During the last 6 months Wandsworth Chamber has worked extremely hard to deliver the Kick Start programme. Aimed at helping 16–24-year-olds into employment and fully funded by the Government, this is a great way for businesses to employ staff on a six-month contract, to perhaps, try out new things and at the same time help young people. Currently we have a large number of posts being advertised on the Job Centre Plus Vacancy boards and we look forward to helping many more businesses and youngsters. All of this is important in the context of the COVID pandemic, which has seen businesses lay off or furlough staff in their thousands. Those who’ve been affected have had plenty of time to mull

“The impact of the pandemic has made investing in adult skills more important than ever. Employers need a more joined-up and flexible system that can respond quickly to skills needs and opportunities. “The last year has seen the economy placed under the greatest strain it has experienced in decades and the full impact on employment and growth has yet to be seen. As businesses rebuild and respond to the challenges ahead, a more agile skills training system will be crucial.” Steve Pinto, chief executive at Wandsworth Chamber of Commerce, says: “At the Chamber, part of our role is to help businesses get the skills they need so they can flourish, both now and in the future. We’re working with range of businesses and education providers to tackle skills gaps and identify the skills and attributes that employers need in this fast-moving landscape.” The UK government is trying to build a more agile training system through its Lifetime Skills Guarantee, which will give every adult access to a flexible loan for higher-level education and training at university or college, useable at any point in their lives. This will build on the extensive action already underway to revolutionise the skills and training offer across the country, including the introduction of new T-level courses and access to free, job-relevant “bootcamp” courses.

Fourth open letter to chamber members, from me, Martin Pocock

Dear Chamber Members,
It is Martin here, owner of Pocock’s Chartered Accountants and Insolvency Advisors. Hopefully your business is up and running with minimal restrictions. Once it is up and running the next step is to make sure that the business is viable and will provide an income for you and your family. Business that are viable may have incurred liabilities over the lockdown period which will be difficult to repay in the short term. Check you have taken advantage of all the government schemes and have deferred payments plans in place with as many creditors as possible notably HMRC and your Landlords. The Most Important thing when running a business
Make sure the business is paying you and you are not pumping personal funds into the business to keep it afloat. When you are paying money into the business it means you are not being paid by the business. Often money paid into a business short term is from expensive funding i.e credit cards. If you have to pump short term funds into the business make sure it will be able to repay within a reasonable time period. Do a cashflow to make sure this will happen. I have come across directors who have not taken a salary for a business for over 1 year. By the time they consult me the money is effectively gone and often they have run up large personal liabilities. This money would have been better spent on a new business or protecting the family home. The rest of my letter is similar to the last one as little has changed and details the above. Finance
Be sure that you have applied for the maximum amount you can claim under the bounce back and Cbil loans from your bank. These loans are unsecured provided you are a limited company. Whilst the government has not set out how the loans can be used, make sure these loans are not being secured on your assets and so increasing any amounts owing on a director’s loan account.
Marketing
Now is the time to review your marketing plan. Check and see how COVID-19 has affected your market. Produce a marketing plan that ties in with the reopening of your business. Check that your business is still viable.
Liabilities
Hopefully either you have been able to trade through lockdown or if not are in a position to re-open without have run up too many liabilities. Many businesses will be viable but have run up large liabilities over the lock-down periods meaning that the owner/shareholders will not be able to draw a salary or pay dividends for a long period of time. All you will be doing is paying historic liabilities and potentially running up personal liabilities in order to maintain your family’s standard of living. I want you to know that you can liquidate your business and start again if you need or wish to. I want to warn you against funding a business from your and your family’s personal assets.

It is akin to sailing along a rocky coastline at night in a storm compared to crossing an ocean. I know where the rocks are and how to steer you round them.
This is common and once the pattern is set, a chain of events and circumstances can ensue until the business collapses and brings you and your family down with it. It should be obvious if your income from the business is not covering your family’s outgoings, but this is very easy to ignore. The key factors to look for are: • Extending a loan on a credit card or getting an additional one • Accepting some parental support to ease your personal cashflow • Not repairing the car • Not spending some money on the leaky house roof • Your partner has to find additional work • Trimming or cancelling the family holiday • Difficulty in paying school fees You should check that your new business will be viable and provide an income for you and your family. If a business does not provide for the standard of living you and your family desire, then you must surely ask yourself why you are doing it. It is easy to believe there are no other options. There are always options. For example, many people go to work for someone else after liquidating their business and find it a welcome relief! It is entirely normal and legal to place a company into a Creditors Voluntary Liquidation, at any time and then start or do something new. If you, and your board do not understand this option and would like to explore this, then please get in touch. My aim here is to protect you, your personal assets and your income going forward. More Wandsworth firms plan to hire staff
A NEW SURVEY has shown an increase in the percentage of firms expecting to grow their workforce – but has also highlighted continued weakness and volatility in the retail, hotels and catering sectors.
The British Chambers of Commerce’s (BCC) Quarterly Recruitment Outlook for Q1 2021 highlighted ongoing weakness in the jobs market in the first three months of the year, with 60% of the 5,900plus businesses surveyed saying they had not attempted to recruit during the quarter. However, the percentage of firms expecting their workforce to grow in the next three months rose from 19% in Q4 2020 to 27% in Q1 – the highest percentage since Q1 2020 and broadly a return to pre-pandemic levels. The proportion of firms expecting a decrease in their workforce dropped from 14% to 9%. Recruitment during Q1 remained subdued with only 40% of surveyed firms seeking to recruit, but the picture varied significantly by sector. Only 20% of hotels and catering firms tried to recruit while retail and wholesaling also lagged at 34%. When it came to manufacturers and construction firms, though, 50% and 54% respectively had attempted to recruit in Q1. Of those attempting to recruit, the percentage of firms facing hiring difficulties rose sharply from 53% in Q4 to 63% in Q1. Those reporting issues in finding staff were highest in the construction sector at 71%, up from 58% in Q4. In the retail and wholesaling sector, the percentage who encountered difficulties was
only 56%, although this still represents an eight-point rise from the previous quarter. The construction sector also had the highest proportion of companies (34%) expecting their workforce to grow in the next three months. Retail and wholesaling came in lowest on this indicator, with only 22% expecting workforce growth. Hotels and catering showed a more volatile picture, with 26% expecting their workforce to grow, although the proportion expecting to reduce their staff levels was the highest amongst all sectors at 14%. Responding to the findings, Jane Gratton, head of people policy at the BCC, said: “These new figures serve as a sharp reminder of how unevenly the jobs impact from COVID-19 has been distributed across different sectors, and the consequences this could have for different generations in the workforce. “For inexperienced young people now entering the workforce, and those whose jobs have been lost during the pandemic, the labour market is
particularly competitive. While the furlough scheme has helped to protect many jobs, the severe restrictions on retail, leisure and hospitality businesses have reduced entry-level employment opportunities, while difficult business conditions have seen thousands fewer apprenticeship opportunities created. “The Kickstart initiative must be extended and funded well beyond December 2021, together with a more streamlined and efficient process for employers. Extending employer incentives would support businesses in creating more apprenticeship and traineeship opportunities for young people. These measures, together with a temporary cut in employer national insurance contributions, will support job retention and recruitment for young people and others in the labour market. “Government must also ensure that the skills system is responsive to the needs of employers and has the flexibility to deliver high-quality training solutions when and where needed.”

The Covid pandemic has had a considerable effect on commercial tenants and their relationship with their landlord. Rapid Government policy changes and updates may have made it difficult to stay up to date on the support and options available to keep your business healthy. We feature some frequently asked questions that may help you find some clarity. Can I arrange more time to pay the rent?
Can I terminate my lease?
Landlords could serve a statutory
Rent remains payable as per the terms of the lease. You should check your lease to see if there is a rent suspension clause. This might suspend the rent in certain circumstances, but usually only where the property has become uninhabitable as a result of an insured risk. You might find the clause is triggered only if the property has been damaged or destroyed, meaning that the coronavirus is unlikely to trigger a rent suspension.
The Government has not announced any measures allowing for leases to be terminated early by either party as a result of coronavirus. Broadly speaking, you can probably only terminate your lease if the term has expired or is about to; by negotiating an agreed surrender with the landlord; or by exercising a break clause in the lease.

Consider asking your landlord to come to an arrangement for a rent reduction or deferment. Consider: 1. How long will the arrangement last? Will there be any option to renew the arrangement? 2. Will interest be payable? 3. Can your landlord withdraw the arrangement, and in what circumstances? 4. Will it be personal to you and your landlord, or can an assignee of the lease take the benefit? Any agreement you reach should be formally documented, for example in the form of a side letter, so that you are both clear on your obligations. 10 | Business Connexions
If you do intend to exercise a break clause, check whether there are any conditions you need to comply with before exercising the break. A common condition is that all rents must be paid up to date. If a rent suspension has been agreed, this condition would need to be waived by the landlord before the break could be exercised. You may want to include wording to this effect on any side letter agreeing a rent suspension.
What powers do landlords have? Currently, your landlord may not enforce a right of forfeiture for non-payment of rent in relation to a business tenancy until after 30 June 2021. That period may be further extended.

Homeowners were handed the keys to their new homes in the Grade II* listed building following completion of Switch House West, the first major element of the power station to complete. The rest of the building will be completed in stages throughout the rest of the year, with residents moving into the Boiler House and Switch House East in the coming months. The occasion was marked with a special public performance by members of the London Symphony Orchestra, alongside Battersea Power Station’s own community choir, as visitors and residents enjoyed al fresco dining at the restaurants and bars along the riverfront. A light show with a special ‘welcome home’ message to residents was also projected on to the front of the power station and light installations were illuminated in Circus West Village as part of a host of activities to celebrate the milestone. Half a million square feet of office space in the building is also set to be handed over to Apple this summer to commence the fit-out of its new London campus. Retail and F&B brands will begin fitting out their units later in the year ahead of the Power Station
opening to the public from next year. The Northern Line Extension is on track to open from this autumn, with a new Zone One London Underground Station at the Power Station significantly enhancing the connectivity of this part of London. Much progress is also being made to Electric Boulevard, the third phase of the project which comprises buildings to the south of the Power Station by Gehry Partners and Battersea Roof Gardens. The Power Station – recognised worldwide as a cultural and architectural icon – is at the heart of one of central London’s largest, most visionary and eagerly anticipated new developments, involving the transformation of a 42-acre former industrial brownfield site into a thriving new town centre for London. It comprises new homes, shops, cafes, restaurants, offices, event spaces and more than 19 acres of public space including a six-acre park. Dato’ Ahmad Pardas Senin, chairman of Battersea Project Holding Company, said: “As custodians of this globally significant building, it is with great pleasure that we welcome residents into the Power Station for the first time in history.

Following this latest significant milestone, we now look forward to completing the remaining elements of the Power Station ahead of opening to the public next year.” Once open to the public, Battersea Power Station will house over 100 shops, bars and restaurants, as well as unique events and leisure spaces including the Chimney Lift Experience, which will be operated by global events and entertainment leader, IMG. The glass elevator will transport visitors 109m up inside one of the Power Station’s iconic chimneys before they emerge at the top to enjoy unrivalled views of the capital’s skyline.

Since launching in April 2020, the laptop and tablet refurbishment project has collected, refurbished, and donated over 1,200 devices to local organisations and more than 76 schools in Wandsworth. Following a successful first year, Power to Connect continues to work with businesses and members of the local community to coordinate the sustainable redistribution of devices to those who need them most in Wandsworth and plans to launch a Digital Skills Pilot Scheme. This will be led by the project’s IT volunteers, who will deliver sessions in schools and at community spaces to ensure families who have been given a device are confident enough to be able to use them correctly, look after the device and keep themselves and their children safe online.

Better internet for all Peter Rampling CCO of Community Fibre Peter Rampling admits that when he started out in the telecoms industry in 1986, he had no idea how much it would evolve in the following years. In truth, you’d be hard-pushed to find anyone who could have predicted the revolutionary changes in the industry, which have affected all of our lives in so many different ways. Change is a watchword at Peter’s company, Community Fibre, which is in the middle of an ambitious project to roll out 100% full fibre broadband across one million London properties by the end of 2023. Peter, who joined the company as chief commercial officer 18 months ago, says: “We’re trying to bring faster broadband at a fairer price to more Londoners and progress has been exponential. In 2020 we had connected around 100,000 properties and this year that number has risen to 250,000. “In Wandsworth alone, 38,608 properties have already been enabled, most of them council properties. The local council is a really go-ahead organisation, one which embraces fullfibre broadband and understands how it can help to drive business growth.

“I have no doubt that we’ll hit our overall target of one million by the end of 2023 – possibly even sooner than that.” Working with councils, housing associations and private landlords, Community Fibre rolls out and operates its own dedicated full fibre network, running fibre optic cable all the way into the home or business for maximum speed, reliability and efficiency. There’s no copper wiring in sight, and the company use Openreach ducts to roll-out its full fibre network across the city, meaning that there’s no need to cause disruption to properties by digging up nearby roads to install the infrastructure. Peter says: “This enables us to install full fibre at reduced costs, which can then be passed on to the end customer. Our ambition is to bring fast, reliable,
affordable broadband to as many Londoners as possible, especially those who need it most. “Almost every business I know relies on fast broadband and reliable internet connection, even some of those bricks and mortar industries that previously operated offline. He joined BT’s undergraduate entry programme in 1986, initially undertaking B2B marketing for its Approval Test Lab before rapidly ascending the career ladder. He moved from the fixed business into the wireless business as 3G consumer head in 2000. In 2002, when BT demerged its mobile division and introduced the O2 brand to the market, Peter looked after O2’s business customers before moving into the consumer division. He was then headhunted to take up the position of chief marketing officer at Telefonica O2 in Germany, after which he was promoted to other senior roles within the company. Four years ago, he took on the chief commercial officer role at Digicel
Group, a mobile phone network provider operating in 31 markets across the Caribbean, Central America and Oceania regions, and led a major project to standardise the company’s commercial activities across 24 countries. Two years later he returned home and assumed his current role in December 2019. Whilst he’ll remain focused on the commercial imperatives behind Community Fibre’s full fibre roll-out, he’s also mindful of the need to support the local community and make broadband accessible to as many people as possible. “We provide free Gigafast broadband to more than 90 community centres, giving highspeed internet access for training, work, education and community projects,” he says. “We also ensure that our lowest-cost products are made available only to people on benefits. Our belief is that everyone deserves access to the best internet for the fairest price.”

Therefore, when you are designing your employer value proposition to hire and retain talent, don’t just consider the financial reward. Yes, pay fair market rates as you will not be able to attract the quality of talent you aspire to, but consider providing short online courses to increase areas of expertise, where possible design work to have a degree of flexibility, give people responsibility for giving you innovative ideas and participation in decision-making, and create a collaborative, positive, psychologically safe working environment. Augmenting fair market rates with a thoughtful, and developmental, leadership style will help you to reduce workplace disillusionment and increase the performance of your team without solely focusing on “showing them the money”.

COUNCIL HELPS businesses navigate COVID pandemic Wandsworth Council has spent the last 16 months supporting businesses through the worst pandemic in living memory. From giving guidance on how businesses can reopen safely to promoting the “shop local” message so they can trade with each other, the Council has been with the business community every step of the way, providing as much support as possible so they can kick-start an economic recovery. The Council has worked closely with Wandsworth Chamber of Commerce and its members for many years and was one of the Chamber’s inaugural patron members. According to Mark Maidment, chief executive of Wandsworth Council, it was a logical step for the Council to assume patron status. Mark, whose remit also covers Richmond Council, says: “It provides a tangible recognition of the Council’s support for the Chamber and the borough’s business community. We thought it was a great funding model that gave more prominence for the Council and more financial stability for the Chamber. It was easier than the previous ad hoc sponsorship of different events and initiatives. “It highlights the importance the Council attaches to the borough’s business community and helps us to engage with local business owners and entrepreneurs. This has been incredibly important in the last year when effective communications with business have been essential. Officers and members are regular attendees at Chamber events, which allow us to hear the views of business and informs the work of the Council. The annual Business Awards are a great celebration of the borough’s business community – we can’t wait for them to return!” Whilst economic conditions have been extremely challenging due to the pandemic, Mark believes that there are many benefits of doing business in Wandsworth.

London is the jewel in Europe’s crown and its importance cannot be overstated. It’s a hub for global trade and is central to the performance of the UK economy. One of the key benefits of London’s economy is its diversity. There are around 800,000 businesses here, of which about 470,000 are VATregistered. 18 | Business Connexions
People who work here come from all over the world, not just the UK, and each of the 32 boroughs in the capital have their own strengths and challenges.
This diversity means that it would be impossible for one chamber of commerce to oversee all of the business activity in London. One part of my role is to assist local Chambers in working together to support businesses and promote London as an international destination for trade. This is beginning to happen, although there are still challenges to navigate. Some of London’s boroughs don’t

Despite these challenges, I’m optimistic about the future. London has a lot to offer the world and still has an enviable reputation as a global destination for trade. It has core strengths in key sectors such as bio medical sciences, advanced manufacturing and technology, and in recent times has attracted several disruptive, high-growth businesses that are making their mark here. Britain’s departure from the EU has encouraged some businesses to explore and capitalise on markets further afield; building partnerships all over the world and adopting a global outlook will be important in the post-Brexit era. Meanwhile, the successful COVID vaccination programme in the UK has boosted confidence in the business community and given everyone hope that the worst of the pandemic is behind us. There’s a feeling that businesses are now looking forward, not back, and getting on with the job of building partnerships, ramping up trade and improving their balance sheets. London will be at the centre of the UK’s economic recovery and it’s vital that businesses get the right support, both on a practical level and a policy level. Local chambers have a significant role to play in offering practical support to businesses and lobbying government to ensure that policies create an environment in which businesses can grow and flourish.

Over the last 9 months South Thames College has proactively been supporting local businesses as they recruit new staff for reopening, by designing and delivering short courses that prepare applicants for a job interview with the company. The programme has been delivered across a range of sectors, including adult social care, retail, and the Civil Service. During the 5-day programme learners develop new skills and understanding of the relevant sector, in addition to 2 accredited qualifications. There is no cost to businesses in being part of the Academy programmes, and many have commented
on how it has helped them to attract high-quality staff. Learners are referred to the programmes by a number of different sources, including local DWP Job Centre Plus offices, and the National Careers Service. To date 32 candidates have gained employment, having completed the Academy programme with South Thames College, and successfully passed the job interview on the final day of their course.

Travel Matters launches challenge to accelerate drive to net zero Travel Matters is the first company in the travel sector to join the Net Zero Challenge, a digital platform it will use to meet its sustainability targets. The platform launched as a website and app, with more than 30 carbonsaving activities covering recycling, sustainable travel, energy saving, biodiversity quizzes and more. The Net Zero Challenge, provided by sustainability engagement experts Jump, motivates employees to practise behaviours that reduce their carbon emissions individually and within their organisation. In return, employees are awarded “Green Points”, with the top-performing individuals and teams winning vouchers and charity donations for charities including Trees for Cities and the Galapagos Conservation Trust. The challenge uses competitive elements to encourage participants to reduce as many emissions as possible, with a sector leader board comparing performance of organisations within the travel sector. Currently Travel Matters is topping the leader board with nearly 1,500 positive actions completed in the last month alone. These actions have prevented around 1,270kg of carbon emissions. The Net Zero Challenge provides Travel Matters with a practical tool to engage its people in the race to net zero whilst increasing the agency’s positive social impact as a travel business. Maryna Shcherbakova, senior travel advisor at Travel Matters, said: “We’re finding the Net Zero Challenge is a great way to get our team engaged in sustainability, which for us as a travel business is really important. It’s a lot of fun, the app is really easy to use and one feature I really like

The agency is a supporter of the Future of Tourism coalition and member of Tourism Declares a Climate Emergency. By using the Net Zero Challenge, as a team we’re having a positive impact and reducing our carbon emissions. By encouraging trade suppliers and our travel partners to make similar commitments, I’m hopeful that the travel sector as a whole can respond to the need for urgent action and accelerate the transition towards a net zero carbon future.” The Net Zero Challenge is delivered by Jump, which has been providing engagement programmes in sustainability and well-being to clients across the private, public and university sectors for more than ten years. One in five people experienced depression this year Around one in five (21%) adults experienced some form of depression in the early part of 2021, new figures from the Office for National Statistics (ONS) have revealed. The study, which covered the period from January 27 to March 7, showed that rates of depression in adults were more than double pre-pandemic levels, with low earners most likely to experience depressive symptoms. The COVID-19 pandemic sparked a significant rise in unemployment, with many companies forced to lay off staff, and the study found that 40% of unemployed adults experienced some form of depression compared with 19% of employed or self-employed adults. Adults who were retired had the lowest rates of depressive symptoms across all employment groups (10%), while rates for those who were economically inactive for reasons other than retirement were similar to those observed for unemployed adults. When compared with employed or self-employed adults, those unemployed or economically inactive for reasons other than being retired continued to be more likely to experience some form of depression. Around one in three (35%) adults who reported being unable to afford an unexpected expense of £850 encountered depressive symptoms during the early part of the year, compared with one in five (21%) adults before the pandemic. Almost three in ten (28%) adults living in the most deprived areas of England experienced depression; this compares
with just under two in ten (17%) adults in the least deprived areas of England. Workers with incomes of less than £10,000 a year had the highest rates of depression (37%) when compared with all higher-income groups. Adults educated below degree level had higher rates of depressive symptoms (23%) compared to those with no qualifications (19%), a degree or equivalent (18%), or other qualifications (16%). Women were more likely than men to experience some form of depression across all age groups, with over four in ten (43%) young women aged 16 to 29 years experiencing depressive symptoms compared with 26% of men of the same age. Adults of mixed ethnicity or “any other ethnic group” appeared more likely to experience some form of depression (35% and 32% respectively) than white adults (20%). However, after controlling for age, sex and other characteristics, the study showed that no statistically significant differences were found between these ethnic minority groups and white adults. In addition, the study found that black or black British adults had lower odds of experiencing some form of depression when compared with white adults.

Having led the London 2012 communications of the Olympic Route Network, Road Events, and the Central London Zone, I wanted to try something for myself. So, I took the plunge and went freelance. After a few years, the next step was to formalise this and set up for myself.

What do you like most about working for start-up?
The variety of work. In a large corporate structure, the work is carved into neat little, highly focussed slices. In start up, you have to pick up everything yourself.

What has been your greatest business success to date?
It has to be London 2012. There is no blueprint for what to do because every city is different. So starting up from scratch, I had to communicate all changes and alterations to the road network, and keep London moving. As they said at the time, the main stream media should focus on sport, not transport: and it did.

Good question - I am co-founder and CEO of Henley Homes Group – a group of companies that include property development and construction.
I would say we look for customers who are discerning, knowledgeable and intelligent. This focusses the mind and ensures we drive for excellence. That particular customer demographic will know the difference we bring to each project.
Acts of kindness act as a form of real inspiration. It pushes me to do more of the same.
I am also Chairman of our charity arm, BCBN, which I co-founded during the recession of 2008. BCBN (Better Community Business Network) was set up to support small community projects that are struggling for funding and is entirely funded by the Henley Homes Group.
Q What’s your business all about? Established in 1999, Henley Homes Group is primarily a property development and construction company with a number of vertical businesses. A light weight steel factory which provides a panelised system for the construction industry, (based in County Durham), a joinery factory (based in Bedford) and scaffolding access solutions (Buckinghamshire). Control is at the heart of our operations: we have an in-house construction arm and architectural practice as well as our own manufacturing factories to ensure efficient control of every aspect of design and delivery. We also have a high end hotel business that is growing exponentially with two hotels currently in construction, due to launch in 2022.
Q Three words to describe yourself? Fair, pragmatic and forward thinking. 34 | Business Connexions
Q Biggest achievement? What comes to my mind is being married at 18 and remain married for almost 39 years – can I say that is an achievement? I think it demonstrates compromise, commitment and respect which is a mindset I also adopt when it comes to business. You can’t be a tyrant in a healthy marriage, no less than you can be a tyrant running a business.
Q Biggest gripe? Excuses – in my opinion, one excuse is as good as another and never win the race. It is harsh but very true.
Q Philosophy in Business? Surround yourself with people that know more than you do. I’ve been fortunate enough to work with people who are experts in their field. I also believe in striving for efficiency in every aspect of the business – this involves making calculated decisions and acting on them with speed and accuracy.
Q Sporting Hero? I don’t really take a particular interest in sports, so there isn’t anyone that springs to mind.
Q Biggest tip for success? Keep your business simple and do the simple things well.
