After a strong Q4 2020, where closed sales were up nearly 24% year-over-year, Q1 2021 saw a 15% increase in closed sales year over year throughout Harris Co. – including all three property types (SF, TH, CO).

Performance in Q1 2021 v 2020 across the Harris County can be summarized in the following ways: • New Listings are down -11% fewer in Q1 2021 (props: SF, TH, CO) • Total Active Listings are WAY down - 40% fewer in Q1 2021 (props: SF, TH, CO) • Competition is up & so are prices – 15% higher in Q1 2021 (props: SF Only)

Performance in Q1 2021 v 2020 across the 37 Local Market Areas tracked can be summarized in the following ways: • New Listings are down – 15/37 areas had fewer new listings than a year prior (props: SF, TH, CO) If you are a buyer, seller, investor or just • Total Active Listings are WAY down – 34/37 areas had year-over-year decreases with someone wanting to better understand the 21/37 areas having more than a 10% year-over-year decrease. HOUSTON, TEXAS|RESIDENTIAL|Q1 2021 Harris County Highlights After a strong Q4 2020, where closed sales were up nearly 24% year-over-year, Q1 2021 saw a 15% increase year over year throughout Harris Co. – including all three property types (SF, TH, CO). The largest property type for residential real estate in Harris Co., Single-Family (SF) homes, saw a year-over-year increase in closed sales by nearly 14.5%. Tightened inventory levels caused an environment of stiff competition for the best listings – resulting in price increases throughout Harris County. Q4 2020 experienced an increase in new listings for SF homes; however, Q1 2021 fell behind pace of a year ago by 15%. To make matters worse, total active listings were down nearly 40% in Q1 2021. Consistent with the Q4 2020 report, homes are selling more quickly and for closer to the originally listed price. Looking at TH & CO properties, both experienced more sales at higher prices; however, the cut in monthly inventory levels wasn’t as significant as seen in SF homes. Review the property type matrix (item #1) to understand the year-over-year performance within Harris Co. as broken down by property type. Remember, Months of Inventory = absorption rate. This figure measures how long (in terms of months) it will take for the current inventory of homes on the market to sell based on the pace of sales from the last 12 months, assuming no new homes come to the market. Before moving on, be sure to look at the data tables presented on this page in detail to better understand the Harris County market. Though the market impacts from the events of 2020 were most felt beginning in Q2 2020, we have added a data table to compare 2021 v 2020 and 2021 v 2019 (see next page). This will be carried on for all quarterly reports for 2021. In the pages to follow, we will show how the local market areas compare in terms of price and price per square foot, broken down by property type. Additionally, you’ll learn which market was a buyer’s market, seller’s market or more of an even market.
