A LETTER FROM BDC BOARD PRESIDENT
On behalf of the Berwyn Development Corporation, I would like to welcome you to our 9th annual Community Resource Guide. This publication is designed to provide our business owners, neighbors, and prospective residents with an overview of the incredible resources and opportunities available right here in Berwyn. As such, you will meet local entrepreneurs, learn about new initiatives, and read more about upcoming events!
In fact, I am excited to share that this year’s dynamic special events season is already underway. On April 20th, over 500 Berwynners put on creative costumes, grabbed their putters, and attended the 20th Annual Depot District Mini-Golf Pub Crawl! A big THANK YOU goes to our 13 sponsors and the 14 participating businesses who made this year phenomenal! Congratulations to the pub crawl winners and we hope to see you again at our upcoming events – Oktoberfest, Rt 66 Car Show, and more!
Beyond special events, I am thrilled to announce that the BDC has launched a new grant in Berwyn. Specifically, the Commercial Corridor Renovation Grant is a $250,000 reimbursement program designed to assist property and business owners along 16th St and 26th St with exterior renovation expenses. For more details, and to learn about other funding opportunities, visit Berwyn.net or call 708-788-8100!
Finally, I wanted to express gratitude to YOU, the Berwyn community, for continuing to support our commercial corridors by attending events, increasing foot traffic, and promoting your favorite shops online! As both the BDC Board President and a Berwyn business owner, I can say that I’m truly proud of Berwyn and I’m excited to see what is to come in the second half of 2024!

A MESSAGE FROM MAYOR ROBERT J. LOVERO, CITY OF BERWYN
Greetings Neighbor,
It is summertime in the city and that means a new cohort of local entrepreneurs are ready to welcome you to their new home at the Berwyn Shops, serving everything from delicious handcrafted coffee, tasty churros, custom active wear apparel, and a pet boutique! Make sure you visit this one-stop shop at 6931 Roosevelt Rd. for all your Berwyn swag, treats, and gifts.
Whether you are a long-time resident or new to the neighborhood, please be sure to purchase your annual Berwyn city vehicle sticker before the June 30 deadline to avoid any late fees. The City requires all registered vehicles and any vehicles that use or park on the public ways of the city to properly display only the current year city-issued vehicle sticker. Save money and time and avoid the long cashier lines by purchasing your sticker renewal online at www.berwyn-il.gov.
It is with great enthusiasm that I announce the Senior Services PACE Mobility Transportation Program has expanded to serve eligible seniors and persons with disabilities 7 days a week. During the program’s 21year existence, we have provided thousands of riders vital mobility assistance by connecting them to dialysis services, luncheons at the Berwyn Recreation Center, yoga at the Berwyn Public Library, and much more. The expanded services ensure we continue to provide mobility assistance to our growing 60+ years of age and disabled persons community, which allows our residents to age in place and maintain their independence, health, and mental wellness. To apply, please visit the city’s website and click on the Senior Services tab.
The much-anticipated Annual Independence Day Fireworks Display in partnership with Tom Benson, owner of the World’s Largest Laundromat will be held on Wednesday, July 3rd, 2024 at dusk at Morton West High School. This is a family-friendly event and we hope to see you all there!
Sincerely, Mayor

On October 31, 1963, President John F. Kennedy signed into law the Community Mental Health Act, which drastically altered the delivery of mental health services and inspired a new era of optimism in mental healthcare. This law led to the establishment of comprehensive community mental health centers throughout the country. It helped people with mental health conditions, who were until then effectively “warehoused” in hospitals and institutions, move back into their communities.
In Illinois, the Community Mental Health Act led to the creation of “708” boards, which are community mental health boards established by a community, municipality, or township for the purposes of planning and funding mental health, developmental disability, and substance abuse services. Through the hard work of area residents and social service agencies, the Berwyn Township 708 Community Mental Health Fund was established in 1974 by referendum.

THE CITY OF HOMES
Berwyn is known as the City of Homes because it is so far from your average cookie-cutter suburb. When you think Berwyn, bungalows most likely come to mind first. Yes, Berwyn’s rich history is reflected in one of the most significant collections of Chicago-style bungalows in the nation today. But it may surprise you to learn just how much variety there is in Berwyn’s charming and affordable housing stock.
TUDOR REVIVALS FRENCH NORMANDY
Tudor Revival style houses are some of the more recent houses to be built in Berwyn, starting to appear in the 1940s. Tudor Revivals tend to sit on smaller lots than their Bungalow neighbors as they were built to be a more affordable option. These houses boast a very steep pitched roof and intersecting gable roofs and are always one and a half stories high. Some feature small front porches, but many have no porch at all. Berwyn’s Tudors tend to feature intricate stonework that frames different parts of the home.
After World War I, the French Normandy architecture style became popular among the growing middle class in America. Inspired by French chateaus, these houses were versions built on a smaller and more affordable scale. French Normandy houses often feature arched doorways, steep roof pitches, high ridge lines, dormers, halftimbering, and a round stone tower topped by a conical roof usually serving as either the entrance or simply a design feature.
CITY OF BERWYN COMMUNITY DEVELOPMENT DEPT
Want to buy or improve your own Berwyn home? The City of Berwyn offers several great programs from down payment assistance to home repair programs. Many local businesses are ready to help you achieve your dream of owning a home. Visit berwyn-il.gov/community_ development or contact the City of Berwyn Community Development Department at 708-795-6557 for more information.
AMERICAN FOURSQUARES
Some of the first homes to be built in Berwyn, American Foursquares are unique in their effective use of space. Popular around the 1910s, they were chosen because of their simplicity compared to their fancier Victorian counterparts. Common features of an American Foursquare are two and a half stories, large overhanging eaves, and a large front porch with wide steps. They tended to be built on larger lots, providing residents with plenty of space to plan and plant beautifully landscaped front lawns.
WORKMAN’S COTTAGES
The Workman’s Cottage home can be defined by its namesake—a cottage. Most Workman’s Cottages are typically one and a half stories with a pointed roof. Some are frame houses and others were built with brick. Workman’s Cottages are considered the predecessor to Chicago-style Bungalows. The outsides of the cottage-style homes may appear very different, but the interiors can be very similar with almost the same floor plan.
VICTORIANS
You can’t miss one of Berwyn’s Queen Anne Victorians. Featuring signature style details like beautiful wrap-around porches, turrets, towers, and ornamental details, Queen Annes give a nod to the extravagance of a by-gone era. Despite their ornateness, many of the materials required to build a Victorian home were being mass-produced at the time. They were able to be shipped easily, all thanks to the widespread train routes that were established that included stops in Berwyn.
BUNGALOWS
Berwyn’s Bungalows were all generally built around the same time in the 1920s to 1930s. Although many Bungalows in a block were sometimes built by the same workers, each house in Berwyn is unique, with subtle differences from its neighbors by design or made by the owners over the years. The roofline, style of shingles, limestone accents, and even the style of decorative face brick combine in endless ways from house to house. The Bungalows in Berwyn are also full of ornamental details such as tiled roofs, stained glass windows, checkerboard brick patterns, and intricate limestone insets. In 2015, the Central Berwyn Bungalow Historic District made it onto the National Register’s list of Historic Places for the seventh time. The Central Berwyn Bungalow Historic District is roughly bounded by Cermak Road, Home Avenue, Ridgeland & Cuyler Avenues, and 26th Street.
NATIONAL REGISTER OF HISTORIC PLACES
Two unique Berwyn homes are listed on the National Register of Historic Places. The Silhan House and Arthur Dunham House are noted as significant for the way in which they perfectly exemplify the styles in which they were built.
THE SILHAN HOUSE
In 2007, this home made it onto the National Register of Historic Places for its well-preserved style and its many features from the Art Moderne style that make it notable on a local and national level.
ARTHUR J. DUNHAM HOUSE
In 1982, this home was added to the National Register of Historic Places because of its clear representation of the Prairie style.

PROJECT HOMEGROWN
In general, Project Homegrown is designed to reduce the barriers to entry for entrepreneurs who are looking to grow their businesses into storefronts. Each location provides artisans, pop-up vendors, and talented creators with the resources they need to succeed: physical space, ongoing promotion, tailored education, and networking opportunities.
Whether on Roosevelt Road or in Cermak Plaza, the 48+ participating vendors are encouraged to test their pricing and products in the local market, garner feedback from customers face-to-face, and host engaging events to expand their audiences. By facilitating shared retail spaces, we aim to cultivate a community of small business owners who share resources, networks, and lessons learned.

CELEBRATING SPROUT'S WINS
VENDORS ARE BLOSSOMING
Since the grand opening, 52 vendors have rotated through the 33 spaces at Sprout. For context, each entrepreneur agrees to a 3-month term, with options to renew. With each rotation, the booths are redesigned to match the business’s branding, products, and story. Given the success of sales and events, many vendors who started with us in August are still on site today!
While we enjoy seeing vendors return to Sprout, we also celebrate when they grow out of their 8’x8’ or 10’x4’ space. In fact, we are excited to share that 6 Sprout vendors have officially graduated into the 2024 season of the Berwyn Shops!
ROOTED IN BERWYN
In August 2023, Sprout was planted with its first round of 33 businesses. Since then, vendors have placed in pitch competitions, obtained grants, developed partnerships, and expanded their product lines. In fact, Sprout vendors have sold over 14,300 items, totaling over $180,000 in sales!
With Sprout’s one-year anniversary approaching, we cannot "beleaf" the feedback we have received from shoppers, Berwyn residents, community partners, and media outlets! Thank you for supporting our newest homegrown project!

Now in 2024, BMO has graciously awarded Project Homegrown a 3-year grant, totaling $120,000! A big THANK YOU goes to BMOour retail incubators would not exist without their continued support!
GROWING COMMUNITY SPACES
Beyond supporting entrepreneurs, Project Homegrown aims to create vibrant community spaces. As such, our vendors collaborate with local business owners, partners, and stakeholders to host family-friendly events, educational workshops, festivals, and more! We also invite artists, musicians, pop-up vendors, and other special guests to share their talents.
Over the past few years, our vendors have hosted 100+ special events! Stay up to date on all upcoming events by following @BerwynShops and @BerwynSprout on Instagram and Facebook.

LA LUPITA RESTAURANT
MEDIANOCHE CAFE
Michelle Fernandez, owner of MediaNoche Café, opened her restaurant in Berwyn in 2020 after learning about Cuban cuisine from her husband’s grandfather, who was born and raised in Havana, Cuba. With the assistance of the Finish Line Grant in 2022, MediaNoche Café expanded its restaurant, creating more room for tables and customers. The expansion was a significant step towards the growth and success of the establishment. Michelle understands the importance of collaborating with the community and offering support to local businesses. She regularly sponsors and participates in community events. Berwyn has proven to be a great neighborhood to thrive in because of its diversity and unwavering commitment to maintaining a strong sense of community.
La Lupita Restaurant’s humble beginnings come from Lupita herself, the family matriarch, who started the business 20 years ago. Today, La Lupita is a must go-to place for local Mexican cuisine. They serve all the staples you know and love from pozole to fajitas—all with fresh homemade tortillas. The family-owned and operated restaurant invested in interior renovations and a rooftop in 2022. Step into their space and immerse yourself into the lively Mexican culture with colorful decorations throughout. You get to choose where to enjoy your margarita: whether it's at the extravagant bar, out on the patio, or up on the rooftop. At FitzGerald’s Nightclub & Sidebar, 6615 W. Roosevelt Rd., live music is the name of the game, playing host to everything from mariachi bands and swing music to alternative rock legends and its beloved American Music Festival. In the warmer months, the venue’s patio comes alive with free music on the outdoor stage, while inside the historic nightclub drinks flow as well-known touring acts perform. In recent years, the venue has expanded to include the Sidebar — another indoor stage and bar with room for dining (and a great vintage photo booth).
Just a short walk away is Friendly Tap, part of the Friendly Music Community, at 6729-33 W. Roosevelt Rd. Part-bar, part-coffee house, this well-loved destination is a musician’s paradise.
In May 1919, the road formerly known as 12th Street was renamed Roosevelt Road in honor of President Theodore Roosevelt. During the 1920s, Berwyn was the fastest-growing Chicago suburb. The Ritz movie palace solidified Roosevelt Road as a premier entertainment destination.
BEYOND THE MUSIC
While Roosevelt Road’s legacy as a dining and entertainment destination is strongly cemented, its reputation as a place for family-run businesses and entrepreneurship has helped the area flourish beyond the music scene.
In 1965, Italian immigrant Mariano Turano and his brothers opened Campagna Turano Bakery along Roosevelt Road, today known as Turano Baking Company at 6501 Roosevelt Rd. The bakery has become one of the most famous in the area, instantly recognizable by its tasty breads and tan delivery trucks. Locals also know to visit Mama Susi’s Bake Shop at the factory, which offers cookies, breads, and other delectable treats. Pro tip: Spend $5 and get a free coffee!
Another longtime family-owned business is Dan’s Bike Shop, 6715 W. Roosevelt Rd., which has served the community’s cycling needs since 1989. The bike shop is known for its wide selection of bikes and for its expert repair work. Plus, its ever-cycling window mannequin named “Woody” is a favorite of passersby.
Perhaps one of the best examples of Berwyn’s entrepreneurial spirit is with the opening of Berwyn Shops at 6931 W. Roosevelt Rd. — a rotating collection of local creatives and makers who set up shop in a colorful enclave of ministores. With ongoing events, new vendors each year, and a canopy of string lights, the addition of this business incubator has turned an empty lot into a place where shoppers can support local and small businesses can launch dreams.
Another new addition to the strip, The Pile Bookstore, 7117B W. Roosevelt Rd., has added to Roosevelt Road’s culture of artistic expression, this time through the written word. Stop in for a delicious pastry and browse for your next page-turner.

DEPOT DISTRICT
WRITTEN & PHOTOGRAPHED BY: LINZE RICE
CULTURE & COMMUNITY
Walking along the Depot District, one of the first things you’ll notice is the vibrant, colorful murals and art installations that decorate the corridor. These pieces are created by artists who are local to the region and add tons of flair and personality that passersby — whether residents or commuters passing through — can enjoy. The art is courtesy of the Berwyn Public Art Initiative, whose projects have brought character, meaning, and beauty to the district’s patios, storefronts, and along the train tracks. Check out Lavergne’s Tavern, Pillars Community Health, and Karasek Park for inspiring art that’s larger than life.
Art and music appreciators can also stop by The Outta Space, 6840 32nd St., for rotating gallery-style art displays, plus community-oriented performances and a bar.
The Depot is also the gathering place for some of Berwyn’s most beloved festivals, such as the Depot District Mini-Golf Pub Crawl, the City of Berwyn’s Pride Walk, and Oktoberfest. New events, like the Bags, Beer, & BBQ Tournament are always being added to create even more traditions.
With public art, small businesses, community events, and Chicago in the background, the Depot District fosters a friendly neighborhood feel that’s rich in culture.
A vibrant, walkable, and accessible city center is a perk of living and visiting Berwyn. The Depot District is lined with amazing eateries of all varieties. Pubs, lounges, family restaurants, and more – the Depot makes for a perfect day out anytime of the year! COMMUTER CONVENIENCE
Just 20 minutes by Metra train from Downtown Chicago, Berwyn’s transportation convenience is unmatched. Our three BNSF Metra stops — Harlem Ave., Berwyn, and LaVergne — offer three points of pickup/drop-off for commuters looking to go east into the city with a final
destination at Chicago Union Station, or west to suburbs as far as Aurora (including a stop at Brookfield Zoo!).
Whether you’re a daily commuter traveling for work or riding the rails into the city for a day of fun, Berwyn’s Metra stations have parking, updated
platforms, and are within walking distance of the Depot’s beloved bars and restaurants.
WINDSOR AVE. FLAPJACK BREWERY
While food and entertainment are two of the corridor’s biggest strengths, the Depot District truly has a little bit of everything. You can access professional services like insurance agents, lawyers, business services, real estate agents, and a mortgage company all within walking distance, plus the Berwyn Police Department, Berwyn Recreation Department, and Youth Crossroads are all easily accessible. Alphabet Learning Center provides
child care for area families, and Baila Conmigo Dance With Me Dance Studio offers a place for budding ballerinas to hone their skills.
When you’re in need of a beauty tuneup, Upper Echelon Barber Parlor and Big Tease Hair Salon are two toprated shops, while Audrey’s Esthetics, Brows By Lucy/BBL Beauty Bar, La Fleur Spa, and Date Nite Beaute are ideal options for refreshing skin, nail,
brow, and makeup treatments. Then, look to Windsor Coin Laundry and O’Brien the Cleaner to make sure your favorite outfit is pressed and spotless.
Give your car its own tune-up at Deece Automotive, shop for fresh produce at Familia Fresh Market Berwyn, and have all your custom printing needs perfected at Able Printing Service.

CERMAK ROAD: WHERE HOMETOWN MEETS NATIONAL
Long revered as Berwyn’s “Main Street,” Cermak Road plays an integral role in the city’s rich history as a haven for entrepreneurs. In Berwyn’s early days, people from around the world set roots down here, often chasing a dream that involved putting their skills, knowledge, and passions to use for the community. Today, Cermak Road is a busy commercial district
filled with everything from local makers to budding entrepreneurs to small businesses and national chains. Whether you’re looking for candies made in Berwyn, a handmade gift, school supplies, or a quick, convenient meal, Cermak Road’s reputation as a one-street destination for all your everyday needs continues to ring true.
SMALL BUSINESS BOULEVARD
The entrepreneurial spirit is alive and well throughout the rest of the street, with small businesses serving as the lifeblood of the corridor. Here, you can find nearly any professional service imaginable, like attorneys, realtors, tax experts, and insurance agents, as well as clothing boutiques, beauty shops, pet stores, and more. Need a dentist, a primary care physician, or a women’s health specialist? Cermak Road has them all.

They may also have centuries of stories worth hearing. Take Cermak Road, long heralded as Berwyn’s Main Street. Today, Berwyn’s Cermak Road corridor boasts locally owned small businesses, national favorites, a rich history, and a bright future.
MEET ME AT THE PLAZA
In 1956, Cermak Plaza officially opened at the southeast corner of Harlem and Cermak. As one of the area’s first outdoor shopping malls, it instantly became an epicenter of business activity with its variety of stores and services all within walking distance. The later addition of its now immediately recognizable teal sign with giant white arrows serves as a nostalgic nod to the plaza’s staying power. At night, the signs glow in reddish-pink and green.
Today, the plaza remains a busy shopping center with an abundance of well-known national brands shoppers know and love. From retail stores like Marshalls, K&G Fashion Superstore, Gap Factory, Old Navy, Ross, and Shoe Carnival — to everyday supplies stores like Walgreens, Dollar Tree, Office Depot, Party City, and Tony’s
Nails, and Betty’s & Nick’s Family Hair Care — and check out Craig’s Shoes and Scelebrations Fashion for the perfect accessories to top it off. James & Williams Jewelers, 7020 W. Cermak Rd., has specialized in dazzling one-of-a-kind jewelry and watches since 1962, while VNA Flowers & Gifts, 6531 W. Cermak Rd., offers an incredible variety of bright, fresh florals for every occasion.
Women can work on their fitness goals at W3Body - A Women’s Gym, 6342 W. Cermak Rd. and furry friends can get the works at Cookies Grooming
Fresh Market — the plaza is a go-to place for groceries, shopping, home decor, pet supplies, and more.
Hungry visitors can drive through McDonald’s for a quick snack, or sit down for a delicious mid-day meal at Longhorn Steakhouse. Just across the street, there are even more fan favorites like Starbucks, Panera, Five Guys, Buffalo Wild Wings, and Jimmy John’s.
Of course, this is Cermak Road, so local entrepreneurs and small businesses have also become woven into the fabric of the plaza. At Berwyn Sprout, creatives come together to show off their work with individual stalls — from candlemakers to unique jewelry and clothes to handmade soaps and festive hand-sewn bows.

When you want fresh produce, top-choice meats, and authentic Mexican ingredients, Mi Huerta Grocery and Valle’s Produce are two beloved local markets, while Pierre’s Bakery West whips up tasty homemade cakes and pastries.

OGDEN AVENUE

OGDEN AVENUE: FROM PLANK ROAD TO THE MOTHER ROAD
A quintessential piece of American history, Ogden Avenue is part of the original Historic Route 66 and is one of Berwyn’s most historically significant corridors. The stretch from Lombard Avenue to Harlem Avenue is filled with storied auto businesses, a retro vibe, and all the charm and convenience a well-traveled route should have. For locals, it’s a place to shop for everyday
essentials, grab a quick bite, or get a tune-up — while passersby get to enjoy some of the art and statues that define the area and offer a nod to the street’s Rt. 66 past. Clear views of downtown Chicago are just off in the distance, making Ogden Avenue the perfect connection between the city and the suburbs.
Ogden’s rich history as part of the original Rt. 66 is not just in the past — its legacy as an auto-focused road is part of its present and future.
It’s impossible to drive around town without noticing license plates from Berwyn Kia a dealer who has earned a positive reputation from the community for customer service and variety of vehicles. Sadeq Auto Sales and Quality Craft Auto Sales, “the finest in used cars since 1976,” are another two local options for vehicle purchases that have earned praise from buyers.
Well-known shops like AutoZone Auto Parts, Midas, Safelite AutoGlass, and Target Auto Parts offer a convenient place for replacement parts, while
As Berwyn and other suburbs began booming in the 1920s, a new numbered highway system was sprouting across America. Route 66 was one such road, and – in the century since – it’s become an icon of progress and connection. In Berwyn, Ogden Avenue is a vibrant reminder of times that have passed, and a present-day nod to all our town continues to offer.

GRAB A COFFEE, PASTRY, AND WORK FROM HOME AT THESE
COZY BERWYN CAFES
WRITTEN AND PHOTOGRAPHED BY: LINZE RICE
When you need a java fix, a tasty treat, and lots of comfy vibes, these cafes are the perfect place to spend a productive morning.
A friendly neighborhood coffee shop is a hallmark of a close community. Not only does it provide the caffeine — iced or hot — that we need to energize our days, but it also provides a sense of calm, coziness, and warmth that makes us feel at home. Berwyn is lucky to have a number of cafes in convenient locations across the city that offer a welcoming atmosphere, delicious drinks, savory treats, and a peaceful environment where visitors can sit down to enjoy themselves uninterrupted.
These coffee shops are a great place to curl up with a book or convene with family and friends, but they can also be an excellent place for holding a business meeting or working solo. In fact, did you know that an estimated 40% of U.S. employees work remotely fulltime or have a hybrid schedule that allows them to work from home at least part of the time? With that flexibility comes the task of finding where to work — and nothing is quite better than the local cafe.
While Berwyn has no shortage of coffee shops and cafes, here are a few local favorite spots where the java, snacks, and ambiance are all superb — especially for those looking for the ideal work-life balance.
PINK OWL CAFE
2713 RIDGELAND AVE. | (708) 317-5041 | @PINKOWLCAFE
Ridgeland Avenue is a little brighter, more floral, and more pink now with the recent addition of Pink Owl Cafe — a delightful family-owned coffee shop in Central Berwyn. The first thing you’ll see entering the space is a friendly smile from the barista who stands behind a glittering countertop. However, a quick glance around the room will reveal a feast for the eyes with notable details like chandeliers, gold mirrors, exposed brick, and velvety chairs. Quirky art, like neon signs and adorable owl paintings, adds flavor to the walls, while an incredible handmade flower wall serves as the backdrop for a digital selfie station.
The aesthetic is as great as the coffee, food, and service. Pink Owl Cafe’s
menu focuses on go-to sweet and savory dishes for breakfast, brunch, and lunch like chilaquiles, prosciutto toast, avocado toast, strawberry and blueberry croissants bursting with rich mascarpone cheese, and specialty waffles that feature fruit, nuts, and yogurt.
Fragrant cafe de olla and Mexican hot chocolate treat your sense of taste and smell, and classic espresso drinks like lattes and an Americano offer all the fuel you need to get through the afternoon slump. Add in a special flavor like vanilla, caramel, or butter pecan to take your drink up a notch.
AVITO CAFFE
6510 OGDEN AVE. | (312) 388-8486
AVITOFILM.COM
For over 20 years, Avito Caffe on Historic Route 66 has been a Berwyn staple. The storied coffee shop sits inside a building formerly owned by notorious Chicago mobster Al Capone and now serves as a sometimes filming location for owner and filmmaker Vito Brancato. Don’t be surprised to see him working at his production office beside the coffee counter!
THE LOCAL FLOUR STAND CAFE
6814 WINDSOR AVE. | (708) 663-2540 | @THELOCALFLOURSTANDCAFE
This adorable cafe inside the Depot District is here to fulfill all your local coffee, pastry, and bread “kneads.” Living room-meets-the-office here at this spacious shop, with a mix of tables, couches, and chairs spread across a neutral room accented by floral rugs, pillows, plants, flowers, and of course — a neon “Coffee” sign. Natural light fills the room as you stop by for some freshbaked bread, mouthwatering pastries, coffees, teas, and hot chocolate. Watch the hustle and bustle of suburban life hum right outside the bright windows as you chug away at your projects (and your latte).
Step up to the counter to see what baked goods are available for the day. Favorites include the signature Brookie brownie-cookie, blueberry buttermilk muffin, mini-cobbler, carrot cream cheese square, fig pecan scone, and more. You can even preorder breads to take with you, like banana, pumpkin, and zucchini, with the option to add walnuts or chocolate chips. You can also preorder loaves of rosemary garlic or cheddar jalapeño, as well as batches of scones, muffins, and brownies. Not only is The Local Flour Stand Cafe a great place to work, but it’s also one of Berwyn’s best-kept bakery secrets.
And as serious as Brancato is about film, Avito Caffe is about coffee — a cheeky sign outside reading “Drink coffee, sleep when you’re dead” makes this abundantly clear. Enter through the bold red door and lights, camera, action! Inside, you’ll be surrounded by classic movie posters, vintage celebrity headshots, and unique memorabilia under a gorgeous copper tile ceiling. The room is warm and cozy while transporting you straight into Old Hollywood.
It’s the perfect place to post up with a cup of Joe and get inspired. Classic drinks like house coffee, cappuccino, lattes, tea, and espresso are available hot or iced, while specialty drinks like the Nutella Latte, Espresso Blast, and Super Protein Smoothie offer something a little extra.

Welcome to the Economic Development Corner!
We work to develop and offer much-needed resources to local entrepreneurs. For example, the BDC increased the Finish Line Grant budget to $625,000 to encourage commercial rehabilitation in our 3 TIF districts. We also recently launched the Commercial Corridor Renovation Grant to support exterior renovation projects along 16th Street and 26th Street. Applications are open until mid-December for both!
In addition to grants, the BDC continues to connect business owners to educational opportunities, tailored advising, and networking events. We also work with other organizations to offer unique webinars and classes. For example, we partner with the Illinois Restaurant Association twice a year to facilitate a Foodservice Sanitation Manager Class. In 2024 thus far, our efforts helped 19 entrepreneurs earn their Sanitation Certificate and over 40 Berwyn businesses receive more than $750,000 in funding!
To ensure that you are up to date on all available resources, I encourage you to visit Berwyn.net and sign up for our newsletter.

“In just a few words, the Finish Line Grant has been a sort of lifeline for the vision of our business, propelling us towards our goals and enabling us to make a positive impact in childcare for our community. Moving forward, we envision continuing our relationship with the BDC and exploring potential collaborations in ways that we can help support and contribute to the growth of Berwyn businesses. Their (BDC) ongoing presence is invaluable, and we are grateful for the opportunity to partner with them.”

The Pile Bookstore 7117B Roosevelt Rd., Berwyn, IL 60402
“Without the Finish Line Grant, specific things in my space wouldn’t have been possible, like the sink at my coffee counter and the new lighting fixtures that replaced fluorescent bulbs. The overall feel and functionality of the majority of my space and business would be drastically different without that support. I ran into a few unexpected hiccups in submitting quotes, but Paola and the BDC were very patient and tremendously helpful in getting everything squared away and making sure I understood the process.”

Where Do Your Berwyn Property Tax Dollars Go?
The City of Berwyn receives between 27.6% and 31.3% of your property tax bill, depending on which side of the community you live (north or south of Cermak Rd). This means that for every $1 of your property taxes, the City collects an average of $0.29.
Your property tax dollars to the City of Berwyn fund services including the Berwyn Police Department, Berwyn Fire Department, ambulance services, senior services, pensions, street cleaning, road construction, water and sewer system administration, garbage and recycling collection, business licensing, construction permitting, building inspection, economic development, communications, and marketing.
The largest portion of your property tax bill is attributed to the school districts, which receives between 51.7% and 58.4% of your total tax bill. See below for a detailed breakdown of your tax dollars.
NORTH BERWYN
SOUTH BERWYN
The BDC conducted an analysis of similarly sized 3-bedroom, 2-bathroom bungalows. This analysis was based on available home listing data for Berwyn and the surrounding seven communities.
With respect to listing price per square foot, and taxes per square foot, Berwyn ranks the lowest for both average list price per square foot and average taxes per square foot. This demonstrates Berwyn’s favorable housing market, in comparison to nearby suburbs.
