HOUSTON, TEXAS | RESIDENTIAL | Q4 2020 Executive Summary It’s my pleasure to present to you the Q4 2020 Real Estate Report for residential properties in Houston, TX. As illustrated in the last report, Q3 2020 brought an influx of new properties to the market at both the Harris County and local market area level - total active listings were still well behind pace. Closed sales were up in Q3 2020 v 2019.

WELCOME READERS

Looking at Q4 2020, the year ended with strong activity for both New Listings and Closed Sales. Like Q3 2020, total active listings were still down in Q4 2020 v 2019. These figures include all three primary residential property types: single-family, townhomes, condos. Looking at the 37 local market areas, 31/37 areas had more (or equal) new listings in Q4 2020 v 2019. In terms of closed sales, 33/37 areas had more (or equal) than in Q4 2019. Total active listings were down in 22/37 local market areas – many in the double digits. For Harris Co., there were 6.15% more new listings and an increase in closed sales by 23.95% in comparison to Q4 2019. Total active listings were down 28.25% in Q4 2020 v 2019.

Q4 2020 brought an explosion in activity across Harris County with double digit increases in closed sales for all three primary property types: Single-Family (SF), Townhomes (TH) and Condominiums (CO). This came after a more moderate increase in Q3 2020 v 2019. The largest property type for residential real estate in Harris Co., Single-Family (SF) homes, saw a year-over-year increase in closed sales by more than 24%. The environment of low interest rates has certainly played a major part in that, but it’s also notable to point out the increase in sales prices by 11%. Though new listings in Q4 2020 for SF homes outpaced a year ago, total active listings were still down over 32%. This has resulted in a low inventory environment, causing an increase in competition for the best homes. As a result, homes are selling more quickly (cumulative days on market) and for higher prices. SF closed sales prices are up 11% in Q4 2020 v 2019. On the flip side, prices are still negotiable; however, the closed price to original list price ratio is a little tighter on average. Though condominiums are not a large part of the local housing stock, it’s notable that inventory levels are up in Q4 2020 v 2019. Closed sales on COs are up 20%, but the monthly inventory levels indicate that the overall pace is slower.

Remember, Months of Inventory = absorption rate. This figure measures how long (in terms of months) it will take for the current inventory of homes on the market to sell based on the pace of sales from the last 12 months, assuming no new homes come to the market. Before moving on, be sure to look at the data tables presented on this page in detail to better understand the Harris County market. The next section of the report, Market Area Comparison, will show how the local market areas compare in terms of price and price per square foot, broken down by property type. Additionally, you’ll learn which market was a buyer’s market, seller’s market or more of an even market.
