A deadline sale is in essence a simplified Tender, without the formality. It

obtaining a premium price as there is an open-ended sale time. The ability to generate urgency is slower to bring parties to the negotiating table with serious intent. Purchasers can make conditional offers on the property at any time during the marketing campaign. This method of sale is of benefit to purchasers as they are aware of the vendor’s expectations.

Gardening

July is a good time to . . . . . . hide inside. Alternatively, July is a good time to prune the last of your fruit trees and roses, which you would have started in June. Roses start shooting in August, so to get them ready I suggest adding some lime to the soil to sweeten it (any rain will wash the fertiliser in). While you’re tending to your roses – add some organic manure too. If you didn’t plant your shallots and garlic on the shortest day of the year (21 June), you’ve still got time – but get them in quick! Your herbaceous perennials will probably have gone dormant (no leaves) by now, so dig them up, split the plants apart and replant them – great for expanding your garden. Even if they are still flowering, it’s still fine to split them at this time.

If you didn’t plant your shallots and garlic on the shortest day of the year (June 21), you’ve still got time – but get them in quick! If you have compost you should be turning it over around now. Keep your compost covered to protect it from the heavy winter rain by using a sheet of polythene or some old corrugated iron. Add some lime – to stop it smelling – and some blood and bone to give it fertiliser.

Rake the leaves off your lawn and spray the lawn for weeds – do it now while the sun isn’t hot and it won’t burn the grass off.

Make sure you deadhead your annuals – like polyanthus and primulas – so they don’t get mushy in the middle.

It's not hard to find stores carrying discontinued, overstock or unneeded special-ordered items, and that can mean big savings for you. Leah Ingram, founder of SuddenlyFrugal.com, saved 50 per cent on her patio pavers by shopping at a store that was closing.

When Ingram installed a new fence, she contacted interested neighbours. "By getting more business for the fence company, we were all able to get a discount," she says.

The pros: Businesses want to retain you as a customer. Let them know you prefer shopping at their store but that a rival has what you

want for less, says Julia Scott, founder of BargainBabe.com. Some stores will not only price match - they'll knock off another 10 per cent if a local store offers an identical, in-stock item at a lower price. The cons: Price-matching requires work and isn't always possible.

"Here's a dirty little secret from price matching that we learned when renovating our kitchen," says Ingram. "Each store that sells the same kitchen cabinet brand calls them different things. So you can't do an apples-to-apples comparison." It's a little easier on appliances, however, because advertisements list the model number.

The pros: "If you are friendly and considerate, oftentimes you can get a small discount of up to 10 per cent," says Fritschen. The cons: The worst the vendor can do is say "no." DO IT YOURSELF

If you have the time, and if you're even slightly handy, you might be able to complete some renovations yourself. The pros: You'll learn something new and save a lot of money. When Ingram made a house addition, she waterproofed the foundation's cinder blocks, saving $3000 in labour costs. Was it time-consuming and tiring? Yes, but not difficult. The cons: Some things are best left to experts. "Flooring, countertops, cabinets are all doable, but if you mess up, they are really expensive to fix," says Fritschen.
