in a geographically confined market is putting real pressure on supply. Since 2006, NYC like the rest of America has been in recovery mode and there is huge migration into the cities.
We had the opportunity to base ourselves in the heart of Manhattan at Times Square, not the quietest relaxing place on earth but certainly a real experience and well worth the 20+ hours of flying to get there.
Renting in the city is not easy and low income families are assisted into housing by the local councils by offering apartments at a 1/3 of their income. Typically if you wish to rent a house in New York then you have to prove to the letting agent that you can afford the rent.
New York City itself has a population of over 8 million and this is growing at over 60,000 a year. This growth

Historically know as a very poor area with high crime rates, it has transformed itself over the last 15 years to now be a very desirable location. I would say Ashburton has grown more noticeably in the last ten years with new restaurants opening and large residential and commercial developments attracting good interest.

Upgrades and improvements Many homeowners decide to make upgrades with the idea that the bigger kitchen or finished basement will make their home more enjoyable. But those looking to sell should know that not all home improvement projects will boost the value of a home. Here are six tips when considering investing in home improvement projects:

The more expensive the project, the harder it can be to recover one's costs. Also, making major changes to the original structure, even when permitted by the city, runs other risks.
Aesthetic upgrades often make a home easier to sell. When you become the oddball, the only home in the neighbourhood with four bedrooms, probably the fourth bedroom is not going to be that desirable. 4. consider cost-to-value
One way to gauge whether a home improvement project is worthwhile is to estimate how much of what you spend will be recovered at resale.

For example, if you spend $1000 and it only adds $500 to the resale value of your home, that upgrade is giving you a 50 per cent return on your investment. That said, when home prices are rising fast enough, like a housing boom, it's easier to recover costs spent on home improvements, regardless of the upgrade. The alternative scenario also holds true. 5. prioritise repairs and curb appeal
Making the master bedroom bigger or converting a downstairs closet into a half-bath might seem like good investments, but not if you need to upgrade your roof or fix window seals. Those fixes may not be aesthetic upgrades, but often make a home easier to sell.

Over the years, there have been so many changes to the way we light our homes. As a family, we grew up in farm houses where there was only one light in each room, which was usually centred. If the ceiling was high, it was suspended; if the ceiling was low, the light fitting was usually fixed to it. One of our houses had light fittings with pulls rather than switches and mum and dad tied a long string to the pull so we didn’t have to walk into a dark bedroom to put the light on.
We used to run, pull the light on and jump on the bed so the bogeyman didn’t grab our feet. Fun times. We often used standard lamps as task lighting or ambient lighting. I remember grandma knitting away under the standard lamp, with the main light in the lounge on as well. Lighting was simple and not always effective but that was how it was. Nowadays, for homes to be lit effectively we need a variety of lighting solutions, and the general rule of thumb is that you have five different lighting types. General lighting
This lights the area and makes it safe to move around your home.

This is lighting used to complete a task. It may be the lighting over a kitchen bench that illuminates the work surface, lighting for reading or craft work. In some respects this is where the old standard lamp came in. decorative lighting
This sometimes falls into the category of general lighting but the primary objective is to look great. That visual effect when you walk into an entrance of a home and get the wow factor or lighting over a dining table or maybe a lamp. Decorative light-
ing can be anything from a simple lampshade to a stunning chandelier. It can be dramatic or sensual. This is my favourite. accent lighting
Lighting that illuminates a feature; art piece that creates a little bit of drama perhaps. kinetic lighting
Moving light, the little lights that wink at you at night as you walk through the house when all other lights are off, or firelight and candles to create a little bit of ambience. And within all these different types of lighting come uplights, downlights, wall washers, pendants, ceiling buttons, energy efficient, incandescent, warm whites and cool whites and so on. My favourite is decorative lighting and, under that umbrella, you can have general lighting, task and accent, depending on how much light is released for each task. Chandeliers, for instance, in an entrance can illuminate the whole area making it safe to move around, enter and exit the room, but they are primarily decorative. A leadlight standard lamp falls under decorative because of its detail but it can also be task and accent lighting. The same goes for a task lamp that has a flexible stem. With a decorative ‘‘shade’’, it falls under that category, but next to a desk it becomes task lighting, behind a vase of flowers and to illuminated up the wall it becomes accent lighting, hidden but bringing attention to the vase and flowers. Lamps are so much fun to use big and small, decorative or simple. I love low-level lighting in the evening so the room disappears

around you and you have pools of warm light in different areas creating atmosphere. I have lamps that illuminate art from an occasional table, shooting up the wall or others behind a bowl of flowers. Hidden light behind a crystal vase filled with fresh water adds a whole new dimension to stems of flowers or foliage.

Think about the whole picture with lights at even intervals across your newly gibbed ceiling for those who are building. The older you get, the more lighting you require for everything, unfortunately.
The light just needs to be subtle to be effective — it is great reflected in a mirror and I love candlelight in a mirror as it doubles the light.

Selling by auction Selling your house at auction can be a scary thought for a real estate newbie, but there is little to fear from this fast-paced selling method. However there is one important factor which has the power to make or break your sale, and this is the skill of the auctioneer. With auction popularity on the rise there are many things to consider when deciding whether an auction is the right decision for you as a seller. Given the competitive nature of buyers on the day, many believe that an auction is the best way to secure top dollar for your property, as buyers no longer have the power to negotiate. If they want it, they must pay the price as dictated by the other bidders. Considering you can set your reserve price, there’s little to lose if your house doesn’t successfully sell under the hammer, other than the possibility of the costs associated with another auction.
The auctioneer will play a key role in the success of your sale, particularly in a scenario where only one or two bidders turn up on the day. A good auctioneer will create a sense of urgency, to give buyers the impression that there is a definite end date for the sale of this home, and if they want it, they must act fast. A good auctioneer will also play on the competitive nature of the bidders to push the bidding higher, as no-one wants to look like the lesser person in front of a crowd.

Ask them about their agency’s strategies to maximise the best price for your property, and choose an auctioneer with a proven track record in auctions and an excellent knowledge of the local area. When interviewing potential auctioneers, don’t be afraid to ask them for a breakdown of how they intend to advertise your house and their personal preferences regarding the auction process. Above all, make sure you visit an auction to see them in action. Sure their track record may indicate a high success rate for first auctions, but were the reserves set low? Did the auctioneer fight for every dollar and encourage competitive bidding? Your auctioneer must be a master salesman with the ability to think fast on their feet, to encourage the bidding war to persist as long as
possible. A lacklustre attitude to the sale will only eventuate in a dull result for the seller. Don’t assume that the one who charges the highest fees is going to be the best, any more than the one who charges the lowest is automatically the worst.

An auctioneer who receives a percentage of the sale as commission will have more of a reason to fight for a high sale price for you. Whatever decision you make, try to enjoy the ride. It’s a process that you will likely only go through once, or a few times in your life, so learn what you can and enjoy the thrill of the sale.
