AS A CHILD GROWING UP IN small-town St. Louis, Eero Saarinen’s Gateway Arch was one of the few area landmarks that afforded me the opportunity to peruse the city from a thrilling bird’s eye view. (Of course, it was not until I spent a couple of years among the bustle of Boston that I began to appreciate, if not long for, the Midwest’s blissfully wide-open horizontal spaces.) Fast-forward to 2015, and I feel fortunate to count myself so intimately familiar with Atlanta’s freshly anointed residences in the sky. For this issue alone, our photography crews had the distinct pleasure of spending their days more than 40 stories above Peachtree to capture what appears to be a dazzling new direction for local design. That Atlanta has become a city in which clients commission design schematics from another continent (page 66), and where pied-à-terres are counted as the norm rather than the exception (page 78) at our most luxurious developments speaks to this changing of the guard. And though the Atlanta skyline may change on what seems like a monthly basis, there’s one thing that’s proved a near constant in the 10 years I’ve lived here: Our design community is fiercely talented, exceptionally gracious and wildly creative. STYLE REPORT
With demand for Atlanta’s high-rise residences reaching fever pitch, we explore 14 dazzling spaces redefining the direction of local design.
THE MARKET FOR LUXURY condominiums in Atlanta’s Buckhead neighborhood has quite literally soared to great heights. Inventory for residences rising high above storied streets like Peachtree and West Paces Ferry is evaporating before our eyes, thanks to a combination of fivestar amenities, architecturally brilliant build-outs and marketing savvy that includes hiring local interior design stars to outfit units with luxuriously appointed interiors. The lock-and-leave, walkable lifestyle afforded by Atlanta’s more recent in-town developments, whether it’s residences atop hotels such as the Mandarin Oriental and the St. Regis, or mixed-use developments like the Sovereign, is indeed a relatively recent phenomenon—but it’s also one that’s taken off at the speed of light. Here, our editors take a closer look at the residences—each of which have been featured on the pages of Atlanta Homes & Lifestyles—that are not only redefining our fair city’s sense of style, but also ushering in an exciting new chapter for cutting-edge design. And, we endeavor to determine which elements are responsible

for skyrocketing these particular interior spaces head and shoulders above the rest.
>> DOUBLE THE DRAMA. WHAT’S BETTER THAN A ROOM WITH A VIEW? AN EQUALLY REMARKABLE SPACE FROM WHICH TO TAKE IT ALL IN. Whether it’s from the comfort of a bub-
bling soaking tub [8] or from behind a showstopping desk [2], create “wow” moments that are as striking as they are personal. Also of key importance: ruthless editing. Clear the clutter to keep the interior space as sculptural as its bird’s eye views.
>> CONTEMPORARY DESIGN NEED NOT SACRIFICE WARMTH OR COMFORT. EVEN THE SMALLEST SPACES CAN PACK IN THE PUNCH, WITH SHOWSTOPPING ART OR STRIKING TEXTURE. Homeowners looking to downsize,
both in square footage and responsibilities, are more likely to embrace contemporary design when it comes to decorating their high-rises. That doesn’t have to equate to a cold aesthetic, however. Keep the direction of your design 25

interesting stone applications (think a fireplace designed with book-matched Calacatta marble) to plumbing fixtures and cutting-edge technological advances, are practically standard with newly developed high-rise residences, so don’t be afraid to be daring with your design. Envelop the walls in jewel tones [3] (or in ink-black, for that matter [10]) to create a cocooning effect. Add graphic appeal with layers of textures [6], from the upholstery fabrics and textiles down to the carpeting. Walls of windows have the ability to make design details feel more transparent, so make every decision count [13].

if it were a gallery so that each piece achieves maximum impact. Employ the same color palette throughout the space to provide for unobstructed views [9]. Taking a pared-down approach helps create a more spacious feeling in a place with limited square footage.
>> RETHINK SPACE ALLOCATION. WITH STORAGE SPACE AT A PREMIUM, MAKE EVERY WALL COUNT. Think outside the box. Allow open
shelving, for example, to become a gallery wall in its own right [7]. Design elements that appear to float, like a suspended bed or bedside table, contribute to the illusion of more space. [6]

ALL DRESSED IN WHITE
Using John C. Portman Jr.’s signature paint color, “Portman White,” as their muse, seven area designers paid homage to the esteemed Atlanta architect and developer at AmericasMart’s July market with inspired vignettes. The hue—white, plus two dashes of red—is now available at Claire Ruhlin David Christensen Sherwin-Williams stores by request. WRITTEN BY

Striking Simplicity Keeping Portman’s understated style in mind, STAN TOPOL elected to take the minimalist route, highlighting both the versatility of Portman’s trademark paint color as well as the striking simplicity of his architectural designs. Thanks to Christopher Guy wall mirrors lining the back wall, a glittering Baccarat crystal vase and a charcoal table from Veronica Flam, the vignette is as head-turning as it is dramatic.
A Study in Style Playing off Portman’s sweeping career, Kristin Alber for RESTYLESOURCE cultivated a functional yet creative designer workspace, outfitted in a striking combination of white and blue. A bold accent wall pops against a crisp, white bookcase from Moe’s Home Collection and chairs from LEE Industries. Eyecatching Zoe Bios artwork from Emporium Home and an “inspiration wall” of layered prints add additional bursts of color.

Color Contrast Ever the connoisseur of deftly executed flair (he considers hot pink and violet neutrals, after all), BRIAN PATRICK FLYNN held nothing back in his vibrant arrangement, layering the white backdrop with a selection of statement-making fabrics and accessories in complimentary textures, shapes and colors. Pulling these elements together is a playful painting from Leftbank Art Co., whose pops of red, blue and teal are carried throughout the scene.
Royal Splendor When seeking inspiration for his vignette, KERRY HOWARD looked to a source that also inspired Portman: the Alhambra, an intricately designed palace in Granada, Spain. To that end, Howard honed in on a palette of green and gold, adding opulent details such as horseshoe arches, a gold-finished convex mirror, textured moss (a nod to the Alhambra’s luxurious gardens) and whimsical taboret poufs. An ornate chandelier from Currey & Company completed the designer’s signature aesthetic.

Bold Minimalism Inspired by an architect’s work table, NIKI PAPADOPOULOS of Mark Williams Design Associates focused on geometric shapes and saturated colors, adding drama with 1980s-inspired pieces such as CFC’s curvaceous, inky Bertha chair and a goldleaf table from World’s Away. To offer subtle texture without adding too much color or detracting from the painting by Kelly O’Neal, Papadopoulos lined the walls with architectural plans.
Depth of Field MICHELLE WORKMAN began with the idea of a dining vignette, incorporating a contrasting palette of white, red and blue to create an enveloping effect and play off the warmth of Portman’s signature hue. Using a tablescape from Mottahedeh as the base for her design, Workman layered in a Chinoiserie Fromental wallpaper and patterned tablecloth, adding textured accessories such as Dogwood branches from Gold Eagle and accessories from Regina Andrew.
Carte Blanche When scheming his fanciful Portman White homage, designer MICHEL BOYD pounced upon the opportunity to pack the 10-foot-by-10foot space with Bergdorf-like theatrics. To avoid skewing overly monochromatic, Boyd employed layer upon layer of textures, including vintage doors from Aidan Gray, white coconut shells from Palacek and Mongolian fur throws from Codarus.

EARLIER THIS YEAR, Ben Hirsh of Hirsh Real Estate listed what he believes is Atlanta’s oldest home, sited on West Wesley Road in Buckhead. The Greek Revival– style home dates to the 1830s and listed for $1 million. “I can’t even think of another home built in the 1800s that’s been on the market recently [in Buckhead],” he says. Originally sited in Resaca, Georgia, the home served as a Confederate headquarters and then as a hospital during the Battle of Resaca, moving to Atlanta in 1959, according to an Atlanta Journal-Constitution article. The home was renovated and expanded in the mid-1980s by architect Norman Davenport Askins, and maintains original features such as the fireplace and mantel, heart pine floors, front columns, trim and moldings. “I think people care more about history now than they used to,” Hirsh says. “People want, as well, a comfortable home. People don’t want to live in a museum.”

which dates to 1837 and features hallmarks such as stone exteriors, crowstepped gables and irregular outlines. Similarly, the showhouse exterior showcases an aged limestone façade and a slate roof. Inside, the six-bedroom residence includes an owner’s suite with an office, family sleeping quarters and guest areas with their own staircases. Abundant windows bring in natural light and front and rear property views. “It’s got a lot of highdesign architectural elements, but it’s well proportioned,” Harrison says.

AROUND TOWN WITH
Naomi Von Habersham SINCE THE EARLY DAYS OF THE 20TH CENTURY, residential high-rises have been synonymous with sophisticated city living. Just think of those 1920s- and 1930s-era movies in which the lead character, typically a small-town native, moves to the big city seeking his or her fortune. Through pluck and ingenuity, the character makes a bundle, acquires a chic wardrobe and moves into a glamorous apartment in— where else?—a glittering high-rise. The apartments in these movies were typically decorated in a theatrical way, one best described as a mash-up of Art Deco and Hollywood Regency, with a whole lot of panache thrown in for good measure. Today’s high-rise living may look a lot less theatrical, but it’s no less glamorous. Take, for example, the views. What’s more dazzling than a nighttime panorama of downtown Atlanta, with its skyscrapers twinkling against the dark sky? Or how about a Fourth of July fireworks display that can be enjoyed from the comfort of your aerie perch? And talk about convenience; when you live in a high-rise, you need never worry about taking your Herby Curby to the street on trash collection day. In most buildings, you simply throw your trash bag down a chute. How easy is that? Long gone are the days when a building’s exterior dictated its interior decor. Today’s high-rise homes are decorated in a multitude of styles, from cutting-edge contemporary to time-tested traditional. I admit that modernism remains the preferred style for many high-rise dwellers, but traditional decor shouldn’t be excluded from a modernist building. Why, I’ve seen beautiful English paneled libraries in Brutalist-style buildings and Louis XIV–style furniture, dripping in ormolu, in sleek, minimalist towers. Of course, there are some styles that aren’t entirely conducive to skyscraper living, especially those better suited to the country. However, that doesn’t mean you can’t add a piece or two of provincial furniture to your home. The rules pertaining to high-rise etiquette, on the other hand, are numerous!

visitors alike, and it’s apparent why: The mixed-use development Inman Park development offers access to an amalgam of dining, drinking and retail options compiled in a foodhall format that includes spacious community tables, outdoor patios and BeltLine access. “It’s amazing how the community has rallied and totally adopted this style of eating and entertainment,” Ginsberg says. Fred’s and Yalla, for instance, offer two polarized styles of cuisine—hearty cheesesteaks (recently hailed by Bon Appétit as one of the country’s best) and burgers at the former and fresh chicken shawarma and falafel at the latter. This diversity, though, is the appeal of the former Stove Works building’s market-style concept: crowd-pleasing options, with vendors complementing rather than competing with one another. “We’re an accessory to great chefs and food,” says Kraig Torres, founder of Krog Street Market’s bar and retail concept HOP CITY CRAFT BEER & WINE, where guests can shop for drinks to bring

PROCEEDS
Welcome to our 10th annual Aqua Vino, Georgia Aquarium’s premier food and wine fundraising event! The entire Aquarium is yours to explore this evening, and we encourage you to take in as much of this wonderful world of sea life as possible. All proceeds from Aqua Vino 2015 support Georgia Aquarium’s sea otter research and conservation efforts. Through Georgia Aquarium's programs, we are able to rescue stranded sea otter pups, care for them and raise them alongside other Southern sea otters in our care. These efforts help to create future ambassadors in each and every guest we host at Georgia Aquarium for this important and endangered species. Our goals can only be achieved through education, advocacy and the continuing research efforts of Georgia Aquarium and our partners, as well as through funds raised from generous supporters like you. With your support, our dedication to global conservation, research and enhancing the quality of life in our communities on land and sea is stronger than ever. Our foundation of remarkable members and leadership is the key.
Proceeds benefit sea otter research and conservation efforts at Georgia Aquarium
We send a special thank you to all of our 2015 sponsors, patrons, restaurants, wineries, and our team members. Your efforts and commitment make this event successful year after year. With Grateful Appreciation,

Brighton, Bixby and Cruz As guests pass through our galleries, they have the opportunity to view educational exhibits telling the story of threatened and endangered species that have found a home at Georgia Aquarium. Popular examples of these efforts are Brighton, Bixby and Cruz—residents in the southern sea otter habitat in the Georgia-Pacific Cold Water Quest gallery. Threats in the wild such as oil spills, entanglement in fishing nets, and predation from great white sharks have resulted in southern sea otters being listed as “endangered” on the International Union for Conservation of Nature (IUCN) Red List and “threatened” under the U.S. Endangered Species Act. Only 25 percent of pups survive their first year in the wild. When separated from their mothers, the odds of survival drastically decrease. Brighton was 12 weeks old when she was found in 2010. Veterinary staff suspected she had been infected with parasites from eating infected sand crabs and was most likely orphaned or prematurely weaned from her mother. Both Bixby, a four-week-old female, and Cruz, a two-week-old male, were left stranded after their mothers suffered fatal shark attacks. The U.S. Fish and Wildlife Service deemed them non-releasable and began the search for an accredited zoological facility to provide their continued care. Today, all three sea otters can be found swimming with the Aquarium’s other two sea otters, Oz and Gracie, in the Cold Water Quest gallery. Displays and staff at the exhibit help tell their story while guests can have their own first-hand, behind-the-scenes encounter with these charismatic animals in our Sea Otter Encounter program. All of these efforts continue to create future ambassadors for this important species. We hope by attending tonight’s event you will come to appreciate these wonderful species even more and get excited to help us in our research and conservation efforts.

CELEBRITY HOST Although Alton Brown spent plenty of time in his mom’s kitchen growing up, his real interest in food sparked in college when he discovered that girls who said “no” to dates sometimes said “yes” if he offered to cook for them. His social life never ignited, but the food spark did, and after spending a decade behind the camera in the TV industry, he headed to culinary school in hopes of one day creating a new kind of cooking show. Good Eats, the show that Brown would go on to write, produce and host, ran for 13 years on Food Network before making the move to the Cooking Channel where it airs to this day. Combining food science, pop culture, skit humor, innovative cooking, and the occasional belching puppet, Good Eats has millions of fans and garnered a coveted Peabody Award for broadcast excellence in 2007. Brown has also served as the culinary commentator of Iron Chef America for 11 seasons, and hosted Next Iron Chef for five. Brown took home the James Beard Award for top food show host in 2011, which bookends nicely with the one his first book nabbed in 2002. Speaking of books, he’s written seven—the last three of which made the New York Times Best Sellers List.

In 2012, he joined the cast of Food Network Star as a mentor and yes...one of his team members won. But wait, that’s not all. Brown performs live stage shows, demos, speeches, and lectures. Brown is a pilot, a motorcyclist, a SCUBA diver, and a champion tango dancer (one of these things is a lie). He’s fanatical about bow ties, which explains why he’s partnering with Hook & Albert on his own line. As of this printing, way over half a million innocent folks on Twitter consider him to be a close personal friend. At this moment, Brown is baking biscuits in Atlanta, GA while waiting for a call from the Nobel Committee. Georgia Aquarium is proud to welcome Alton Brown as our esteemed guest and celebrity host of Aqua Vino 2015!

PREVENTATIVE CARE at Georgia Aquarium The best people in the industry working with the best resources make for an environment where animals in our care are thriving. They are playful, engaged, eating and having fun. They receive the best quality care reecting the latest developments in animal management, nutrition, veterinary care, enrichment, training and research. Examples of southern sea otter preventative care at Georgia Aquarium include routine dental care and heart, lung and eye examinations. Sea otters have a diet consisting mostly of crabs, clams, sea urchins, mussels and scallops. This diet requires a sea otter’s teeth and mouth to do a lot of cracking and crushing of hard shells, which can result in damage to teeth. Routine, voluntary dental exams are performed by our animal care and veterinary staff. Our sea otters are conditioned to have their teeth brushed routinely, and our veterinary staff performs dental x-rays on each sea otter on an annual basis. Our otters also voluntarily allow the veterinary staff to listen to their heart and lungs, as well as examine their eyes. Heart disease is relatively common among older sea otters in the wild, as well as sea otters cared for at facilities like Georgia Aquarium. Routine auscultation of the heart and more advanced monitoring when the otters have their annual exams allows the team to diagnose problems early. Gracie and Oz are geriatric animals, so monitoring for possible heart issues is imperative. Non-invasive, routine exams are successfully performed in the sea otter habitat, because otters voluntarily participate as a direct result of the positive reinforcement they receive during routine sessions with veterinary staff. Our animal care team builds and encourages relationships of trust with otters that not only helps to facilitate medically-related behaviors, but that also challenge and stimulate the animals and allow us to take great care of them. The animals are trained to present different parts of their bodies to staff for examination, allowing the animal care staff to obtain measurements and diagnostic samples and remain calm for veterinary examinations. The preventive health and devoted care that southern sea otters receive is mirrored by every species and animal that we have at Georgia Aquarium.

LIVING IN A LUXURY HOTEL MIGHT SEEM LIKE A DREAM
come true, but doing away with the genuine comforts of home—things like cherished antiques, favorite works of art and inherited accessories—would prove challenging for even the most seasoned world traveler. Enter Atlanta interior designer Lauren DeLoach, whose task was to transform a raw residence near the top of the Mandarin Oriental, Atlanta, into a place her well-heeled clients could call home—even for short periods of time. Although Atlanta is just one stop in her clients’ worldwide lifestyle, DeLoach wanted to make sure that when in residence, they could relax and entertain in gracious comfort befitting the home’s Southern location. “It was important for the rooms to feel collected and inviting, especially considering the large scale, extremely high ceilings and oversized windows,” says DeLoach. “The building itself is so contemporary that I needed to counter it with layers and doses of Southern flair.” To keep the sleek hotel feel at bay, DeLoach worked with architect Robert Tretsch of Harrison Design to add some classic architectural details, such as crown molding and pediments. Then she sprinkled antiques with wood finishes, textured fabrics, Southern art, warm rugs and softening window treatments throughout. “I had to include a lot of new furniture as well for the grander scale that you can’t always find in antiques,” she adds. DeLoach certainly took one aspect of high-rise living to heart. “I was absolutely inspired by the blue and gray shades of the Atlanta skyline seen throughout the rooms,” says DeLoach. “I took those soft colors and washed the rooms with them, adding in green tones to ground the spaces as well.” The rooms now feel like extensions of the views— nothing in the decor takes away from those “wow” moments. Working with clients on the other side of the world who were not available for frequent trips to ADAC and meetings to review every detail could have proved challenging. But DeLoach, who presented her primary design plan by Skype, says the couple put enormous trust in her and were extraordinarily easy to work with. “In the end, they saw my vision come together, but I really listened to and respected their desire for modern, not fussy rooms that combined feminine with more masculine elements,” says the designer. The result is a real home, one that the owners recognize as theirs alone, in lieu of a luxury hotel suite that could be anywhere in the world. When they wake up with jet lag, they’re surrounded by the comforts of home, with the hotel lifestyle still at the ready. Now that’s a dream come true. See Resources, back of book. 71

W WHEN HOMEOWNERS HIRE A DESIGNER, they open up their
lives—and dreams—to interpretation. It’s an intimate trust that Boston-based designer Kathie Chrisicos effectively delivers for her clients, including, most recently, a couple who selected a pied-àterre in Buckhead’s tony Sovereign building as their second home. “I’ve worked with them before on their former home in New England and their current condominium in New York City,” says Chrisicos. “We’ve formed a great bond, and they trust my judgment in creating a home that captures exactly what they’re seeking.” In New England, Chrisicos did justice to the couple’s previous Victorian-era residence, while in Manhattan, she schemed up a transitional-style setting for the couple’s home base. But for this 36th-floor Atlanta residence, the homeowners turned to their trusted designer for a wholly different fresh and contemporary look. And upon entry, it is apparent that Chrisicos conveyed just that. Oversized black doors open onto a petite foyer leading directly to the heart of the home: the dining room. Here, a sculptural stainless steel table base crafted by a Wisconsin artisan serves as the crown jewel among other dazzling accents, such as a cascading prism chandelier and a sleek bird’s-eye maple sideboard. “They’re wonderful entertainers, so the design of this space was given significant thought,” says Chrisicos. With guests’ comfort top of mind, the designer suggested raising the dining chairs’ height. This custom
touch allows guests to rise or sit with ease, and the higher chair backs now match the scale of the grand table. Customization was also key in the adjoining living room. Here Chrisicos modified the proportions of the clean-lined sofas and twin coffee tables so that guests could move comfortably in the tight space. “Space planning was critical in this home, especially given all its unique curves,” says the designer. The Sovereign tower breaks from traditional square or rectangular building geometries with its distinctive curvy composition in which arced walls add intrigue to each residence’s floor plan. What some may have flagged as a challenge, Chrisicos embraced. “It was fun to work in a space with such interesting angles, as it was a bit like putting a puzzle together,” she says. One of the only rooms to feature entirely 90-degree angles is the cozy, windowless den, which the couple enjoy to themselves. While this retreat is wrapped in an all-taupe color scheme, Chrisicos introduced exclamation points of strong color throughout the rest of the home via custom decorative accents and artwork. The thread that ties the entire space together, however, is undoubtedly the sweeping view of Buckhead’s skyline. Chrisicos framed the floor-to-ceiling windows with simple stationary drapes, masterfully allowing the evolving cityscape to act as the condo’s artful pièce de résistance. See Resources, back of book. 81

IF EVERY PIECE in an interior demands attention, the space devolves into cacophony. However, like a symphony prelude, when elements are introduced in a methodically balanced order, it escalates to a memorable whole. When Joel Kelly was hired to create a downsized but highly sophisticated home that included a significant art collection, it was nothing short of a symphonic movement. Moving from a sprawling suburban house to a Midtown town house is challenging under any circumstances, but this move was complicated by the fact that the town house, originally constructed in 2009, had been left vacant and only partially constructed. In 2013 Kelly faced the daunting task of planning the interior spaces and designing the four-story home around the client’s notable 20thcentury art collection. “It was a complicated process that required creative solutions,” says Kelly. Most contemporary art is bold, both in size and content, so the interior furnishings needed to complement rather than fight for attention. “There was an edict from the client to create a gallerylike feeling to highlight the art,” says Kelly, who kept the same color palette throughout the house, using warm white walls and tones of
88
gray and blue to highlight important pieces by renowned and iconic 20th-century American artists. The massive Donald Sultan painting commands attention in the family room, where bookshelves provide an architectural and decorative frame to the impactful piece. Kelly reupholstered some of the couple’s furniture, including pieces by Donghia and a postmodern Memphis-style wing chair, but he also integrated new items for a fresh 21st-century design. Custom Tai Ping carpets were designed for several spaces while classic, uncomplicated Holland & Sherry wool draperies define each space. As prominent as the art is in the home, its utilitarian spaces are equally beautiful; the kitchen won the 2015 Atlanta Homes & Lifestyles Kitchen of the Year contest, receiving praise for its creative wall of windows that permits light while providing privacy. A project such as this one that combines space planning, interior design and art placement risks resulting in an overwhelming crescendo. However, with a deft hand, Joel Kelly created a unifying symphony in a town house filled with powerful art. See Resources, back of book.
