Solar initiative where sun the shines bright What better place to install solar panels for residential use than where the sun shines for more than 360 days of the year? That’s Big Bear Valley. Bear Valley Electric Service is sponsoring the Bear Valley Solar Initiative program that provides cash rebates for the installation of grid-interconnected eligible solar electric systems. The goal is to install 800 kilowatts of solar electric in residences throughout the Bear Valley Electric Service territory. In addition to solar electric, the program leverages energy efficiency measures to assist in reducing the kWh consumption of homes. Incentives are available through Dec. 31, 2022, or until the incentive budget has been fully utilized. Bear Valley Solar Initiative rebates are available to qualified residential customers in the Bear Valley Electric Service territory. The rebate application must be completed through the online application portal at www.bves-solar.com. The website also

offers detailed information about the program as well as solar contractors who can help with installation. There is a list of state and local contractors available on the website. ABCs of fireplace management One of the more enjoyable things about mountain living enjoying a quiet evening by the fireplace. Even spring and summer evenings in Big Bear could be cool enough to enjoy a cozy fire. But in these days of environmental consciousness, it pays to know the whys and hows of building a fire. One thing that new homeowners may be glad to know is that wood burning is allowed in Big Bear Valley and does not have the same restrictions found in other areas of Southern California. The key to successful wood burning, according to the website www.woodheat.org, is having good quality firewood. Wet wood and pieces that are not the right size and shape for the wood burner can result in inefficient burning and the deposit of creosote that could fuel a dangerous chimney fire. Density and moisture content influence wood’s value for burning. Dense hardwoods such as maple and oak have higher energy content per cord and release more heat per load. They also produce longlasting fires and coal beds. Softer woods like birch, pine, spruce and poplar are less dense, burn faster and do not produce a long-lasting coal bed. To store firewood, stack the wood in separate rows in an open location where the sun can warm it and breezes can carry away moisture. Do not stack unseasoned wood tightly in an unvented storage area. Stack the wood off the ground on poles, lumber rails or pallets. Cover the top of the pile to keep off rain, but do not cover the sides. Softer woods cut, split and stacked in the early spring are ready for burning in the fall. Hard woods may take a full year to dry enough for use. Look for checks or cracks in the end grain of a

log to decide on dryness. Wood tends to darken from white or cream color to gray or yellow as it dries. Two pieces banged together sound hollow if dry, and solid and dull if wet. Last but not least, buy wood where you will burn it. California’s trees are at risk from insects and diseases that can move on firewood. Pests can be transported by wood and infect an area, causing problems for trees in that area. Wood should be cut within 50 miles of where that wood will be used for a fire. Firewood should not be stacked against homes in Big Bear Valley as it increases fire risk. Stack firewood a safe distance from structures. Here are some tips from the California Firewood Task Force: • Leave firewood at home. Do not transport it to campgrounds or parks. • Use firewood from local sources. • Bring only what you’ll need and burn responsibly. For more information, visit the website www.firewood.ca.gov.

Vacation home sales soar to record high An annual survey of residential home buyers by the National Association of Realtors shows that vacation home sales boomed in 2014 to above the most recent peak level in 2006. NAR’s 2015 Investment and Vacation Home Buyers Survey covered existing and new home transactions in 2014. Vacation home sales catapulted to an estimated 1.13 million in 2014, the highest amount since the survey began in 2003. Vacation sales were up 57.4 percent from 717,000 in 2013. The results of the survey were released in April. Vacation homes are defined as recreational properties purchased primarily for the buyer’s or buyer family’s personal use, while investment homes are residential property purchased primarily to rent to others, or to hold for other financial or investment purposes. Lawrence Yun, National Association of Realtors chief economist, said vacation sales showed astonishing growth, nearly doubling the combined total of the previous two years. “Affluent households have greatly benefitted from strong growth in the stock market in recent years, and the steady rise in home prices has likely given them reassurance that real estate remains an attractive long-term investment,” Yun said. “Last year’s impressive increase also reflects long-term growth in the numbers of baby boomers moving closer to retirement and buying second homes to convert into their primary home in a few years.” Vacation home sales accounted for 21 percent of all transactions in 2014, the highest market share since the survey was first conducted. The typical vacation home buyer in 2014 had a higher median household income ($94,380) than those in 2013 ($85,600) and purchased a property that was farther away (200 miles) than a year ago (180 miles). Buyers plan to own their property for a median of six years, unchanged from 2013. Although a majority, 54 percent, of vacation buyers bought a single-family home, the share of those buying a condo, 27 percent, or townhouse or 22 - Real Estate with Altitude • Big Bear Grizzly • May 2015

row house, 18 percent, increased from the previous year. Forty percent of vacation buyers purchased in a beach area, 19 percent purchased in the country and 17 percent purchased a vacation home in the mountains. One-third of vacation buyers plan to use their property for vacations or a family retreat, 19 percent plan to convert their vacation home into a primary residence in the future, and 13 percent bought for potential price appreciation. Forty-six percent of vacation homes purchased in 2014 were in the South, 25 percent in the West, 15 percent in the Northeast and 14 percent in the Midwest. The National Association of Realtors 2015 Investment and Vacation Home Buyers Survey was conducted in March and surveyed a sample of adults who had purchased any type of residential real estate during 2014. The survey sample was drawn from a representative panel of US adults monitored and maintained by an established survey research firm. A total of 1,971 qualified adults responded to the survey. Consumers were sampled to meet age and income quotas representative of all home buyers drawn from the NAR 2014 Profile of Home Buyers and Sellers. The National Association of Realtors is America’s largest trade association, representing 1 million members involved in all aspects of the residential and commercial real estate industries.
