Bringing you experts in the Home and Garden Industries. I’d like to thank the Greater Brazos Valley Builders Association for letting me chair this great annual event this year. I have served on the Home Expo Committee for 10 years and I’ve worked my way up the ladder to get this fantastic opportunity. The show has always been a success, and for me knowing we have Rose Selman, GBVBA’s Executive Director standing next to us, we know it will be another great show. Thank you to Zachary Ray with MLAW for serving as my Co-Chair for this event,
when I picked you, I picked good. Of course I am grateful to all of the Expo Committee members for the hours of work dedicated to this event. We are excited for all of you to join us for the 43rd Annual Home & Garden Expo February 12th and 13th. We would like to thank Barker’s Heating & Cooling, for being the Title Sponsor and RockCrete Foam Insulators and Roofing for being

Don’t Try this at Home: DIY Mistakes to Avoid By Greater Brazos Valley Builders Association Spring is around the corner, so you might be motivated to tackle a household project that you’ve been avoiding all winter long. Regular household chores such as changing air filters or replacing lightbulbs are low cost and easy ways to keep your home running optimally. If you’re preparing to take on a bigger project, you may want to take an honest assessment of what you can accomplish or if you should hire a professional remodeler. Poorly executed ‘do-it-yourself’ projects can not only damage your home, but depending on the task, you can put yourself
at a safety risk. Before you dive into your next DIY project, consider the following. Budgeting. Home projects can really add up if you avoid mapping out all the materials, tools and equipment needed to complete your project. If you are not a home remodeling professional, chances are you will not purchase exactly everything you need the first time you go shopping. A good rule of thumb is to budget for at least a 10 percent overage for project materials. Permits. Adding a wall or a deck? You might need a permit to complete your
project. If you are not sure, contact your local city hall. Not all permits are intended to drain your home remodeling budget or serve as a roadblock to building, in many cases it is to ensure the job is done correctly. Avoiding this step can yield negative consequences such as being ordered by the city to stop work and paying hefty fines. Professional remodelers are knowledgeable about the permitting process. Tools and Equipment. If you’re a home owner, you likely have at least one tool to manage small home repairs. New home projects may require specialized tools or equipment outside of your usual toolbox. Specific tools can make the difference for making the job easier, safer and avoiding damage to your
home. Some specialized equipment can be costly for a single use. Hardware stores often have tools available to rent but make sure you know how to use it to avoid injuring yourself or ruining your project. Materials and Measurements. One of the attractive parts of DIY projects is saving money on labor costs. Should you also save money on materials? The cheaper option when buying materials for your home may not always be the best one. Installing or replacing materials with flimsy or ill-fitting items
not measured correctly can cost more money in the long run. If you work with a professional remodeler, he or she will be able to recommend the most cost-effective materials to complete your project. Completing a home project can be rewarding with the careful preparation or with the right contractor. To learn more about finding a qualified contractor for your home, contact the Greater Brazos Valley Builders Association at info@gbvbuilders.org

Do You Know How to Make Your Home More Livable? By Greater Brazos Valley Builders Association
The pandemic has had a resounding effect on the way people live — not only in how they interact with those around them, but potentially in how they view their homes as well. More time at home may be changing the way individuals think about how tangible elements such as increasing their capacity to work from home, as well as the notso-tangible elements, like indoor air quality, noise reduction and overall home performance. High-performance homes
can provide increased comfort, improved air quality, reduced noise, and lower energy and water bills, which can benefit the health, wellbeing and finances of you and your family. Your current home may not provide these elements, but investing in remodeling or a new home could ensure they’re incorporated going forward. Asking the right questions will help ensure you’re getting the types of features you’re looking for in a remodel or your next new home. For example, you may notice now that it seems like the AC or
heater is running all the time, or fluctuations in temperature as you move from room to room throughout the day. Or maybe you’re using more energy and water during the daytime, so you’re increasingly concerned about how this will affect your utility bills. Raising these types of concerns with a home builder or remodeler can help them identify the right highperformance solutions for your current or future home. Solutions may include: Products and building materials to increase energy efficiency, such as:

Smart thermostats to help regulate temperature; High R-value insulation in floors, walls and ceilings to retain heat within home; Weather stripping around windows and doors to avoid air leakage, which can overwork air conditioning units; WaterSense-labeled fixtures to reduce water usage; and Appropriately sized heating ventilation and air conditioning (HVAC) equipment to comfortably and efficiently heat and cool your home. Products and building materials to improve ventilation and air quality, such as: Smart appliances to improve efficiency; HVAC systems with sensors and automation to help regulate circulation; and Sustainable building

Best Bets for
Happy Pets By Greater Brazos Valley Builders Association Eating a good meal, taking a nap or playing outdoors are just a few of the simple pleasures in life that most pets and humans both appreciate. There are several ways you can show your pet how much they mean to you by incorporating certain design elements into your home. Many features will not only cater to your pet’s lifestyle, but they also can enhance your home’s appearance and add to its value. Whether you’re looking to buy a new home, remodel your existing home or just need some inspiration for how to use your current space, here are a few ideas to get started. Improving Comfort and Convenience Designing areas within your home where your pet can eat, sleep and bathe tells them that they are just as much a member of the family as everyone else. And having these dedicated locations can also help reduce the amount of time you spend cleaning up after your pet. Built-in eating areas are among the most popular designs concepts for
homeowners with pets. Beneath the kitchen counter, under an island or within a pull-out drawer are all great options to help save space and minimize spills. Custom nooks provide your pet with a quiet retreat to nap or play. Look for opportunities to incorporate these nooks beneath bay windows, or convert a cluttered crawl space beneath stairs into your pet’s private refuge. Pet-washing stations in laundry/ mud rooms can significantly improve the cleanliness of your home. An enclosed tiled area with an extended faucet can be used to give your pet a full bath or simply to clean paws after a romp in the outdoors. Selecting the Right Flooring With the appropriate flooring, both you and your pet can live amicably without pointing fingers (or paws) at one another whenever a new scratch or a spill is discovered. Flooring options today are seemingly endless, and each type comes with varying levels of durability, so you’ll want to
T H E B RYA N - C O L L E G E S TAT I O N E A G L E
do your research as well as consult with a professional before making the investment. Bamboo flooring is becoming increasingly popular, especially among pet owners, for its hardness and resistance to stains. And for those who are trying to be green, both bamboo and cork flooring are also good for the environment. Hardwood floors have long been among the most desirable options, though many different types of wood and finishes are highly prone to showing wear over time. Laminate, stone and tile floors might not be your best option if your pet’s comfort is a top priority. While they are much more durable and typically resist scratches better than other flooring, some pets will find them to be uncomfortably hard and exceedingly slippery. To find a home builder, remodeler or designer that can help you make the best home design choices for your pets, contact the Greater Brazos Valley Builders Association at info@ gbvbuilders.org.

Outdoor Living Design Ideas By Pam Cemino, Chairwoman BCS Home & Garden Expo Committee With more time spent at home this year, getting some fresh air and spending time outside the home is growing in popularity. Even before the pandemic, the demand for outdoor living space has been growing. A majority of home buyers (87 percent) ranked “patio” among the top essential features in a home, according to a recent analysis from the National Association of Home Builders (NAHB). Expanding your living space outdoors can help you enjoy nature, relax and safely entertain while social distancing. The
following are a few design tips to help you enjoy the outdoors and create your own home oasis. Select Outdoor Seating. Choose patio chairs or sofas designed to withstand the elements. Furniture materials such as teak or high-quality wicker are ideal for outdoor use. If you’re purchasing outdoor seating online, doublecheck the measurements. Large or bulky furniture can make your living space fill cramped or disrupt the flow from outdoors to indoors. Consider purchasing lightweight furniture, so it can be easily
moved around your deck or patio. Incorporate Lighting Fixtures. If you prefer to spend time outdoors after dusk or before dawn, you’ll need a solution to brighten up your space. If you have a smaller outdoor living space, string lights are optimal. For a larger space, add decorative lanterns or small lamps on side tables to illuminate your outdoor living area. Embrace Colors and Patterns. Adding bright hues or eye-catching patterns is appealing for any outdoor space. Another
option is to select neutral cushions or pillows and to paint wood furniture your favorite color. Make sure to select paint and primer optimal for outdoor use. Accessorize. If you have patio furniture, new pillow or cushions can create a more inviting space and accent tables can refresh any patio set up. Patio umbrellas can also add pizzazz to your outdoor living space and a quick drying rug can make smaller outdoor spaces cozier. Gussy up with Greenery. Potted plants and flowers
are a stylish addition to any outdoor living space. When picking out the perfect plants for your patio, consider the amount of sun or shade in your outdoor space. Care instructions for plants are easily found online or on plant tags if you are shopping in stores. To find a professional who can help you create your favorite living space inside and out, visit the 43rd Annual Home & Garden Expo, February 12 & 13, 2022 at the Brazos County Expo Complex in Bryan.
