What is renters insurance? For those who rent, renters insurance covers damage to or loss of your personal property. Whether you rent from a house owner, a property manager, or a university (as a student living in a dorm), consider purchasing renters insurance. Why do I need renters insurance? Landlords insure the physical apartment building against damage from occurrences such as fire, hail, and vandalism. But their insurance policy does not cover your belongings, so don’t expect the landlord to owe you payment should anything happen. Another reason to get renters insurance is to protect yourself against any accidents caused by other tenants.

Renters insurance can also protect against liability lawsuits or medical bills of guests injured in your apartment. Some landlords require you to purchase renters insurance. If so, this would be stipulated in your lease or lease riders. There are two kinds of payouts: actual cash value and replacement cost coverage.

Actual Cash Value This type of coverage pays an amount equal to the current cost to replace your items minus the depreciated value. Replacement Cost Coverage This type of coverage pays you the amount it would cost to replace your lost or damaged property. You only get the money if you replace the items. There is also usually a limit on how much money you receive, and the premiums tend to be higher. I have a roommate? Do we each get our own policy? It depends on the policy. Some insurance companies offer one policy that covers multiple people. Others require each person to get a separate policy.

Take the hassle out of settling in to your new apartment Moving can often be a very stressful experience. Last minute details, finances, packing and unpacking is enough to drive anyone insane. The hard part is already done, now you just need to start putting it all together. Here is some advice to help you as you settle in after your move.

Meet new friends… but keep the old, too.

Unpack one box at a time.

Establish a routine.

You might feel overwhelmed if you look at all your boxes and think that it all has to be done at once. Face it, that’s not going to happen. Unpack what you’re going to need first, like your clothing, alarm clock, toiletries and a few dishes. After a few hours of unpacking, relax and enjoy your new space. Put clean sheets on your bed and get a good night’s rest. Tomorrow, unpack a few more boxes. Take a week or so to completely unpack.

Get to know your neighborhood. Take a walk (or a drive) around your new area and explore. Go to a bookstore and check out the local scene. Take a trial class at the gym and decide if you’d like to join. Go the community center and pick up a calendar of events.

Keep your old contacts but one of the best things about moving to a new neighborhood is meeting new people too! Churches, community classes and volunteer organizations are all great ways to meet new people. Get back into a daily routine that is familiar to you. If you’re used to working out every morning before work, join a gym. Prepare some of your favorite meals and watch a television show you enjoy. Find the closest dry cleaners, grocery store and post office so that running errands won’t be like navigating through a maze.

Take care of necessary tasks. In about a week after your move, you should make sure that all your post-move business is settled. Each task you complete will bring you a sense of accomplishment. Each box you unpack is one less box. Take everything a step at a time and before you know it, it will be done!

Dogs for Apartment Living There are many smaller breeds whose temperament and size make them ideal for apartment living. Hair can be a problem anywhere, but in an apartment it’s hard to get away from it. Breeds considered no-shed include: Bishon fries, Italian greyhound, Lhasa apso, Maltese, Poodle, Schnauzer and Yorkshire terrier. Some of smallest breeds aren’t robust enough to be around young children and are better suited for adults. There are many breeds not listed that do well in this environment, but here are some of our favorites: Bichon Frise

Maltese

Welsh Corgi

This fluff ball is a happy-go-lucky dog. Faithful and obedient. Weighing around 15 to 20 pounds, the bichon does require regular grooming to keep his coat looking great.

This popular breed of royalty expects to be treated like a princess. With a long flowing white coat, the maltese does require regular grooming but prefers to be pampered instead of working for a living. This results in a docile and great apartment companion.

At about 25 pounds, the Pembroke is a popular pet. This stocky short tailed breed needs daily exercise but does not require a large living space. Sturdy built and does well with small children.

With their short legs and long bodies, the dachshund can do well in an apartment. They do enjoy a good walk or run in the park, or even the occasional wiener race, but the dachshund is also comfortable in a nice, warm bed.

Chihuahua What the Chihuahua lacks in size he certainly makes up for in personality. Faithful and protective, this dog does well in even the smallest of apartments. Weighing around 5 pounds, the Chihuahua is relatively easy to train and care for. Doesn’t play well with other dogs and is too petite for small kids.

Italian Greyhound The IG is a tiny version of the greyhound. Usually weighing around 10 pounds, the IG is fast and quick to learn. Though they do enjoy a good chase, the IG also loves snoozing and is often a real couch potato.

Lhasa Apso Hailing from Tibet, this small lap dog is made to be a pet. Weighing less than 15 pounds, the Lhasa does require regular grooming and expects to be treated like a king.

Pomeranian This little fluff ball looks just like a tiny fox. Weighing around 5 pounds, the Pom is an adorable breed that thrives on human companionship. Requiring little space, the Pom is perfect for an apartment.

Yorkshire Terrier The Yorkie is a tiny dog with lots of spunk. They are happy to spend their days lounging on the sofa, but these calm dogs require regular grooming. Weighing less than 10 pounds, this breed is well suited for apartment life.

Poodle The miniature and toy poodle make excellent apartment companions. This breed is among the smartest dogs and is trainable, playful throughout adulthood and loves human interaction. Well known for being no-shed, the poodle is one of the more popular canine apartment dwellers.

Schnauzer Eager to please and keep the family safe, this breed usually requires regular and daily exercise. They thrive on human companionship. Tough enough for small children. Summer 2014
