MAKING AN OFFER

You’ve visited a property and have fallen in love with it. You make an offer that we submit to the owner.

THE RENTAL AGREEMENT

When both parties are satisfied, the rental agreement is then signed between the owner and the candidate tenant.

THE DEPOSIT

The deposit is then paid by the candidate tenant on the account of Belgium Sotheby’s International Realty in order to reserve the property.

THE CONTRACT

Belgium Sotheby’s International Realty writes the contract lease and submits it to be signed first by the lessee (candidate tenant) then by the lessor (owner).

REFUND OF THE DEPOSIT

Once the contract is signed, Belgium Sotheby’s International Realty reimburses the deposit to the lessee.

1ST MONTH RENT

The lessee pays the first month’s rent and charges on the lessor’s account.

THE GUARANTEE

The lessee constitues the rental guarantee or bank guarantee on a blocked account from a Belgian Financial Institution (e.g. BNP/ING/KBC/Korfine/SPF Finances).

THE HOME INSURANCE

The lessee subscribes to a home insurance policy through his or her bank or via an insurer/broker.

THE ENTRY INVENTORY

The entry inventory is made by a real estate expert appointed by both the lessor and the lessee (the costs are shared between both parties).

METER READINGS AND TRANSFER

The real estate expert takes in charge the meter readings and the lessee transfers the meters to the supplier of his choice (gas, water, electricity, internet).

THE DEPOSIT

When all the entry conditions above are validated (receipt of the 1st month’s rent and charges + rental guarantee + insurance + completion of the entry inventory), the lessor will deliver the keys to the lesser.

THE RENTAL GUARANTEE

The rental guarantee is a financial guarantee constituted by the lessee of the leased property for the benefit of the lessor until the end of the lease contract. This guarantee is used to compensate the lessor in case of a breach engendered by the lessee.

THE HOME INSURANCE

The home insurance (fire - simple risks) is a coverage against damages in your home and the furniture it contains.

THE ENTRY INVENTORY

The entry inventory is a mandatory procedure. It is a written document in which is detailed the state of the rented accommodation at the time when the tenant takes possession of it. It must be carried out during the period when the premises are unoccupied.
