New laws

New rules designed to stamp out money laundering and financing terrorism in New Zealand mean that the real estate industry must prove the identities of the people it works with. You might think that criminal financial activities only happen in the movies or overseas, but it’s estimated that $1.35 billion is laundered in New Zealand every year. The true cost, and social impact, is much higher. Criminals use various methods to ‘wash’ the money they make from crimes to avoid detection. Making it look like it’s come from a legitimate source – such as buying or selling property or using financial services – is an established way to do it. Now, thanks to law changes that came into force on January 1, 2019, you’ll have to prove who you are when

you’re buying or selling a property. If you’ve bought and sold a property before you’ll know that each real estate transaction is a bit like a jigsaw puzzle. All the people involved – banks or lenders, lawyers and real estate agents - play a part to help protect the integrity of the transaction and ensure that the puzzle pieces fit together correctly.

This includes making sure that the client is who they say they are to help reduce the risk of criminal activity. While it may seem a bit of a pain, the real estate agent must confirm your identity, including your date of birth and your address details, before you sign an agency agreement with them. This might seem a bit ridiculous if you’ve known the agent for a long time, or even used their agency before, but it’s all part of the due diligence they need to perform to meet the new rules. The information you’re asked for will vary depending on whether you’re selling the property as an individual or as part of a partnership, company, estate or trust. If you’re selling as an individual, you’ll need to provide photo ID and be ready to answer any other questions the agency may have.

If you’re selling a family trust property, you’ll need to provide this kind of verified identification for all the members of the trust and its beneficiaries. Ideally, these requirements won’t slow down the process at all. It’s a good idea to get as much documentation ready as you can – when you’re talking to an agent, ask them what they’d like you to bring along. Complying with anti-money laundering rules is like completing any part of the real estate transaction: it works best when everyone follows the process.

All about As the weather gets cooler, I’ve noticed comfort food is creeping back on to our family menu. Being prepared for those winter days when bad weather keeps everyone inside and hungry is essential. The key to any good comfort food, whether it be stew, pie or quiche, is in the brassica. So, this month we’re going to get back to basics and plant broccoli, plus, we’ll give you a great self-crusting smoked chicken, kumara and broccoli quiche recipe–easy to make and a definite crowd pleaser with family and friends. So, let’s get started. Pick up your sprouting broccoli seedlings when you’re next out. First of all, broccoli likes to be planted in a new area of the garden each year. So remember to rotate your crops for optimum growth and quality. At this time of year, soil preparation is key Once you’ve chosen the perfect spot in your garden, add some compost and lime to the soil and mix well. This will

ensure your soil is in top condition for the cooler months ahead and will help prevent club root. And, if you want to give your broccoli a really good head-start, add a general fertiliser, such as nitrophoska blue, to the soil prior to planting. This will encourage growth and ensure abundant broccoli come harvest. Once you’ve prepared the soil, dig a hole (approximately 3cm deep), place your seedling inside and cover the roots with soil. Space each seedling 35 to

50cms apart. This will ensure room for the broccoli seedling to expand and grow. As broccoli can take a long time to mature, during the earlier weeks you can plant other seedlings that mature quickly in the spaces between each broccoli seedling. This is known as companion planting. Beetroot, pak choi and spring onions are all narrow in size and mature within eight-to-10 weeks, making them the perfect companion for broccoli. Also, don’t forget to add slug and snail bait to the soil surrounding your seedlings. You can buy this at any garden centre store and it’s a great way to keep creepy crawlies from eating your broccoli before you do. For a more organic option, why not try sprinkling eggshells around the garden. Slugs and snails have to avoid sharp surfaces as they can pierce their flesh. Depending on the weather conditions

Broccoli needs to be harvested before it flowers, as once the broccoli flowers, the plant will die. Use a knife to diagonally cut off the heads of broccoli you have selected Harvesting your broccoli this way encourages new heads to grow and will also ensure a long cropping season. Handy hint: If I’ve harvested too much broccoli, I simply chuck the excess in the freezer. Broccoli can be kept in the freezer for two-to-three months, so don’t worry if you harvest a tad more than you need at the time.
