President’s Message

Welcome to the 2014 Queensland Building Design Awards’ delightful magazine, which showcases the finest building designs in Queensland during the past year. The Building Designers Association of Queensland (BDAQ), is proud to present all the finalists and winners from this our 23rd presentation of these elite awards. The awards have been a large part of our history since their inception in 1992.

The design expertise and technical knowledge of Building Designers assist clients struggling with affordability and sustainability concerns to realise their dreams. They present outstanding designs with affordable, dependable solutions without needing to consider mass-produced mediocrity.

During the past twenty-three years there have been many phenomenal winners and this year is no exception. BDAQ members have forged an enviable reputation throughout Australia for innovation, technique, and excellence.

The 2014 Premier Award has been awarded to a finalist in the New Homes category. The project includes a range of sustainable design features in a contemporary resort style home with “wow factor” from the street and a stunning building design aesthetic inside and out.

This year’s winners and finalists are from all over Queensland and exhibit the marvellous skills of our members, and their contribution to the building design industry. The building industry in Queensland is just easing its way out of a major downturn. The high quality of entries in 2014 reflects not just the talent but also the durability of Queensland Building Designers who have shone in difficult times. Categories include new houses and renovations, commercial and industrial projects, multi-residential and special feature categories. Never before have the categories of affordable housing and environmental sustainability been more desirable.

The entry walkway leads past lush tropical planting and landscaping that highlights the importance of natural materials in this environment. With amazing pacific views this home definitely stands out and is a worthy winner of the 2014 Premier Award. Ocean Vista House The sweeping curvilinear form of this home is a dramatic design that exploits spectacular views on one side and embraces a pool area that captures the North sun on its protected side. Located high at the top of a 100metre driveway, the stunning “C” shaped residence epitomises the “wow factor” as it appears poised to take flight over the valley. Lush tropical landscaping and hand-laid drystone at the entry walkway are in keeping with the natural elements of the surrounding environment. Remarkable views from all areas of the home include views of the circular swimming pool and spa. Water cascades over a mosaic wet edge of the pool into an entry pond creating a tranquil ambiance in the living area on that level. The double storey curved void allows the winter sun to permeate the house and natural light floods into the home through the North orientation and raked roof. An open timber staircase leads to the upper floor, which is completely open plan except for the master bedroom. Asian design inspired the interior and the curved theme is repeated throughout the home including in the internal joinery. The result is a very warm and inviting interior. Three 20,000litre water tanks service the water requirements for the site. To improve overall energy efficiency a 5kw solar panel system was installed, green tint Low-E glazing and LED lighting was installed throughout. Full height motorised roller blinds on both sides of the house provide solar control. This magnificent home is an outstanding private oasis for a contemporary lifestyle.

Winner NEW HOMES UP TO 250M²

Hunnam House This two storey eco-cottage, designed to take advantage of the environment and conditions that the house is sited within, integrates flair and functionality. The house is a series of interlinked volumes that grow progressively taller and features technologies, building materials and design philosophies that strive for environmental sustainability. An open staircase anchored by a timber plinth rises through the double storey space to a mezzanine style study that opens into a sitting room with unencumbered views over the mangrove wetlands. Large glass doors open to a small verandah to allow a strong connection with the nature beyond. Hall & Fox Residence This blend of post war style and modern home is designed over three levels with the garage and entry positioned low on the block to maximise the living space and city outlook. The open plan layout on the middle floor and flexible outdoor living areas allow the back yard and pool to be viewed easily. Three upper floor bedrooms with a central rumpus area are accessed by adjacent stairs designed in a triple height void which creates impact on any level. Having a rear deck shades the main living area from the Western sun.

Winner NEW HOMES 351 TO 450M²

Ocean Vista House The theme of this contemporary resort style design is the boxed ‘C’ shape which is shown at the front of the house and throughout the internal joinery. A segmented design was used to achieve a curved raked roof to capture the North sun and create a great feature for the house which is positioned to capture the views of the river. The round pool, which is set on the living level, cascades over a mosaic wet edge into the entry pond giving the impression of a private oasis. Natural materials such as travertine, dark stained timber windows and doors and Spotted Gum Flooring are used throughout. The result is a very warm and inviting interior that shows the desired Asian inspired theme.

Winner NEW HOMES OVER 450M²

Phillips Residence This luxurious design makes the most of the site with extensive use of white on white and screens for privacy and originality featuring heavily throughout. A recessed entry arrive point is designed using Knotwood timber to eliminate maintenance. The extension of the internal kitchen effortlessly into the outdoor kitchen makes entertaining a breeze. The upper level boasts five oversized bedrooms with personal ensuites, a full sized office and a professional makeup room. A vibrant red image centred on a feature black wall with a natural light shaft creates a perfect ambience of intrigue. The scorched earth fireplace sits prominently in its purpose built enclosure for intimate fires overlooking the exclusive waterway and manicured lawns.

Winner AFFORDABLE HOUSING – NEW HOMES BETWEEN $1101 - $1400/M2 CONTRACT PRICE

Sloan Residence This unique design on a 10 metre wide allotment meets all the modern day requirements for a warm and inviting home. Space for entertaining was successfully achieved utilising a central pond, pool and outdoor seating, along with the carport area which acts, not only as the entry court but overflow for outdoor entertaining purposes. Eclectic furniture and dramatic light playing on the ceiling adds depth and dimension to a modest footprint. This house proves that for just over $1300 per square metre anyone can have a fun, solar responsive outcome that would put many higher budget homes to shame. Winner RESIDENTIAL ALTERATIONS/ADDITIONS LESS THAN $150,000

Scahill Residence This renovation was designed with the purpose of creating more space. Extending the house to the rear was the most cost effective way of achieving this, while allowing views from the new main bedroom and timber deck. A renewable power generation system is provided on the roof. The relocated kitchen services the outdoor space that opens up from the dining room. To complete the alterations, an open carport was added and the existing brick was clad in Primeline Weatherboard. This has resulted in a bold transformation from a small house to a more functional home. Winner RESIDENTIAL ALTERATIONS/ADDITIONS $150,000 TO $300,000

The Cubby House This luxurious extension, inspired by world travel, gives the home a modern, tropical feel with a ‘wow’ factor. Added features include a pool house with outdoor entertaining area, outdoor bathroom surrounded by tropical landscaping, master bedroom and roof terrace along with an outdoor bar that has all of the amenities of a kitchen. The separation from the house via a timber bridge gives the master bedroom a private feel. With New Guinea Rosewood timber windows and doors as well as lush wool carpet and charcoal accents, the space oozes a luxurious vibe. With the additional storey, the rooftop terrace now captures 360° ocean and hinterland views as well as beautiful sunset views which were not visible prior to the construction. This compact design achieved all desired elements.

Ostwald Residence The entire interior of this residence has been transformed from a dated and impractical layout to an open-plan design, perfect for entertaining. A new formal entry provides privacy to the main part of the house. The kitchen now overlooks the deck and includes a large butler pantry. Poly water tanks are installed under the residence so as not to detract from the landscape. A guest house was added to the rear of the residence and joined via a new verandah for convenience. This verandah also shades the living area from the intense afternoon summer sun. The desired result of retaining the external character of this home yet rebuilding and modernising the interior has been achieved.

Rose Residence This run down property in inner Brisbane required a contemporary new look for a professional couple and their children. All main living areas were to be on the lower floor as this is where the client spent the most time. Integral to this was the galley style kitchen which opened to the outdoor terrace. The terrace is also double height to allow greater volume and a visual connection to the sitting room. It was important that views to Moreton Bay around to the City skyline were kept in the new design. A new pool and was added with a generous open space for children and pets to use. Winner MULTI-RESIDENTIAL PROJECTS UP TO 6 DWELLING UNITS

Nash Duplex Simple, and understated this duplex project was on a tight production deadline. In addition the restrictions applied by the local council made the design tricky. Despite this a great result has been achieved. By blurring the line between building and door with the one material the garage doors in the front faรงade cubes have set the design tone for the whole complex. With the master bedroom perched high above the kitchen, views are maximized from each room on the first level. Sliding timber panels allow a full opening to partake of ocean views and common pool area. Winner MULTI-RESIDENTIAL PROJECTS OVER 6 DWELLING UNITS UP TO 2 RESIDENTIAL STOREYS

Allisee Privacy and parking were the main problems to be resolved with this design. Being built into an existing community the client wanted to provide something affordable yet upmarket that would complement the surrounding environment. The parking issue was overcome by providing each townhouse with a double lock up garage and enough parking on each driveway for individual tenants. Additional parking was provided for the body corporate on the site over and above town plan requirements. Building footprints were reduced by having bedrooms upstairs and with the master bedroom to the rear for privacy. Winner PETER MODINI MEMORIAL AWARD FOR COMMERCIAL BUILDINGS

FKG Group New Head Office Facility The FK Gardner and Sons Group (FKG) had grown out of their office and required a new facility that would not only cater for new operational capabilities but would signify the legacy and construction achievements of the Gardner family forefathers. The building was designed with the use of high quality materials such as reflective copper Alucobond to grab attention. To attract and retain quality staff a staff-centric head office was created with modern and novel amenities. These consist of an indoor and outdoor gymnasium, green space, heated lap pool, organic vegetable garden, sauna and early learning centre. The building was designed to achieve a 4.5 star energy rating and incorporates a host of Greenstar design initiatives to assist in the reduction of running costs; providing an environmentally sustainable building.

Diesel Care - Dalby Diesel Care required a new purpose-built centre incorporating a modern Service centre and Administration Offices. The client wanted the new Industrial Complex to look modern and inviting and avoid the image of surrounding buildings which were industrial sheds with office facilities attached to the front. The inclusion of feature glass panels with irregular angles to the front face of the building, feature awnings to protect glass and openings plus matrix feature panels enhanced to the buildings modern industrial appearance whilst meeting budget limitations. Winner PUBLIC BUILDINGS AND SPECIAL STRUCTURES

Sealink As a popular international tourist destination, Kangaroo Island required a new ferry terminal to cope with growing tourist numbers. A modern, airy, user-friendly facility that would enhance the experience for all visitors was required. The design started with a two story building on galvanised columns with a suspended concrete floor, which would allow for buses to park under the shelter of the building. This feature is important as the site is prone to strong wind gusts and sea spray that comes over the rock groin. Local limestone was used to clad the exterior walls. This was enhanced with fibre cement cladding and other complementary timber elements. Wild Canary CafĂŠ The overall theme of the interior is symbolised by the magnificent Wild Canary Palm. Soft cream dominates an interesting variety of wall and ceiling planes encompassing the open plan internal spaces. Plants, wood, stone and wicker all combine to create a homely coziness. The Furniture is a delightful mix of new and old and plants and flowers with black retro wrought iron pieces, sculptures and nostalgic photos all add to the charming ambience. The colour scheme in combination with the carefully selected materials and finishes, including minimal recessed lighting, creates a friendly garden room feel enhanced by the flow of internal seating and alfresco areas.

River House The design objective for the interiors was to keep a minimalistic approach but to introduce the warmth and texture of natural landscaping by incorporating timber throughout the joinery. This promotes the natural surrounds into the home to further blur the distinction between the interiors and the exteriors. The materials which have been selected for the interiors are a combination of natural stone tiles, polished concrete, stone, wool carpet, select grade hardwood timbers and timber veneer board, a selection of render finishes, aluminium, glass, stainless steel and plasterboard. Natural and artificial lighting, ventilation, and proportion have been carefully considered.

Winner SUSTAINABLE BUILDING DESIGN RESIDENTIAL BUILDINGS

Hunnam House This exceptional quality but modest home was designed with a focus on flair, functionality, materials, and finishes, including high eco-sustainability. All external timber framing, screening and flooring is from sustainably managed forestry with existing structures on site taken to a salvage yard and some timber retained for later use. Environmentally sound non-toxic Rockcote paints are used throughout. All roof water is collected and used to service the toilets and laundry with tanks fully integrated. The home incorporates an evacuated tube solar hot water system, energy efficient lighting and water saving taps, shower heads and toilets throughout. Winner SUSTAINABLE BUILDING DESIGN COMMERCIAL BUILDINGS

Bush Studio All materials and labour were sourced locally for this sustainable studio. Recyclable timber and steel posts were used for structural strength and durability, and pine floor and roof framing, with hardwood used for exposed timber elements. As it is expected that this studio will be retained for many decades, robustness, durability and quality were selected over materials with perhaps a more short term sustainable outcome. No trees were removed for the construction and soil moved for the construction was stockpiled and reutilised on site. Using LED lights, power consumption is reduced by over 80 percent and rain water will be channeled into the surrounding bush. Hunnam House This small house is designed specifically for the occupants, focussing on minimal maintenance requirements. Low maintenance cladding (Colorbond Customorb) was applied to areas that are not easily reached with timber cladding to more accessible areas. High level detailing provides a home of exceptional quality.

The free flowing nature of this design allows ease of daily processes yet defines identifiable zones to meet privacy needs, catering for long term changes in the utilisation of the home. Overcoming the challenge of a Western facing frontage, extended overhangs are used along with stepped blade walls on the front façade, creating interest whilst also throwing adjacent walls into shade to aid in cooling of the home. Art niches, custom kitchen cabinetry, the use of mood lighting throughout and the inclusion of stone bench tops have resulted in a luxurious, contemporary family home.

This house has a very relaxed coastal resort feel with the use of hip roofs, natural materials and the presence of water visible from all rooms of the house. The use of sandstone cladding and Blackbutt flooring teamed with fresh whites throughout sets a light and organic feel for the home. A timber boardwalk cantilevering over a fourteen x two metre pond leads up to the open plan living area which gives a feeling like it is floating on water. The pool area is set down so that it looks like an extension of the canal. Solar power was installed for the house and pool as well as a water tank underneath the driveway to service the house’s requirements.

This design uses alternative building materials, resulting in a home that captures the essence of tropical living. High ceilings, large openings and a bright white colour theme create the feeling of openness. A twisted skillion roof and contrasting building materials, along with textured walls, full glass entry and porcelain tiles throughout the interior complete this completely modern and elegant look. The master bedroom, kitchen, dining and alfresco areas are all positioned at the rear of the home to absorb the surrounding mountain views.

This design has highly attractive street appeal, with the combination of sandstone, slate, plywood and Zincalume creating an interesting external finish. The internal atrium garden, decks, pool and stand up views add to the external aesthetics. The classic white colour scheme used throughout the interior draws the eye outside to the escarpment views, while reflections add colour. Natural finishes such as slate wall tiles and timber floors, handrails and stairs have been used internally to reflect the landscape. With long lateral lines, natural elements, glass and solar this home is representative of a modern Australian open design.

This design, based on the requirements of a “falling water” style roof line, utilises flat roofs combined with large cantilevered concrete slabs to provide a layered effect and blend the house with nature. Opting for a minimalist and clean look, natural materials such as timber floors and off form concrete were utilised, combined with matching grey granite bench tops in the ensuites, bathrooms and laundry. Wide stacker doors are used to open the house up to the views of the ocean and surrounding bush land and provide maximum cross ventilation. Hardwood ply soffits and dark Colorbond parapets help conceal the house to maintain privacy.

This contemporary coastal residence is designed to suit executive family living. Views of the ocean are visible throughout the residence, including from the master bedroom and ensuite spa. In order to maximise this view and enhance street appeal, this house is located at the rear of the site. In order to obtain optimal passive solar performance, more windows were incorporated into the northern aspect and a deep balcony was created to minimise the amount of direct sunlight impacting the main living area. With modern, clean lines, this residence succeeds in appearing larger than it actually is.

With modern external features and extensive use of glass, timber and porcelain internally, this contemporary beachfront home is designed to make a statement utilising good exposure from the street and from the public walkway at the rear. The living, kitchen and dining area boosts open plan living with smart cross flow ventilation, overlooking the pool area. All rooms on the first floor are connected by polished timber walkways overlooking the void. Most windows have Green Board sun hoods positioned precisely to provide protection from the sun but also to represent feature details.

This five bedroom design includes a mixture of private areas and a generous living space on the ground floor to share the pool area and modest yard, resulting in a well-ventilated building taking full advantage of the surrounding views. The roof comprises multiple products with the use of Trimdek roof sheeting for the majority and Ritek roof panels to the vaulted foyer, providing the perfect location for the bubble chandelier above the entry. The balance of colours compliment both the internal and external finishes. The features of the home are both bold and composed.

This modern “Plantation Style” house uses natural timber and stone, fitting in well with the natural environment of the site. The house is designed to make the most of the views and bedrooms have been isolated from the living areas for privacy and quiet. Though the house is quite narrow relative to its length it has been split levelled from the entry to better relate the living levels to the outdoor areas. This facilitated the treatment of the roof and facades by using a mixture of pyramids, skillions and parapets to create a very articulated and interesting approach to the house. The siting of the house below street level assists in providing protection from westerly winds.

This design features a circular driveway and a spacious living area which separates the parent’s quarter and four bedrooms. The swimming pool, as the centrepiece, is easily accessible from each section of the home. Raked ceilings and high windows allow natural light to enter. Every aspect of this home is well appointed, from the luxurious ensuite to the tiered home theatre comprised of a star night ceiling and state of the art cinema system.

The look of this design is loosely 1960’s inspired as a base point, over ridden by modern aesthetics as required. The central void opens to the sky and serves to light and ventilate the main areas. It also provides an internal focal point and highlights the single timber stringer staircase. The circular window breaks up a blank wall, and brings further light into the house. The rear of the house uses the waterways as a backdrop to open plan indoor/ outdoor living. Corner stacking doors enhance the feeling of open-ness. Having the courtyard, stairs and a feature window prevents a “runway” effect while still being able to maximise the view of the canal from the front door.

This extension, located at the rear of the residence, was designed as a home office/ studio. The style of the existing skillion garage with an attached open carport was the main inspiration for the design of this project. Natural light fills the extension through a UV treated skywindow and high windows. The unassuming nature of the laneway streetscape enhances the extension by giving a stark contrast between the outside and interior. It may appear from the laneway to be a “pokey garage,” but on entering, it visually opens up into a spacious, light filled studio with garden views.

The purpose of this design was to modernise this1970’s built family home and make better use of the space available. Relaxation was required to the front boundary and new beams were specified to ensure that the roof was adequately supported. The home features open plan living, spacious outdoor entertaining areas and sufficient space to store a boat. Timber and textures were incorporated, while still retaining the beach house look.

This pre-war timber home was redesigned to fulfil the requirements of open plan living. This was achieved by removing sections of the existing lounge wall, swapping the kitchen and dining areas and installing large stacking doors to a reinstated deck area. Working with the “Heritage Character Precinct” restrictions, this deck gives the residence depth and dimension and adds character from the street frontage. The existing bedroom, located in the centre of the house, was repurposed as the new wet area. A new carport was also added, linked to the open deck area by a covered stairwell.

This statement piece home renovation is the result of clever design and engineering. Existing mooring access had limited scope and building over the canal wall provided a challenge. The new living area on the lower floor opens out on the new large cantilevered patio area and pool overlooking the canal. An upper floor verandah was added to improve the aspect and increase shade for the bedrooms. The use of modern material throughout the home and colour selection has brought the home back to life, taking a 80s style box home to a functional home for the future.

The purpose of this renovation was to open up the lower floor, especially the living/ dining/ kitchen area, to increase natural light and create a more modern feel. An additional floor was needed to accommodate the master suite, extra bedrooms, a bathroom and a lounge area. All the requirements for indoor/ outdoor entertaining and recreation were met while still retaining the location of the pool, patio, carport and entry. With the inclusion of a media room and galley-style kitchen, this design has achieved the desired result.

The appearance of this post war Queenslander home with Art Deco style could be retained in this extension. Not raising the existing house meant the extension could start from the same floor level, eliminating the need for internal steps between old and new. Only minor retaining was required to get the yard at the same level as the rear deck and pool. Visually this made all the areas look larger and easier to access. The upper living room provides city views and a large open living space, enabling light to flood into the central staircase areas and fill the home with natural light.

The purpose of this renovation was to better utilise the abundance of space within the existing home and at the same time to bring the home, fixtures and finishes up to date from its original 1960’s/1970’s condition. The result is a modern, up-to-date finish with a peaceful presence. All existing features have been retained but modernised with a new light openness, a free flowing feel, sleek finishes and clean lines. The view from the front can now be appreciated from the new patio off the main bedroom.

The purpose of this renovation was to maximise space. The new stairs and verandah at the front of the house enhance the traditional Queensland charm, while capturing city views. The new carport ties in subtly with the wellpresented front façade. The extended upper floor area and relocation of the kitchen to the centre of the residence enables the client’s desired open plan living. The spacious kitchen and dining area opens to the rear deck through large timber bi-fold doors. The new cladding matches all existing hardwood weatherboards seamlessly. Tongue and groove interior lining continues through new upper extensions.

The challenge of this townhouse complex was to integrate it into an established street of single and two storey dwellings. A community needed to be developed that was compatible with the village style of the area with an air of privacy from the outside. This was achieved through the balance of the ratio of landscape, living space, and circulation. Due to the diurnal temperature range each townhouse had a different orientation and a customised energy efficiency. The townhouses, although of differing shapes maintain a very similar footprint, similar facilities and layout. This provided the developer with five equally marketable opportunities.

The brief provided for this design was very specific. Create a residential development within the commercial zone of Miles which included some commercial space on the street front. Energy efficient elements were incorporated to reduce the buildings environmental impact on the community. These included a six star rating, solar hot water systems and optimized screening and awnings to protect glazing on the building. Design of the external facades was paramount due to the high visibility from all sides of the building.

The Wild Canary Café has been developed to deliver coffee and food to the patrons of the iconic Brookfield Garden Centre. What is unique is that the contemporary food served in the cafe is locally sourced produce, much of which comes from the kitchen’s own garden. The built form was required to reflect the ethos of the garden as well as letting in natural light and breeze. Generous vistas of the surrounds evoke an open and relaxed flowing feel. Seamless transitions between internal and outside spaces were a design imperative. A homage to the century old Canary Palm from which the establishment’s name was inspired dominates at the front entry point.

This new structure at the Port of Mackey was to distribute fuel into markets throughout central Queensland. A site control building, staff and public parking structures as well as refuelling gantry were required. As a multifaceted project multiple design challenges were faced. The primary focus was on creating a control building which was to serve a range of staff and to house significant electrical switch and control gear. The control building layout is compressed but it maximises function with pleasant working spaces utilising raked ceilings and mix of glazed and shading elements. At just under 250sqm, this unassuming yet highly functional and specialised facility would not look too far out of place in a typical Queensland suburban street, let alone in this exposed industrial address.

Located on a prominent section of the Bruce Highway this new office for Ray White Rockhampton was built onto an existing residence. All existing external brick veneer walls were incorporated in the redevelopment. The former garage now serves as the reception and waiting area. New stairs connect to the upper level. With use of modern cladding materials it is a new direction for commercial design in the area. A professional appearance is maintained with the subtle colour scheme.

The perfect spot on the sunshine coast hinterland was on a steep slope with amazing views. The challenge was getting the highest point of the design five metres above the ground. A treetop design of timber floors on steel poles was advised. Much exploration went into the viability of site prior to the construction phase. To keep costs down a traditional build of the roof was employed using as small as possible timber beams. Inside, the timber finishes are left raw to fit in with the natural surrounds.

A good street presentation was required for this new industrial shed and warehouse, the first building in a new industrial estate. Unhindered access was required to both the passenger vehicle areas and the heavy vehicle areas, while maintaining a clear separation between them. Facing both street frontages, distinctive triangular concrete tilt up panels form an interesting façade, resembling the company’s products.

In the beautiful natural surrounds of Far North Queensland, Bana Yirriji is positioned on the remote Bloomfield River. To attract tourists and to sell art and hospitality services Wujal Wujal Aboriginal Shire Council (WWASC) commissioned the design for an art and cultural centre. The centre has multiple roles including art gallery, workshop, café and trade training kitchen, function centre. It was essential to the WWASC that the health and wellbeing of the builders, building users and surrounding environment was considered. This was carried out via a “green” sustainable design that suited a remote tropical environment

With the funds raised and bequeathed along with government grants a suitable site was found and developed. Strict guidelines for the heritage location were to be met as well as filling sustainable requirements from local council. A modern and accessible design, the building takes into consideration the mobility issues facing a high volume of aging clientele. With easy access for emergency vehicles the site attracted other allied health services complementing the thriving general practice.

The growing community of students had outgrown their existing building and with a limited site the only way to go was up. The key inspiration for the new building was a tree which was planted when the school was established. As the building curves around the founding tree it embraces the schools philosophy in a physical form with internal framed spaces orientated and encompassing the core of the school. Raw internal finishes minimizes the buildings consumption of materials and maximises its life span.

The use of “fake brick rendered” columns was employed to support the “fake” timber trusses over the dining area to make the narrow dining area appear larger and more welcoming. The front and rear sections of the long wall were covered with brick tiles and had patchy render applied and feature bunker lights added to create effect. The concrete floor was polished and an epoxy finish was applied to achieve a polished concrete floor in the dining and retail areas. A mix of leather couches, timber bench seat with leather back cushions, white tables, timber chairs with jute seats, and black seats was chosen to enhance the atmosphere of this cafe.

An outside foyer provides an unexpected yet welcoming sense of arrival for clients. The casual space allows for meetings outside rather than inside. The Oriented Strand Board used throughout was a perfectly affordable choice bringing warmth to an otherwise monochromatic scheme. Each desk has been designed to hide all the cabling required in a modern office. The presentation room was purpose built to accommodate ten consultants comfortably. The custom-made glass meeting table ensures the space is open, with comfortable black iconic chairs. A view to the grassy court is a visual relief in the midst of computers and paperwork.

The purpose of this design was to create an open and flexible environment offering a diversity of work settings and spaces. To satisfy the brief, existing joinery was re-used and re-faced to reduce environmental waste. The key feature added to the interior is the moulded feature wall. This pioneering, sustainable material is made from sugarcane residue and is one hundred percent recycled and one hundred percent biodegradable and is the “wow factor.” The interior uses a natural palette incorporating interesting and varied textures creating a diverse yet relaxing space.
