Richard Brooks of Savills in Clifton is marketing the property. He said: “Hillside has been loved and lived in by its current owners for over 40 years yet has maintained its character with period features throughout. “The space, both inside and out, has such potential; the attic rooms hold

possibilities as additional bedrooms, office space or separate accommodation for independent teenagers, while the former coach house in the gardens, currently with stabling on the ground floor could be converted to

a residential dwelling, subject to the right planning permission. “There are even possibilities to generate income, whether it is letting out the pasture for grazing, or selling produce from the kitchen garden.”

Barrow Gurney is a North Somerset village surrounded by countryside, but within easy reach of the M4 and M5, rail services from Bristol, Nailsea and Backwell and Bristol International Airport.

‘Market is moving at a pace we haven’t seen since 2007’

S

PECULATIVE development of office and industrial premises across the West is the surest sign yet of returning economic confidence, says Bristol logistics chief Tim Davies. Tim, pictured, head of Colliers International’s Bristol office, is pleased that investors were prepared to return to the market without having lined up owners or tenants. He said: “Between 2006 and 2008, Bristol industrial markets saw 1.7 million sq ft of speculative completions. The comparable figure for 2009 to 2013 is just 150,000 sq ft. This means Bristol now has less than seven month’s supply of new or refurbished big shed accommodation. “The Bristol industrial multi-let market is also seeing supply diminish. Availability of units under 10,000 sq ft has fallen by 19 per cent since 2010. “Absorption of Grade A office space in Bristol has reached its highest level for three years and our latest office take-up figures suggest greater demand for more substantial floor spaces.”

Mr Davies said that, while flagging up concerns over the dwindling supply of commercial accommodation, Colliers International had never lost sight of the South West’s appeal as prime destination for investment outside the capital. He added that returning confidence in the commercial property sector was obvious. “Looking out of my window I can see Skanska is working on a key office site on Queen Square in the heart of the city’s commercial district. Industrial land at Avonmouth is also being freed for development. The number of cranes along Bristol’s horizons is the surest sign yet we are entering a period of sustained growth. Developers brave and sufficiently well-funded enough to speculate will be best placed to take advantage of this new-found confidence.” He concluded: “It’s clear the market is moving at a pace we haven’t seen since 2007. We have been trying to balance supply and demand without the benefit of any speculative development for years and it’s very encouraging to see businesses are once again prepared to take a punt on a new office building or industrial unit.”

Town centre building on the menu at next auction

TRADITIONAL West Wales coastal fishing cottage could prove to be the bait needed to hook an investor at the next Paul Fosh Auctions sale. The two-up, two-down semi is in danger of being swallowed by undergrowth, but offers plenty of potential, says auctioneer Paul Fosh. In the hamlet of Llanstadwell, on the coast between Milford Haven and Pembroke Dock, number 5 Waterston Road, is in need of attention. Paul Fosh said: “There is no doubt that the cottage requires full modernisation, but after that investment it would make a very cosy home, or an attractive and holiday property, or buy-to-let proposition.” The property, which has a guide price of £35,000, has two rooms on the ground floor with lean to’s at the rear and, under a tiled roof, there are two bedrooms above with one room leading through to the other. The property is raised above the road level with a small forecourt at the front and an elevated garden with views over the estuary at the back.
