seasons of change A FEW MONTHS AGO I HAD a lovely conversation with a reader, who originally contacted me to express his interest in a recent article, but also mentioned that he’s noticed the subtle changes we’ve started to make to elevate our pages. You may have noticed them too—from refreshed layouts to our new-this-year back page profile and more. I receive these phone calls from time to time, and aside from leaving me with an unerasable smile, it also reminds me just how loyal our readership is, and has always been. As we continue to celebrate our 40th anniversary year, this theme of evolvement is woven throughout our October issue: From a Buckhead home by Whitney Ray and Amanda Orr tailored precisely to its new owner’s needs (page 84), to an English Tudor-style abode that—though designed more than 20 years ago

On our cover this month, Heather Dewberry is back in her clients’ home—more than a decade after her initial renovation with Norman Askins—to reenergize the abode for the homeowners’ new chapter as empty nesters (page 66). Change, though never easy, is a necessary part of growth—and likely what has kept our magazine feeling fresh for the last 40 years. Our reader ended his phone call by saying that we “have a lot of smiling subscribers out there,” and I sincerely hope that journey throughout the past four decades, and may we continue to share our love of home with each other for many more to come.

PONCE CITY MARKET and its owner, the real estate investment and management firm JAMESTOWN, continue to break new ground, this time with the development’s latest addition: a four-story mass timber loft office building named 619 PONCE. The building, which recently topped out, is being built using Georgia-grown timber and a regional supply chain, a first for mass timber construction in the state. “We had been interested in mass timber for a while, but struggled with accepting we had to source the timber from Europe or the Pacific Northwest when Georgia is one of the top forestry states in the country,” says CATHERINE 18
INTERNATIONAL REALTY. “This surge in activity can be attributed to the strong presence of cash buyers who have remained unswayed by fluctuations in interest rates.” Based on her personal client experience, May adds that while condos priced under $600,000 and over $1.5 million have been selling quickly, the price point between those two figures has been stagnant. “Many of my buyers opted to wait until fall, hoping for rate adjustments and increased inventory.” Although prime locations have presumably helped boost sales—One Museum Place is attractively located across from the High Museum of Art—luxury amenities, such as valet parking and resort-style pools, are also likely helping to drive sales. However, May points out that her clients continue to focus on essential amenities, including security features, architectural integrity and gyms.
PFEIFFENBERGER, managing director, head of development and construction at Jamestown. “Jamestown’s use of Georgia-grown timber and a regional supply chain reduces the project’s transportation emissions and the overall environmental impact of construction, maximizing the sustainability benefits of mass timber and growing the regional economy.” Scheduled to be completed in 2024, 619 Ponce is slated to have 87,000 square feet of office space, with the software company Sage already committing to moving its Atlanta office to the building. Additionally, there will be 27,000 square feet dedicated to retail, including a new Pottery Barn store, which will include an expanded Design Studio. Looking ahead, Pfeiffenberger says that the next phase of construction at Ponce City Market will include a flexible-stay hospitality living building and a residential building called Signal House, adding that Jamestown is considering mass timber construction for future projects. “We view mass timber as the future of the built environment. We are exploring ways to integrate the material into existing properties as well as new multifamily, hospitality, retail and office development projects.”
HALIDOM EATERY, an upscale food hall with a South Beach Art Deco vibe, is slated for IST Management Services’ new international headquarters on Moreland Avenue. Despite the upward creep in interest rates, Atlanta’s high-end condo market has been especially robust this year, with a number of high-profile buildings boasting strong sales. This summer alone, three units at the hyper-luxury ONE MUSEUM PLACE sold in the $2.9 to $4 million range, with those units selling faster than the historical norm for that price point. Meanwhile, sales activity at the upscale THE DILLON BUCKHEAD, which is still under construction, is at record levels. Back in the spring, $30 million in residences went under contract over two straight months, a sales pace previously unseen in the Buckhead condo market. “Throughout this past summer, the luxury market for condos priced between $2 million and $4 million has been unusually active, defying the typical cooling trend,” says ALLY MAY, an intown realtor with ATLANTA FINE HOMES SOTHEBY’S

Naomi Von Habersham WHEN IT COMES TO aging, it’s often difficult to hide or banish those telltale signs of maturity. No amount of retinol or moisturizer seems to erase the wrinkles on my face or hands, and those slices of cucumber that once rejuvenated my eyes no longer seem to banish the puffiness. If only I could look as timeless as many of the interiors featured in this magazine. Looking back at the rooms that have been published over the years, it’s rare to find an interior that feels entirely out of sync with today’s tastes. Sure, some of the details and accessories that were the rage 30 or 40 years ago look a little dated today. I’m having flashbacks to those ruffled lampshades and curtain valances that were considered comme il faut back in the 1980s. (If you’re as old as I am, you might recall that some homes even had matching lampshades and curtain valances. Just think of all the dust that accumulated in those ruffles!) Take away those dated touches though, and most of the interiors published in the magazine’s early days still look good today. Why? Because Atlanta—really, the entire South—has always had talented designers who don’t take decorating lightly. For the most part, they tend to play the long game, so to speak, by avoiding trends or one-hit wonders in an effort to create homes that stand the test of time. That’s why so many of us still find the work of those late, great Atlanta decorators such as Ed Kilby and Edith Hills so appealing. Atlanta designers are also sticklers for quality, which was just as important last century as it is today. Take a look at the homes featured in this magazine in both 1983 and 2023, and you’re likely to find that they have a lot in common—fine architecture, beautiful fabrics, elegant antiques or stylish contemporary furniture, and, most important, a sense of comfort and beauty. You know, I’m starting to believe what they say really is true. The more things change, the more they stay the same.

ALREADY FAMILIAR WITH THE ins and outs of Atlanta’s bustling food scene, Tal Baum, founder of Oliva Restaurant Group, unveiled her seasideinspired restaurant, Carmel, to Buckhead Village earlier this year. “Every one of my restaurants draws inspiration from different parts of my life and travels,” says Baum. “Carmel is a reflection of my upbringing near the Mediterranean. When designing the menu and space, I was influenced by the flavors of the coast and the lively yet easy atmosphere where the land meets the sea in California and the Yucatan.” The vision holds true in all aspects of the establishment—from the muted sandy hues to all of the dishes’ textures and garnishes. Described as bright, seasonal and ingredient-focused, Carmel’s menu, curated by Baum and executive chef Luis Guevara Salgado, boasts an array of seafood items. Some favorites include their ceviche roasted octopus, whole snapper and lobster cannelloni. The menu also features other proteins, such as an Australian Wagyu steak and roasted chicken, plus plenty of fresh vegetables and salads for sides. “Rather than focusing on one coast or source of inspiration, Carmel’s menu is a convergence of flavors, drawing from different shores of the world while prioritizing local and

Designed in collaboration with Smith Hanes Studio, Baum, who studied architecture before entering the restaurant industry, strived to create a breezy backdrop for guests to enjoy their fare. Think plaster walls, woven rattan accents and large windows that open on cool fall evenings. “Like our other restaurants, the design is a celebration of local Atlanta artisans, with custom fiber installations by Sonya Yong James, hand-applied plaster by Super Delicious Plaster + Murals and exquisite upholstery and millwork items by local fabricators Hancock Surface Studio, Onemost Studio and Bjork Studio,” says Baum. And with tasteful menu items and a stylish interior to match, the entire experience mimics a coastal getaway—precisely what Baum envisioned. W Perfectly Placed
One of the few things that survived the renovation, the dining room’s floral wallcovering feels new thanks to refreshed fabrics and furniture.

WHEN THEIR CHILDREN left the nest, Catherine and Thomas Fleetwood’s thoughts turned to downsizing from their 1930s-era Federal-style home in Buckhead. Unable to find a house that felt like them, they instead asked interior designer Heather Dewberry to update their longtime abode for their next chapter in life. “They wanted a crisper, whiter palette with cleaner lines to accentuate their existing antiques,” says Dewberry. “We updated and brightened the interiors to reflect the way they’d like to live today.” Dewberry had previously collaborated with architect Norman Askins on a major renovation and addition of the house more than a decade ago. Among his many changes, Askins widened openings between the main rooms and designed a spacious rear addition that includes a larger kitchen along with a mudroom, a laundry area and a second-floor primary suite. “The house works so much better,” says Askins. “The spaces feel more generous and the layout flows better.” Dewberry employed paint, wallcoverings and new furnishings to both enhance that sense of flow and to establish the lighter, brighter milieu her clients envisioned.
Formerly a dark wood, for example, the bar area and a wall of built-in cabinetry in the family room have been repainted in a soft blue hue. In addition, she replaced the kitchen island’s marine-varnished walnut countertop with the same Cremo Delicato slabs that adorn the perimeter cabinetry. “They like the calm, relaxed feeling these hues provide and they play well off of their antiques,” she says. The palette flows throughout the interior. A traditional area rug anchors a quartet of swivel chairs in a soft blue fabric in front of the living room fireplace. A floral wallcovering with a light blue backdrop likewise distinguishes the formal dining room, where the designer paired the client’s existing antique wooden table with new dining chairs covered in a solid celadon fabric. “We were able to use their family pieces and items they loved in a lighthearted, new way,” she says. Indeed, a mix of check and floral fabrics in a soft cream, aqua and celadon colorway enlivens the subtle diamond-patterned wallcovering she selected years ago for the primary bedroom. about whether to replace the white and yellow floral wallpaper in the guest suite, the designer instead freshened up the cheerful palette with new headboards, linens and other furnishings. “If you choose wallcoverings well, they will stand the test of time,” says Dewberry. The Fleetwoods are thrilled with the result, moving back into their longtime home just in time to host a Thanksgiving party. According to the designers, it exemplifies that good design can last a lifetime. “It still looks fresh after all these years,” says Askins. “There are lots of collected family antiques, but it feels more youthful and energetic,” Dewberry adds. “It’s very much a breath of fresh air.” See Resources, Back of Book.

W WITH HER CHILDREN GROWN, a stylish Atlanta resident downsized into a charming English Tudor-style cottage in Tuxedo Park originally designed by Summerour Architects. Envisioning a home that combines sophistication and comfort, she commissioned architect Amanda Orr of Amanda Orr Architects and interior designer Whitney Ray of Wyeth Ray Interiors to redesign the interior. “I call her the queen of entertaining,” says Ray. “We created a space that was intimate and comfortable for her on a day-to-day basis and grand enough for the large parties she hosts.” Enhancing the sense of flow was a key part of the design. Among her changes, Orr transformed a first-floor bedroom into

The chandelier is from Visual Comfort & Co. opposite Lanterns from The Urban Electric Co. illuminate the spacious waterfall-style island and handsome custom cabinetry by Kingdom Woodworks in the newly enlarged kitchen. a more spacious formal dining room, converted small his-andher bathrooms into a spa-like primary bathroom and capped the formerly vaulted ceiling in the family room, allowing her to create a new bedroom above it. “I’ve admired this house for years, and helping transform it to meet our client’s specific needs was a rewarding process,” she says. In contrast to the rhythm of red hues in the client’s former abode, Ray wove a green thread throughout the main rooms. An emerald velvet sofa, for example, creates a high-drama moment 88
in the formal living room, which Ray rendered in a soothing palette of neutrals exemplified by an antiqued mirror-like wallcovering. The new bar that Orr and Ray designed for the wood-paneled study, by contrast, is rendered in a brighter green hue accented by a white marble countertop and backsplash. “It energized that space and gave it purpose,” says Orr. And lacquered in a deep forest green, the reflective ceiling in the formal dining room coordinates perfectly with the drapery, upholstered dining chairs and lush, hand-painted wallcovering.

“Working with a client who loved color was so fun and refreshing,” says Ray. “It put me on a different trajectory and really opened my eyes to so many different options.” Burgundy draperies and an upholstered headboard enliven the graphic black and white fabric walls in the primary bedroom. Red patterned draperies likewise play off the upholstered ottoman and throw pillows in the keeping room. The kitchen, by contrast, is outfitted with a mix of white and ebony-stained cabinetry by Kingdom Woodworks and accented by veined quartzite countertops. “It’s an updated take on a classic black and white kitchen,” says Ray. The homeowner is thrilled with the home’s transformation, enjoying both quiet evenings at home and the posh soirées for which she is so wellknown. “It walks the line between comfort and chic sophistication,” says Ray. “Most people that visit feel it’s a true reflection of her and her personality, which is the best compliment I could get.” See Resources, Back of Book. 91

In the family room, designer Andrew Howard focused on a calming color scheme of neutrals and blues to complement the existing architecture. The custom sofa is upholstered in a Rosemary Hallgarten fabric, while a plush ottoman serves as a laid-back alternative to a coffee table.

BUILT IN 2001, THIS Buckhead estate was a true labor of love between its original homeowners and architect Charles Heydt of Pak Heydt & Associates, who worked with builder Bob Dernehl to bring their collective vision of an English Tudor-inspired home to life. “To make the house look like it has some age to it, we worked hard to preserve the older trees on-site and bring in older materials,” explains Heydt, who left no stone unturned when it came to authentic detailing. When the time came for the home to take on a second act with new homeowners—a funloving family of four with two young boys— livability, comfort and respect for Heydt’s original architecture were significant areas of focus for interior designer Andrew Howard of Andrew Howard Interior Design. “They wanted something comfortable, where they could relax and hang out and not feel like people couldn’t sit down on things,” explains Howard. “The architectural envelope was fantastic. When you have that, I tend to say, ‘Let’s rightfully let that be the star here, and we’ll do things to complement it.’” To allow interior architectural details—such as reclaimed ceiling beams, coffered ceilings, grayed white-oak floors, plaster walls, French

oak windows and antique mantels—to shine, Howard kept the color scheme largely neutral with pops of blue and green, and embraced smaller prints and patterns that lend a European feel. To accommodate the clients’ need for a laid-back retreat, Howard also used lowmaintenance and easy-to-clean outdoor fabrics throughout the home. “Outdoor fabrics are so good that they feel just like an indoor fabric, but you can spill on them more frequently and not have to get too worked up about it, especially if kids are in the house.” In addition, it was crucial to the designer that each public space have a distinct sense of purpose. “You want to give someone a reason to go in each room,” says Howard. In the living room, for instance, a banquette offers space-efficient seating for games of mah-jongg or bridge (the clients’ favorite).
In the family room, Howard opted for a “more loungey and comfortable” upholstered ottoman rather than a coffee table. Likewise, the study was outfitted with custom armchairs that work alongside Heydt’s heart pine tongue-and-groove paneling to create a cozy space for conversation. “This house was beautiful before I even bought the first piece of furniture,” says Howard. “I just wanted to complement that.” See Resources, Back of Book.
Bold Beauty

Due to the primary bedroom’s sloping ceiling, there wasn’t much room for statement artwork. Howard’s solution: Repaint the existing chandelier to be in harmony with the blue-and-white fabrics and allow the light fixture to serve as a statement piece.

Made to Last
Inspired by the Jordan Pond Gatehouse in Acadia National Park, Heydt used Stone Mountain granite for the base walls of the home. The masonry arches are true load-bearing structures, which is “not typical for the way a lot of them are made,” says Heydt. French oak windows were designed with authentic detailing and feature espagnolettes and cremone bolt hardware.
