This space that was once so purely defined, and designed to be a functional workhorse has evolved into a genuine living space, whether for entertaining friends, crafting a school project, baking cookies, or sitting down with a laptop—or a good book. Yes, the boundaries between kitchen and living have blurred, and nowhere is that more evident than with our 2019 Kitchen of the Year winners (starting on page 11), which are supremely inviting, enviably practical, and, of course beautiful. Mark Williams’ modern redesign of a Plaza Towers kitchen nods to mid-century style

DESIGNER MARK WILLIAMS and his team walked a fine line between swanky and cheerful in the kitchen renovation of Jason Moattar’s Plaza Towers condo in Buckhead. The stylish homeowner wanted to transform the cramped galley kitchen to entertain in a more contemporary fashion. The layout changes were “basically everything,” Williams notes. The first step was removing the wall between the existing kitchen and dining area to create a sense of openness. He then he broke the space into three zones: food prep at the waterfall-edge island, a pantry and a bar. The extension of the marble island drops down to table height, with room for six curved dining chairs rimmed in antique brass. The antique brass rods of Jean de Merry’s Eclat chandelier define this new dining space with a showstopping element. “Sometimes people think of functional and durable as mutually exclusive to beautiful. We don’t think that way. Sometimes you can have it all if you plan properly,” Williams says. 13

The transitional interiors nod to Plaza Towers’ iconic mid-century design. The dark honey hue of the original parquet floors throughout most of the condo drove the selection of the cabinetry color. “Every finish choice that we made at the onset of the primary design phase was in response to that parquet floor color,” Williams says. Black porcelain floors with notes of iron and white veining contrast with the honey stain and offer durability. To align the backsplash with mid-century sensibilities, Williams straightstacked subway tile, whose matte finish creates a softer effect. With concealed appliances, open shelving and integrated finger pulls on the cabinets, Williams kept the design clean and further integrated the kitchen into the living space. “I didn’t want it to scream, ‘Hey, I’m a kitchen,’” he says. 14

MOST PEOPLE DREAM OF being gourmet chefs in their home kitchens, but Melanie Davis Bracey envisioned another starring role—the quarterback—for her client and dear friend in a new Sandy Springs residence. The collaboration between Davis, the homeowner and architecture and planning firm Historical Concepts resulted in a classic and timeless white kitchen that helps the homeowners keep watch of their three children inside and outside the home. “Standing at the kitchen sink, you can see everything going on,” Davis says. The designer and the Historical Concepts team translated the homeowner’s wish list into a functional and fashionable layout comprised of both public and private zones. The list included a 48-inch refrigerator, two dishwashers and an additional refrigerator in a separate area. But beyond appliances, she desired a homework space that wasn’t the island, an office that felt like a part of the kitchen but was hidden from sight, and an additional prep area for catering. 19

While the kitchen appears entirely open, integrated doors in the cabinetry, located next to the refrigerator and double ovens, open to reveal work areas and open shelving. Those adjoining rooms and behind-the-scenes storage areas are still part of the “kitchen,” Davis says. “What’s best about the kitchen is what you can’t see. That’s what makes it a truly open space without a lot of distracting visual noise.” A stainless steel hood, placed between a pair of windows, acts as a sculptural anchor and balances the stainless steel refrigerator and double ovens in the symmetrical layout. White quartz countertops and backsplash and white cabinets that extend to the ceiling seamlessly integrate into the interior architecture, while across the way into the dining room, steel windows and doors fit with the home’s English Arts and Crafts style. Davis layered with art, plants and multiple shapes, such as angular pendants and acrylic and metal counter stools. “I have always been drawn to interior design because it is a big sculpture,” she says. 20

THE PLAN FOR A YOUNG family’s new Milton home began with the kitchen. “The whole house grew from the kitchen sink,” says architect Brandon Ingram. With a generous island, a bar, breakfast room and butler’s pantry, the kitchen opens up into the family room and outdoor living space. With the layout set, Mallory Mathison Glenn coordinated with the homeowners to create a clean, classic palette of black, white, navy and brass. “We worked hand-in-hand with these clients in designing every single element,” Glenn says. “This kitchen and this home is such a reflection of them and their personal style.” Highlights such as an elegant lacquered bar, custom hood and interior steel window punctuate and enliven the open, airy kitchen, which drew inspiration from historic 25

European architecture. “We had to be very careful with making it feel connected, both architecturally and decoratively, with the rest of the house,” Ingram says. Glenn’s signature love of color is seen in her bold approach to the butler’s pantry. Dark navy cabinets afforded visual heft when contrasted with the white kitchen walls and the butler’s pantry and Phillip Jeffries chevron grasscloth wallcovering. On the Roman shade, Schumacher’s popular chintz pattern matches the dining room wallpaper, a fitting choice because of the butler’s pantry placement between the kitchen and dining room. Alternating light Silestone Eternal Calacatta Gold countertops on the island and charcoal soapstone on the perimeter veered the kitchen away from a cold, contemporary feel and towards a more transitional style. Horizontal brass banding and a curvature in the design of the vent hood also help the scheme avoid an industrial edge. Handmade subway tile provides sparkle, while the use of satin brass fixtures infuses an easy warmth into the chic family spot. “They wanted it to be beautiful and comfortable, but not formal,” Glenn says. 26

WHEN DESIGNER JESSICA BRADLEY’s clients wanted a kitchen that could accommodate their large family and frequent entertaining—and provide more storage and an improved workflow—she knew just the kitchen designer for the job. Thus was the start of her partnership with Laurie Lehrich, formerly with Design Galleria Kitchen & Bath Studios and now owner of Cardea Home. The pair sought to design a kitchen with equal parts sophistication and handsomeness. They reconfigured the layout to increase the size and create a walk-in pantry (carved out of an office) and coffee bar without losing the existing mudroom and butler’s pantry. The update lives in harmony with the rest of the home, thanks to the strategic placement of a recessed paneled wall for appliances and extras such as refrigerator drawers. “If you use the space wisely and creatively, you can get more out of the space that you have,” Lehrich says. Bradley worked with the homeowners 31

after they first bought the home in Morningside/Lenox Park, and she continued the transitional design and blue-gray palette from the living spaces into the kitchen. Wire-brushed white oak cabinets in a soft blue-gray stain and a vent hood in a similar-toned wash pick up the steely tones from the island. “It was easy to pull that aesthetic into the kitchen,” Bradley says. “It transitioned so well.” The quartzite island and perimeter countertops, along with a subway tile backsplash set the shiny backdrop for antique brass fixtures, such as brass and matte black island pendants. Meanwhile, Bradley and Lehrich waited for a new-to-the-market faucet with an extra embellishment: crisscrossed knurling on the touchless nozzle. Quartzite wrapped around the front of the sink allows the stone to capture a bit more attention. The design duo agrees: The kitchen is effortless, elegant and not overdone. 32

ROYAL ROOTS By 400 A.D., the use of gilt had spread throughout Europe and was most frequently found in churches and art, particularly in the use of water-gilded painting frames. In the Ming Dynasty (1368-1644), the Chinese applied extraordinarily intricate gilt designs to porcelains. When trade opened between Asia and Europe in the 18th centuries, French Sèvres porcelains began including equally elaborate decoration. The process of applying thin sheets of gold to wood, metal or stone is called gilding, and its earliest uses have been traced to 3,000 B.C. in ancient Egypt. By King Tutankhamun’s reign in 1332 B.C., jewelry, furniture and objects were frequently covered in thin sheets of gold leaf as a testament to the wealth of the Empire. Ancient cultures in Greece and Egypt practiced an elaborate and time-consuming process known as water gilding that involves layering gesso, paint and leaf to build up the depth and patina of the gold.

Although the traditional method of applying gilt over gesso yields the richest luster and longest-lasting application, the enormously time-consuming process is frequently replaced by an oil varnish application. Like the water gilt and gesso process, it requires the use of hand-applied gold leaf, but it allows for a much faster drying time. Both water and oil applications of gold leaf result in a patina that glows more richly with the passage of time.

MASS MARKET Today, gilt products abound, and handapplied gilt has evolved to include both mechanical and chemical applications. Factory produced goods including furniture, frames and decorative accessories now resemble gold, silver and brass, but at price points appealing to the mass market. While 22-karat gold leaf is still available and used for the most refined applications, metal leaf—a product that resembles metal but is not real—is now the most commonly used product. While it’s true that everything that glitters may not be real gold leaf, we’re still enamored with the flattering, glamorous glow that gilt casts upon our rooms.

A-LISTERS, ATHLETES AND EXECUTIVES experience the city’s most luxurious residences by leasing estates, condos and other properties while on the job in Atlanta. And real estate agents such as Carol Cahill, a film leasing specialist who started Above The Line Properties in 2015, prepared for a big start to 2019 because of Atlanta hosting the Super Bowl on February 3. “This January is going to be huge,” she says. Above the Line has rented homes to actors such as Chris Hemsworth, Salma Hayek and Jack Black as well as directors, producers and production crew on more than 80 films and TV shows. Harry Norman, Realtors’ Luxury Leasing Division, which promotes Above The Line’s listings, averaged more than 13 luxury leases per month in 2018, with properties priced over $3,000 a month. Some

months were higher—Cahill says her team leased more than one a day in July and August; Above The Line Properties had 193 luxury rental listings in late 2018. Properties priced from $5,000-$10,000 are growing in number, says Jenni Bonura, Harry Norman’s president and CEO. About 70 percent of its renters work in the film/entertainment industry. Intown neighborhoods Midtown and Decatur are highly desired because of their walkability and dining, plus proximity to MARTA to Hartsfield-Jackson Atlanta International Airport. Cahill sees a shift to Buckhead if they’re looking for a gated estate property. Many rent the furnished properties sight unseen. “When we get contacted, it’s a very, very short time frame,” Bonura says. “The first time they step foot inside is when they get started working.”

Naomi Von Habersham MY FIRST ADULT HOME WAS A STUDIO APARTMENT on the Upper East Side of Manhattan. It was so many years ago—we’re talking late 1960s—that I don’t even remember what my rent was, but I recall vividly the apartment’s pocket size. Little more than one room with a bar sink, tiny fridge, and a burner tucked into a closet on one side and a sliver of a bathroom attached to the other side, my first apartment gave new meaning to the word “tiny.” And the fact that I had to walk up five flights of stairs to get to it made it even more challenging. After spending the first month living there moping and complaining, I determined that instead I would make the most of that small space. Aided by copies of the latest shelter magazines, I decided to transform my studio apartment into the most ravishing nighttime space, one made for entertaining all of my sophisticated new friends. I lavished walls with mirror to make the room look bigger and help to maximize light. I steered clear of heavy draperies; there simply wasn’t room for that bulkiness. Instead, I installed oyster-colored silk roman shades. My “sofa” was really a twin bed with cushions that I added along the back, propped against the wall, in order to give the appearance of a sofa. Covered in beige cotton and draped with a leopard-print throw, that sofa was quite glamorous looking; when it was time to go to bed, I simply removed the back cushions, threw on a set of sheets, and off to sleep I went. Rounding out my meagre mix of furniture was a small cocktail table, a mismatched pair of French chairs, and an inexpensive card table, draped in a chic brown corduroy cloth and surrounded by four gilt ballroom chairs, that I used for playing bridge and dining. It wasn’t much, but I made that room look the best it possibly could. And you know what? I ended up having a ball living and entertaining there. It turns out that good things really do come in small packages.

DIVERSE YET SIMPLE DISHES and playful cocktails abound at Alpharetta’s Restaurant Holmes, located in the renovated circa-1914 Jones House. Helmed by chef and owner Taylor Neary—formerly of Marcel and St. Cecilia—the restaurant’s exterior is classic, but the interior tells another story, showcasing eye-popping murals by Atlanta artist Greg Mike in the dining room and graffiti and skateboards on the walls, mingling with vintage features such as the original fireplace. “When we found the Jones House, I wasn’t sure if it was going to fit,” admits Neary. “I think people often put restaurants in old houses that are traditional Southern restaurants or Southern food.” Ultimately, however, “that contrast intrigued me into making it exactly what we wanted,” he says. “To have the outside be a handsome, historic house and then the inside represent what we are at Holmes—very different and eclectic. We wanted to create a new scene that the area didn’t have.” On the menu, you’ll find American-influenced small plates designed for sharing and dictated by local ingredients and produce, along with a creative cocktail program led by Sam Schilf, formerly of Local Three and Seed Kitchen & Bar. And the restaurant’s OTP location allows a hands-on farm-to-table experience, says Neary. “Being outside the perimeter, especially in Alpharetta, my farms are 2 miles away on a 2-acre piece of property. They’re cutting lettuce in the morning, bringing them to me, and in 45 minutes, they’re on the plate.” “We didn’t want to be pretentious, but we wanted our passion to shine through,” he adds. “We wanted people to come and hang out and try a bunch of different food. PLAYING MATCHMAKER IS A DELICATE ART. For Suzé Surdyk Jones, decades of interior design experience proved paramount in marrying function and sophistication in her Buckhead home. After years of living on an estate complete with a guest house and pool, Jones and her husband were keen on the concept of convenience. The pair set their sights on an early 1960s ranch house (which also happens to boast a guest house), and enlisted architect Michael P. Landry to implement smart structural solutions while Jones began the task of judiciously editing the interiors. “Just like when you’re dressing, simplicity has a great place in making a room feel elegant,” says Jones of her pared-down approach to decorating the cozy, one-story plan. The couple’s affinity for entertaining necessitated proper spaces for hosting a coterie of guests, including grandchildren. In the formal living room, a scene for celebrated occasions, her deft use of color plays up the airy ambience pouring in from generously-sized windows. “When you work off of a color palette you love, then as your lifestyle changes or you move, many of the pieces can easily be placed in different rooms,” advises Jones

Color is carried into the dining room where Benjamin Moore’s Buckingham Gardens strikes a verdant chord—becoming a backdrop for Jones’ collection of art, Herend porcelain and heirloom silver. Under the glow of a gilt chandelier, these pieces inspire convivial conversation—“If you’re sitting at dinner and you can’t think of anything to discuss, you can always talk about the art,” says Jones with a laugh. The prominently placed sculptures are travelers of sorts—set atop acrylic stands, they can be rotated seasonally to rooms that will host the most admirers. “Using only pieces that you love is about beauty, comfort and livability,” she explains.

Jones practices this in the family room, where she fashioned favorite vases brought back from Aix-en-Provence, France, into a pair of lamps. Despite cherished treasures delighting at every turn, nothing in the home is cosseted thanks to the livable layers Jones incorporated. In the grandchildren’s guest room, custom furniture is swathed in performance fabrics, while clever storage hides toys and painted on the ceiling add an ethereal touch. This nimble blend of thoughtful comfort and refined aesthetic is woven throughout the entire home. Such is the mark of a skilled matchmaker—striking a perfect balance between opposites. LIMITATIONS OFTEN CREATE opportunities, and Melanie Turner’s renovation of a 1930s-era Georgian in Buckhead had its share, including a restricted time line, original floorplan and a relatively small footprint in which to work her design magic. “Smaller projects like this are an enjoyable creative outlet,” Turner explains, noting that she was actually inspired by the dated decor, which had last been updated decades ago. “The clients are young, so they’re not going to remember the 70s. It just made sense.” Embracing the living room’s cozy proportions, Turner had the walls, moldings and traditional fireplace mantel painted in an olive green hue, which is accented by mustard draperies, antique green and white pottery and vintage artwork. “It’s layered,” Turner explains. On one side of the room, a sofa and chair

On the other, a green velvet sofa settee and a bergère-style chair re-covered in a leopard print fabric create a cozy spot for conversations in front of the window. “There’s nothing prettier than a green velvet sofa,” Turner says. Pattern also plays a crucial role. The formal dining room’s painted yellow moldings, for example, accent a boisterous floral wallcovering. It’s one of several throughout, including a bright floral pattern on a black background in the powder room, and another floral on a yellow background in the master bathroom. “Every space has its own personality, but there’s a common thread,” Turner says. Things are more subdued in the kitchen, which nevertheless underwent one of the most dramatic transformations, its footprint expanded into the former study. A green-painted island with a white Calacatta Gold marble waterfall-style top accents the white perimeter cabinetry and coordinates with the fabric that Turner selected for the new built-in banquette. In front of the window, a custom brass and glass shelving unit holds plates without obstructing the natural daylight. “(The husband) is in the restaurant business, so to be able to have the plates right there makes it easy on the chef,” Turner says. With the main renovation complete, the homeowners are slowly adding to the interior as they collect unique pieces that reflect them, and Turner praises them for their well-considered approach. “It’s nice to be able to fill in spaces as you live in the house,” she explains. “In a smaller space, each piece should be especially special.” See Resources, Back of Book. 66

W WHEN INTERIOR DESIGNER LAUREN LOWE and husband Brandon moved into their newly built home—complete with a marble kitchen island and an open-concept plan—a few years back, something didn’t feel quite right. “While it was a really beautiful sparkling new home, it didn’t feel like us,” recalls Lowe, owner of Lauren Elaine Interiors. “We realized we wanted something with history and character that just can’t be replicated in new construction.” So the pair began house hunting, setting their sights on older Atlanta neighborhoods and eventually came upon a 1930s gem nestled in Collier Hills. The home had been untouched for decades, a big check mark for the young couple who were often left disappointed at the renovations that had stripped the original character of other historic homes they had viewed. “Brandon and I were excited to find something where everything had been preserved and we could really make it our own,” says Lowe. “While purchasing a home that hasn’t been updated in 30-plus years might scare some people, we found it really intriguing.”

Just as intriguing was the couple’s timeline; they were expecting their first baby in just four short months. So with renovations out of the question, Lowe got creative in outdated spaces such as the kitchen and powder room, which she boldly painted a custom robin’s-egg blue and polo green, respectively, to give them fresh appeal. The couple also held an estate sale to sell all of their existing furniture to make way for more classic pieces that better matched their new home’s historical bones. Lowe turned to retailers like One Kings Lane for ready-made furnishings such as the master bedroom headboard, while going the custom route for select pieces such as the living room sofas, which arrived just two weeks before the birth of their son, John Ellis. Also part of the equation was an exquisite art and antique collection that once belonged to the house’s previous owners, which Lowe and her husband 74

negotiated as part of the purchase. “During the showing, I came across an old Venetian mirror that was pretty much buried in a bedroom, and it inspired me to ask if they would let us keep everything,” says Lowe. Freshly polished, the once hidden gem now proudly hangs in the foyer. The treasure trove of items also included Persian rugs, oil paintings and dressers that Lowe worked into her design scheme that favors a mix of prep (her father hails from Connecticut) and Southern elegance (influenced by her mom’s Atlanta roots). But what really sets Lowe’s work apart is her infusion of modern elements as well, which she attributes to her background in commercial design. Lowe was most excited to bring her trademark aesthetic to life in her son’s nursery, where a subtle nautical theme gives the petite space a dose of whimsy. A striped powder blue wallpaper serves as a backdrop for cherished pieces such as a drawing of her father’s sailboat and Lowe’s own teddy bear, both of which she had framed. Most special of all, she says, are the two armchairs—one for Lowe, and one for her husband. “I wanted there to be two spots to sit because what I'm going to remember most about my son being a baby is spending time together in the nursery as a family,” she says. “I think we’ll be really proud to tell our son about the work we put into this house,” she adds. “It’s small and interesting, but most importantly, it’s extremely personal, which makes it uniquely ours.” See Resources, Back of Book. 77

INTERIOR DESIGNER DOUGLAS W. HILTON says House of Hazen, the gift boutique run by Rhonda Hazen on East Andrews Drive, feels just like walking into her home. He should know, since he’s designed four residences for Rhonda and her husband, CTSI Global CEO Ken Hazen, over the past decade. “Their busy careers mean they consider home a sanctuary; a retreat from everything else,” the owner of DWH Interiors says. The most recent residence he’d designed for the Hazens was a “transitional-contemporary” unit at the St. Regis Atlanta. So when the couple announced they’d purchased a traditional, English-inspired townhome in a nearby gated enclave, Hilton knew they’d be starting from square one. “The building was designed to feel Edwardian, so the rooms are gracious, not large—though there are lots of them; a room for every activity,” the designer explains, noting features such as the magnificent curving stairwell ascending to four floors and three outdoor terraces that accommodate all manner of outdoor living. With all five children out of the house, the empty nesters could truly use each space to the maximum (though with their two youngest sons recently enrolled at Auburn and Oglethorpe Universities, respectively, the townhome’s two guest rooms are still bedecked with the boys in mind).

And a few focused renovations—including overhauling the kitchen—enhanced these capabilities. The historic influences of the architecture inspired Hazen to channel the dignified elegance of Downton Abbey, so the cooking space was made “more rustic, as kitchens were in that era, used for preparing food, not eating it,” Hilton notes, pointing out the barley-twist counter stools and the faux trophy mount above the hood. Hazen also requested “yummy” textures—so Hilton delivered with plushness and tactility at every turn. Textiles and wallcoverings were culled from Jim Thompson and Cowtan & Tout; furniture was gathered from Hilton’s standbys such as Jane Marsden, Parc Monceau and William Word Fine Antiques. Lighting selections included Ainsworth-Noah and Circa Lighting favorites, plus a few antiques. And because every room would need to look layered and plush, opulent rugs and carpets were culled from John Overton Oriental Rugs, Sullivan Fine Rugs, Moattar and Stark. “None of these were casual selections,” Hilton says, adding that Hazen was intimately involved with the decision-making process. We probably went through 20 to 30 options for every [category].” 83

“We’re both big shoppers,” he continues. “She travels all over the country for her boutique.” So for every buying trip—be it a brief pop-in at Gramercy Home or a grand tour of ADAC showrooms—Hazen was at the ready. “I think this project reflects what I enjoy most [about residential design]. To develop that working relationship. The client who is very involved and very opinionated is the kind I want.” To satisfy Hazen’s desire for a turn-of-the-century effect, Farrow & Ball paints were musts. The historic formulas were applied in colors like Cooking Apple Green and Pointing white, which give the walls an estatelike glow. The sooty shade in the entryway is Pitch Black—“The same color that’s on 10 Downing Street; Hazen researched it,” Hilton says. 84

The pair also was intentional in including some of those mainstays of English decorating, like oil portraiture and antique creamware gathered here and there—at spots like The Stalls, Interiors Market and Scott Antique Markets. Most importantly, Hazen’s love for accessories makes the home an evolving environment, too, since she adores bringing home new pieces from her shop. “The Hazens are not stagnant people, and their house is constantly changing—new pillows, new art. SMALL-SPACE SPLENDOR

MY DOWNSIZING STARTED 10 YEARS AGO when Atlanta professional organizer Hillary Hopkins Inglis proclaimed, “I’m from Kentucky, and even I don’t have seven sets of china; four of these must go!” I refrained from pointing out that while she did not have seven sets of china, she did have a collection of sterling silver mint julep cups—a luxury even on the first Saturday in May at the Kentucky Derby. I now live in a house that’s 70 percent smaller, and I’ve gotten rid of more than just china. From fine furniture and exercise equipment to clothes and books, I’ve decluttered and simplified. I’ve wrestled with the cost and availability of replacing things; I’ve wrestled with memories. After all, it’s not easy to replace a pair of tall 19th-century Balinese bamboo altar sticks—especially when they were acquired for a bargain at an antiques mall in a dustbowl-town in Nevada. But since I do not have an altar, I put them in the “sell” pile. After months of purging, the back of the linen closet appeared. Gone were the faded, frayed towels and mismatched 96

sheets; only full sets in perfect condition lined the shelves. Boots that I thought I’d left in Jackson Hole, Wyoming, emerged from the depths of the hall closet. “How many hotel soaps can one collect,” I wondered as I culled through the bathroom drawer. Finally, I gazed around my house and realized that every single thing had been evaluated and each piece had a purpose and a place. Then, the unimaginable happened: the first thunderstorm in years doused Los Angeles and my dog was soaking wet with paws covered in mud. I ran to the linen closet for an old towel to dry him, but only beautiful new towels lined the shelves. After a trip to Target to buy inexpensive towels for emergencies, I lit a Balinese altar candle and poured a glass of wine and toasted my little house. I might have downsized, but I learned that some things are too precious to part with, and some things are necessary to keep, and somehow, I’ll keep finding space for all of them.
