Axis is one of the UK’s leading providers of responsive repairs services, maintaining over 250,000 homes nationwide for social housing landlords. We deliver high quality, resident-focused repairs via expert engineers, fully integrated IT systems and bespoke delivery solutions vetted to ISO9001 assured excellence model.

Responsive Repairs

Our 15-year contract with Sanctuary (formerly Swan) sees Axis deliver responsive repairs services in London, East and South East England, where we are responsible for managing a client budget of £18m pa across 11,000 properties, with an estimated 63,000 repairs undertaken per annum. The team’s expertise in fixing a wide range of repairs, coupled with an intelligent scheduling system that appoints the closest engineer, ensures exceptional service delivery and positive outcomes for residents.

As a result, our recent customer satisfaction levels are consistently over 93.7%, with over 96.42% of appointments kept and minimal no access issues.

Planned Maintenance

Axis has delivered planned maintenance to City of Westminster’s 21,000 properties since 2012, improving the safety, comfort and environmental performance of residents’ homes.

The contract, which has been extended twice, has included cyclical decorations and renewal works to roofs, windows, external structures and internal communal areas, as well as kitchen and bathroom and fire door replacement.

Enhancing our partnership’s resident engagement, Axis went beyond the standard consultations and communication to develop a resident App that provides appointment booking, live chat with RLOs and all the latest information about the work taking place on a resident’s property.

Enhance resident comfort and safety with our planned maintenance service. We prioritise high stock condition levels, exceptional customer service, and community investment. From surveying to compliance, our in-house experts handle it all. With contracts nationwide, we deliver quality solutions, from new kitchens and bathrooms to roof refurbishment and window replacement. We provide a comprehensive, customer-focused approach to planned maintenance.

Our Painting Division completes over £40m worth of cyclical decoration projects each year and, if extracted from Axis’ wider business, would stand independently as one of the largest painting companies in the UK.

Our specialist painting, decorating and industrial coatings protect and enhance our clients’ assets, reducing the effects of wear and tear and greatly improving aesthetic appearance for residents.

Painting & Projects

Axis’ painting projects include decorating homes and communal spaces for residents, as well as redecorating commercial buildings and restoring heritage properties to their original glory.

The image (left) shows a project for Notting Hill Genesis. In the last twelve months we have also completed painting projects for Crown Estate, Met Police and many of the G15 landlords.

Our services ensure the aesthetic appeal and longevity of clients’ properties and include surveying, expert guidance on material selection, surface repairs and preparation prior to interior and exterior painting, protective coatings and wall covering installation.

Mechanical & Electrical

Building on a decade-long partnership between Axis and the Royal Borough Kingston upon Thames, we were awarded a £3 million contract to provide reactive and cyclical mechanical and electrical maintenance to their 6,000 homes – including 24-hour breakdown and emergency cover.

Axis ensures day-to-day delivery of safety checks, servicing, breakdown responses, and maintenance for domestic gas and electric systems, appliances and installations, while aiding the Council’s shift to low carbon, renewable heating systems.

One such project was for a 23-unit property, where gas boilers were replaced with an air source heat pump to significantly reduce carbon emissions, increase efficiency and reduce the fuel costs for residents. The retrofit work included installation of solar panels to provide renewable energy and further enhance the self-sufficiency of the site.

Axis has also planned and installed boosted water systems, plant rooms and communal heating sites for the Council.

Our M&E Division provides a full turnkey mechanical and electrical solution, from the initial feasibility and planning through to installation, handover and later servicing and maintenance.

We can ensure a landlord’s compliance across gas, electricity, heating, water, ventilation, security and detection systems as well as helping to meet decarbonisation targets via the design and installation of renewable energy systems including air source heat pumps, solar and district heat networks.

Our engineers make buildings more efficient, sustainable, cost-effective and safe.

Our solar panels generate enough power to feed everything connected to the block including ASHPs and batteries. Plus: over 1,500kW exported back to the grid in less than a month.

Our in-house FRA team provides fire safety compliance solutions, including the design, supply, installation and maintenance of passive and active fire prevention and stopping products and systems.

With BM Trada in-house trained professionals and a highly skilled FIRAS supply chain, we ensure our clients’ properties comply with the requirements of the Fire Safety Act 2021 and Building Safety Act 2022, as well as modern building regulations.

Fire Safety & Prevention

Axis undertook FRA works within an occupied 24-storey block of flats for Lewisham Homes, valued at £3.4m.

The internal fire compliance project comprised installation of certified fire door sets, fire detection system and sprinklers, compartmentation and ceiling replacement, smoke extraction systems and automatic door actuators, design and installation of lateral mains and communal lighting plus EICRs.

The certified work ensured that all issues in the client’s Type 4 Fire Risk Assessment report were remedied in both communal areas and within the flats, including remedial works to all C1 and C2 faults to the individual dwellings and replacement of consumer units.

We ensured installations were to the highest quality and provided accurate asset data to provide a ‘Golden Thread’ of information for each installation, linking each door with certification, compliance documents and warranties.

Cladding

One of the projects in Axis’ fire safety and cladding portfolio is Gosport Towers.

The Hyde Group awarded Axis the Design and Build Contract to replace 18,000m2 of external wall insulation to five high-rise blocks occupied by 440 families.

Axis conducted intrusive FRA surveys and structural investigations before developing the design and specifications for the replacement cladding and associated works.

The work involved a full back-to-frame strip out of the towers to replace the aluminium composite material (ACM) cladding, as well as remedial work including fire stopping and compartmentation within properties, to bring the blocks up to modern building regulations.

Axis’ in-house team used their expertise to coordinate consultant architects, structural engineers, fire engineers and specialist EWI installers to deliver the building safety project.

In addition to replacing the cladding with noncombustible A1 fire-rated material, Axis also delivered concrete and steel repairs and reinforcement, as well as gas works, painting and decorating.

The project has been held up as a best practice example of cladding replacement work, with visits by housing associations, local authorities and government officials.

Axis provides cladding compliance solutions that achieve both fire safety standards and contribute to our client’s decarbonisation targets. Our team can advise on and contribute to the funding application process, right the way through to design and installation We give social housing landlords the peace of mind that their residents are living safely in their homes.

Axis’ decarbonisation service provides retrofitting solutions that allow landlords to meet the Government’s EPC and heat output targets, via PAS 2035-compliant installations.

We combine fabric-first thermal performance measures with innovative low-carbon and renewable-energy generating technology, to help reduce carbon emissions, save costs and secure energy supply.

Decarbonisation

We have shared our thermal efficiency and energy management, engineering, and sustainability expertise with many clients, most notably in a cladding replacement project for Peabody, the installation of air source heat pumps for The Royal Borough of Kingston upon Thames and solar panel installations for City of Westminster.

Across these projects we have incorporated a range of measures: external wall insulation, new windows, air source heat pumps, insulation and ventilation, upgrading windows, doors, and cladding, and installing solar panels on roofs.

Axis works with landlords to complete a full review and evaluation of their stock to identify opportunities to reduce their carbon footprint. This can include a range of decarbonisation measures, from low-cost energy efficiency and optimisation measures, through to the installation of low carbon heating and cooling systems or the generation of on-site renewable power. These projects achieve warmer, more energy -efficient homes with reduced carbon emission and lower energy costs.

Refurbishment

We know your property stock is not a collection of static buildings, but a dynamic set of assets requiring bespoke and proactive care.

Our planned maintenance service, sometimes called building refurbishment, major works, or capital works, adds value to a landlord’s strategic approach to maintaining and enhancing the life cycle of their social housing assets.

One such refurbishment project was completed recently for L&Q, which encompassed planned external works and roof repairs to a street of 100 Victorian properties in London.

Axis delivered a range of planned external works which began with asbestos surveys. We renewed the roofs, installed new timber heritage-style windows, completed stonework and stucco repairs and decorated the properties – including replacing fascias, soffit boards and rainwater goods.

Each block contains five apartments. To minimise disruption to residents, we delivered the programme in phases of five blocks (25 apartments) at a time, taking an average of 10-12 weeks to complete each phase.

Resident Care

Residents are at the heart of our service, and their satisfaction is our top priority. Axis has invested in a strong customer care team, dedicated onsite resident liaison officers and resident engagement systems that adhere to rigorous ISO, TPAS and Considerate Constructors Scheme audits.

All the windows needed to be replaced. The windows were very old we had a lot of draft coming in. Now it’s much better – much better – we love them them!

Axis did my roof in a couple of days. My house is much warmer, less draughty. Axis has done everything right on this project. It was a really quick and well-done job.

Our Services Don’t Cost the Earth

We consider the environmental impact in everything we do and are striving to reduce carbon emissions. Our commitment to become a Net Zero business by 2050 is based on eliminating fleet emissions, sending nothing to landfill, procuring and generating green energy and working with our entire supply chain to remove all carbon-intensive materials.

Waste Reduction

In the construction industry waste is inevitable, but we ensure that we recycle at least 98% of all our waste and we’re working towards becoming zero-to-landfill by 2030 by introducing circular economies where possible and ensuring we only work with innovative partners who align with our mission.

Supplier Engagement Fleet Emissions

Our supply chain is the biggest single contributor to our carbon footprint, representing 72%. We are working with our largest supply chain members to accurately measure all of their emissions to improve our data quality and set accurate reduction plans through responsible procurement practices.

We realise it’s paramount to electrify our fleet to reduce carbon emissions. Axis has begun this journey and is on track to operating a fully electric fleet by 2030 with at least 15% of our fleet being electric by 2025. To improve mobilisation we’re installing EV chargers for our clients to increase the existing infrastructure.

Clean Energy Environmental Awareness Nature Stewardship

100% of the energy we’ve procured has been REGObacked renewable energy since 2019. However, we are committed to double the amount of on-site solar generation by 2025 and phase out natural gas from our offices. This is part of our ongoing strategy to halve the amount of Scope 1 and 2 emissions by 2025.

All of our on-site management teams have undertaken SEATs (Site Environmental Awareness Training) to better safeguard the environment. As part of our certification with Planet Mark we deliver annual carbon literacy awareness programmes to inspire and cultivate change for good in our business.

We ensure we improve any location we operate in by investing in local conservation projects, planting over 1500 trees through our partnership and cleaning the estates we’re on. In 2023, we offset all our Scope 1 and 2 emissions to become carbon-neutral by investing in verified offsetting schemes globally.
