Anthony Madeiros, general manager, said: “Our wooden shutters are jointed properly and can last longer than PVC and aluminium. “We have a couple of options using different types of wood, such as Spanish Cedar, Western Red Cedar, Mahogany and Teak, which don’t necessarily have to be painted to make them last.” He said a wooden or

aluminium shutter was “about the same price” to construct, but the aluminium product comes painted white, whereas a wooden shutter then has to be painted. “But there are options — you don’t necessarily have to paint it,” said Mr Madeiros. “You could leave it to look like outdoor furniture, which has a weathered look. “We can also seal the ends and slats with an epoxy resin so that it has a longer life. We can use the same resin as used on boats, so your shutter ends and joints are more waterproof. “Both wood options can easily be unhinged and oiled every few years to extend their life. “By offering clients an unpainted or self-painted/ oiled option, it is helping us to compete in these tough economic times, but still keeps quality up.” The company’s windows are also renowned for their quality construction. Mr Madeiros said: “Our windows are weathersealed, in a jointed box frame, which won’t move out of square. This is what sets us apart. “This means that, with seals on its edges, the sash does not touch the jamb or box frame — there is no wood-to-wood contact and it moves freely, without sticking. “The double-hung box frame is very quiet and easy to move. We use counterweights to balance it, with a solid brass pully mechanism. “Our cost-effective option for people watching their budgets is a solid frame. It’s still the same level of joinery but a different style of window. Instead of a box frame with pullies, we have a solid frame with spring spirals.” The company also constructs weather-sealed casement windows. “We can do any style of window — any style can be customized,” added Mr Madeiros. “We also have various glazing options. It allows you to pick from multiple styles and colours of glass and interior metals. “Tempered glass has multiple panes with a pocket layer on the inside which acts as insulation and separates the elements. It is about four to five times stronger than annealed glass of the same thickness.” Customers can also choose from a variety of painting options. Doors are also a specialty at the BS&R Group. “The grain on our doors

runs really straight, with very small knots. We won’t allow Virginia Cedar products to have big knots or a lot of open grain,” said Mr Madeiros. “This means that the door won’t bend or warp, it will last a lot longer in its original state. “The doors are weathersealed around the frame. We can also apply epoxy resin to the tops, bottoms and holes where the hardware is mounted, so that the grain is sealed. This stops rot from forming in the places where water usually collects.” The customer has a

choice of door fittings, from stainless steel to distressed, darkened or polished brass, to match their custom decorative glass. Craftsmen can also paint or varnish, and will install the door for you. When it comes to cabinets, the joinery and finishing are king. “We use rebate and dovetail joints only, so there’s no butt joints,” said Mr Madeiros. “They are jointed together to last. “We can also provide a lot of design assistance to help you come up with a

dream end product. “We can also create any colour. We can mix the base stains to match any tone. “The finishing options are endless. We can give the cabinet a rub-through or glazed finish, to give it a unique look, and apply a high durability finish to protect it from the elements. “We can also do customized faux-finishing at our spray shop. Everyone has a different look at their house, so we can use any colour you like. We also have a variety of peel-off and crackle options.” When it comes to stripping and refinishing, Mr Madeiros said there were numerous options to fit individual budgets. “In these economic times, people are doing more DIY around the home, such as painting their own shutters, doors, windows and outdoor furniture. “We can remove the paint and rust for you, saving you the elbow grease. “We can strip very costeffectively, for example, a standard shutter can run just over $100. “The customer can then paint it themselves if they want to save money, or we can paint it for you, using a good quality paint. “We can offer any level service the client needs, including installing or dismantling shutters.” When it comes to finishing furniture, the BS&R Group specializes in colour-matching. “Over time you can really beat up items of furniture with scratches, fog layers from hot food and ring marks from drinks,” said Mr Madeiros. “We can strip the finish then match the colour. Or we can change it slightly if you want a change. “We can mix base stains to achieve any colour the client wants.” ■

A Valspar paints representative visited Bermuda to teach staff about the various types of paint and how each is applied to different locations.

Different sheens and paints serve different purposes.” Customers can consult staff on paint options and solutions, but when it comes to colour, the limits are endless. Ms Bearden said that her in-store colour charts can help people trying to decide on which shades to use on which walls.

Valspar also has a colourchanging ceiling paint to help prevent older coats from peeking through. “If you look at a ceiling you may notice two shades of white, with the older white showing through,” said Ms Bearden. “This paint goes on as purple so you can see how the coverage looks before it dries. It then dries completely white.” Once you have decided on your paint colour, Baptiste’s in-store HERO TintWise machine and software can mix it for you. Ms Bearden explained that the computer software creates any colour, even consulting individual shades of different brands, such as Benjamin Moore and Dutch Boy. “We can find all their colours and match them. As long as you have an old can with you, we can look it up. “But people can bring in any shade they want — we can match anything,” she said. The customer can choose the sheen eg. matt, gloss, satin or eggshell; the style of paint eg. interior or exterior; the base eg. clear or pastel; size of can; and even the type of lighting the room has, for example, daylight, incandescent or fluorescent light. How a designer can help to create value in hard times BY JULIA VAN BEELEN Cooper Gardner, Architects and Interior Designers

It’s everywhere in the news — vacancies. People trying to find or keep tenants for their office spaces, apartments and houses. After coming off the back of a huge wave of VAN BEELEN prosperity, it can be difficult to adjust to the current economic challenges, but being alert and responsive to the conditions is the key to success. Where previously owners with rental spaces enjoyed a vibrant market, now many are faced with empty spaces and no tenants. Paralysis of fear, possible feelings of bitterness and resentment may take hold, but ultimately do not achieve anything.

Questions Now is the time to think clearly and take action. Tenants will shop around not just for a better dollar deal but also for better value. If you are not in the top 25 per cent then you are at risk. Ask yourself: How long has my space been empty? What is my motivation to change? How much potential income do I stand to lose if it stays empty for the next six months / one year? When did I last reinvest in my property — have I been complacent? What level of investment should I consider — a multiple of the monthly rental? A percentage of the annual rental? How do I prioritize my actions? What are the risks? Sometimes the answer might be to take a long hard look at dropping the rent, but in other cases

Rather than ‘a lick and a promise’ of paint, it may be time to reassess problem areas and work a solution into your plans. Is the natural lighting poor? Would a skylight or window fix that and create a better first impression? Is the bathroom dark and airless or dingy? Is the bedroom stuffy? Is there enough storage? Is the entrance welcoming? As someone said to me recently, most tenants base their decisions on an impression formed as soon as they walk in. So, if you think about it, you only have a few seconds to create that first impression. Making a good first impression can be likened to the welcoming aroma of home cooking: It hits you pretty quickly, and is not necessarily a result of the cost of the ingredients, but rather how they are put together. In the same way, an upgrade does not necessarily require you to throw money at the problem, but it does call for shrewd decision making. Often, in transforming living or working spaces, dramatic results can be achieved with carefully considered and well-executed subtle changes. However, sometimes we become complacent and we are no longer able to look at the issues objectively.

Or we become uncomfortable about changing anything, or worry about the cost. In these cases, an objective viewpoint from an experienced and qualified designer can help crystallize your decision-making. It can also help you to prioritize changes. This will enable you to get the ‘biggest bang for your buck’. The art that a good designer will bring to the table will be to balance your needs and desires, to listen to what you would like to achieve, and if appropriate, to gently encourage you to step into a new way of thinking about your space.

Direction They will aim to achieve this without losing sight of your budget. The designer’s level of involvement in your project can be flexible, depending on your budget, and your own personal interest and time commitment to it. Nevertheless, a few well spent hours with a good designer will clarify a sound direction, create value for your investment, save you money and get you back in the limelight with potential clients. ■

Why we need more foreign construction workers BY CHARLES DUNSTAN Construction Association of Bermuda

Over the course of the last couple years, the message from many sources has been: Foreign investment is the key to getting our economy turned around. Those on the front line DUNSTAN of creating business opportunities see that, and understand it. But those who are more vulnerable to the waves of layoffs and business closures don’t seem to be buying in to that point. Perhaps that word ‘foreign’ carries too many negative connotations for many Bermudians to listen. Lately, there has been a shift to a simpler and perhaps more palatable message, explaining the

need to bolster the local workforce. Local economic prognosticators, Larry Burchall and Sir John Swan, provided a reasonable analysis of this theory in a recent newspaper column, in an attempt to deliver a more acceptable version of their overriding message, one that has a higher chance of being heard. They say that to grow Bermuda’s economy we must increase our workforce.

Economy Only then will our internal spending increase on services and essentials, and even luxuries — all the things that drive our GDP (Gross Domestic Product). It is no coincidence that a steady drop in GDP since 2009 is matched by a corresponding decrease in the local workforce. Fewer people working, fewer people spending. few big projects currently in progress. They are paying rents to a local landlord; they are eating in local restaurants,

renting bikes and spending money at other city establishments. They are contributing to our economy, and all those

that benefit directly are grateful to see them. They are also contributing to the growth opportunities of the currently three, eventually five or six, local tradesmen working with them. Expanding our workforce with visiting tradesmen contributes to every aspect of our economy in a healthy and productive way, as well as improving our future prospects. Obviously, we can’t increase our workforce without jobs. But where are these new jobs going to come from? We keep hearing that a tourism development is going to break ground. Mr (Carl) Bazarian’s Park Hyatt in St George’s, the Grand Atlantic on South Shore, and Morgan’s Point all have had their moments in the news at varying intervals. How does Bermuda rate? The 2012 survey is yet to be released, but data from last year suggests that Bermuda home prices are comparable to Saint Kitts and Nevis and Turks and Caicos, as well as Sydney, Australia and Nashville, Tennessee (US).

It is conceptually a counter-image of the supposed miseries of human civilization, and in paradise there is only peace, prosperity and happiness. Paradise is also a term often used to describe our beautiful island home of Bermuda. In recent times, the economic and socioeconomic realities of the world have fallen upon Bermuda and, for the first time that many can remember, families are questioning whether or not they should explore opportunities to move to other countries or invest in other jurisdictions. Real estate as an investment in Bermuda is rooted in the establishment of economic wealth from a historical perspective. In the past, Bermudians have had a very limited choice of investment vehicles due to exchange control. They were restricted to either local real estate, shares in local companies,

Morgan’s Point has now been officially handed over to the developers after finalizing the land swap, but this is a large multidimensional development, that will take much planning and much financing. Certainly there has been no news of imminent financing, nor of any construction designs in the works. We heard last week that Park Hyatt could break ground before the end of the year. Sounds great.

Global economy But the marketplace has been ominously quiet on designs and budgets, two processes that usually get the construction and design industries revved up, or at least on notice for the prospect of new work. The recent purchase of the Hamilton Princess by the Green family, and the promise of a $50million dollar renovation expenditure, is exciting news for Bermuda, and will certainly aid the construction industry, but we can’t expect the Greens to single-handedly revive our economy. So we look to International Business for signs of development interest. As the market has tightened over the past few years, and businesses have taken a closer look at costs, they have broadened their outlook and found attractive incentives, and welcoming attitudes, being offered in other jurisdictions.

Property prices in Bermuda rank significantly lower than Paris, Rome, and several cities in California (US). According to recent data submitted for the 2012 study, the same type of home that would sell in the million dollar-range today has decreased in price by approximately 30 per cent since the height of our market in 2008. Interestingly however, the 10 year-adjustment shows a price appreciation of approximately 20 per cent, so the value of investing in Bermuda stands strong over time, especially

PROJECTS: The new King Edward VII Memorial Hospital is due to open in 2014 after a $247 million upgrade. Although jobs have been prioritized for Bermudians, the scale of the development has required some foreign construction workers. International company tax is reportedly down by more than 28 per cent in the first two quarters of 2012 over the same period last year; a strong indication of the diminished activity in that sector. As one of the leading Government revenue generators behind Customs duties and Payroll Tax (with their own drops of 6 per cent and 23 per cent respectively), these figures provide substance to what we all see every day: less traffic on the roads, less money spent in our retail shops, empty seats in most restaurants, and lots of empty office space.

Obviously, the new global competition has generated enough interest to coax a significant number of relocations from our small marketplace, thus reducing our jobs and workforce. Not all the new domiciles will turn out to be the nirvana they promised though, so all is not necessarily lost yet. We can rebuild our economy, as we have done time and again over the centuries since the first settlement of the island. But we need to act decisively if we’re going to turn this outflow around and, as so often happens with large government bureaucracy,

the reaction so far has been excruciatingly slow. There is some encouraging news, however: Some facets of Government appear to be getting this message. Perhaps their high rent apartments stand empty? Maybe there aren’t as many people filling their restaurants? Possibly their media business doesn’t have the same level of advertising clientele? Whatever is driving this change, the recent Immigration policy review produced a draft that represents a considerably more welcoming attitude to work permit policy and ‘guest’

workers. New incentives for job creators, like automatic and long-term work permits should help make the selling of Bermuda Inc a lot more enticing. Couple this with recent changes in land ownership policies, and we’re seeing a bit of a change in attitude to the foreign investment that built this economy over the last 80 years or more. It is a natural instinct to think that in times as lean as they are currently, we should save every possible job for Bermudians. After all, we have a moral obligation to protect our brothers. But our local decline

has shown us over the last few years that this protectionist thinking is having a negative effect, it is sucking the life out of our economy. We must accept that we participate in a global economy and should accept, even invite, a wide variety of intellectual and financial capital into our economy. Placing restrictions that discourage this input is tantamount to inbreeding; it’s just not healthy. ■

The mixing machine then mixes it for you. “From the beginning to end, it takes about five minutes to make a paint — it’s quite quick. “Any colour you can imagine can be made, as each shade is made up of multiple base colours.” Baptiste Ltd also stocks magnetic wall paint, chalkboard and glow-in-the-dark paint. a painting project, Ms Bearden said the most important thing is to get the basics right. “The number one thing in any project is to get your surface sorted out first, because your paint is only as good as what it’s bonded to. So if the paint underneath is peeling you will need to strip it.” She also recommends using UGL-Drylok, a masonry waterproofer. “It’s really good at protecting against water.” A stain blocking primer with mildew control may also be necessary in Bermuda’s climate.

Humidity levels Armstrong HumiGuard ceilings are designed to prevent sagging as a result of exposure to high moisture. This is especially important in spaces where HVAC (heating, ventilation and air conditioning) systems are cycled. HumiGuard Max tiles provide resistance to 100 per cent humidity and standing water, such as indoor pools and outdoor applications. Sound absorption is a primary design criterion and key to more effective spaces for working, learning and healing. Acoustics is an integral factor of indoor environmental quality (IEQ), and it’s essential that surface finishes and systems are selected to enhance the functionality of any space, relative to its design usage. Speech intelligibility is of obvious concern in classrooms, conference rooms, doctor’s offices, etc., and the choice of ceiling tile and acoustical wall treatment will have a significant effect on noise level and reverberation within these spaces. Speech privacy is likewise a real concern in hospitals, clinics, offices, etc., and the choice of ceiling and wall systems will have a significant impact on the sound intrusion between spaces. In many cases, a sound absorbing material (ceiling or wall) will also have a significant sound attenuation effect, such that both aspects should be taken into consideration. Whether the concern is speech or noise or sound quality, a combination of sound absorption (surface finishes), sound attenuation (walls, floor, ceiling barriers), and background noise will combine to determine the acoustic performance of the space. Some spaces such as open offices will do well with a moderate level of background noise for privacy, whereas other spaces such as classrooms will do best with low levels of background noise for intelligibility.

Why paperless drywall is the best for island homes SUPPLIED BY ATLANTIC BUILDING SUPPLIES Before you start a remodelling or repair job, it is good to know what types of drywall are available in Bermuda and their best application. Standard drywall Drywall is used worldwide as the standard finishing material for interior walls. In general, all types basically consist of an inner core made of gypsum plaster with a heavy paper or fibreglass cover. This is attached to the framing of your walls, and covers the insulation, electrical wires, communications conduits and plumbing. The seams are covered with drywall tape and drywall compound to create a seamless, smooth appearance. The wall is then primed, textured or finished with the paint and design of your choice. There are a few varieties of drywall available that you should be aware of before making your purchase. The most common variety is the regular fire-coded four by eight foot or four by nine foot sheet. It comes in a quarterinch, a half-inch or fiveeighths of an inch widths. There are special drywalls treated in order to be more water-resistant, which work well around plumbing or in moist climates such as Bermuda.

Greenboard A common moisture resistant drywall is called greenboard, due to its green colouring. The most commonly used board is a half-inch, regular fire-coded drywall. A five-eighths of an inch can be used in areas where you want more of a sound barrier or where you need additional strength. You can also use two layers of drywall for added privacy, or insulation inserted between two layers of drywall. The materials are actually the least expensive portion of the project. Drywall installation requires much skill and expertise, and the more spent on labour, the better quality the result. Greenboard is a form of drywall. It has the same gypsum core as the other varieties, but is covered in a thicker, more water-resistant paper than standard drywall. The paper is coated with wax to help control moisture absorption. This paper is green, thus the name ‘greenboard’. Greenboard can be used in areas with higher moisture contents, but it is important to remember it is only water resistant, not waterproof. It comes in half-inch or five-eighths of an inch thicknesses, and can be used in any room through-

Unlike paperless drywall, greenboard will not discourage mould growth. There have been differing opinions in the past couple of years regarding greenboard. Many contractors feel it is no more effective than regular drywall for moisture control and gives a false sense of security. Additionally some contractors, in an attempt to pinch pennies, were using it instead of waterproof cement board for backing beneath tile work and shower enclosures. This inevitably led to mould growth and disastrous tile projects, leading many to question the effectiveness and need for greenboard. Basically, it will work well on walls where it will not be in direct contact with water, but should never be used on floors or ceilings.

Paperless drywall Paperless drywall still has the gypsum core, but is wrapped in fibreglass instead of paper. The greatest advantage of this type of drywall, especially in a high humidity environment like Bermuda, is its mould-resistant qualities. In addition to the fibreglass being moisture resistant, the gypsum core is also water resistant. Mould-resistant drywall is one of the better innovations in the often moribund world of drywall technology. Instead of the traditional paper facing for the inner slabs of gypsum, fibreglass mat is substituted. The main benefit of mould resistant drywall is that moisture doesn’t have the chance to feed on the organic materials which comprise paper-backed

drywall. Mould and mildew growth have become a big deal lately due to health concerns. Exposure to mould can occur when airborne mould cells, mostly spores, are inhaled. We breathe in these cells every day, indoors and out. Usually these exposures do not present a health risk. But when exposure is great, some individuals, particularly those with allergies and asthma, can experience illness that could be mild to serious or anywhere in between. There have been numerous problems with mould and mildew in Bermu-

dian homes, and paperless drywall is an ideal solution to help prevent the spread of mould. Paperless drywall can be used in any location where you would use standard drywall and can be finished with the same techniques. It works especially well in bathrooms, basements and other rooms with higher moisture content. The surface is slightly rougher than the paper variety, but with skilled installers, it won’t affect your finished product. It does require a bit more time when finishing, to properly cover the nail holes and seams. To help disguise the

rougher finish, we spread a thin coat of topping compound over the whole wall. This presents the smoother appearance necessary (this process is called ‘skim coating’).

Soundproof drywall Soundproof drywall differs from regular drywall in that it provides a sound barrier comparable to eight layers of standard drywall. Instead of a solid gypsum core, it is a combination of viscoelastic polymers, ceramics and gypsum, layered to produce amazing soundproof qualities. The effectiveness of

soundproof drywall is measured by sound transmission class levels (STC). Depending on how much you are willing to pay, the panels come as low as 40 STCs and reach up into the 70’s. Make your surfaces non-slip with Safe Stride Bermuda BY AMANDA DALE adale@bermudasun.bm

From swimming pools to the floors of grocery stores, it’s easy to slip and fall over on a wet surface. A company in Bermuda however, can help you guard against such accidents with a special floor treatment. Safe Stride puts a longlasting invisible tread onto tiles, concrete, glazed brick, Terazzo and bathtubs, creating non-slip surfaces when wet. The treatment can be used both indoors and outdoors, and has a life of up to five years or more. The product reduces the Coefficient of Friction (COF) from ‘dangerous’ to the ‘very safe’ range. Safe Stride Bermuda has trained technicians who will apply the treatment, following a free demonstration. First of all the technicians will do a free inspection of your premises to measure the COF of the surface with a ‘slip meter’. If the COF is in the ‘danger zone’ Safe Stride Bermuda then provides a free demonstration of the product, followed by a free quote. Jack Harris, operations manager, said: “People are staggered by the results. We do a free test, using a machine which measures the friction before and after. This includes a written report.

Prevention “A surface has to meet the international standards of the Coefficient of Friction before we can treat it. We will refuse jobs if they don’t meet this standard. “We do all kinds of surfaces — vinyl, concrete, tiles, wood — anything you can slip on. Virtually any surface is treatable. “We do a lot of pools. We’ve also done seniors’ homes and schools, and staircases. “Usually, we are asked to treat a surface after a report of someone slipping. We work with safety committees in Bermuda, but most of our work is the result of an accident, rather than prevention.” He said the product can save thousands of dollars worth of legal expenses and compensation following an accident. “A local company paid out $400,000 in one settlement last year for a slip and fall accident,” said Mr Harris. He said he originally started the company after his daughter slipped and broke her shoulder while running around a pool. After he saw a demonstration of the surface treatment by Canadian company Safe Stride, he became the Bermuda distributor/franchise owner. Mr Harris said: “This involved four weeks of intensive training. I treated our pool and when people came around and saw what it was like, they asked me to do their pools too. “The products are built on ionic balance which repels dirt. “When I first started

There are now 87 products and Safe Stride has a presence in 115 countries around the world.” Bronya Hiller, marketing director, said: “Safe Stride has also developed cleaning products to use with the treated surfaces. Normal cleaning products can take away the non-slip surface, building up residue over time. “But these cleaning products are amazing. They are hospital-quality, anti-bacterial and antimicrobial.” Safe Stride Bermuda sells Flex Clean Anti-Bacterial Cleaner Concentrate and On Guard Heavy Duty Cleaner Degreaser. “They are very popular,” said Mrs Hiller. “They are recommended for surfaces which have been Safe Stride-treated but have also been used on other surfaces, whether wood or glass or metal.” On the floor treatment itself, she said: “Ninetynine per cent of the time it doesn’t change the look of the product. “Anyone can potentially have a slip and fall accident, and in Bermuda there’s been a few, especially around swimming pools.” She added: “I’m also a nurse and have worked at the hospital for years, where I have seen a lot of stroke victims. “Going home can be difficult for them because their surfaces may not always be safe. “So, using Safe Stride is a safer alternative to ripping

out their tiles to make their homes safer. “In treating a surface, the whole floor has to be prepped with a special cleaner and then the treatment is rolled on. Each floor is unique, whether tile or concrete, so there’s a ratio of sealant and hardener which is applied to each specific surface. “Each individual product has its own formula. After treating a surface, it can be as little as 30 minutes before you can actually walk on it, so it’s not the kind of job which will take a couple of days. “We can treat something as small as a bathtub to an entire building. “We are now looking to expand into the marine market.” Mr Harris added: “Normally you have to wait a couple of days for a surface to set and dry, but we are in and out. “Most of our work is done outside of normal working hours and we don’t claim overtime. “We are a very honest company. All of our testing is free. Our job is to stop people slipping — we’re just trying to make Bermuda safer. “Because of the humidity build-up on the island and the air-conditioning environment, the moisture here does create more slippage. “If you are slipping, call us. Unleash your creativity in the Charity Wreath Show Bermuda Society of Interior Designers launches festive fundraiser for community BY AMANDA DALE adale@bermudasun.bm

The Bermuda Society of Interior Designers (BSID) is encouraging islanders to unleash their creativity and to become designers themselves. The BSID has launched a contest to design a holiday wreath, with the proceeds of a silent auction going to charity. The Charity Wreath Show and Silent Auction marks a move away from the organization’s traditional scholarship fundraiser to assisting the wider community. Individuals, companies and organizations are invited to submit a handmade themed wreath to go on display at the Bermuda Society of Arts (BSoA) next month. The exhibition will coincide with the Members’ Winter Show at the gallery and will run from November 9-27. During this time, silent bids will be taken, with the winners of the contest announced at the BSID annual Industry Alliance party on November 27. The Eliza Doolittle Society and the BSoA Scholarship Fund will be the recipients of the money raised. Darcy Robertson, BSID president, said the society was used to raising money for its own scholarship fund but this year wanted to do more to help the

community. “We’ve always had our Bowl-a-thon in the spring to raise money for our student scholarships,” he said. “Since the BSID scholarships started in 1992, we have raised more than $113,000 through fundraising events. “We want to help young Bermudians reach their goals in the interior design profession.

To a large extent, their ability to succeed in a rapidly-changing world is rooted in higher education. “To further enhance our community involvement this year, we decided to hold a holiday ‘designer wreath silent auction’. “This exciting fundraiser will showcase the island’s interior designers, architects, artists, students and Industry Alliance members’ holiday wreaths. “But you don’t have to

be a BSID member — we’ve opened the contest up to anyone. “We’re hoping we will get an interesting crosssection of interpretations and designs for a holiday wreath — not just the traditional wreath with the green garland and red berries. “The only limit will be your imagination, and you can use different materials or themes. “The wreath can even reflect your organization or firm. For example, an electrical contractor might want to use bulbs and electrical wire for decoration. “We are hoping to get between 20 and 25 wreaths. We have eight entries already so far, so that’s a good start. “The silent auction and closing of the exhibition will coincide with the start of the holiday season, so that’s the time when people are starting to decorate their homes and offices for the holidays.” The maximum size for

Top tips for home improvements in a tough economy BY MICHELE SMITH OBM International

These days there are two rules to keep in mind when making home improvements. Rule one is to establish a realistic budget for your home improvement project. SMITH The first thing to do is to confirm how much you can afford to spend or borrow from the bank. Once you have established this speak to your designer and contractors and find out what work can be done within your budget. The second rule is to stick to your budget and monitor the costs as the project progresses. A good designer can help you to establish your budget and help you to find ways to stick with it.

Buffer Getting professional design help with your project can save you money in the long run. Potential problems can be identified early, thus avoiding unexpected costs later on. Keep your budget handy and compare actual costs to budgeted costs during the project. Make sure you have a cushion in your budget for unexpected things. Even if your home is not very old, once you start work you may find some surprises that could cause a huge unexpected expense. It is a good idea to set 10 per cent of your construction budget aside for unforeseen and unavoidable items. If you find that you do not require this buffer during the course of your project, then you have that little bit extra to spend on something special. Labour is always a big cost on any project. Take a look at the work you want done and consider if you can do any of the work yourself.

BUDGET: Try to maintain your existing floor plan in any kitchen and bathroom upgrades, in order to cut plumbing costs. Even if you are doing a complete kitchen re-design with a big budget, you can save by doing some of the demolition work yourself and providing more ownersupplied items to reduce contractor mark-ups. Take stock of things that can be re-used and recycled. One way to save money on kitchen and bathroom upgrades is to maintain your existing floor plan. Doing this will save on plumbing costs as you will not have to reconfigure plumbing pipes and appliances, etc. Maintaining cabinet configurations can also keep costs in check. A simple facelift can create a new look. You can update the look of your current cabinets by replacing only the doors, or by painting them.

Replacing the cabinet hardware will also give your kitchen a new look. A new faucet will dress up your sink. Changing the style of your window treatments will give a new look without breaking your budget, and new lighting or the addition of under-cabinet lighting can brighten up what may have been a dull space. If you choose wisely, even small changes like these can have a big impact. Not everything has to be the top of the line. New kitchen appliances can really add to the expense of a kitchen re-do. It might surprise you, but experts say there isn’t much difference in reliability between high-end appliances and the less expensive ones.

You may not get chefworthy bells and whistles on less expensive ovens, refrigerators and dishwashers, but you will get sturdy, functional appliances that look just as good.

Service reliability will be the key to your appliance selections. You may not have room in your kitchen budget for stone or granite countertops, simply because they tend to be a large ticket item.

If your cabinets are in good shape a counter upgrade with stock granite slab will enhance your kitchen for years and ultimately give a facelift to older cabinets at the same time. Bathroom upgrades are the other largest cost, per square foot. You can save money on plumbing expenses in the bathroom by keeping the same layout here as well. Maintaining the existing plumbing locations can save you a bundle that could be spent on other necessities or upgrades such as heated towel bars, recessed medicine cabinets or new light fixtures. Falling in love with the most expensive tile in the showroom? Consider using it as an accent piece with a less expensive field tile. Be creative, have fun, plan carefully and set your budget. You’ll end up with a beautiful renovation that hasn’t broken your bank account. Be creative with your designer. Even if you only hire someone for conceptual and practical ideas up front it can save you money before unknowns are discovered during your renovation. ■

Mr Rogers Jnr said: “Within the last five years I’ve taken over the business completely and we have gone digital.” Mr Rogers Snr however, still remains on the staff part-time, producing his hand painted signs. The cost of a sign runs from about $180 upwards. “It really depends on what the customer wants,” he said. “Sometimes we’ve signs go up to about $1,000 — some can get really complex. “But sometimes a customer will come in and not have an idea at all, so we are here to help.

“We are however, very conscious of the need for people to budget in this current economic climate.” In addition to Mr Rogers,

ESC Ltd is celebrating its 25th anniversary this year and is looking to the future with new ideas with which to enhance your home or business. The company started out as a lighting showroom but is now “full-electrical”, according to vice president and co-owner, Jonathan White. “When we first started we were just electrical wire, bulbs and lighting,” he said. “Now we are full-electrical, with bricks, panels, switches, receptacles, PVC pipe and fittings. “This year we’ve added even more products to our line, with ceiling fans, more lamps, home accessories and candles.” The firm is at the forefront of pushing the advantages of LED (light-emitting diode) lighting to customers.

Technology As islanders become more environmentallyaware, Mr White said many are wanting to save on their electricity bills. At the same time however, they want to be able to leave their lights on longer to extra security in an economic climate where crime and unemployment are rising. Mr White said: “We are getting more and more calls on a daily basis from people asking how they can secure their homes, businesses or properties with lighting. “Because it doesn’t use a lot of electricity, a lot of people are moving to LED. “We are getting a lot of people coming in who are not necessarily wanting to change their outside fixtures but who are more energy conscious and want to swap out their regular bulbs for LED lamps or CFLs (compact fluorescent lamps). “They want to be able to leave the lights on a lot longer these days, for

security reasons, but don’t want to have to pay for it. So, they are getting rid of their regular 60 and 75 watt bulbs and putting in seven or eight watt LED lamps instead. “LED lamps are more expensive to buy, but the warranties are longer and they also have a longer lifespan.” “It just takes a bit longer for them to pay for themselves. Most LED replacement bulbs last for 30-35,000 hours, whereas regular bulbs usually last for 2,000 hours and CFLs can emit light for 8-10,000 hours.” Then there are the energy savings on your electricity bills. Mr White said: “If you have 10 lights at 75 watts each, that’s 750 watts of electricity you are using, but if you have 10 lights at eight watts each, that’s only 80 watts of usage. “Our security lights are LED-adaptable. We also have a lot of choice for landscaping and outdoor lighting, whether you want a small plastic fixture or high-end solid brass. “All our LED bulbs are from reputable manufacturers. We have an LED bulb here to replace everything. “The advantage to switching to LED is that it consumes about a quarter of the power, and the bulbs are also cooler because they don’t omit as much heat, so you also save on your air conditioning bill.” He said: “A lot of the new products we offer will be able to save you electricity and on maintenance in the home going forward, whether it’s LED lights, energy-efficient ceiling fans or heat-vent-light units for the bathroom. “Lighting technology is developing and changing all the time. GE (General Electric) has just brought out a new flat panel which can be suspended from the ceiling of a boardroom, called the Lumination LED Suspended Luminaires.” He explained the technology consists of a flat, thin

Anyone importing or exporting goods can now get all the services they need under one roof. Bermuda Worldwide Shipping (BWS) and Bermuda Ocean Shipping Services (BOSS) Ltd offers a worldwide door-to-door shipping service by air and sea. It also has an express air service, BDA Express, and an LIC (Local Inland Clearance) facility to speed up clients’ deliveries. The two companies joined forces earlier this year to build on their experience in the shipping industry and to strengthen their services. BOSS Ltd is a 30-year-old firm which specializes in ocean imports. BWS was founded in 2010 and specializes in sea and air shipping, imports and exports, and also runs BDA Express. BWS-BOSS Ltd can be found at one central location, in Mill Reach Lane, Pembroke. Roger Moniz, company president, said: “We decided to amalgamate this year, to make us stronger. Together, these two companies can handle anything. “We also have an LIC facility which allows us to strip the containers before they go to HM Customs. This allows us to bring freight off the docks without the duty being applied to it first. “Once the customer pays the duty they come to the warehouse and we release the goods.

Ocean freight and cargo can be delivered to five different shipping agent addresses: Midway Ocean Agencies Inc. in Newark, New Jersey; BAT Transportation Inc. in Newmarket, Ontario, Canada; Econocaribe Consolidators in Miami, Florida; Key Air & Sea, in Middlesex, England; and BWS-BOSS Ltd itself at Gemini Warehouse in Jacksonville, Florida. After you forward your invoices to the company it will handle all of your shipping. BWS-BOSS Ltd’s Customs Brokerage department will also expedite the clearance process and arrange delivery for you. BWS previously had an office in Reid Street, Hamilton, and a warehouse in Smith’s parish. “Now everything is in-house and is more convenient for customers,” she said. “The Customs clearance staff, warehouse staff and office staff are all in one place. “This offers customers a complete service. There’s no need for clients to have to get their paperwork in one place and then go to another in order to pick up their goods. “We also offer a delivery service.
