By the Greater Brazos Valley Builders Association Remodelers Council Home owners remodel their homes for many different reasons, with an eye toward their own enjoyment as well as the eventual resale value. Some want to give new life to a house with an out-of-date floor plan. Baby boomers who want to stay in their homes as they age — as well as younger home owners who are looking ahead — want to enhance accessibility. And, many home owners want to add sustainable home features that also save money on utility bills. As the home building and remodeling industry celebrates National Home Remodeling Month in May, one this is clear — home owners are taking their wish lists to professional remodelers to make them happen. Open up to new

spaciousness Open floor plans remain as popular as ever, and more and more home owners are choosing to take out an interior wall or two to make the space feel larger and more connected. Remove a wall between the kitchen and a formal dining room and the newly opened space can breathe new life into the entire floor. Natural light enters from more directions and family members working in the kitchen or eating at the counter can interact with others watching television or doing homework. If You Want the Job Done Right, Hire a Professional Remodeler By: Greater Brazos Valley Builders Association Any homeowner planning to remodel wants nothing less than a professional job. Who wouldn’t want the best quality in terms of workmanship and materials when it comes to improving their most prized and most valuable asset? However, when it comes to selecting a remodeler, too many buyers conveniently forget the timeproven adage that “you get what you pay for.” The dilemma that confronts many homeowners is their desire for a top-notch job at the lowest possible price. With price as their primary focus, they ignore other criteria that may carry more weight in producing a successfully completed project and a smooth working relationship with the remodeler.

It’s understandable that price is a major consideration when it comes to remodeling. The cost of remodeling has increased as the demand for remodeling grows. Higher costs of materials (such as copper pipes) and scarcity of skilled labor are just two factors contributing to price hikes. Remodeling Magazine, a national trade magazine, reported in their 2019 Cost vs. Value survey that a mid-priced major kitchen remodel, a popular remodeling project, costs $66,196. For a minor remodel of the same 200-square-foot kitchen, the cost is $22,507. Homeowners need to understand that remodeling is a service and not merely a product. This service encompasses the intangibles that make up the process of

remodeling – how everything comes together and results in a satisfying experience and an acceptable finished product. The materials and products that go into it can’t define a professional job alone. The nature of remodeling as a service becomes even more pronounced when you consider that inevitably you’ll be sharing your home with the remodelers’ crews for weeks or even months, depending on the scale of the project. All remodeling involves some degree of inconvenience, but inconvenience can easily turn into a nightmare if your remodeler doesn’t put your family’s comfort and concerns first. Rather than selecting a remodeler based on where one bid falls compared to others, shift your focus to finding a professional remodeler; then go about getting a bid on your job. If the bid is higher than what you budgeted, work with the remodeler to decide where you can cut back or what you can postpone to keep the project on budget. Some important characteristics you should be looking for to ensure that you hire a professional remodeler are: Experience – Ask how long the remodeler has been in business. Longevity suggests financial stability, which is necessary for the remodeler to finish the job and still be available if problems crop up after the job is completed. Also, the more jobs the company has completed, the more expertise the remodeler will bring to your project and the hidden surprises that remodeling typically entails. Reputation – Look to the remodelers’ former and current customers to gauge the company’s reputation. Obtain the names and phone numbers of customers you can call to get their impressions of the company’s work and customer service. Call them and make personal visits to see the work they had done. Even better, get references from customers whose

projects were similar to the one your family is planning. Also, go visit one of the company’s jobs in progress to evaluate how they manage the construction process and how tidy they keep the job site. Ask whether these homeowners would hire the company again. Business Credentials - A good place to start your search for a remodeler is with your local builders association and it’s affiliated local Remodelers Council. Groups like these help to keep their members informed about new products, construction techniques, business practices and industry issues. Participation demonstrates a remodeler’s commitment to professionalism and to the remodeling industry. Many trade groups also confer professional credentials, such as Certified Graduate Remodeler (CGR), to those who meet their requirements, which is a positive indicator of the remodeler’s reputation. License and Insurance - Ask to see a copy of the remodeler’s license, if your state has such

requirements, and call the licensing agency to find out if there are any unresolved complaints against the company you might hire. It is also important to verify that the remodeler carries workers’ compensation and liability insurance. Have the remodeler show you copies of both insurance certificates to protect yourself from liability in situations involving job site injuries or property damage resulting from the work being done on your home. If your goal is a professional remodeling project, then your best bet is to hire a professional remodeler. The extra cost will pay for itself in the satisfaction you receive while the project is in progress and during the many years you will enjoy the completed project. Remodeling your home can payoff in personal enjoyment and comfort and improve the value of your home. A professional remodeler can provide guidance on home improvement projects that will increase your homes resell value. As the home building and remodeling industry celebrates National Home Remodeling Month in May, many home owners are taking steps to transform their current homes into a personal oasis. High-impact projects that can revamp your home include curbappeal enhancements, kitchen renovations and bathroom improvements. Improve Your Home’s Exterior

The color scheme of your home exterior and cleanliness of your yard makes a big impact on curb appeal. If needed, consider purchasing a new garage door to give your home a facelift. Renovations that Add Value to Your Home By the National Association of Home Builders

Making home improvements will enhance your home’s comfort as well as add to its value. But not all home improvement projects are created equal. If you plan on selling your home in the near- or longterm, take the time now to focus on those projects that offer the best return on your investment. While the cost and value of your home improvements will vary based upon many factors, if you have an older home, the following projects often have the biggest impact when the time comes to sell your home. 1 0 | M AY 1 9, 2 0 2 1

Kitchen. From cooking to catching up with friends and family, the kitchen is the heart of the home. Not only will you enjoy a new kitchen, potential home buyers are attracted to a modern, functional space. According to Remodeling magazine’s 2019 Cost vs. Value Report, home owners can recoup about 80 percent of the cost of a minor kitchen remodel. So, while a gourmet kitchen would be nice, it isn’t necessary from an investment standpoint. Moderate updates such as replacing outdated appliances

or cabinets are great ways to makeover a kitchen. And even small adjustments such as changing out old hardware or adding a new faucet can add up in a big way. Bath. If you have bigger underlying issues such as mold or water damage, you should consider a complete bathroom remodel. Homes with these types of issues will not likely pass a home inspection. You may end up paying for repairs — now or later. Your bathroom does not need to be completely gutted to add value to your home.

Dated materials or fixtures can make a big difference with first impressions. A recent National Association of Home Builders survey of home buyers revealed that more than half (63 percent) preferred a white toilet, tub and sink. Curb Appeal. First impressions are key for home buyers. A fresh and inviting look can be achieved with a well-maintained landscape. Mature trees and trimmed grass can draw prospective buyers to a home. Beyond the landscaping, installing new hardware, doors and windows can greatly enhance your home’s exterior appearance. If you have panels that are loose, rotted, warped, cracked

or molded, it is time to consider having them replaced. Interior Paint. A fresh coat of paint with a personalized or bold hue is a welcomed choice, but only if you’re not looking to sell your home soon. If you are putting your home on the market, neutral colors are ideal. The color of your walls is only a small part of your home, but it can influence a potential home buyer. When buyers walk through a home, they often visualize what it would be like to live in the home. So it’s best to use paint colors that won’t distract potential buyers. Roof. Another big-ticket home improvement — but one that will add significant

value to your home — is a roof replacement. Remodeling magazine estimates that home owners can recoup about 68 percent of the cost of an asphalt shingle roof replacement, and 61 percent of the cost of a metal roof replacement. There are many roofing options available for home owners, from a variety of colors and textures, to longer warranties and enhanced energy efficiency. Turn Your Backyard into Great Living Space

When you think of making home improvements, the interior and exterior of your home may get the most focus. But there is also a lot of potentially great living space just outside your door. Here are a few ways to make your back (or front) yard a seamless extension of your home for entertaining and enjoying the days and evenings of summer, fall and beyond. Outdoor Living and Dining Rooms, Kitchens It’s becoming more common to see cushioned chairs, benches and tables arranged on a separated patio or adjoining the home, often under an awning or roof but still very much in the open air of your backyard. Start off on the right foot with a properly installed and graded patio

of stone or concrete and you can enjoy meals or just have a comfortable place to relax with friends and family. Some go further and create an outdoor kitchen complete with a grill, sink, refrigerator, and countertop and storage space, often built right into a patio’s stonework. Be sure to buy furniture, rugs and accessories that have been designed for outdoor or outdoor/indoor use. Fire Pits and Fireplaces Another more recent trend is having a skilled professional install a freestanding brick or stone fireplace near a seating or entertaining area in your backyard. It can create a sense of privacy while still leaving you out in nature, as well as provide a welcome glow and warmth into the fall months. Likewise, fire

pits can be permanently installed to provide a safe, appealing glow to your outdoor gathering. Patios and Walkways Is your backyard patio a square or rectangular slab of concrete? Think outside the box, as the saying goes, and expand or replace that drab slab with a rounded or flowing contoured patio. There are many options to choose from, and even the least expensive materials like concrete have come a long way with varied textures, visual appeal and durability.
