While the experience of travelling through a bustling city, wandering a luxury beachfront resort, and exploring an urban green space can feel worlds apart, fundamentally, they have plenty in common. Principal | Global Director B+H Planning & Landscape Robert joined B+H in 2011 as the Managing Principal of the firm’s newly-expanded Planning & Landscape practice. He has more than 25 years of experience providing design consulting services for clients throughout the world. Robert has created master plans for new cities in the Middle East and Asia, as well as large private development plans across the Gulf Region. Robert has worked on a variety of tourism strategy plans as well as master plans and design concepts for hotels, residential resorts, golf courses and marina developments in Asia, Europe, India, North Africa and throughout the Middle East.
Principal | Director of Landscape Architecture Eddie joined B+H in 2011 as a Principal and the Director of Landscape Architecture. He brings over 25 years of experience in both large-scale master planning and site-specific landscape design across the globe. Eddie’s design creativity begins with the understanding of the environmental and cultural contexts blended with the client brand to establish the landscape narratives, experiences and amenities. Whenever possible he seeks to integrate a project’s landscape with its architecture and interior design to deepen design coherence and uniqueness.

Mr. Altosaar joined B+H shortly after graduation in 1967, became an Associate in 1972 and was made a Partner of the firm in 1975. In 2006, he was appointed as both Senior Partner and Managing Director – Middle East, reflecting his executive management of the firm’s introduction and endeavours in this growing market. Mr. Altosaar has worked with many of Canada’s leading developers on major multi use projects across Canada. In addition to his architectural training, Mr. Altosaar also maintains a speciality in interior design, space planning and ergonomics. He was a founding Partner of B+H Interior Design Inc. and member of the RAIC Interiors Committee. Mr. Altosaar was elected as a Fellow of the Royal Architectural Institute in 2005. contributing to several local and international committees related to business and architecture.
Diana Tiron is an architect and urban designer with 20+ years of experience with architectural and master plan practices. Her collaborations with local and international architectural firms and developers include leading design and managing roles for a number of successful developments worldwide from North America to Europe, and the Middle East to Asia Pacific.

Located near Macao in southern China, this 90-hectare mixed-use project functions as the commercial and entertainment heart of the community. It includes a bustling clubhouse and marina, as well as luxury villas with individual docking set on internal islands. Lift-lock boat access is provided to the marina and for those who wish to embark upon open water boating beyond. This new community mix includes retail areas, hotel and convention facilities, service apartments, and high-rise residential.

Our global pharmaceutical client sought assistance in assessing local readiness for a new global workplace developed in the UK. Through workplace research, leadership workshops and scenarios development assessment, we demonstrated readiness as well as opportunities to integrate local cultural preferences, yielding tailored workplace strategies for the office, collaboration zones and social hubs. Additionally, the strategy formulation process fostered organizational alignment among local, regional and global stakeholders, ensuring a smooth design process and a successful new workplace.

AVIC INTERNATIONAL AERO CITY Location Xi’an, Shanxi, China Size 535 Ha Status In Progress
AVIC looks to breathe new life into the city and the population through an urban development plan that incorporates a showcase for the aviation industry in China - creating a tourist attraction that will generate interest and inject commercial vitality into the City. The project was developed in two phases, Phase 1 with a larger scope and extensive planning analysis to lay the groundwork for the design of a green aeroworld city.

Redevelopment of an existing suburban mall, situated about 40 minutes east of Vancouver. The centre falls within the City Centre Core, which has been identified by The City of Coquitlam for a Transit Oriented Development Strategy. With the introduction of the new Evergreen Automated Light Rail Transit Line (ALRT) running along the east border of the site, the new Lincoln Station stop will be open in the spring of 2016. With this, the client is keen to improve of the nearly 60 acre site with a mixed-use development strategy through a series of phases of construction. Through the introduction of new program types, primarily residential and some service retail, the new development will serve to complement the existing retail by providing a surrounding animated urban space, peppered with landscape, public art, and amenities.

The design of True North Square was an opportunity to embrace architectural distinction and feature a bold design that would complement Winnipeg’s historic skyline. Appealing not only to the downtown Winnipeg Jets fan base, the square acts as a multi-use landmark in the city’s Sports, Hospitality, and Entertainment District (SHED) strategy, which strives for multi-scaled civic engagement and positive public use. Our development of a cutting-edge design provided a platform to draw both local attention and global recognition.
With True North Square also serving as office, retail, hospitality, and residential space, our client envisioned the area as a cultural hub for people to shop, work, live, and hang out. Creating a compelling narrative for this multi-functional space meant clearly defining a public message and architectural design focus. Our Advance Strategy team researched how people would actively use the space at street-level, which informed the seamless design collaboration between our Architecture and Planning & Landscape teams. Our design sought to create a new urban spectacle—a forum of activity in a thriving metropolitan core, broadcasting excitement and dynamism throughout.

Located on a prime site in Montreal with views overlooking the Jacques Cartier Bridge, the development comprises four uniquely-branded towers, including a signature hotel and residential tower, two additional residential towers and an office tower. Townhouses and lofts are placed at the neighbourhood edge. The unique planning and landscape design celebrates the best of what vibrant Montreal has to offer - an engaging public realm that leverages the city’s four seasons to create places of socialization, commerce, and play. Highlights include: storefronts at podium level and within an indoor/ outdoor mall that features partial covers over the outdoor space, ample space for festivals, celebrations, live performances, skating rinks and discrete yet convenient parking spaces that signify a people first locale.

The Pinewood Toronto Studios project, situated on a 13.6 hectare site in the Toronto Eastern Portlands, involved revitalization and expansion of existing studio facilities, and integration of a new concept for a mixed-use community that is branded as part of a larger “Studio District�. The community is structured to function as a vibrant mixed-use neighbourhood while also creating a unique setting designed with a variety of streetscapes, building characters, facades and typologies, offering the flexibility required to function as an outdoor studio set for movie productions.

Sited on a 4.4 hectare parcel of land in Edmonton, this project established a strategy for the planning and phased integration of commercial office uses within a sustainable and flexible campus framework. By embracing the concept of an urban lifestyle centre framed as an amenity in a park setting, the master plan for the project overcame the design challenges of a site with limited accessibility and with restricted zoning allowances particularly in relation to building heights. The concept for the project marks this business park as a holistic development with shared recreational, open space and business facilities committed to supporting the needs of the community. The use of innovative infrastructure strategies in the design of the landscape and stormwater management systems furthered the sustainability objectives of the project, and the planning of building typologies helped ensure a flexible model for future uses in the business park.

The 800 Montreal Road project explored planning models for providing a well-integrated and diverse range of medium density residential building typologies within a 4.2 hectare urban block northeast of downtown Ottawa. As part of this process, the team prepared a series of design options that tested the viability of combining mixeduse midrise buildings structured with both market and affordable housing options, providing retail at grade, to create an active frontage towards Montreal Road. The site also integrated these midrise structures with a prominent heritage building on the site and the development of a senior’s residence. This mix of uses are all framed within an urban park setting to create a central amenity for the site.
Stacked townhouses were placed along the site boundary as a means of transitioning densities in height and mass towards the surrounding context of lower density residential communities. These site development options underwent a thorough community consultation and review process, which resulted in the creation of a strong and vibrant urban model for residential development in the City.

Located in an industrial and shipping zone adjacent to the river, the port is one of Colombia’s main port facilities, providing a transfer point between the river cargo traffic that occurs along the Magdalena River and sea fearing cargo ships. It features over a 1,000 linear meters of loading and unloading dock facilities. In an effort to revitalize the port and surrounding city waterfront, the Sociedad Portuaria Regional de Barranquilla, which operates and manages the port, commissioned the preparation of a preliminary master plan with the main objectives of improving the connectivity between the Port and the urban context and generating strategies for the reorganization of the non-operational uses associated with the port activity (offices, banks, related services, etc.) in a way that did not interfered with the Port operation. The study also looked at the reorganization of the surrounding areas, including informal settlements and industrial uses. With this mandate, the conceptual master plan for the site introduces a dynamic mix of land uses, activities and facilities, including a 22,000 square-meter financial centre with port facilities and custom offices and an 11,000 square-meter recreation area with a marina, hotel and retail space. By doing so, the plan transforms an unused water basin that currently belongs to the Port into a major public recreational feature.

The Bucharest Multi Sector Project was an exciting urban renewal venture initiated by the Municipality of Bucharest as part of a European Bank for Reconstruction and Development (EBRD) funded programme which aimed at reviving and improving the quality of the historic core of the city. With a view to formulating a set of strategic design improvements to the public realm within the a designated zone of the historic core, the design team set out to identify three different short term interventions and investments that would serve a catalyst for the urban regeneration effort while creating a comprehensive design and development guideline package for long term improvement of the public realm and infrastructure of the entire district.
Such improvements included upgrading the landscape and streetscape design within the public realm, addressing the need for careful architectural restoration, formulating traffic management strategies, identifying critical infrastructure enhancements and assessing the economic and legal structure for the overall urban renewal.

The team worked closely with the client to create the overall vision for a new urban sub-center community in Dammam, Saudi Arabia, and to identify the appropriate blend of land uses. The plan explores the technical requirements and economic opportunities generated by reclaiming a 31-square kilometer mixed-use development on a tidal flat in the Arabian Gulf.
The team’s plan for An Nasim District is based on principles of good, integrated community design. The preliminary program is focused on the creation of a central business district island at the heart of the development. This higher-density mixed use zone is surrounded by many different residential communities with very
distinct characters – waterfront neighbourhoods with marinas and private beaches, mid-density canal front neighbourhoods with public walkways and inland villa residential neighbourhoods with a network of public parks. Other uses include retail areas and an industrial area located adjacent to the Dammam Seaport.
The detailed Master Plan was focused on a variety of technical issues: • • • • • • • •

The original Master Plan, completed by team members while working at HOK in 2002 was updated to respond to changing market conditions in 2005. Since that time, the land reclamation has been
started and is currently underway. The client hired B+H Architects to prepare another revised Master Plan in 2014 as a base for detailed engineering design and preparation for land sales.

The Arab Center for Research and Policy Studies is an independent, research-intensive postgraduate academic institution specializing in the social sciences and humanities. The Center will serve a highly selective body of students, academics, and professionals, offering a rigorous academic program through its Graduate School, Research Center, and Department of Lexicography, and a professional one in its School of Government.

The Arab Center will be situated as a campus, including academic spaces such as a library, cultural centre, student services, and residential spaces for professors, researchers, and fellows. The floor area is configured around elegant garden and courtyard spaces to enhance student living and research activities. The project will be designed to QSAS green building standards.

LU’LUAT AL RAHA MASTER PLAN REVISION Location Abu Dhabi, UAE Size 25.6 hectares Status In Progress Client International Capital Trading
B+H was engaged to update an existing Master Plan within the larger Al Raha Beach development in Abu Dhabi. The master plan revisions were to be based upon a new height limit of G+11 floors and to respond to current market conditions. The client also wanted to create a project that was more sustainable and that had a stronger sense of community.
The project involved extensive revision to the original building massing to maintain the original gross floor areas for each land use in a new building configuration that respected the new mid-rise building envelopes. Some of the original buildings were planned as tall towers with up to 45 floors. The result in the new master plan is a stronger sense of containment in the public realm, an emphasis on street walls, and a stronger focus on the quality and the
design of the grade level. Retail streets, waterfront promenades and small public parks create an animated and interesting environment that is walkable in all seasons. The primarily residential development has been designed to promote a healthy lifestyle for its residents and visitors. The active retail areas and marina waterfront create an attractive and accessible destination for local residents, and for residents of the surrounding area.

The planning approach to the Blue Waters Island residential development is centred on creating a clear spatial distinction and hierarchy between the private residential zone, semi-private areas accessible to residents and visitors, and the transition to the public dedicated zones. Combined with the strategic clustering of building types and resulting interstitial spaces, the creation of three primary neighbourhoods based on bodies of water and their intrinsic properties defined the landscaped exterior realm.
As with the primary planning moves, the landscape design has been carefully structured to provide a legible hierarchy of space - from the animated public streetscape, to the semiprivate waterfront walk, to the private residential environments. Each of these spaces has been carefully programmed for use to relate to the nature of the corresponding building and context.

Billed to be one the world’s busiest pedestrian boulevards and a landmark/gateway of the Dubailand Destination. The masterplan centres on a livable destination that enriches the tourism experience and builds pride and confidence among local communities. It creates a place that enhances the
infrastructure, viability and visibility of the community, and increases its attractiveness as a place to visit, stay, work or call home. The site will better utilize financial resources through a unique environment designed for long-term quality, interchangeably and flexibility.

Taif initiative is one of the largest undertakings by the Ministry of Housing in the Saudi Arabia western region. It covers a fairly square shaped land parcel of over 12 sq. km. and will be the largest suburban city in the Taif Metropolitan Area. The development will become home for about 70,000 residents, accommodated in about 10,500 residential units - apartments, townhouses, and individual villas.
Sustainable design solutions included the rehabilitation and protection of the wadi nature system by including them in the Open Space design (providing shaded areas for the recreational amenities and pedestrian pathways treeways, trellises and canopies), and by locating community facilities and centres within walking distance of the residential groups. Great attention has been given to pedestrian movement between residential groups, community amenities, and Mujawara centres, by creating a pedestrian pathway system segregated from vehicular traffic.

Located along the coastline of Qatar, Lusail Thai Island fuses traditional and contemporary Thai culture and architecture style into a luxury resort for a Middle Eastern market. Comprised of a five-star 200-room hotel, one hundred private chalets and bungalows, and shared amenities, this landmark project incorporates all of the luxury resort facilities within the reclaimed island topography. The meandering lagoon and garden pathways link the central island amenities with the beach chalets and water bungalows clusters.
As an innovative solution, all the services are located above the water table but under the raised level of the central island, leaving the grounds free for the Guesthouse Amenities, and Laguna gardens. This elevated central area also allows to the development of a terraced, two-tier chalet structure to
increase density within the compact garden setting, without increasing building footprint. The project is a themed resort design, but the solution is elegant, architectural, sustainable, well-planned and functionally organized.

Bawabat Makkah is a new satellite community being built as a logistics centre for the City of Makkah in the Kingdom of Saudi Arabia. Strategically located within the halal zone surrounding Makkah on the main highway between the cities of Jeddah and Makkah, the new community will offer jobs; good community facilities and amenities; parks and open space; all outside the high density, high traffic, pilgrimage area of central Makkah. The Ministry of Housing master plan site is approximately 5 square kilometers, located in Bawabat on the south side of the main highway, creating a consolidated urban subcenter of new residential land uses and community amenities for the Ministry’s housing program for young Saudis. The concept master planning stage of the project has considered 3 options
for the layout of the development. Option 1 locates the bulk of the higher density residential buildings in the development around a central linear open space in the lower east part of the site. The residential buildings front on either side of access roads that frame the open space, and the open space serves as a centre to the community with a mix of retail uses and community amenities accessibly located within the park context. Lower density residential development is located on the perimeter of the site and in the west of the site where there is a more rugged topography. Option 2 creates a linear concentration of higher density mixed use buildings in the east part of the site, enveloping a tapestry of open spaces and community amenities lined with streetfront retail to create a walkable urban district. In the

west part of the site, a mix of villas and medium-density residential clusters are defined by naturalized parks and open spaces accommodating the rock outcropping and rugged topography.
into a lower-density area of naturalized parks and villa developments. Mixed-use activities and community amenities are focused on the main streets running through all parts of the community.
Option 3 is based on two intersecting main streets that divide the site into quarters, creating a major hub of activity at the intersection of the two streets. The streets are lined with higher-density mixed use apartment buildings, with density and the mix of activities peaking at the intersection. The more urban area of the development extends to the eastern half of the site, while the western main street leads
Whichever option is selected by the Ministry, the result will be a new urban community based on good, sustainable planning principles with a generous distribution and supply of community facilities and resources, and a vibrant mixed-use centre planned for pedestrian accessibility. Urban parks remain as focal points within all 3 options and act as organizing elements within each community.

South of Al Khobar near the shore of Halfmoon Bay, the Aqalat Group is planning a new community development on an open land area of approximately 4 square kilometers. The site will primarily serve as a suburban residential community, but in order to attract a resident population, provide required services and take full use of the site’s highly accessible location, a variety of land uses are planned for the site. The development will function effectively as an independent urban subcenter. The focus of the development is a Theme Park located along the highway frontage. The Theme Park will act as a landmark for the development because of its visibility and its parklike setting. A commercial district will be developed immediately adjacent to the Theme Park, and will include a retail/entertainment development in the character of a “Universal CityWalk” with a distinctive architectural design, and a souq retail area. These commercial developments also link the adjacent hotel sites to the Theme Park.
Medium-density apartment plots are located along the “Main Street” running across the development. These higher density residential uses will act as a buffer between the theme park and entertainment/ commercial district and the single family residential neighbourhoods that extend across the rest of the development site. The villa residential areas on the east and south of the main road are the core land use in the development and match with the overall regional land use objectives. The neighbourhood
organization and the road hierarchy is clear and the circulation system is wellorganised. Overall, the residential community will include approximately 2,250 villas and 2,100 apartment units, resulting in a total residential population of approximately 23,500 people. The development program includes a full range of community amenities as required to support this type of independent urban community.
