ALUE for money is often a matter of opinion, but if it’s space you’re looking for as a priority, then it is my opinion that this house is a good place to start your search. It’s on the A37 Wells Road, between Knowle and Hengrove, but the 1930s property is set back from the road, and has a garden at the rear. An extension has added to the house on both floors, with the benefit downstairs most obvious in the large lounge. In the original part of the room is a bay window, with a seat, while the newer section (also with a window) ends with a smart, floor-to-ceiling brick fireplace which houses a wood-burner. On the floor is a pale carpet, while the pale cream walls add to the feeling of spaciousness. The dimensions of this room (26ft by 13ft 7in, or 7.92m by 4.14m) mean it’s quite possible to use it both as a dining and sitting room, although there is a second, separate reception room at the rear of the house. It’s next to the kitchen, so it lends itself perfectly as the place for the family and guests to gather for more formal meals. This is quite a contemporary room too, with wood laminate flooring, and more of those pale painted walls, while French doors bring in lots of light. Mixture of ‘fixer-uppers’ and build plots on offer

A

MIXTURE of residential property, commercial premises and building plots are due to come under the hammer next week at Besley Hill’s latest auction. Among the lots is number 8, Chelsea Park, Easton (£95,000) – a two-bedroom, terrace that needs work to bring it into the 21st century. Also in Easton, this time at 123 Devon Road, is a Victorian property divided into two one-bedroom flats with a small courtyard garden. The guide price is £100,000 to £130,000. ANDLORDS and tenants can take a stand against rogue letting agents by choosing a local agent that offers financial protection. Four out of 10 letting agents do not belong to a recognised body or scheme, which means customers’ money is at risk if their agent is corrupt or goes bust. To combat this situation, many letting agents in Bristol have signed up to SAFEagent, an initiative promising to protect landlords’ and tenants’ finances through Client Money Protection (CMP) schemes. Among them is Touchstone Residential, of Clifton. Director John Midgley said: “We have seen the financial nightmare it causes private landlords and the distress to tenants when letting agents close without necessary financial protection having been put in place. “We are proud that we take every measure to protect our clients’ funds, and working with SAFEagent underlines our ongoing commitment to

professionalism and industry standards.� David Westgate, managing director for Andrews Letting and Management, said: “We want all of our customers to have peace of mind when it comes to their money protection. And this is exactly what we have been providing since we became a registered SAFEagent. We thoroughly recommend that everyone looking to rent keeps an eye out for the SAFEagent logo – representing honesty, integrity and professionalism.� The move by the Government to introduce secondary legislation making it mandatory for letting agents to belong to an ombudsman scheme will give landlords and tenants access to approved redress schemes. But these do not cover financial recompense if landlords’ and tenants’ money is misappropriated. The message from SAFEagent is that consumers’ finances are therefore still at risk if the agent does not subscribe to a Client Money Protection Scheme.
