Fix or not to fix that is the question This question isn’t always answered by just saying ‘fix it, rates are going to go up,’ or say ‘stay on floating as they’re still going to drop’. Everyone’s circumstances are different and when your neighbour says they just fixed their loan and you should, before doing that and taking the neighbour’s advice, you should sit down with a mortgage adviser, commonly known in New Zealand as Mortgage Brokers.

I wish I had a dollar for every time I’ve been asked to fix or not to fix. In the finance industry, the question always on everyone’s mind with a mortgage is whether they should fix their mortgage or have it on floating.

Well it is different for everyone. If you’re going to stay in your home for a number of years, then having a fixed rate could be the right option for you. If you are going to sell in less than two years, then you wouldn’t fix it beyond the period you’re thinking of selling within. As an example, let’s pick John and Jo Doe who are just married and have borrowings of $300,000 on a $400,000 property. They want to clear as much debt as possible so they are comfortable to start a family in two years. They want to pay off as much as they can afford so the future repayments will be less. In this example let’s say we’re in our current interest rate environment. If they put all their loan on floating, giving them the ability to repay extra per month on their loan, they will be paying at least 5.45 per cent per annum on their loan compared to fixed rates of 4.15 per cent for two years the time frame they said they want to start a family. If the loan was all on floating, they would be paying 1.3 per cent per annum more than a fixed loan and their monthly repayments would be $1833.32. If they can do a budget and give a realistic amount they believe they will pay off their loan per week or fortnight. Let’s say this amount is $500 per fortnight. We could then structure the

loan accordingly. Putting $30,000 on floating at 5.45 per cent and $270,000 on fixed for two-years at 4.15 per cent, the monthly repayment would be a total of $1630.95 saving them $202.37 per month alone in interest, without paying anything off their loan. This would effectively give them an extra $202.37 per month to pay back on the loan. If they did this on top of their original planned $500 per fortnight they’d actually clear the $30,000 in 22 months.

In this example, the couple in two years will owe $255,000 and will have hopefully achieved their goal to service their mortgage on one income and start a family. The same question will then be asked again. Do we fix it or not? Circumstances will have changed and a plan will need to be worked out again. John Moore is a registered financial adviser. Insurance for landlords and tenants

If you’re a tenant, you need insurance. Covering your own belongings is only a small part of tenant’s contents insurance. As a tenant it is extremely important to have a personal liability policy to protect you from any careless damage you or your guests may cause to the property. Contents insurance is affordable and nearly all plans include public liability coverage. Alternatively, you could opt for a standalone personal liability policy, which would provide coverage in the event of damage

during your tenancy. There are often other benefits to obtaining renter’s insurance beyond coverage of just your personal belongings. Many insurance policies will give you coverage on additional situations, such as travel insurance.

If you’re a landlord, you need insurance. If your tenant damages your property or fails to pay the rent your property management company will take urgent steps to recover the debt or terminate a tenancy and hold the tenant responsible.
