Welcome to the latest edition of the Berwyn Magazine!
Throughout this publication, you will meet local entrepreneurs, learn about available resources, and discover how you can support small businesses this holiday season! You will also read success stories, highlighting a few of the incredible milestones and accomplishments celebrated in 2024.
For example, I am thrilled to share that this year’s special event season broke records! In fact, the Berwyn Rt. 66 Car Show saw exceptional attendance numbers with over 30,000 people and 750 vehicles. The one-day event was even featured 26 times across radio and TV outlets, reaching over 1.8 million viewers! In addition, we saw more than 10,000 residents and visitors alike enjoy two days filled with delicious food, live performances, carnival rides, and more during Oktoberfest. We hope to keep this momentum going in the new year – stay tuned for 2025 special event dates!
Beyond special events, I am also excited to announce that the BDC won two 2024 Excellence in Economic Development Awards from the International Economic Development Council (IEDC). The IEDC awards honor organizations and initiatives that have demonstrated consistent, exemplary performance in the profession. Specifically, the BDC received the Silver Entrepreneurial & Small Business Development Award for the Berwyn Shops and the Bronze Magazine & Newsletter Award for the Berwyn Magazine. Congratulations to the BDC team for their hard work and dedication!
Overall, we are proud of these accomplishments – none of which would be possible without the continued support of local business owners, our partners, and the Berwyn community! On behalf of the City of Berwyn, I wish you and your family a joyous holiday season.
During this special season, I would like to invite residents to visit the unique shopping and dining experiences we have in our thriving community. There are plenty of options right in our city: Berwyn Shops, Berwyn Sprout, and Berwyn Boutique all offer treasures created by local emerging entrepreneurs with the support and guidance of the Berwyn Development Corporation.
Just in time for the family visits, I am happy to announce the Depot District Infrastructure Project is in the final stages. The completion of the project will result in improved pedestrian accessibility and parking areas. Stay tuned to all the coming Holiday Fun Events and seasonal activities via our website and community calendar and through the new Depot District Digital Kiosk along the Metra’s BNSF line. The Digital Kiosk will communicate city events and news.

DEPOT DISTRICT
Over the past 4 years the Depot District has been undergoing infrastructure and streetscape construction, creating a space that all residents, business owners, and visitors can enjoy. The goal of this construction is to provide better drainage to the streets, expand the size of the sidewalks, and enhance the beauty of Berwyn’s Depot District. This project has introduced:
• New landscaping
• 47 benches
• 109 lampposts
• 5 bike shelters & 100+ bike racks
• 92 trash cans
• Pedestrian crossing sign at Oak Park Ave.
Beyond street fixtures, 3 new digital information kiosks have been placed outside each Metra Station along Windsor Ave. on Harlem Ave., Oak Park Ave., and Ridgeland Ave.. These will provide information on what’s taking place in Berwyn, courtesy of the City of Berwyn.
The streets have been repaved and showcase Berwyn’s unique character with brick paving from Oak Park Ave. to Grove Ave. and across street parking within the Depot.
ROOSEVELT UPGRADES
The Roosevelt upgrades began in the Fall of 2024 and are expected to be completed before the end of 2024. The initiative focuses on improving the Roosevelt corridor with upgraded street furniture including new benches, bike racks, and trash cans along with updated landscaping.
The project aims to enhance the Roosevelt corridor and encourage visitors to take an enjoyable walk while supporting local small businesses.
With the support of the City of Berwyn, the BDC will also be working closely with the Village of Oak Park to revise the 2005 Roosevelt Road Corridor study. Stay tuned for exciting updates in 2025!

On August 26, 2024, the Chicago White Sox invited Michelle Fernandez, owner of MediaNoche Café, to be a featured food provider for their Women's Equality Night. The White Sox partnered with MediaNoche as a woman-owned business and a proud member of the local chamber of commerce.

Welcome to the Economic Development Corner!
We aim to lead and support equitable economic growth throughout Berwyn and the surrounding area. Specifically, we strive to foster innovation and investment in our community by connecting entrepreneurs to available resources, educational opportunities, and networking events.
In fact, we collaborate with the City of Berwyn, Cook County Small Business Source, Illinois Restaurant Association, and other organizations to offer timely training at NO COST to our small business owners. So far this year, we have leveraged partnerships to provide over 1,480 one-on-one advising sessions, 2 sanitation certification classes, 19 informational sessions, and more!
Beyond educational events, our team works to connect businesses to available funding, as well as administer programs tailored for the Berwyn community. For example, the BDC launched the new Commercial Corridor Renovation Grant to assist property and business owners along 16th St and 26th St with exterior renovation expenses. Thankfully, over $50,000 have already been committed to 7 projects in 2024, leveraging more than $106,000 in private capital!

COMMERCIAL CORRIDOR RENOVATION GRANT: NEW PROGRAM FOR 16TH ST & 26TH ST
Does your business need a new awning? Are you looking to replace your windows? You may be eligible for the BDC’s brand NEW Commercial Corridor Renovation Grant (CCRG).
This reimbursement program assists businesses and property owners along 16th Street & 26th Street with exterior renovation costs, such as awnings, signage, façade improvements, and more! Funding reimburses 50% of the total project cost, with a maximum grant award of $10,000.

FINISH LINE GRANT: SUPPORTING REHABILITATION PROJECTS IN BERWYN’S TIF DISTRICTS
Does your business need a new roof? Are you looking to upgrade your HVAC system? You may be eligible for the BDC’s Finish Line Grant. This $625,000 program assists businesses and property owners with interior and exterior buildout costs, such as awnings, façade improvements, and more!
Funding is designated for the Roosevelt, Harlem/Cermak, and Depot TIF districts, and is calculated as a percentage of the total project cost. Grant awards are committed on a first-come, first-serve basis, with the maximum amount of $50,000.

The BDC Commercial Loan Programs are operated in conjunction with the City of Berwyn, Illinois DCEO, and Economic Development Administration. Together, these programs are designed to retain and improve Berwyn businesses and to encourage new business investments.
Specifically, the loans may be used for almost any business-related expense, including buildouts, façade improvements, equipment, inventory and working capital.

On August 24th, 8 blocks of the iconic Rt. 66 strip in Berwyn were filled with 750+ registered vehicles at the 2024 car show, making it Berwyn’s largest car show to date!

The BDC closed out the summer with its annual Berwyn Oktoberfest event, inviting 7 bands and 13 food vendors to help kick off the fall!

The Berwyn Development Corporation (BDC) markets Berwyn regionally and nationally as a prime business and leisure destination. We are here to promote Berwyn’s energy and culture to visitors and residents and to create unique development opportunities for businesses.
The BDC has a public-private partnership with the City of Berwyn that provides chamber and economic development services to all segments of the Berwyn community. The BDC is a 501(c)(3) not-for-profit membership organization that serves business and individual members. The BDC focuses its efforts on those activities that will improve the overall climate for local businesses and residents, in addition to encouraging the development of new commercial venues and employment opportunities. The BDC continually strives to develop new programs, services and special events that promote Berwyn businesses and the community.

BDC Mission: To lead and promote those activities that support equitable economic growth for all community stakeholders in Berwyn.
Since 2020 the BDC has:
• Created the Berwyn Internship for Small Businesses (BISB), in partnership with Morton College and Dominican University, that has connected over 30 local businesses and local college students with the intention to improve the digital presence of the business.
• Introduced 8 Block Party Wagons and a mobile stage that can be used across the city to enhance small community gatherings, special events, and large celebrations.
• Supported local organizations like the Berwyn Historical Society, City of Berwyn Recreation Department, and Berwyn Police and Fire Departments.
• Given back over $37,000 to local non-profits, through the BDC Philanthropic Grant, which has supported facility improvements, program enhancements, and special events.
The Berwyn Development Corporation has given over $375,000 back to the Berwyn Community!

• Launched 3 retail incubators to support entrepreneurs
• Delivered 2,835 One-on-One Business Advising Sessions through The Source
• Assisted with $1.2 million in city investment leveraging over $2 million in private funding
• Helped over 1,599 businesses receive $58.7 million in Federal, County, and State grants
• Been awarded $1.1 million in state grants for enhancements to the City of Berwyn

The Mini-Golf Pub Crawl is an annual Depot District event held in April. Bars/restaurants are invited to host their own mini-golf holes for residents and visitors to test their skills at - in costume!

The Berwyn Rt.66 Car Show is a highly anticipated annual event held along Berwyn’s strip of Route 66. Hundreds of cars are put on display each August for residents and tourists to enjoy at no cost.
TASTE OF CERMAK
The Taste of Cermak event is the perfect way to spend a Thursday evening in July! For only $15, enjoy a sample of your favorite Cermak Road business’ offerings! There’s something for the whole family!
OKTOBERFEST
Celebrate the changing of the seasons each September at the Berwyn Oktoberfest! This event features live music, a food court, and 2 beer tents! There is no entry fee at this Depot District event.
