While the experience of travelling through a bustling city, wandering a luxury beachfront resort, and exploring an urban green space can feel worlds apart, fundamentally, they have plenty in common. Principal | Global Director B+H Planning + Landscape Robert joined B+H in 2011 as the Managing Principal of the firm’s newly-expanded Planning & Landscape practice. He has more than 25 years of experience providing design consulting services for clients throughout the world. Robert has created master plans for new cities in the Middle East and Asia, as well as large private development plans across the Gulf Region. Robert has worked on a variety of tourism strategy plans as well as master plans and design concepts for hotels, residential resorts, golf courses and marina developments in Asia, Europe, India, North Africa and throughout the Middle East.

Principal | Director of Landscape Architecture Eddie joined B+H in 2011 as a Principal and the Director of Landscape Architecture. He brings over 25 years of experience in both large-scale master planning and site-specific landscape design across the globe. Eddie’s design creativity begins with the understanding of the environmental and cultural contexts blended with the client brand to establish the landscape narratives, experiences and amenities. Whenever possible he seeks to integrate a project’s landscape with its architecture and interior design to deepen design coherence and uniqueness.

Tom’s extensive management experience of large scale planning projects internationally and in the Middle East spans the last 11 years.

Diana Tiron is an architect and urban designer with 20+ years of experience with architectural and master plan practices. Her collaborations with local and international architectural firms and developers include leading design and managing roles for a number of successful developments worldwide from North America to Europe, and the Middle East to Asia Pacific.

Lama is a senior landscape architect and urban designer with vast experience in large scale masterplanning projects. Her experience in architecture, urban and Landscape conceptual Design, Documentation and Detailing with high profile practices and clients involving award winning projects in the Middle East and GCC region.

The Arab Center for Research and Policy Studies is an independent, research-intensive postgraduate academic institution specializing in the social sciences and humanities. The Center will serve a highly selective body of students, academics, and professionals, offering a rigorous academic program through its Graduate School, Research Center, and Department of Lexicography, and a professional one in its School of Government.

The Arab Center will be situated as a campus, including academic spaces such as a library, cultural centre, student services, and residential spaces for professors, researchers, and fellows. The floor area is configured around elegant garden and courtyard spaces to enhance student living and research activities. The project will be designed to QSAS green building standards.

Dubai Marina is one of the most successful land development projects in the Gulf Region and set a new standard for high-density, lifestyle development in the Middle East. It was also the first project in the UAE to allow foreign ownership of property. The vision for this 550 hectare project along Jumeira Beach in Dubai was to bring the waters of the Gulf into the site, creating a new waterfront community. Prime development sites were distributed around an excavated waterway with a continuous minimum 10-metre wide, 7-kilometer long promenade designed as public recreational open space. The marina waterway and the beachfront serve as the principal public spaces. To solve a wide variety

of design issues on the site, the major roads and boulevards in the development, are built at a higher elevation than the marina promenade and the surrounding land. Raising the grade of the roads made use of fill material excavated from the marina and provided the grade differential for bridge crossings and two levels of structured parking below the grade of the perimeter roads, but above the high water table. The original master plan for Dubai Marina was designed by Robert Marshall, Global Director of Planning & Landscape at B+H, while at HOK. Tom Hook and Eddie Wu, Principals with B+H Planning & Landscape also worked on the Dubai Marina Master Plan while at HOK.

LU’LUAT AL RAHA MASTER PLAN REVISION Location Abu Dhabi, UAE Size 25.6 hectares Status In Progress Client International Capital Trading

B+H was engaged to update an existing Master Plan within the larger Al Raha Beach development in Abu Dhabi. The master plan revisions were to be based upon a new height limit of G+11 floors and to respond to current market conditions. The client also wanted to create a project that was more sustainable and that had a stronger sense of community.

The project involved extensive revision to the original building massing to maintain the original gross floor areas for each land use in a new building configuration that respected the new mid-rise building envelopes. Some of the original buildings were planned as tall towers with up to 45 floors. The result in the new master plan is a stronger sense of containment in the public realm, an emphasis on street walls, and a stronger focus on the quality and the

design of the grade level. Retail streets, waterfront promenades and small public parks create an animated and interesting environment that is walkable in all seasons. The primarily residential development has been designed to promote a healthy lifestyle for its residents and visitors. The active retail areas and marina waterfront create an attractive and accessible destination for local residents, and for residents of the surrounding area.

Bandar A’Seef is a large coastal land area of existing reclaimed and future reclaimed land in Muharraq, Bahrain, with a view of Manama and the Manama waterfront skyline directly across from the site. Although it is in Muharraq, there is a direct bridge connection planned to Manama that will make the site very accessible and attractive. The site covers a gross land area of over 2,600,000 m2, although some of this site area will eventually include internal waterways and marinas which will contribute to the character and value of the site as a new community in Bahrain. The overall development area will include more than 4,000,000 m2 of gross floor area including more than 16,000 new residential units, Beach Festival Village & Entertainment, Public Canal & Promenade, Hospitality, Marina Bay & Retail, Medical Campus, Community Amenities.

THE HABOUR Location Dubai Creek, Dubai, UAE Size 10 km2 Status Completed 2013 Client Emaar Properties

B+H Architects was invited by Emaar Properties to prepare a Vision Master Plan for a large land reclamation and development project at the head of Dubai Creek. The Harbour is located on a site area of approximately 10 square kilometers made up of reclaimed islands, mainland development areas, canals, waterways, marinas and mangrove forests. In total approximately half of the site area is made up of development lands and half is made up of non-developable waterways and nature preserve.

The concept is based on creating a new, sustainable, waterfront community with a series of 8 residential and tourist-related islands connected to two mainland areas that contain a mix of major retail, entertainment, regional attractions, residential developments and community facilities. The islands serve to create private, high and medium-density residential communities, with extensive waterfront relationships, that also offer direct connections back to a vibrant life style community on the mainland. Traffic is naturally segregated so that only local traffic has access to the residential communities.

The new Kingdom City development is being planned as a high density urban subcentre for North Jeddah that will be focused on the development of what will become the tallest building in the world. The new community integrates high density, mixed use development with a highly evolved public realm design that is focused on encouraging pedestrian movement. The network of parks,

walkways, bicycle paths, waterways and waterfront promenades link all the key developments in the community and the plan locates land uses in a way that makes it convenient to walk from high-rise apartments to shopping streets and shopping centres, and to community facilities.

The Madinat Al Arab (MAA) Master Plan is designed to house a projected residential population of 1.4 million people at full build out, a size comparable to the existing City of Dubai itself. With the concept plan for the city already in place, the project scope was: to develop the detailed design guidelines and development controls for Phase 1 of the project; to review and analyze the community facility requirements; and to

develop a comprehensive and innovative landscape design for the entire public realm, park and beachfront system within the city. This involved the design of a system of 24 parks and 7 kilometers of fully accessible public beachfront through construction documentation.

The new Capital District in Abu Dhabi is planned as a second central business district in Abu Dhabi, with the added function of becoming the new centre for national government. The Capital District is made up of several residential, mixeduse and business precincts and this project involved the detailed planning for the South Spine precinct, a mixed-use, medium-density area that extends from the central business district and government centre to the south along the route of an underground metro transit line. The development of a juxtaposed grid street

pattern formed the land use and density distribution, the infrastructure distribution and the urban and landscape character of the new neighbourhoods. The South Spine master plan also provided the first opportunity to test the application of Abu Dhabi’s new sustainable neighbourhood design certification program, Estidama, which led to many refinements and improvements in the program.

The Umm Ramool Redevelopment master plan defines a strategy to transform a brownfield, industrial district adjacent to Dubai International Airport into a vibrant and sustainable mixed-use community. The redevelopment is planned to integrate with new Metro Stations, making it one of the first truly transit-oriented developments in the Middle East. In an effort to repurpose existing infrastructure and simplify phasing, the master plan maintains existing street rights-of-way and uses linear parks, squares and mid-block pedestrian connections to break down the scale of the existing large industrial parcels into sellable plots for new residential construction.

The planning approach to the Blue Waters Island residential development is centred on creating a clear spatial distinction and hierarchy between the private residential zone, semi-private areas accessible to residents and visitors, and the transition to the public dedicated zones. Combined with the strategic clustering of building types and resulting interstitial spaces, the creation of three primary neighbourhoods based on bodies of water and their intrinsic properties defined the landscaped exterior realm.

As with the primary planning moves, the landscape design has been carefully structured to provide a legible hierarchy of space - from the animated public streetscape, to the semiprivate waterfront walk, to the private residential environments. Each of these spaces has been carefully programmed for use to relate to the nature of the corresponding building and context.

WADI DEGLA SPORTS CLUB CONCEPT MASTER PLAN Location Dubai, UAE Size 7.7 hectares Status Completed 2014

The Concept Master Plan for Wadi Degla Sports Club and Academy has been developed around the vision and mission of the Wadi Degla partnership to strengthen the self-esteem of young people, nurture talented athletes, and to improve everyone’s enjoyment of life, a vision for future. With this vision in mind, the B+H Design Team has created a coherent Concept Master Plan, evolved around the story of creating a unique sports complex in the heart of Dubai, a world-class destination for competitive athletics, and sports fans alike. The Site of the future sports facility is located in the close proximity of the upcoming development City of Arabia, Global Village and Arabian Ranches. The programme consists of a Sports Complex / Club and Academy, equipped with both

Indoor and Outdoor sports activities spaces – Multipurpose Hall, Gym and Fitness, Squash courts, Olympic sizes Aquatic Centre & Soccer Pitch, Training Pitch near the Academy, Indoor track, Tennis Courts, Support spaces, and a Hospitality component - a 5 star 80 keys Boutique hotel, and a 3-4 start Hotel and serviced Apartments. A members only exclusive luxury Spa/ Club has been envisioned to serve both hotels. Provisions have been made for both the professional trained athletes and the general public, such as Ladies and Learner Pool, Spa pavilions, Lounges and Café, exclusive restaurant overlooking the outdoor sports activities. The proposed Concept Master Plan is complemented by a modern architecture reflecting the latest trends, materials, and technology in creating a stateof-the-art Wadi Degla sports facility in Dubai.

Billed to be one the world’s busiest pedestrian boulevards and a landmark/gateway of the Dubailand Destination. The masterplan centres on a livable destination that enriches the tourism experience and builds pride and confidence among local communities. It creates a place that enhances the

infrastructure, viability and visibility of the community, and increases its attractiveness as a place to visit, stay, work or call home. The site will better utilize financial resources through a unique environment designed for long-term quality, interchangeably and flexibility.

Located along the coastline of Qatar, Lusail Thai Island fuses traditional and contemporary Thai culture and architecture style into a luxury resort for a Middle Eastern market. Comprised of a five-star 200-room hotel, one hundred private chalets and bungalows, and shared amenities, this landmark project incorporates all of the luxury resort facilities within the reclaimed island topography. The meandering lagoon and garden pathways link the central island amenities with the beach chalets and water bungalows clusters.

As an innovative solution, all the services are located above the water table but under the raised level of the central island, leaving the grounds free for the Guesthouse Amenities, and Laguna gardens. This elevated central area also allows to the development of a terraced, two-tier chalet structure to

increase density within the compact garden setting, without increasing building footprint. The project is a themed resort design, but the solution is elegant, architectural, sustainable, well-planned and functionally organized.

Umm Al Quwain Canal is a visionary new development plan for a sprawling assembly of land parcels spread across the Emirate of Umm Al Quwain. The project is a joint development between Emaar Properties PJSC and the Ruler of Umm Al Quawin. Umm Al Quwain is the smallest of the 7 emirates making up the UAE. It has also been one of the last of the Emirates to participate in the real estate development boom that has characterized the UAE over the past 20 years. The UAQ Canal project is an ambitious step forward with the potential to double the population of the Emirate. The development proposes to link the assembled land parcels, making up a total land area of approximately 7 square kilometers, with a navigable canal which extends from the coast of the Arabian Gulf through to the inland mangrove lagoon marking the centre of the Emirate. The canal winds through the different residential neighbourhoods for approximately 7 kilometers in length, creating a visual and programmatic focus for the development and a recreational centre for the new community. Two large new marina facilities are part of the Canal development, providing new resources for the UAE’s growing recreational yachting market.

The development is organized into neighbourhood clusters that provide a clear urban structure for the development. The canal and a series of major linear parks connect the different elements of the development and add value to each of the neighbourhoods. The canal waterfront in particular is designed as a public attraction, with promenades and cycling paths, retail centres, parks and attractions built into both sides the continuous waterfront.

The beachfront area in the northwest sector of the development is designed as a destination area with hotels and a beachfront village development, and a program of animated activities meant to offer something for everyone. Umm Al Quwain Canal will be a new community with the best in community resources, attractions, parks and recreation facilities, appealing to both a visitor’s population and a new population of permanent residents who choose to call Umm Al Quwain home.

The team worked closely with the client to create the overall vision for a new urban sub-center community in Dammam, Saudi Arabia, and to identify the appropriate blend of land uses. The plan explores the technical requirements and economic opportunities generated by reclaiming a 31-square kilometer mixed-use development on a tidal flat in the Arabian Gulf.

The team’s plan for An Nasim District is based on principles of good, integrated community design. The preliminary program is focused on the creation of a central business district island at the heart of the development. This higher-density mixed use zone is surrounded by many different residential communities with very

distinct characters – waterfront neighbourhoods with marinas and private beaches, mid-density canal front neighbourhoods with public walkways and inland villa residential neighbourhoods with a network of public parks. Other uses include retail areas and an industrial area located adjacent to the Dammam Seaport.

The detailed Master Plan was focused on a variety of technical issues: • • • • • • • •

The original Master Plan, completed by team members while working at HOK in 2002 was updated to respond to changing market conditions in 2005. Since that time, the land reclamation has been

started and is currently underway. The client hired B+H Architects to prepare another revised Master Plan in 2014 as a base for detailed engineering design and preparation for land sales.

The landscape scope includes development of outdoor community programme such as children’s play areas for various age group, sports facilities, women’s gardens, plazas, walkway systems, trail systems, picnic area, nature reserve, public parking and streetscape. The B+H consultancy process included presentations to the Ministry, design and technical coordination, tender drawings and specifications.

MINISTRY OF HOUSING, TAIF Location Taif, Kingdom of Saudi Arabia Size 4.6 mi2 | 12 km2 Status In Progress Client Omrania & Associates, Ministry of Housing

Taif initiative is one of the largest undertakings by the Ministry of Housing in the Saudi Arabia western region. It covers a fairly square shaped land parcel of over 12 sq. km. and will be the largest suburban city in the Taif Metropolitan Area. The development will become home for about 70,000 residents, accommodated in about 10,500 residential units - apartments, townhouses, and individual villas.

Sustainable design solutions included the rehabilitation and protection of the wadi nature system by including them in the Open Space design (providing shaded areas for the recreational amenities and pedestrian pathways treeways, trellises and canopies), and by locating community facilities and centres within walking distance of the residential groups. Great attention has been given to pedestrian movement between residential groups, community amenities, and Mujawara centres, by creating a pedestrian pathway system segregated from vehicular traffic.

Bawabat Makkah is a new satellite community being built as a logistics centre for the City of Makkah in the Kingdom of Saudi Arabia. Strategically located within the halal zone surrounding Makkah on the main highway between the cities of Jeddah and Makkah, the new community will offer jobs; good community facilities and amenities; parks and open space; all outside the high density, high traffic, pilgrimage area of central Makkah. The Ministry of Housing master plan site is approximately 5 square kilometers, located in Bawabat on the south side of the main highway, creating a consolidated urban subcenter of new residential land uses and community amenities for the Ministry’s housing program for young Saudis. The concept master planning stage of the project has considered 3 options

for the layout of the development. Option 1 locates the bulk of the higher density residential buildings in the development around a central linear open space in the lower east part of the site. The residential buildings front on either side of access roads that frame the open space, and the open space serves as a centre to the community with a mix of retail uses and community amenities accessibly located within the park context. Lower density residential development is located on the perimeter of the site and in the west of the site where there is a more rugged topography. Option 2 creates a linear concentration of higher density mixed use buildings in the east part of the site, enveloping a tapestry of open spaces and community amenities lined with streetfront retail to create a walkable urban district. In the

west part of the site, a mix of villas and medium-density residential clusters are defined by naturalized parks and open spaces accommodating the rock outcropping and rugged topography.

into a lower-density area of naturalized parks and villa developments. Mixed-use activities and community amenities are focused on the main streets running through all parts of the community.

Option 3 is based on two intersecting main streets that divide the site into quarters, creating a major hub of activity at the intersection of the two streets. The streets are lined with higher-density mixed use apartment buildings, with density and the mix of activities peaking at the intersection. The more urban area of the development extends to the eastern half of the site, while the western main street leads

Whichever option is selected by the Ministry, the result will be a new urban community based on good, sustainable planning principles with a generous distribution and supply of community facilities and resources, and a vibrant mixed-use centre planned for pedestrian accessibility. Urban parks remain as focal points within all 3 options and act as organizing elements within each community.
