by maintaining lower temperatures.
in style
The transparency of sunscreen blinds are affected by the colour that you chose. Contrary to what you may automatically think, the darker the fabric the more you will see through the blind. The lighter the colour, the less. This is due to the sunlight reflecting off the lighter colours and making the holes in the weave seem smaller. Another option is sheer roller blinds. With more transparency than a sunscreen they offer privacy from neighbours or the road without enclosing the room. Our range of sheer fabrics have
been specifically chosen for New Zealand’s harsh UV conditions and are available in a large range of textures and neutral tones.
All of our blinds are made to measure to fit your windows. This means that they are customised according to your specifications regarding which side the control is on and whether it is front and back rolled. Depending on which fabric is chosen the roller blinds can be made up to 3m wide. For windows and doors that are wider than that, we can use inline brackets to connect the blinds with one singular control. All rollers are fitted with co-ordinating
bottom rail colours and shapes, which also match our large range of curtain tracks, rods and finials.
If privacy at night is required, consider pairing the sunscreen rollers and sheer roller with block out rollers, curtains or romans. A huge range of curtain fabric is on hand in all sorts of patterns, colours and textures, which can be made into curtains with various headings and linings. Roman blinds can be installed with the upgrade of a chain controlled head rail for ease of use. With summer just around the corner, sunscreen blinds are a great way to combat the heat and glare in your home or office.

Now it is also the place where the latest subdivision has opened under the name of Cawton Grove. Located on Tarbottons Road, Cawton Grove is directly across Stages 1 and 2 of the very successful rural Kelburn Estate. kitchens The heart of your home is where your life and love will radiate from, and in most cases, this is the kitchen.
Where functionality is as important as form, this can be a difficult negotiation, between what works practically, compared with what looks pretty. The marriage between your kitchen surfaces, stove, splashback and storage is what

Whether you’re building from scratch or giving your kitchen a face-lift, your countertops will take centre stage. With exposure to heat, knives and food, they carry a heavy burden, yet we still expect them to shine.

SIZE MATTERS Measure the space available for your chosen stove, and then work with the options that you know will be suitable. They commonly range from 600mm wide through to 1500mm wide. Traditionally 600mm wide was the most popular choice, but now it is becoming more common to install 900mm.

Times have changed since our parents bought an oven. Back then it was simple. You chose between gas or electric, and you accepted the colour would be white enamel. Simple. As the way we eat evolves, so do the instruments we use to cook with. BUTLER’S PANTRY If you can afford the luxury of a butler’s pantry, your decision won’t go unrewarded. A butler’s pantry is essentially a kitchen within a kitchen, and includes an additional sink, allowing you to do all your food prep in a hidden alcove of the kitchen. If designed correctly, it can open you up to masses of essential storage, so you will never have to think twice about where to store your kitchen appliances. By preparing meals in the lavish pantry, your open plan kitchen is left spotless, perfect for entertaining. Prepare a veritable feast and keep the mess out of sight.

The insider’s edge to secure finance The home loan and finance landscapes have changed. This is due to events such as the Global Financial Crisis (GFC) felt from 2008, along with residential lending restrictions introduced in October 2013 by the Reserve Bank on high Loan-Value-Ratio residential mortgage lending. As a Mortgage Adviser, working actively in the market with New Zealand’s widest range of lenders, market knowledge on varying bank lending criteria, interest rates and fees can add significant value to borrowers. With a focus on buying a new home, here are eight steps to a property purchase: 1.Set your goals: Planning what type of property you want and having a rough idea of what it’s likely to cost, means you can set yourself a target for the level of deposit. If your deposit is less than 20%, you may need to pay Lenders Mortgage Insurance – or you may incur a Low Equity Premium on your interest rate. Be sure to factor this in.
2.We’re ready to talk:
3.Get the green light:
4.Kick off the search:
Before you start actively looking for a property, it’s worth speaking with a mortgage adviser. They’ll give you an accurate assessment of your borrowing capacity and determine your eligibility. Due to different assessment criteria for each lender, your adviser can provide guidance on where your goals are more likely to be met.
If you’re placing an offer with an agent, you’re in a stronger position if you’ve got a pre-approval. Preapproval is essentially a green light from a lender to spend up to a certain amount. Just be mindful of conditions placed on preapprovals, particularity the time frames imposed.
Looking for a house is always more time consuming than you expect, so schedule plenty of weekend time to attend open homes. Once you’ve found a place you like, make sure you ask your adviser about organising a valuation and if necessary, a building and LIM report.
5.Close the deal:
6.A few formalities:
7.You’re ready to settle:
8.Keep us in the
Whether you buy at auction, by private treaty or off the plan, securing a property is cause for celebration. You’ll need to move fast to organise a few important things, like holding a deposit; engaging a solicitor / conveyancer, someone you trust to take care of the legal work; and notify your adviser – so they can quickly move you to formal approval.
Your adviser will sort out formal approval, by supplying or re-submitting documents to your chosen lender. During a ‘cooling off period’ the lender will value the property, process your application and make a final credit assessment. Your adviser will confirm your formal approval and send you documents to be reviewed (with your legal adviser) and signed.
The dates of settlement will probably have been agreed before the sale. The lenders and legal representatives from both sides will now organise the exchange of money and title. On the day of settlement you can collect your keys!
Your loan is set up and you’re all moved in remember we’re still there for you when you need us. If you’ve got a question about your loan, or you decide to renovate, refinance or invest in another property, we are here to help!

in concrete Bring your floors to life with concrete polishing.
Due to its hard wearing characteristics, polished concrete has evolved into one of the preferred products of choice for many flooring applications. It is considered a good sustainable design flooring option as it makes use of the materials already present, polishing the exposed concrete eliminates the energy and material consumed by applying a floor covering, therefore making polished concrete one of the most eco-friendly flooring options. Providing a natural, modern and stylish look, polished concrete floors are low maintenance and more durable and easier to clean than many flooring options. It also has many other benefits
such as reducing dust mite and allergen problems, not supporting mould growth, and is hard to chip or dent. A concrete floor has an extremely long life expectancy compared to other flooring and when properly maintained, it may give 100+ years of service. When considering polished concrete for your home whether it is a new built or a renovation, you need to be aware that one of the most important processes before you get your floor polished, is the placement of the concrete. Perfectly placed concrete is crucial to achieve a perfect polish. When concrete is placed correctly, your polished concrete
floor will be a flatter floor with more uniform aggregate exposure and less pin holes and repairs to grout. The possibility of cracking is then reduced significantly and your floor will achieve higher gloss readings. Perfect Polish is the contractor you want for the polishing of your floor as they have highly skilled operators using top of the line machinery with trusted HTC systems. With gloss testing, slip testing and a 10 point check list, your polished concrete floor will be screened to make sure it meets all the HTC Superfloor requirements and on completion, they will be given a 10 year warranty for peace of mind.

SUPER
POWER
We have all seen it and heard of it but the ins and outs of solar power are not commonly known. Pete Summerfield of Auric Energy gives us an inside look at what Solar PV really is and what it can mean for homeowners. What is Solar PV? Solar PV (Solar Photovoltaic) effectively uses the light from the sun and turns it into electricity, reducing your energy consumption and power bill at the same time. It does not have to be sunny for the panels to be working and they will
continue generating electricity on an overcast day. There are a lot of misconceptions surrounding the sun’s heat or lack of, in NZ. The cost of installing a system is the same on an existing home as it is a new home and will only vary depending on size.
Why Go Solar? Power prices have risen around 5% a year since 2001 and look to continually rise for years to come. When you install a Solar PV system you are essentially reducing your power bill for the next 25+
years. A lot of consumers who have installed Solar PV enjoy the feeling of reducing their dependency on the energy retailers and having to give them less money each month.

How to purchase the right Solar System? Quality Product
The two main components of a Solar PV system are panels and the inverter. The Panels generate the DC electricity and the Inverter converts it into AC electricity which we use in the home. The things to look for when purchasing, are quality panels and a quality inverter. In order to select the right panels it is recommended to go with a well known manufacturer. The reason for this is simple, it gives you confidence that the warranty will be honoured if required.
EVERY MANUFACTURER GIVES THE SAME 25 YEAR PERFORMANCE WARRANTY BUT WHO STANDS BEHIND IT IS THE IMPORTANT PART. Every manufacturer gives the same 25 year performance warranty but who stands behind it is the important part. If you hear the line “they are made in China
but the head office is in Germany,” be wary.

The other thing to look for with panels is monocrystalline. The two most commercialised panels are polycrystalline and monocrystalline and simply put monocrystalline is a purer form of silicon so is a more efficient panel. Anyone selling a polycrystalline panel will tell you there is no difference but it is generally around a 2% loss of efficiency which is substantial on a Solar PV system. Inverters are also a very important part of the system and it is the usual you get what you pay for scenario. There is currently a very good NZ made product available but there are also several very high quality inverters being imported into New Zealand.
Installation Only a few weeks ago I spotted some solar panels facing south, this would be perfect if we were in the Northern Hemisphere. This is why you need to ensure when you purchase a Solar PV system your installer knows what they are doing. Orientation and angle can be flexible on smaller systems without effecting overall performance greatly but it is ideal to have an element of north facing if possible. There is no formal qualification
for installation in New Zealand yet, but your installer does need to be a qualified electrician and it would be ideal if they have already installed a large number of systems or have a relevant overseas qualification.
IT IS CRUCIAL TO GET THE SYSTEM THAT BEST FITS YOUR NEEDS.
Power Companies and System Sizing
payback period longer. There are two power companies that will give a fair amount for any energy exported back to them and encourage Solar PV systems as long as they are sized correctly for the consumer’s needs.
If you get sold a system that is too large it will affect your return on investment and make your
