Mixed Development

The Glades Business & Leisure Park Northbank 1 Kuching, Sarawak

01

Situated nearby the Sarawak River, in the Muara Tebas Land District, NorthBank 1 & NorthBank 2 Developments are in close vicinity of Residential and Industrial zones. About 8.5km South-East from Kuching City Centre, the development is flanked by the upcoming SouthBank Mixed Development on the South-West and Tabuan Jaya landed housing, with its Secondary School and Commercial Centre on the North. The Glades of NorthBank 1 is closely connected to the major highways and only minutes away from the Kuching International Airport, making it highly accessible. The design draws inspiration from the Sarawakian landscape, in order to create an architectural landmark where a dynamic lifestyle synergizes with the vivid Kuching’s new Business and Leisure destination. The Glades of Northbank is designed from Nature, interwoven into the fabric to create rich experiential spaces for both residents and guests, providing an escape from the hectic city-life.

Gamuda Cove: Water Park Village Dengkil , Selangor

02

Water Park Village is the future living urban heart of development. Set in the context of the water theme park, this project provides a unique mix of shopping, dining, drinking, entertainment, live performance, workplace, and service apartment accommodation in an exciting and enjoyable setting of lagoon, plaza, streets, alleys and courtyards. The project has evolved out of a unique retail planning concept of “Boulevard Street Retail”, “Town Square Park Retail” and “High Street Retail” based on the cluster formed, delivering a diverse shopping and spatial experience to visitors. The “Boulevard Street Retail” creates a cohesive urban language with the water theme park through lagoon to activate the retail space. “Town Square Park Retail” comprises a line-up of outdoor diners, art gallery, exhibition space and lifestyle stores. The integration of urban farming on the roof top allows self-sustaining nature at another level. “High Street Retail” as the major linking point towards the discovery park and high street incorporates high-end contemporary and business offices as the frontage of the masterplan.

An urban village that envisions crossgenerational shared living communities in the hearts of Gamuda Cove an the importance to boost health and happiness.

TOD: Mixed Commercial Development

TNB: Lutsinar Tower Petaling Jaya

In line with TNB’s corporate identity, the tower is designed to incorporate features that is aligned with TNB’s aspirations. As Malaysia’s leading electricity utility, the tower will signify TNB’s contribution to the building of this nation through its technological progress and innovation. The tower is designed to respond and adapt to our tropical climate. Through a series of strategies such as rainwater harvesting, optimal daylighting, green roofing, and passive cooling, the yearly energy consumption and carbon emission can be significantly reduced. The skin of the building also mimics a tropical environment creating a vertical ecological connection. The building becomes an expession of national heritage and a symbol of unity. It signifies TNB’s role in advocating togetherness and harmony within a multi-cultural nation. The tower is designed to demonstrate TNB’s years of service to the people, bringing the rakyat together by creating connectivity through technology whilst strengthening relationships.

The urban plaza is essentially configured on one side of the development to ensure seamless and effortless connectivity of the office building and the exisiting LRT Asia Jaya train station. The clear and intuitive pedestrian movement into the site is further injected with a series of active retail to activate multilevel connectivity and the open plaza while maintaining the boundary of public and private zones.

TOD: Mixed Commercial Development

Northbank 1: IRAMA

04 IRAMA of Northbank 1 defines a new prototype of urban intervention in Kuching, which interacts with people, that makes us think of how we move, how we live, how we work, how we relate to each other, and how we create the memory of a place through a new relationship with the Sarawakian identity and history. IRAMA responds to the site’s context and recesses from the LRT line, channels users to and from Northbank via a transit hub. In line to the current proposal on nearby land, the building’s topography is sculpted to engage wth both The Glades and the main artery along Northbank. A central atrium is created to connect the two wings of the building, creating a visual corridor.

Kuantan Marina City Masterplan Kuantan, Pahang

05

Kingdom City is a bold statement, a piece of architecture that borders on being a work of art, and it would leave a lasting impression on any visitor. The Masterplan itself takes a shape of a “dragon”, along with the establishment of architectural guidelines and parameters. In essence, Kingdom City is about creating an environment that protects nature, fosters culture, promotes a mutuallyflourishing relationship between human and nature, being aesthetically pleasing and shared amongst all people. Respecting the surrounding context, the masterplan is designed to have continuation of the riverfront, by maximising waterfront retail and integrating floating restaurants & ecowalk trail. These features camouflage into the landscape and appear to seamlessly blend with the surrounding nature.

Dubai World Expo 2020: Malaysian Pavilion Dubai, UAE

06

The Malaysian Pavilion for 2020 will be themed “Energising Sustainability”. The pavilion will focus on rebuilding the relationship between man and nature whilst celebrating the nation’s natural treasures. The pavilion will recapture the moments of grandeur in nature by reintepreting them in a series of choreographed spaces. Aiming to showcase our unique caves and karst formations, its internal structures will represent Mulu Cave’s Sarawak Chamber, the world’s largest cave chamber. The cavernlike shell is designed to reflect on our past while the internal installations will project our vision for the future. This pavilion is designed around the concept of karst formation. The aim is to create a structure with a life-cycle where the natural forces, such as wind, rain and sunlight can create a constant feedback with the architecture. Its internal cavern-like structures are designed to produce immersive spatial effects such as enclosure, lighting, depth of shadows and natural ventilation. In accordance with The Butterfly Effect concept, the pavilion will act as a reflective tool in promoting individual responsibility toward sustainability. It will highlight environmental problems that we are facing today which is caused by our irresponsible actions towards the environment. The pavilion will symbolise a powerful message in advocating the preservation of nature while condemning environmental abuse. Malaysia Pavilion will demonstate our commitments in working towards a cleaner future.

Mixed Commercial Development

Triterra: The Bungsar Estate Bangsar, Kuala Lumpur

07

The objective of this proposal is to showcase the concept of the development and revitalisation of the 13.25 acreas of Railway Asset Corporation (RAC) land (Lot 310, 311, 353 and 355) in Bangsar, Kuala Lumpur. Guided by financial feasibility and in consideration of the target market and principles of sustainable urban planning and post-pandemic design approach, a vibrant mix of commercial and residences are envisioned for these parcels. A 3.61 acres of green area and a viable mix of residentials and commercial development acts as the main component and prime driver of the overall master plan. The 3.61 acres of green area comprosing of a 3.00 acres central park and a separate 0.61 acre pocket park represent more than 30% of the development land. One of the key factors is to build a replacement housing for the existing 756 units on Lot 353, 358 and part of Lot 355 complete with ample residential facilities and amenities. The Sri Nageswari Amman Temple (existed since 1945) will be preserved in its original site and will benefit from the upgrading of the access and beautification of its boundaries. The remaining parcels of 7.44 acres after deducting the 2.2 acre land for replacement RAC Residences and the 3.61 acres of green area, are planned to be developed into commercial and residential components.

The Bungsar Estate is a master planned to be integrated sustainable mix use development comprising of mainly residential units complemented with a retail component and mainly food and beverages outlet to suit the new normal lifestyle of minimal movement and use of vehicles. Central to this theme is the large 3.00 acres central park and a separate 0.61 acre pocket park that provides relief and opportunity of place making to the residents and to the public.

Inspired by the traditional Songket weaving, The design planning begins with the spirit of interweaving and an understanding of the role it plays to connect and celebrate the bond between the township and marvelous landscape. Similar to weaving, forming fabric by interlacing threads between strings and small pieces. The design Interweaving of pieces of different contexts helps to form a stronger connection of the overall development. In doing so, great importance was placed on ensuring the creation of great public spaces and users’ experience. Moulding the form of the buildings in harmony with future developments on the site.

Contemporary Urban Resort

Corniche Hotel Al-Khobar, Saudi Arabia

Desert rose will be the central theme of the design. The geometric structure, layering and formations are ideal for creating an iconic building that will beautify the beaches of Al Khobar. The formation of crystals form in clusters which comprises of abundant sand grains. The so called 'petals' are crystals flattened on the crystallographic axis, fanning open in radiating flattened crystal clusters. This unique structure is incorporated into the design as a coherent theme. It can be found in a variety of shapes, sizes and colour that depends on the characteristics of the sand in which they grow. The sand roses are found at the surface as they crystallize at the water table. Comprising of a hotel and retail outlets that stretches along Marina, the development remains at street level, with the roofs forming a continuation of the Corniche. The landscape design for the entry plaza, quayside and corniche sidewalk, create open-air terraces in the form of a ‘stone beach’ over the restaurants and shops.

The masterplan of the resort addresses the form of the existing terrain. Lines created are derived from the curvature of existing beachfront, to preserve the natural form along Corniche.

The main lobby, arrival point, hotel facilities and signature restaurant will be positioned facing the best views. The water villas are angled to face the views. It is designed in as rhythmic crystals protruding from the waters creating unobstructed views towards the sea.
