We also had the honor of inducting two remarkable long-standing members, Darin Howie and Jay Mendel, into our Hall of Fame Their contributions to our association and the industry at large have left an indelible mark, inspiring us all to strive for excellence

I would be remiss not to acknowledge the incredible efforts of our staff, whose hard work and dedication have played an essential role in making our association what it is today. Rachelle, Teresa, and Kaitlyn have gone above and beyond to ensure that we meet our strategic goals and create an organization that people want to be a part of. Their commitment has truly made a difference in our success.

As we begin the new year, I am filled with gratitude and excitement to mark January 2 as my twoyear anniversary as your Executive Vice President. Reflecting on the past two years, I am amazed at how far we have come together. When I started, our membership stood at 337, and now, we proudly boast over 500 members. This remarkable growth is a testament to the strength and dedication of our organization.

My passion lies not only in ensuring that our members' needs are met but also in supporting you with the resources, events, and opportunities necessary for your growth. I am deeply committed to the building industry and the mission of making homeownership a reality for everyone. Whether it’s affordable housing or multi-million dollar mansions, I believe that every individual deserves the chance to fulfill the American dream of owning a home.

Our commitment to supporting builders and subcontractors remains unwavering. We are dedicated to advocating for change and ensuring that our industry continues to thrive. As we look ahead, I am excited about the prospects of growing our association further, offering new programs and training, and forging partnerships with external organizations. Together, as we grow and engage, we can become even bigger and better.

One of my core beliefs is to "meet my members where they are." This means I want to understand your specific needs, whether you're seeking new business leads, education, or marketing support. THE NEXUS OF AFFORDABILITY & ACCESSIBILITY IN HOME OWNERSHIP

When Linda and Bob Popkes were seeking to move to the Black Hills region in retirement, they searched the entire area for two seemingly impossible requests: affordability and accessibility. Unlike some homebuyers who are planning for housing needs driven by future aging in place and housing accessibility needs, the Popkes were in current need of accessibility due to Bob being in a wheelchair.

"Hopeful" was not a way the Popkes would describe their home search. Bob stated, “We looked everywhere we could and could not find a home that met our needs, and we nearly gave up!

After months of searching, they were introduced to Amanda at Black Hills Area Habitat for Humanity, who welcomed them into the process through an informational meeting where they learned about the Habitat homeownership process and what it would take to qualify and succeed. They were a bit intimidated by the “sweat equity” down payment (work in lieu of cash down payment) requirement.

However, they eagerly took on the challenge when they realized Habitat would not only build a suitable new home for them in Rapid City affordably but would also finance the mortgage with up to a 30year affordable loan payment that would be similar to or less than market rent.

Over the course of a year, the Popkes invested over 500 hours of “sweat equity” into the Habitat process by providing meals to construction volunteers, assisting in the office with administrative tasks, and completing their Habitat home maintenance course, as well as financial and credit training. Having completed their equity investment, they also participated with Habitat construction staff in the design phase of the home to ensure that it was adequately oriented for ingress and egress with their accessible van, as well as for interior mobility to the kitchen, baths, and bedrooms.

On November 7th, the wall-raising celebration for their home at 616 Lemmon Ave took place with support from neighbors, including the Boy Scouts CEO, Adam Hough, St. Therese Deacon Mark, and a host of weekly construction volunteers and Habitat staff. Executive Director Scott Engmann attended the event and shared, “This house is being built with love, with your community, and with a vision for your future. We are so excited for you and what your future will look like here!”

Habitat will work on the home over the winter and plan to have it completed for a spring move-in.

Linda Popkes reflected on the wide-open green space behind the home, the quiet block, and the welcoming neighbors: “This home is exactly what we were looking for, but we didn’t imagine we could actually find it.”

2024 HallofFame DarinHowie

Darin Howie was born on May 17, 1977, in Rapid City, South Dakota, where he was raised and cultivated his lifelong passion for the building industry. He graduated from Rapid City Central High School in 1995 and immediately enlisted in the Army, serving one tour before choosing to return home following his father's car accident Stepping into the family business, Darin's dedication to construction was rooted in his early experiences, as he spent countless hours on job sites with his father.

In 1999, Darin participated in the Parade of Homes, which sparked his journey with the Black Hills Home Builders Association (BHHBA) Encouraged to become a member, he joined the board within his first year, demonstrating an impressive 25 years of leadership commitment to the organization. He has served as our local President in 2021-2022 and was instrumental in helping rebuild the association after the effects of Covid

Darin’s passion for building is a legacy he is proud to share with his own children, mirroring the guidance he received from his father. Beyond his contributions to construction, he has an adventurous side; he raced professionally in TORC Off Road Racing for two years, showcasing his competitive spirit

One of Darin’s most significant accomplishments with BHHBA is co-founding the Pub Crawl, a fundraising event that has grown exponentially over the past 13 years, raising just $300 in its first year to over $88,000 in 2024. This initiative allows BHHBA to support families facing financial hardships amid medical catastrophes

Darin also spearheaded the capital campaign to remodel the BHHBA building, dedicating countless hours in labor while also raising funds for the project. In 2022, he contributed to building a home and donated the entire profit to the association, further ensuring its sustainability His active involvement in government affairs has been pivotal in advocating for industry standards, helping to lower costs for builders and homeowners alike, and advocating for changes in permit regulations at local and state levels.

Currently, Darin serves as a member of the Government Affairs Committee and Build PAC, chairs the Pub Crawl event, and is the Past President of the Board of Directors, as well as the Builder Director for the State Association His significant contributions to improving building permits and regulations have earned him accolades, including the State Builder of the Year Award in 2022 and multiple local Builder of the Year awards in 2017, 2020, 2021, 2022, and 2023 He also received the Spike of the Year award in 2009 and 2021, as well as the Doug Tribby Spirit Award in 2022 Darin lives in Caputa, South Dakota on the family-owned Daimond B Ranch with his wife, Kristi Together, they are raising seven children and running a working Highland Cattle Ranch. Deeply committed to his community, Darin serves as President of the Caputa Community Center and is an annual donor to youth rodeos, embodying the spirit of giving back that defines his life and career

In recognition of his unwavering commitment, exceptional leadership, and profound contributions to the home building industry and the community, we are proud to honor Darin Howie by inducting him into the Black Hills Home Builders Hall of Fame His dedication to improving the lives of others, advocating for builders, and fostering the next generation of construction professionals exemplifies the very essence of this prestigious honor Darin's legacy of service and excellence will continue to inspire all who follow in his footsteps, and we celebrate his impactful journey as a builder, leader, and community advocate

2024 HallofFame Jay Mendel

Jay Mendel was born on March 13, 1978, in Huron, SD At the age of 12, he moved to Rapid City, South Dakota, where he graduated from Stevens High School in 1996 A dedicated family man, Jay married Desi on April 23, 2011 They share a blended family, including Jay’s son Noah, born on July 15, 2004, and Desi’s daughter Alexis. The support from his family has been a cornerstone of his life, motivating him to engage actively in the home-building industry

Jay's journey into the Home Builders Association began in 2010, encouraged by Ralph Siemonsma to join under the premise that members do business with members Since then, he has been a proud member, fostering invaluable relationships through his active involvement in various committees and boards. He joined the state and local boards of directors in 2011 and is currently serving as the local Board Treasurer while also representing builders on the State Board of Directors He served as the Black Hills Home Builders President in 2015 with a combined leadership commitment of over 13 years on the board of directors His commitment extends to the Government Affairs Committee and Build PAC, where he has forged lasting friendships and professional connections

Masonry has been a lifelong passion for Jay. He moved to Rapid City with his family in 1990, who started their masonry company in 1994 Jay took over management in 2002, learning the trade through mentorship from his father Since his father's retirement four years ago, Jay has been at the helm, continuing the legacy of quality craftsmanship

One of Jay's most significant accomplishments within the Home Builders Association includes being instrumental in the renovation of the old building, as well as donating masonry services for numerous home builds His proactive approach to local government issues has led him to testify against unnecessary codes and regulations that affect the industry. He has also been a key leader in the Geometry in Construction Program at Rapid City High School, providing financial support and materials to help students engage in the workforce

On the state level, Jay has made his mark by attending the Western Governors Conference as Vice President of the State Board in 2019 and by meeting with legislators to advocate for home builders He served as a senior officer for eight years and held the position of president of the state association in 2020, further strengthening his influence and commitment to the industry He also testified before the state electrical commission, advocating for the industry and its stakeholders Jay has been a founder of the Pub Crawl, a local Home Builders event that has grown remarkably over the years. From its humble beginnings of raising just $300, the event has now generated over $88,000 in 2024 The funds raised benefit families facing medical financial hardships, reflecting Jay's commitment to giving back to the community in impactful ways

Beyond his professional endeavors, Jay is deeply committed to community service He has supported his children’s rodeo activities, including serving as the honorary goat holder at the Custer County Fair for a cancer benefit. His passion for cooking has also earned him recognition, winning the People’s Choice Award at the Custer County Fair in 2023/2024

Despite his successful career in masonry, Jay often reflects on a different path he might have taken becoming a chef His contributions to both the masonry industry and the community have not gone unnoticed, as evidenced by awards such as State Builder of the Year in 2017 and 2021, and State Board Member of the Year in 2016 and 2023 He also received local Builder of the Year in 2015, and the Doug Tribby Spirit Award in 2015. Jay Mendel’s journey is a testament to dedication, craftsmanship, and the importance of giving back to the community he calls home

We extend heartfelt gratitude to Jay Mendel for his unwavering dedication to the building industry and the countless home builders whose lives he has touched Jay's tireless efforts and exceptional leadership have not only advanced the standards of the profession but have also enriched the community in profound ways. His journey from a passionate mason to a pivotal leader in the Home Builders Association illustrates the true spirit of commitment and service The impact of his work, whether through advocacy, mentorship, or community engagement, is a testament to his character and vision

It is only fitting that he be recognized for his remarkable contributions by being inducted into the Home Builders Hall of Fame. CORD-FREE IS THE WAY TO BE

In June 2024, the Consumer Product Safety Commision and the Window Covering Manufacturers Association in the United States released new regulation mandates requiring window coverings to be sold as cordless or equipped with inaccessible cords/approved tensioning devices. While it may seem like it was a big shift in product development, cordless window shades have been a top choice for the last few years. Not only are cordless window treatments safer for everyone, they have a sleek aesthetic that is perfect for a seamless, uncluttered design.

HOME AUTOMATION UPGRADES IN DEMAND

Hands-free automation is an option we will be seeing more and more of throughout 2025. Not only do motorized window treatments allow the homeowner to control their blinds with a smartphone app or via voice command – they also allow for the option to be programmed. Do you want your blinds to rise with the sun or close with the sunset? It’s a simple setting and can be automated for any and all days. Not only is it a convenience, it makes for a great home security feature while homeowners are away.

The past two months have been productive and impactful as we focused on advancing both government affairs and workforce development efforts. These activities are vital to our community and membership, and we are excited to share the progress we have made.

In government affairs, we have been working diligently to represent the interests of our membership. We submitted a formal letter addressing the OSHA Heat Standard, highlighting its potential impact, and offering constructive suggestions for improvement. Additionally, the Rapid City City Council made important decisions about Vision Fund allocations, directing resources toward key local projects. We also engaged in discussions around the Final Fire Code Reading, ensuring that proposed changes balance safety with practicality. In Box Elder, we participated in a Contractors Meeting to discuss regional opportunities, and we have been collaborating with Spearfish builders to address rising housing costs in their area. These efforts reflect our commitment to addressing issues that directly affect our members and communities.

On the workforce development front, we have had several exciting opportunities to engage with both industry professionals and the next generation of workers. Our "Lunch and Learn" sessions with Sturdi-Lok, Chris Heino from EOS, and Ketel Thorstenson were excellent platforms for sharing knowledge and building strong connections within the industry. A standout event was our participation in the Rapid City 8th Grade Career Fair, where we spent the day inspiring students to consider careers in construction. Demonstrating the rewarding and fun aspects of building these young minds was a highlight of our efforts.

Overall, we remain committed to driving progress in both government affairs and workforce development. These initiatives are at the heart of what we do, and we are proud to see the positive impact on our community and membership. We look forward to continuing this important work and achieving even greater results in the months ahead.

Member-to-member recruitment is the largest source of HBA growth nationwide, making Spikes the “true builders” of our association. But do you know what it means to be a 'Spike' and how you can become one? Below is your beginner’s guide to the NAHB Spike Club.

What is a “Spike”? What is the “Spike Club?”

A Spike is a current member who recruits and signs up a new member. The Spike Club is a prestigious recognition program designed to honor NAHB members who actively recruit and retain new members. It celebrates those who spread the word about the benefits and importance of joining our community, rewarding them for their recruiting successes.

become a Spike?

Beyond the pride of growing and strengthening our local HBA and the home building industry, Spikes may also receive recognition and awards at both the state and national levels. As Spikes achieve new levels of recruitment, NAHB provides unique lapel pins to signify their esteemed status. Additionally, BHHBA personally honors our top Spikes during our annual Awards & Installation Ceremony. BHHBA members who 'spike' (recruit) five new BUILDER and/or ASSOCIATE members (affiliates excluded) each year can request a complimentary membership renewal for the following year

The International Builders’ Show (IBS) Closing Concert is the final celebration of the home building industry’s largest annual event. Spikes who have recruited at least one new builder and/or associate member in the last year will receive two general admission tickets to the IBS Closing Concert. Spikes who have recruited at least five new builder and/or associate members in the last year can access the Spike VIP section and enjoy complimentary food and drinks during the concert. *Note that the Spike ticket qualification period begins Nov. 1 and ends Oct. 31. By recruiting new members and mentoring to retain your existing ones, you can earn valuable points that lead to esteemed recognition, exclusive perks, exciting rewards, and much more!

How do I become a part of the Spike Club? How do I earn points?

To become a member of the Spike Club, you must earn at least six credits (points). The quickest way to earn credits is by recruiting new members to the association and retaining your existing ones. You receive credits both when new members join and when previously recruited members renew their memberships.

How Spike credits are calculated for recruitment:

1 credit for each new BUILDER or ASSOCIATE member you recruit 1 credit on the first membership anniversary of each member you recruited 0.5 credit for each membership anniversary that follows for each of those members

Once you accrue six credits, you officially join NAHB’s Spike Club - a network of members across the nation who have helped grow their local associations. As you continue to accumulate credits, your status rises within the Spike Club.

The Spike Club is more than just a points program; it’s a celebration of community, growth, and collaboration within the building industry. We encourage you to get involved, earn your points, and take full advantage of everything the Spike Club has to offer. On March 16, 2024, Tanner Williamson was involved in a devastating car accident in Timberlake, SD, after helping a local rancher with calving He was ejected from the vehicle, sustaining severe injuries, including a dislocated and fractured C6/C7 in his neck, which left him paralyzed from the chest down, as well as fractures in his thoracic spine and sternum. Tanner was airlifted to Monument Health in Rapid City for emergency surgery and spent two weeks in ICU before being transferred to Craig Hospital in Englewood, CO, where he has faced numerous challenges but has shown remarkable improvement in his arm and hand function through dedicated therapy. The Williamson family is incredibly grateful for any community support as they navigate substantial medical bills and home modifications to make their home wheelchair accessible, hoping to bring everyone together for Tanner during this difficult time

Legend was born three and a half weeks early and spent time in the NICU due to respiratory issues. After multiple hospitalizations, he was diagnosed with severe asthma in May 2024. He became critically ill with pneumonia, MRSA staph, acute respiratory disease, pulmonary hypertension, and para-influenza

On May 16, 2024, Legend was placed on a ventilator, and after his condition worsened, he required CPR twice during the night. Doctors warned that he might not survive the transfer to a specialized hospital by noon the following day He was life-flighted to Omaha Children’s Hospital, where he was placed on a ventilator again and contracted pneumonia a second time.

On June 6, 2024, he finally opened his eyes after what felt like an eternity. Following several more days of treatment, he showed progress but had limited mobility He was transferred to Madonna Rehabilitation Hospital and discharged on June 15, 2024

Now four years old, Legend continues to improve every day with the help of occupational, physical, and speech therapy. His mother, a devoted single working parent, balances her job with the need to take time off for his care.

Curt has been experiencing significant back issues for some time, and unfortunately, he was misdiagnosed for an extended period.

On July 23, 2024, he underwent emergency back surgery for a herniated disc. Following this procedure, Curt was diagnosed with Cauda Equina Syndrome, a serious condition that has led to neuropathy in both his legs and feet. Initially, he was unable to walk, which rendered him unable to work.

This sudden medical hardship has placed a tremendous strain on Curt's family, as he currently has no clear timeline for recovery or return to work. This uncertainty has significantly impacted the household income for his wife and two children.

However, with ongoing physical therapy, Curt has made progress. He is no longer confined to a wheelchair and is able to walk a limited distance with the assistance of two canes Despite this improvement, the journey to full recovery remains uncertain, and the family continues to face challenges during this difficult time.
