This tired old building has been reborn with external and internal features that create both an imposing facade and pleasant colourful work environment The brief was for a new office and staff facilities, with open display for large goods, storage to the rear and a flexible design to accommodate future expansion The office has been designed to float, with all structural elements concealed within the finished product

Phillip Street Community & Families Precinct WINNER: PUBLIC BUILDING DESIGN GLADSTONE DRAFTING

Gladstone Drafting were engaged to complete Detailed Construction design for the four Community Buildings at the Philip Street Communities and Families Precinct These four individual purpose built buildings house various community entities. Each building had its own requirements and were designed to be independent but inclusive of each other and the overall facilities intent Our design team worked to establish common construction methods and materials, that still allowed for some individuality for each building. A triumph in the use of site that greatly enhances the built environment in Gladstone.

Rising from the ashes of a building that was destroyed by a blaze in 2017, 131 Margaret is a dramatically striking office building fronting Toowoomba’s historic Margaret Street Balancing the heritage requirements posed by being sited adjacent to legacy buildings, and with the occupant demands of the modern tenant, 131 Margaret Street has set a new standard for office developments in the Toowoomba CBD.

The building features an undulating facade, championing two storey glazing along with stylized batten screens, feature steel cladding, and exposed structural elements. The building is sited across 3 storeys with dual road access and makes the most of a narrow site ensuring natural light can access deep into the office space

FACTORY SHOP & SAVE WINNER: NEW COMMERCIAL BUILDING OVER

WIMMERS $5M VERVE BUILDING DESIGN CO. Located in the picturesque Sunshine Coast hinterland town of Cooroy, on the site of the historic Wimmers Softdrink Factory, our client's brief was to develop a supermarket for the township that paid homage to an Australian icon of the beverage industry The intent was for the township's second supermarket to complement the existing IGA, which the clients also owned It was to not reproduce a standard supermarket offer, rather a more market style feel providing the community a different line of products and shopping experience.

The combination of smart materials selections, retention of mature trees and incorporation of the building into the natural fall of the site, has resulted in a new commercial offering for the community which naturally blends into the existing landscape.

Antara Studios WINNER: COMMERCIAL RENOVATION STRUXI DESIGN

Antara Studios is a place that fosters mental clarity and emotional support, somewhere that the community could come together to practise yoga, pilates, and meditation. These very traditional practices have stood the test of time and so too has this building It has endured a multitude of occupants over the last century and StruXi were excited by the opportunity to participate in the adaptation of the spaces to support the next chapter of its life.

The juxtaposition between old and new is nowhere more apparent than within the foyer and change rooms on the ground floor The building itself is now a metaphor for the refreshment of mind and body that occurs within the walls.

Entering the building a person may feel tired and stressed, much like the original parts of the building, epitomised by the worn timber screen As one ventures further into the building the old gives way to new materials and light airy spaces where the worries of the day can melt away

Two mat studios and a reformer studio together with reception, change rooms, additional meeting or office space, a kitchen, and a homework room for Client’s We always intended to retain and reuse as much of the existing building fabric as possible The embodied warmth that comes with aged bricks and timber was an important element to retain. There was an existing layer that had been added to the building that concealed many of its best features which needed to be stripped back to reveal the original character.

The client brief was to reconceptualise an existing commercial office into a modern office building that could act as a headquarters for Toowoomba’s leading Commercial and Residential Real Estate Agency The client had recently purchased the existing building which housed the Parole Board in Toowoomba and wished to completely transform what was a tired 90’s relic into a modern showpiece office space. 872

House of Arches draws both its name and inspiration from its owner. The owners last name being Archer and the inspiration deriving from her travels of the Mediterranean region. A unique home with a modern aesthetic like no other Designed to spread and integrate natural light throughout its interior and offer multiple entertaining spaces for all types of social settings The home is bold and dynamic in form and function, with a visual dominance commanding attention The position and use of light into the space, in conjunction with the high ceilings makes this bathroom stand out. Where a Heritage listed police station used to stand, an unfortunate fire during renovations prompted the design of this new dwelling in the Sunshine Coast hinterland The designer injected a sense of contemporary charm into the home with a clean and simple approach, while keeping in line with the Heritage requirements of the lot.

A classic mid century delapidated house which had limited floor space and restricted flow for a growing family and dog. The existing house had classic lines and good bones so it was decided to keep it. Rather than fight with the original design, we used the style it was made for and continued on with the sleek mid century style, picturing those Hollywood Hills and Las Vegas homes, motels and movie stars (but on a lower budget).

Harmoniously sitting aside its traditional Queenslander façade, this mod pod seamlessly blends old and new, honouring the character, proportions and gable form of the original home and streetscape, while providing expansive, adaptable and connected modern spaces for moments of togetherness and privacy. Maximising light, breezes and connections to nature, the new extension achieves a 6 star energy rating and connects to the main house via a bridge framed in louvred windows and a central staircase with a soaring void and above stairs skylight in the raked ceiling. Showcasing the original home, the site arrangement creates a lightness with the built form and landscaping beautifully balanced

MOOLOOLAH DRIVE RENOVATION $1M DCM BUILDING DESIGN Back to the Future! The client brief was to take their leaky and mouldy 80's house and bring it into the future This project was a true new for old replacement, the owners were happy with the existing layout and floor plan but the house was dark, leaking and totally unlivable DCM were tasked with the job of working within the existing building envelope over both levels to create a modern, bright and livable home to take it into its next stage of life.

After joining in February 2019, he immediately stepped up to be the Chair of Technical, Educational and Professional Development Sub Committee. He has delivered 7 formal CPD presentations, plus many ‘in branch’ presentations. His presentations are always our best attended and highly engaging.

Michael embodies everything BDQ stands for – he promotes building designers at any opportunity and is always focussed on raising the standards of our resources, support and CPD program to protect Building Design Industry Professionals His input and presentations form a vital part our educational offerings and he is passionate about assisting our members to make the built environment better He connects with his peers at all levels, Branch, State, and Sub committee, and gives his time generously, contributing regularly to the BDQ community spirit

Passionate about raising the profile of our CPD program and educational offerings, he has become the go to for technical queries and he willingly answers members’ questions Michael and his team at Building Approvals and Advice have provided BDQ with digital educational content such as the ‘Frequently Asked Questions series’ and the ‘Ask a Certifier series’, which helps educate members on key things they need to know to do their jobs better.

In addition to demonstrating a critical eye for design, she has a passion for incorporating user focused experience into her design philosophy. Breearna has a particular interest in the design of public and community projects which enable her to focus on the interactions between the occupants and the spaces they inhabit She believes in holistic, people centric solutions that become the bridge for organic community growth and inclusion, places that enable a multitude of interpretations encouraging place activation by a broad range of users Breearna has a natural ability to influence those around her with encouragement and wisdom She is tenacious in her pursuit of outstanding outcomes for her clients Breearna accepted the responsibility as a Design Leader role within the StruXi team a little over a year ago. This was a natural progression that capitalises on her natural leadership and provides her with the autonomy to personally influence project outcomes and those people associated with these projects. She is passionate about design where people and place are the central themes and continues to demonstrate this through her work.

As a Design Leader at StruXi Design, Breearna is responsible for management of clients, projects, and junior staff. She has direct contact with clients, guiding them through the process of their project from start to finish as well as ensuring that design outcomes reflect the brief provided by the client. Additionally, Breearna is responsible for resource management of junior staff within the business and keeping them accountable to project deadlines.

Wakeboard Circuit Residence WINNER: SMALL HOME DESIGN THE DESIGN HOUSE NQ

With a lot size of 281m2 and a brief of 3 Bedroom, 2 Bathroom and 1 Car space under 120m2 Gross Floor Area, this was always going to be a challenge The final design was better than the client hoped for, providing all of these requirements whilst still being a functional design making great use of the site and orientation. Major challenges for this project was largely due to the size restraint of the site and the build size required Solutions to the above were achieved by maximising usable space on the site and spatial planning for location of specific building components (Garage, Patio, Living, Dining and Kitchen)

This is a small lot design so internal flow had to be a priority to ensure private space as required for bathroom areas and functional layout of Kitchen/Living and Patio Areas. Initial conversations with the client revolved around creating spaces that engaged with the surrounding rainforest, allowing them to get as up close and personal with it as possible. Authentic, strong, simple, and timeless materials sit within and allow the surrounding landscape to envelope the structure. The simple palette provides the perfect backdrop to the surrounds and a setting for contemporary holidays for families and visitors. It was incredibly important that the site remained the hero and that the dwelling played second fiddle, sitting quietly in the background.

Nizhny Aquarium WINNER: CONCEPTUAL BUILDING DESIGN COMMERCIAL DCM BUILDING DESIGN

Creating a truly unique underwater experience for the public in central Russia was a fantastic opportunity. Innovative ideas included the concept of an acrylic escalator tunnel going up through the amazon aquarium taking the visitors up from underwater to the canopy of the rainforest Another innovation was the coral reef neon cave that we developed and the Open Ocean tank / deep coral reef tank being a combined waterbody with acylic window in the dividing wall making the tanks look very large from the viewing galleries and also making for an exciting interaction for coral reef diving experience being able to come face to face with larger shark species on the open ocean tank side. 5493 2587

NDIS Disability Housing WINNER: SPECIAL PROJECT FORMSPACE BUILDING DESIGN Who said disabled living needs to be boring? This project reinforces the ideas that with well thought out processes and a good understanding of compliance, independent residential living for people with a disability can be achieved successfully, without compromising upon comfort, aesthetics or amenity. The meaningful approach is a response to what can be achieved with progressive foresight and collaboration It is vested to innovate for a clear manifestation of a participant led program that has a strong uplift on overall equality.

Formspace Building Design begins with the desire and passion to do better to do better for Australians living with a disability The ‘design to build market’ has a gratuitous need to deliver above considered industry standards to provide a level of design that knowingly, is transformational for participants. The aim is a new type of rationale for disability led design and the impacts these designs have on local community, mainstream integration and broader wellbeing/social fabric. Church ConversionYangan WINNER: HERITAGE BUILDING DESIGN NSPIRE PLANNING AND DESIGN

When The Anglican Church decided to de consecrate the St Peters Church in Yangan and sell the site, the client purchased it with the express purpose of retaining the building in its external form but convert it to his retirement home In the meantime, he would use it as an exclusive AirBNB The local Council heritage listing placed restrictions on the format of any re work to the external of the building. The outcome fully complies with the intentions of this heritage listing

The brief from Don was simple. Provide minimal changes to the outside in keeping with the heritage listing He wanted a loft bedroom, open up the sanctuary area to the vestry for the kitchen and dining area but retain the pulpit as a feature. The other vestry to become the bathroom. Two rooms below the loft

Although modified slightly during construction, the need to make best use of the vestries and sanctuary area was paramount This area allowed the position of the loft and rooms below to maximise the living area and maintain the sense of space in the the small church building The altar, base and backboard were removed The altar was put on castors and can be re positioned as required

The base was re purposed as the dining table and the backboard became the bedhead for the loft This opened up the full length of the stained glass windows from the interior

Aunties Hut WINNER: SUSTAINABLE BUILDING DESIGN 4305 DESIGN

Superbly energy efficient, the home celebrates the subtropical lifestyle, collects winter sun in all the right places, and is packed with accessible features The primitive roof form welcomes the temporary gathering and guides you into the communal areas, leaving the private space as intended to relate to the northern gardens.

Tarawa Street WINNER: JAMES HARDIE DESIGN EXCELLENCE AWARD VOID BUILDING DESIGN

There's a lot to love about this impressive and interesting home. The use of Axon Cladding and Linea Weatherboard create a visually dynamic yet harmonious facade with an inviting external living space and integrated them with the rest of the home With a modest budget, this home surpasses the rest. Instead of trying to put a rectangular box on an odd shaped site, this design works with the constraints of the site, taking advantage of odd angles to provide beautiful window seats and courtyard living spaces All rooms are generous in size, and this home would be an absolute delight to live in. Atria RITONGA

WINNER: STUDENT DESIGN AWARDS LINA AISYAH

A social hive for the community, Atria is an artistic precinct that engages visitors with local artists, designers, and businesses. Atria provides a space for local artists to celebrate and showcase their work with the community and relish locally sourced goods

The client is a developer who wishes to design a Mixed Used Commercial building or buildings at 2469 Gold Coast Highway, Mermaid Beach. The Artisitc precint is to consist of Ground Level Shops/Studios and Upper Level Offices/Art Studios and is limited to two storeys. The Ground floor tenancies are described as Mixed Artisan Studios/Shops and orientated towards the street. Its facade to provide an artistic and inviting facade, featuring an awning to cover the footpath along the front.

Bahrs Scrub Early Learning WINNER: PEOPLE'S CHOICE AWARD RAYMOND DESIGN

All children are capable of extraordinary things! Bahrs Scrub Early Learning is designed to manage and understand the balance between education, care, play and ‘Wildhood’. From the front door to the back fence, the building has been designed to form a solid foundation from which children can interact with the environment, entertain themselves and prepare them for the next steps in their learning

The centre embodies 'real play' where shoes are optional and getting dirty is compulsory. It was about returning children to their 'Wildhood' while also providing a sense of place bringing the kids together and connecting the spaces to create meaningful experiences 666 922

DESIGNS OF THE YEAR

The site’s location and size were the biggest challenges As beautiful as the site is, it’s extremely hard to access for large construction vehicles supplying building materials, so these logistics had to factor into the design.

The parcel of land is only 350sqm, with a total allowable building footprint of 140sqm or 40% site cover, this was reduced further with the existence of a sewer man hole with in the allowable building footprint. Given its significant location and existing within an established rainforest the clients were insistent that the design disturb the site as little as possible.

Two factors played into the main material selection, location, and infrequent use of the home This lead to the clients requesting that very durable and low maintenance materials be used Ultimately 2 main claddings were chosen, a Bowral Dry Pressed Brick, “Chillingham White and a custom made standing metal seam, folded Colorbond cladding with concealed fixings.

We also provided access to the roof via an operable skylight on the upper level to clean the many fallen leaves and debris from the rainforest canopy above

The project consists of three levels. The lower floor contains services, and vehicle parking while also providing an overflow for additional living. The first floor is for living, opening out to the rainforest to both the east and west.

This space can be completely opened up to act as one large entertaining space that flows from external areas into internal living areas.

VOIDBUILDINGDESIGN.COM.AU 0431 514 483 CHRIS@VOIDBUILDINGDESIGN.COM With the use of operable glass walls the space can be reconfigured to suit the varying moods of life and the Queensland’s weather The upper level contains 2 master suites, and two king rooms serviced by one bathroom.

The design brief was that the client needed to deliver the project within a budget that was in part set by the insurance payment that was received for the previous building onsite. The expectation was to maximise the available GFA whilst also ensuring that spaces were created that were attractive to potential tenants Views to both Queens Park to the North and Margaret Street to the South were to be captured by the internal spaces Modern office requirements were to be met including secure undercover car parking, Lift access, Smart Building systems etc.

External screening retains the building's sense of scale whilst also shading the glazing. Creating a sense of entry via a side walkway was also complex and included use of translucent sheeting, landscaped elements, and lighting

The project faced many challenges the site slopes sharply away from the street and had 2 street frontages requiring consideration of the access levels. This required VHD studio to carefully consider the regulatory requirements in an innovative fashion to balance the proximity of glazing, structural elements and the like to the property boundary whilst maintaining the amenity of the offices within

An outcome was conceived which involved the creation of a walkway ‘light well’ along the western boundary featuring exposed steel and concrete structures along with transparent roof sheeting allowing protection from the elements and penetration of light. The narrow site also created the need to optimize the number of exits created from each level minimising un lettable common areas

This commercial site was very narrow

The materiality, scale and rhythm of the facade. The use of the combination of the heritage brick with modern glazing, aluminium timber battens, Longline and Scyon Axon creates the kind of dynamic facade that is an example of how modern buildings can create long lasting impacts on the built environment. By championing simple palettes featuring natural materials and a monochromatic / simple colour scheme you can create a sensational aesthetic that is not based on colour trends. The batten screen creates a sense of movement using a variation in colour and diagonal transitions.

The built form features a built to boundary wall on the East with lightweight walls and glazing on the other 3 facades The building transitions from two storeys on the street frontage to three storeys at the rear with parapet roofs allowing the creation of a horizontal silhouette Glazed elements shaded by batten screens on the south and west and awning at the rear. The front of the building features a awning which steps to identify both entry points with a entry door for a ground floor tenant.
