Province East Nusa Tenggara (NTT), stated in Province Regulation is set as leading tourism destination (Perda Tata Lingkungan Tahun 2011-2013). The regulation aims to make NTT as a tourism gate for asia-pacific based on nature, culture, heritage, and art. Kupang as the capital of NTT had an increasing number of tourist visiting on the last three decades. The increasing of tourism bring benefits to destination all around NTT as it makes the tourism industry as a promising sector specially for nature destination.
as a waterfront leisure tourism development To regulalte the increasing number of tourist visiting, there are several building and infrastructure need to facilitate the activity. Based on City Regulation (RTRW Kota Kupang 2011-2031), vision toward shoreline tourist attraction was a waterfront development with sustainable concept. By orienting the development to establish seashore areas as the front gate of the city. It intends to solve problems resulting from lack of the development of Kupang City seashore areas.
Lasiana beach is one of beach in the Lasiana village, subdistrict of Kelapa Lima, Kupang city, Province East Nusa Tenggara. This beach have interesting natural potency to be developed as a very attractive natural potential as a leading tourist attraction. It has a very beautiful natural scenery with white sandy beaches characteristics, smooth and has a long coastline, the waves are calm, beautiful natural panoramic sunset and the shade of trees on the coast to offer a special attraction for tourists. Therefore optimzation of the development of tourist sites Lasiana Beach towards sustainable and waterfront tourism need to be accomodated. The needs manifested in a form of hotel and resort in Lasiana Beach, Kupang City

A. VISUAL Vision / Sight is a primary and the top sense of a man. Plato regarded vision as a humanity’s greateset goft. In the opinion of Maurice Merleau-Ponty, Eyesight is an embodied vision and an embodied part of the fabric of world. Pallasmaa states that the sight separates us from the world, while the rest of the senses joins him (Pallasmaa, The Eyes of the Skin, 1994)

a. Panoramic View Panoramic view refers to the sea, beach, and landscape in the long west to north side of the site. Panoramic view are the main attraction of the site, and a great potential to be a meaningful impression of an environent. Orientation for opening and view directed toward shore and sea. a relaxation and recreation facilities also located near shore. Vegetation for palms arranged to make frame for landscape and sea.

Proportion Proportion refers to the proper and harmonious relation of one part to another or to the whole, while scale refers to the size of something compared to a reference standard or to the size of something else (like a human being). low-rise (2-3 stories) building villas and hotel gave visitor humble and relaxing size. Not intimidating by height and bulky building mass compare to human size.

AUDIOTORY Hearing is a very incorporating sense. it’s omnidirectional, not focused like visual cues. most of the time acoustics remain an unconscious background experience but in the right places it can create the right atmosphere for almost spiritual sceneries. sound waves crashing : a natural sound coming from shore. can be used as background sound as a spiritual pulse for Yoga, spa, and another relaxing activities. placing the recreational activities closer to sea and far from hotel rooms.

TRAFFIC REGULATION Roads around the site are type III neighborhood road with road width 2 to 5 meters. The road are a two-way lane, enough for 2 cars passed by easily. The entrance to site accessed from east side of the site, approximately 1km from the main road, Jalan Timor Raya. CAR CIRCULATION

Kupang Bay has hostile waves and quiet trafď€ c from cargo and industrial ships. Suitable for recreational purposes and water sport. Has blue to clear water and broad range of shallow water ď€ sh in some coral areas.
This particular nature setting are the main potential and orientation of the site and developed by providing water activity access such as a pathway to the shoreline , and recreational dock for water sport
EXISTING GREEN Natural vegetation line along the beach are palm and coconut trees. Vegetation around site dominated by medium- height tree. mostly fruit trees and evergreen. the trees is also part of Lasiana recreational park.
PLANNED GREEN Palm trees are also mandatory to be planted by waterfront building and development as stated in the city regulation. Palm trees are lined up along the shore as wind breaker an shading for beach activity.

BEACH Lasiana beach is a white sand beach. Has a long coastline (1,2 km) for shore-line walks. The beach is facing west, which is the best for sunset viewing. The beaches decorated by palm trees as regulated in city regulation.
Road Border is 1m from the outer line of road. This space are used for green belt and RTH of the site.
TOPOGRAPHY The shoreline land by its nature have inclination to be lower towards sea. Topography around the site however are not steep. but still have several meters difference. the land on the east side are 5-6 meters higher than the west side of the site. this topography enable the maximum view to the sea from the site, and vice versa.
The beach is facing west, which is the best for sunset viewing. This natural setting is a main potential to the site and building development where building orientation are facing toward beach direction and access to the beach.

The purpose are to optimizing beautiful sunset sea scenery as a main attraction of the site, while the seashore facade are treated well as the attraction view from the sea.

The average annual temperature of Kupang City is 27oC with humidity of 73%. The data above says that Kupang has tropical humid climate, but has a low humidity / dry rate compared to other areas in Indonesia. This condition resembles a tropical climate dry in Greece and Africa.
The choice of building style resembles traditional African and Greek architecture with a modern twist relaxation will be an attraction for the building and the overall theme.

Daylighting time in Indonesia is generally the same other countries on the equator are 12 hours on average. This condition can affect the pattern of activities that occur within the site. In the morning is the optimal time to do activities sports both in water and on land. At noon the sun is at the highest peak of radiation, visitors on the site tend to search shelter area. then Afternoon is the time of view sunset and panoramic activities will be carried out so that it needs access and container of these activities.

BUILDING MASS ANALYSIS LASIANA HOTEL & RESORT Hotel and resort orientated towards waterfront development maximized by framing the natural beauty of the Kupang Bay. The shore and ocean view as the main attraction has its own benet and obstacles.

The benet was, there are a lot of area of ocean to be looked at and there are no building surrounding site to block the amazing view. The obstacles however, there are too much sunlight exposure from the ocean side. The tricky part was, the blinding sunlight oftentimes comes from the west side where sunset takes side.

Based on dry climate and bright daylight time on Kupang City, style chosen for the resort is somewhat mixed between African, Greek, with a twist of traditional tropical housing style. It aims to give the visitor a different vibes from what they usually get in a busy city or typical hotel that available in general.
Hotel and resort orientation towards waterfront development regulation concept frames the natural beauty of the Kupang Bay with an elevated location on a verdant hillside and through tropical-modernist structures that were designed to face the sea, the countryside, and the sunset. Conceptually, the calming effects of water plays a key role in the resort’s layout.
Tropical-modernist theme with direct access to pool in the lower ground rooms. the pool connects to communal area making HOTEL BUILDING an illusion of being in the middle of the sea. the pool is also function as temperature control into hotel building. Upper hotel rooms is provided with balcony and a higher view to the Kupang Bay.

There are two types of villas, ď€ rst for couple (2 persons) with one bedroom in a 1 level home, second for family (4-6 persons) with two/more bedroom in a 2 level home.
