On display at Peter Blake Gallery through August 2023.
Lita Albuquerque’s Auric Field paintings investigate space, color, materiality, and the body. Executed on layers of black and white pigment backgrounds, the paintings’ top layers of colorful pigment begin to vibrate and form a tonal language. Subtle variations of rose madder (taken from lake roots), soft purple vesuvianite (originally found on Mt. CASA CARES
Court Appointed Special Advocates (CASA) of Orange County held their annual CASA Celebration at VEA Newport Beach, drawing 220 guests in support of CASA’s mission: connecting abused, abandoned, and neglected children in Orange County with a trained volunteer advocate. The gala netted more than $1.1 million, which exceeded budget goals and is critical with significant budget cuts anticipated from government funding.
Nancy Eaton and Karen Jordan, both longtime CASA supporters, chaired the gala. A highlight of the evening was the Advocate of the Year award presentation to volunteer Ian Thomason. His CASA-matched youth, Ruben F., received the first Bright Futures Award. Thomason has advised and advocated for Ruben since October of 2021.
“In my year and a half as his CASA, Ruben rotated through five different social workers, changed schools, stayed in two different foster homes, at Orangewood and on his own,” Thomason says. Ruben told his CASA he did not want to become a typical foster kid statistic, some 20 percent of whom become homeless when they turn 18 and leave the foster care system. Ruben recently joined the Marines.
Newport Beach Dermatology and Plastic Surgery was honored as Outstanding Corporation, Sun Family Foundation as Outstanding Foundation, and Lucy Donahue as this year’s Children’s Champion, all for exceptional commitment and support of CASA.
Emerald Sponsors were Sun Family Foundation, Lucy Donahue, Jaynine and Dave Warner, and Manly, Stewart & Finaldi. Lugano Diamonds was the Official Jewelry Sponsor, and donated a Kennedy Center Honors trip to the live auction.

Make-A-Wish Orange County and the Inland Empire raised more than $300,000 at the “It’s in the Bag” luncheon and fundraiser in Huntington Beach. The funds will support the chapter in granting wishes for kids battling critical illnesses across Orange County.
The annual event is hosted by the Women’s Circle of Wishes, a support group of Make-A-Wish OCIE comprised of leaders in the community dedicated to supporting kids battling critical illnesses in the region. What started with 10 women and a
single fundraiser has evolved into a group with over 50 members and a signature event to raise critical funds for this Make-A-Wish chapter.
This year’s Fashion Week-themed event took place at The Waterfront Beach Resort in Huntington Beach and included a fashion show presented by Common Thread showcasing luxury handbags from Versace, Gucci, Prada, and more. Produced and styled by celebrity stylist Deborah Keillor, the runway show included models who were wish kids and families, supporters of the cause, well as runway professionals.

UKRAINIAN OVATION
Elizabeth Segerstrom hosts United Ukrainian Ballet in West Coast debut at Segerstrom Center for the Arts
Dance lovers, community leaders, and patrons of the arts attended the West Coast debut of the United Ukrainian Ballet at Segerstrom Center for the Arts on June 29, 2023.
Presented by Elizabeth Segerstrom and the Henry T. and Elizabeth Segerstrom Foundation in association with Segerstrom Center for the Arts, the powerful performance included the West Coast premiere of Alexei Ratmansky’s Giselle. It was also the world premiere of Emma Evelein’s Airlift, created by the United Ukrainian Ballet for special guest Oleksandr Teren, a former Ukrainian soldier who lost both his legs fighting on the front lines. The performance was a benefit for BlueCheck Ukraine (bluecheck.in), a nonprofit co-founded by Liev Schreiber.
The performances concluded with multiple standing ovations from the sold-out crowd as dancers holding Ukrainian flags sang the country’s national anthem. After the ballet, Elizabeth Segerstrom hosted an
intimate reception for the evening’s lead dancers, including Elizaveta Gogidze (Giselle), Alexis Tutunnique (Albrecht), and special guest Oleksandr Teren.
Elizabeth Segerstrom, a leading patron of the arts, has produced/underwritten three important dance performances in recent months, bringing her formidable collaborative network of friends, artists, philanthropists, and art and culture professionals to Orange County to assist. In addition to Giselle, the productions include Reunited in Dance and ABT’s Like Water for Chocolate.

GREAT PARK? PERHAPS...
The City of Irvine reveals the latest design vision in the decades-long quest to create something special where MCAS El Toro proudly stood
One day, perhaps 20 or 50 years from now, when the 4,700 acres of what was Marine Corps Air Station El Toro is built out, an historian, reporter, nonprofit, or unbiased governmental agency will write the definitive history of the land. Some 1,300 acres of the former base are designated as the Great Park, and perhaps by then a fair evaluation of that moniker may be made. For now, the jury is still out.
That critical judgment will likely hinge on how the remaining land is developed, particularly the 300 acres the City of Irvine has designated as the Great Park Framework Plan, for which a groundbreaking ceremony was recently held. The plan’s renderings include lakes, botanical gardens, a permanent amphitheater as long-term replacement for the iconic Irvine Meadows, open space, water polo facility, a Leatherneck Museum honoring those who served, and the Cultural Terrace.
There are many aspects of the park’s completed 500 acres that could be considered great, when viewed in isolation. The Sports Park, with its stadiums, athletic fields, and adjacent hockey arena, is a fine place for those devoted to youth athletics—and is arguably the best of its kind in California. The Wildlife Corridor, designed
to connect the Santa Ana Mountains to Laguna Wilderness, is key to regional biodiversity and species survival. The $1.5 billion City of Hope cancer center (open) and hospital (slated for 2025) have worldclass potential. Those intrigued by state-of-the-art multi-family development can look at Great Park Neighborhoods as a model. The schools, pools, playgrounds, trails, and smartly designed housing from FivePoint are best-in-class: with the glaring caveat of a lack of neighborhood dining and retail options for residents, to date at least. And the big orange balloon, once a symbol of a lack of progress at the Great Park, is now called iconic.
Those many whose creativity, commitment, financial support, and political acumen have brought the Great Park this far should be proud. Time will tell if the park will fulfill its promise as one of OC’s great places.
legacy.cityofirvine.org yourgreatpark.org
The Great Park Framework Plan includes a permanent 14,000seat live music amphitheater. Developed in collaboration with Live Nation, the proposed new venue would replace FivePoint Amphitheater. Located adjacent to the Great Park, it was designed as a temporary replacement for Irvine Meadows a few miles away.EQUESTRIAN EXCELLENCE
Prestigious Nations Cup makes West Coast debut in San Juan Capistrano
By Annette ReevesQuaint and quiet San Juan Capistrano was recently transformed into an “Olympic Village-like” city when it hosted the Longines FEI Jumping Nations Cup™ of the United States event in early May. The Longines FEI Jumping Nations Cup™ is the equestrian sport’s oldest and most prestigious team challenge. Looking down at Rancho Mission Viejo Riding Park that week, one could see bright white tents, colorful flags representing nations from all over the world and the exquisitely groomed riding arenas where famous equestrian riders and their horses from around the world would compete for one of the most coveted prizes. While Rancho Mission Viejo Riding Park has experienced and seen amazing riders come and go through its arenas, this event was an honor and privilege for the city to debut the Nations Cup USA on the West Coast, bringing in such famous riders as McLain Ward from Team USA, David Blake from Team Ireland, and a host of many others.
Equestrian athletes from Canada, Ireland, Mexico, and the USA competed, starting with a Mother’s Day brunch and culminating with the CHF Longines FEI Jumping Nation’s Cup on the final day. The event, coordinated by Capella and Solazza Design, a Dana Point-based firm owned and operated by Margarita Solazza C/S, was beautifully orchestrated with VIP tents surrounding the arenas, so every onlooker had a perfect seat to watch the event. The importance of providing a vantage point for all guests in the community to watch was critical to Solazza. Grandstands with seats as low as $10 and VIP booths that went for several thousand dollars were available and the event was completely sold out. Solazza’s partner, Tom Solazza, explains, “It was important to us that all guests had an opportunity to decide what experience they wanted. Whether it was the VIP tents with delicious food created by Chef Azmin Ghahreman or the grass seats where young children could roll down the hill while horses raced by, we
wanted the community to come together and celebrate this incredible event and opportunity for our city.”
No small challenge this was, as Solazza’s team had only a few months to pull this event together, requiring seven-day weeks of its team leaders. Originally slated to occur years prior but canceled due to an equine virus, Solazza and her team created the logos that incorporated the “San Juan Swallow,” beautiful marketing literature, event programs, site design, and a list of prestigious sponsors including Markat Racing and the Presenting Sponsor South Coast Plaza, all coming together to create an extravagant event. “It was an interesting dynamic to bring
people from outside the horse world to an event like this. Some have never been to a horse show, so to see their faces as they walked the show arena prior to an event gave us goosebumps,” Solazza says.
With the rolling hills of San Juan Capistrano as the backdrop, the team transformed the riding park into an equestrian paradise complete with an area called “Defender Village,” where vendors had an opportunity to show and sell their products. Each day incorporated a theme that highlighted the easygoing nature of SJC and the golden history of California. Thursday’s theme was “The Heart of San Juan Capistrano” and following the events, guests who wanted to stroll and enjoy the grounds were treated to the “Kelly Boyz Band” and line dancing lessons. The event finished up on Sunday with Flashback Heart Attack, a renowned ’80s cover band.
Behind the scenes, riders, coaches, and staff warmed up, memorized courses, found their rhythm, and focused on their dreams. Each day brought them closer and closer to the chance to compete in the Olympics while their fans watched in awe of the precision, speed, and passion of the horse and rider teams. No matter where guests sat, the sound of pounding horse hooves could be heard, riders speaking to their horses, as they raced the beautiful but challenging 1.60m track designed by Leopoldo Palacios.
But most important, this event marked history because it was the first time it occurred on the West Coast. Robert Ridland, Chef d’Equipe of the U.S. Olympic Equestrian Show Jumping Team, was delighted to see the event occur in San Juan Capistrano. A resident of Irvine who travels worldwide with his team, he talked about the Nations Cup with a gleam in his eye.
“This is such an exciting opportunity to see a 5* event presented here in this beautiful city that celebrates and honors the horse community,” he shared. And Ridland delivered … his talented team took the gold on Sunday in the Nation’s Cup only two weeks after their triumphant win in Mexico, paving their way to the next stop, Vancouver, with the culmination of the series in Dublin, Ireland.
An event this size would never occur without a dedicated and adoring volunteer group. Its members, passionate about its success and dedicated to its needs, were a tribute to the success. Solazza describes the commitment and passion of the volunteer groups in comparison to the Olympic Village, saying, “Everyone was here, day in, day out, to make this the most superior event we could create.” Erik Friend, volunteer, was delighted to be a part of this great organization. Surprised, yet delighted that the event was a sellout, Friend was thrilled that the experience for guests was something they’d never experienced before. “This area is perfect for events like this; it’s not overly crowded but there’s a lot of opportunity to provide our athletes and guests an amazing experience,” he says. With its proximity so close to beaches, amusement parks, and museums, Friend believes, events are here to stay. “We have the best of both worlds … entertainment, relaxation, high standard venues,” he adds. “We can absolutely keep up with the needs these athletes require.”

Peter Blake Gallery presents a solo exhibition of recent works by multidisciplinary artist, Lita Albuquerque.
Lita Albuquerque is an internatonally renowned artist and writer. Born in Santa Monica and raised in Tunisia and Paris, she first gained national attention for her ephermeral pigment installations created for desert sites.
Highlighted in the exhibition at Peter Blake Gallery this summer are Albuquerque’s Auric Field paintings, which investigate space, color, and materiality.
Executed on layers of black and white pigment backgrounds, the paintings’ top layers of colorful pigment begin to vibrate and form a tonal language. Light is at once absorbed, reflected, and refracted — perhaps metaphors for light as consciousness.
And if one considers light as equivalent to consciousness, then these paintings highlight our collective awareness so that perception is
An integral part of Peter Blake’s vision for Blakehaus, a pandemic-inspired transformation for the gallerist, is a blurring of the lines between art, architecture, and design. Blake’s collection of modern design ranges from the 1930s until the early ’70s, from Bauhaus to the end of modernism, and is global in scope—Brazil, Italy, France, and Denmark. He exhibits the art and design together in the Laguna Beach gallery. Blake and his wife, the sculptor Stephanie Bachiero, also live in the space.
An evocative example of Blakehaus was on display in Palm Springs earlier this year: a pop-up takeover of the midcentury masterpiece William F. Cody house. The installation featured collectible design in every room, along with work by Light and Space Movement artists Blake has championed at his Laguna Beach gallery for 30 years. It was “an homage to Desert X and what’s happened in contemporary art in the desert over the last few years,” Blake told art critic Steven Biller in Palm Springs Life magazine.
made possible. It is no surprise that Albuquerque’s choice of pigment takes us from lake waters to volcanoes, from the roots of plants to the roots of the earth’s core, materials that are at once below and above the earth’s surface.
Albuquerque has recently experienced an increased emergence on the international exhibition circuit, including major installations for Desert X AlUla and Copenhagen Contemporary, and most notably a solo exhibition, Liquid Light, on view as part of the 59th La Biennale di Venezia, Biennale Arte 2022.
Albuquerque’s body of work interweaves photography, film, performance, painting, and sculpture into a vibrant synthesis of personal and cosmic mythologies through her central tenet: “light carries information.”

COMBINE CONTEMPORARY & CLASSIC
“We painted the cabinetry two colors: white (always timeless) and a dark grey/blue. We then added dental crown mouldings to the cabinetry for that classic touch. The brass cabinet hardware and plumbing fixtures have contemporary lines and the reeded glass in the cabinets brings a modern feeling to the room. From there, all material choices, textile preferences, paint color selections, textural layers, and grounding elements start to flow and find their way to the project. The “one thing” for me from the very start of this project was the show-stopping True Refrigeration Emerald and Brass refrigerator/freezer column duo. “The mixture of materials is our favorite aspect, and to some may be considered the biggest design risk as it does not all match. “Elevated materials, colors, and textures were the focus when designing this kitchen update. The show-stopper for us in designing the kitchen has to be the island. The island is where everyone gathers for entertaining and gathering. We placed the focus on upgrading the look with a dramatic waterfall edge counter in porcelain. We chose porcelain for its durability, cost against marble, and practical everyday use. The durability of porcelain was just as important as the look of the material. We love the play of a contemporary look with white oak cabinetry, dramatic veining of the island counter, and black pendant lighting, mixed with the stone wall texture surrounding the range.” —Marcia

For many homeowners, highsoaring ceilings can present a challenging design dilemma. How to fill all that wall space?
Designer Rona Graff tackled the challenge—and this entry space—head-on by creating architectural interest with geometric moulding, striking just the right balance between artistry and simplicity.
MAKING IT MOODY
Designer Rona Graf of Grace Blu Interior Design perfects the art of bespoke chic
By Alexandria AbramianJust because a newly built home is completed doesn’t necessarily mean it’s finished. After all, sometimes perfection can be a little lacking in the personality department when it comes to builder homes. Just ask designer Rona Graf, whose clients, a young family with a three-year-old child and another on the way, had a unique vision—to invest in a brand-new Orchard Hills home but make it truly their own.
To transform the house from spec to special, Graf knew she wasn’t going to go with a start-from-scratch overhaul. “When a home is brand-new,” she explains, “you don’t want to redo what was just done. It’s about finding that mix of what to keep and how to complement it without redoing things.”
Luckily the home came with an open floor plan and tons of natural light. So Graf and her team took what was already there and enhanced the neutral canvas with one-of-akind touches: architectural moulding, layered furniture, and showstopping light fixtures to give the touch of glam the clients wanted.
Charcoal grey paint on accent walls and cabinets throughout the house ground the space while infusing the drama the client was after.
Brass accents, from cabinet pulls to dining room chairs, lend a glamorous and timeless feel.
A deep shade of charcoal gray repeated on walls throughout the home set the stage for the simple drama the couple was after. Then Graf got to work adding in a mix of light and dark furniture for contrast. But it’s the architectural details she added that delivered the biggest impact: paneling in the dining room, ceiling beams in the living room, wainscotting throughout, and geometric moulding were the bespoke details that truly elevated the home’s character. By working with what she had, and imbuing it with personality and detail, Graf brought the family’s vision — a home that feels both dramatic and simple, sophisticated and glamorous — to life.
The designer drew inspiration from the allure of a Chanel store, embracing a dramatic yet calming ambiance, playing with contrasting light and dark moments. To infuse the space with a sense of warmth, she introduced porcelain tiles for the fireplace in the living room. This choice not only added an earthy element but also contributed to the visual balance between light and dark. The incorporation of ceiling beams, coupled with the soft greige grass cloth in between, infused the space with both sophistication and a touch of glitz — “ the jewelry” as Graf calls it. Statement-making globe chandeliers and timeless brass accents add to the glam factor.
“People think brass is trendy, but it’s been around longer than most finishes. It’s a classic,” explains Rona. The addition of a wine cellar tucked under the stairs and a picture-perfect little girls’ room done up in a sophisticated shade of pink further personalized the home.
The entryway of the home posed a unique challenge—a 20-foot-tall wall and soaring ceilings that required careful attention. “We had to create visual impact without taking away from the space,” she explains, “People don’t always know what to do with those tall walls and you can wind up with a giant blank space!” To avoid having the space feel overwhelming, the designer applied moulding, a technique that added visual interest without compromising the open ambiance. The final result? An entry that speaks to the feel of the entire home, a space that is both dramatic and welcoming, thoughtfully designed and brimming with personality.
Left: Once wasted space, the under-the-stairs wine cellar now takes pride of place in the home.
Below left: For bedrooms, Graf likes to keep palettes neutral and soothing and then layer on texture, color, and whimsy with textiles and wallpaper.
Below: The family’s little girl wanted a pink room, but Graf kept it sophisticated with a muted rose hue and hints of grey.

Laura Brophy’s warm, welcoming custom design makes this house feel like home for L.A. producer clients
By Jenn WoolsonWith matching curved sofas, petrified wood coffee tables, and cozy little touches, Laura Brophy transformed the living room into a haven of comfort and style that’s perfect for both family gatherings and precious moments of solitude.
Newport Beach interior designer Laura Brophy just completed her latest project, a home in Los Angeles for film producers with school-age twins. The house had the good bones, ample lighting, and modern California transitional style the clients were looking for. They brought in Brophy to make the space feel warm and welcoming —just like them.
“Our design philosophy centers around understanding our clients’ lives and creating homes that truly work for them. We prioritize functionality and aesthetics with the goal of leaving clients with a home that reflects their lifestyle and brings them joy every day.”
brophyinteriors.com
The home has a monochromatic palette of whites, tans, black, and an alabaster tone throughout. Brophy used white linen and brought in texture with bouclé fabrics and suede—including a suede wallpaper in the home’s movie theater.
“They’re very discerning clients, and they have really great taste,” Brophy says. “They wanted really specific pieces that worked for them, so we ended up doing a lot of custom furniture pieces in the space so we could really make it perfect for them.”
For the family room, Brophy designed a custom, white sectional to fit the space perfectly. Upholstered in a cleanable fabric and filled with Trillium, Brophy says the sofa is designed to stand up to kids jumping on it or the whole family sitting on it.
Brophy brought in a lot of artwork by partnering with Visual Contrast, an L.A.-based art and design studio and added lots of green plants to bring life to the space.
The result is a house that’s not fussy or overly formal. “Our design philosophy centers around understanding our clients’ lives and creating homes that truly work for them,” shares Brophy. “We prioritize functionality and aesthetics with the goal of leaving clients with a home that reflects their lifestyle and brings them joy every day.”
MINDFULLY MODERN
Laguna Beach designer Deana Duffek warms up the art of modern living
By Alexandria AbramianWhen your clients are some of Laguna and Newport Beach’s top developers, there’s literally no room for design error. But Deana Duffek, an award-winning designer known for a warm-modern aesthetic, isn’t one to shy away from a challenge.
Knowing her clients’ attention to detail are second to none, Duffek focuses the decor on clean lines and clean products for everything from the millwork to the furniture. “It is really important that we take a minimalistic approach,” says Duffek, who, in addition to running a design business, is the founder of Design With Purpose, a 501(c)3 nonprofit organization devoted to providing healing spaces to families and children by transforming the interiors of their homes or classrooms at no cost. With a degree in interior architecture, she finds balance as a yogi, Reiki master, artist, and student of Feng Shui, she’s committed to making spaces healing as well as beautiful. For Duffek, the intersection of art and nature is where the design magic happens.
To achieve that kind of serenity in this project, nature is everywhere, from the curated indoor-outdoor flow to plants in every room to the warm wood cabinets and white oak floors. Throughout the three-bedroom home, each piece was carefully edited to allow the architecture to speak for itself. The client wanted a black and white color palette, but to keep things from becoming too stark, Duffek warmed things up with pops of color and plush textures. Think royal blue club chairs in the sitting room, and layered, neutral textiles in the bedrooms.
Designer Deana Duffek insists that every home should have a sanctuary. Here, in the master bath, she accomplishes the mandate by keeping the lines clean and the palette simple. Slatted wood walls and clean stainless accents add to the spa-like allure.
Self-care is a high priority for the designer, and she likes to impart that philosophy to her clients by giving bathrooms extra care in the design process. “The idea is to make it feel like a spa,” says Duffek, who outfitted this sanctuary with slatted wood walls, a free-standing tub, and a shower with a built-in bench for ultimate relaxation. The result is a tranquil hideaway that manages to feel both casual and sophisticated.
In keeping with the clients’ love for entertaining, Duffek created a special spot for the owner’s prized turntable and transformed the dead space under the stairs into a wine cellar. Outside, an al fresco lounge and dining table create numerous tranquil options for gathering.
“It’s important to us that we’re creating clean and pure homes,” says the designer, who is determined to use non-toxic materials every chance she gets. “This project was a partial remodel by our team. Still, we took every opportunity to bring in clean, nontoxic materials to create the new spaces. Every bit helps to make a difference for personal health and wellness,” she says.
“I think people are not as mindful with materials as they should be,” says Deana, who is about to open her own eco-friendly design showroom, Pure Design House on Pacific Coast Highway. The space will be a design studio and also a showroom for designers, architects, builders, and clients to experience a curated selection of sustainable furniture, finishes, and building materials. “That’s one of the reasons we’re building a non-toxic material library,” she explains. “A clean home doesn’t need to be more expensive. It just needs to be more educated.”

SAFE HARBOUR
Artisan furniture born in Australia redefines luxurious outdoor living in California
Harbour’s journey as a family-owned business began in Australia, where its roots are firmly planted. The brand’s rise to prominence is attributed to several unique points of difference. First and foremost is their unwavering commitment to expert craftsmanship, a tradition that stems from their father, Jim Condos, a master blacksmith. Jim instilled in his sons the importance of detail and quality, passing down the art of metal craftsmanship and furniture construction. It was through their upbringing that the Condos brothers, Harrison and Nicholas, developed a real passion for design and architecture, inspiring them to venture into the creation of Harbour.
Celebrating craftsmanship is at the heart of Harbour’s ethos, honoring the traditions established by the Condos family. From design to sourcing materials and manufacturing, their passion for meticulous craftsmanship permeates every collaboration and every step of the process. The attention to detail is evident in the finer elements that separate their products from other brands, ensuring high-quality, luxury outdoor furniture. Nicholas Condos emphasizes, “It’s the little things you wouldn’t necessarily
notice but are imperative to the piece, such as the particular way the slats of a chair are connected to the frame or the shape of a chair arm.”
Another key differentiator for Harbour is its integrated approach to design, manufacturing, and distribution. By keeping these aspects in-house, the brand achieves a level of attention to detail and craftsmanship that surpasses many competitors. This close link between design and manufacturing allows Harbour to accelerate the timeline for introducing new designs, innovative materials, and trends to the market, placing them at the forefront of luxury design. “We put a lot of energy into the attention to detail in our furniture. It’s all the finer details that separate our furniture from the others and define the pieces as true high-quality, luxury outdoor furniture,” affirms Nicholas.
Harbour’s journey of success extended beyond Australia when they expanded their operations to the United States. This expansion into Coastal Orange County has been a significant milestone for the brand. Nestled along the picturesque coastline of Southern California, this region is renowned for its stunning beaches, luxurious homes, and outdoor-centric lifestyle. Recognizing the immense potential and alignment with their brand ethos, Harbour set its sights on establishing a presence in this coastal haven.
Above: Harbour focuses on creating outdoor and indoor furniture of unique design, incredible durability, and a deep sense of culture derived from the harsh climates Australians call home. Left: Harrison and Nicholas Condos’ passion for design, detail, and architecture drove them to grow their father’s company with an export arm: Harbour.“It’s the little things you wouldn’t necessarily notice but are imperative to the piece, such as the particular way the slats of a chair are connected to the frame or the shape of a chair arm.”
Coastal Orange County offers the perfect backdrop for Harbour’s contemporary coastal style and commitment to outdoor living. The natural beauty of the region, with its sun-soaked shores and refreshing ocean breezes, mirrors the essence of Harbour’s design philosophy. This expansion allowed the brand to connect with a discerning clientele who appreciate the harmonious blend of modern design and outdoor comfort.
With their presence in Coastal Orange County, Harbour became a sought-after destination for those seeking to create inviting outdoor spaces that embrace the coastal charm and sophistication of the area. Their collections, characterized by clean lines, minimalist silhouettes, and a contemporary coastal aesthetic, seamlessly blend with the natural surroundings.
The Condos brothers’ Australian roots and their journey from a family-owned business in Australia to expanding into Coastal Orange County highlight the brand’s commitment to creating exceptional outdoor furniture that seamlessly fuses style, comfort, and the timeless allure of coastal living. It is this unique blend of family heritage, craftsmanship, and design excellence that has propelled Harbour’s success and solidified their position as a leading provider of luxury outdoor furniture.

Market insights from Kenny Eggmann
HOW IS THE MARKET?
We are seeing more inventory coming on the market, while the supply remains tight. Prices are beginning to normalize, creating opportunities for buyers and sellers.
HOW HAS 2023 COMPARED TO LAST YEAR?
Last year was especially active as low rates brought renewed activity, only to be followed by an increase in rates that slowed everyone down, which has extended into 2023.
DO YOU SEE PRICES COMING DOWN?
The market is still strong, with no signs in the data that prices are coming down. However, we’re seeing price reductions from sellers who came on the market too high.
WHERE DO YOU SEE THE MARKET GOING?
Inventory will remain limited in the coming months, which will hold prices up. Homeowners are unwilling to trade up or trade down after locking in their historically low mortgage rates. We should see supply improve, but until rates come down, inventory will remain scarce.

A TALE OF TWO MARKETS
Steve High offers insights on the state of Southern California real estate
By Jenn WoolsonSteve High of Coldwell Banker Realty describes the current Orange County real estate market as a “tale of two markets.” Supply and demand in this market environment with higher interest rates are affecting every property differently, leading to frustration for both buyers and sellers.
Buyers in the $2 million and under range are finding the market very competitive with far too little inventory for them. Houses in that segment typically have multiple offers—many over asking price. That boost in demand is creating what High describes as “a seller’s market.”
At the luxury end of the market (houses over $5 million) the script flips. Higher in the market, there’s more inventory but fewer buyers. That’s leaving many sellers feeling frustrated. High’s one piece of advice: “Don’t overprice your property. You can’t just put any old price on the house and expect it to sell.”
Although luxury buyers have more choice, High advises them to strike if they find a property they like. The lack of good inventory means that there’s no time to sit and wait.
Realtors also are frustrated by this market. “There’s more trial and error to listing a house today than almost any other time in my career,” High says. Guesswork and quick adjustments are standard operating procedure.
For the foreseeable future, he doesn’t expect to see much inventory lift. Everything else is up in the air. From drastic stock market swings and war in the Ukraine to inflation, high interest rates, and dwindling PPE money, there are many factors in play. High says, “Truthfully, I don’t know that any of us have ever seen a market like this before,” he admits.

Gain knowledge from a respected professional who is dedicated to helping clients achieve their real estate goals.
WHAT WAS YOUR MOST RECENT PROJECT AND HOW DID IT COME ABOUT?
TIM: My most recent remodel project is located on 20th Street in Eastside Costa Mesa, my favorite spot to purchase property. I was drawn to this project due to its prime location and large lot size with potential for additional units. The property had a rich history, and I promised the original owners who sold it to me that I would maintain it while developing the space. I envisioned upgrading the existing three units and adding two ADUs in the back, creating a five-unit property with ample outdoor space and parking.
WHAT DO YOU TYPICALLY INVEST IN AND WHY?
TIM: I started purchasing multi-family properties at age 25. Soon after, we opened a property management company for friends, clients, and our own portfolios. We have grown to manage over 350 doors in the area and assist clients with leasing, managing, and remodeling property. Our goal is to remodel units the “right way,” which allows tenants to enjoy the upgrades while improving neighborhoods and the overall market. I am hyper-aware of what tenants in the area value in rental amenities which is profitable information when building and remodeling.
HOW DOES YOUR EXPERTISE BENEFIT YOUR CLIENTS?
TIM: With over 35 years of experience as a real estate agent, investor, and developer in Orange County, my knowledge encompasses property management and brokerage. MONARCH BAY MASTERPIECE
A new-to-market estate epitomizes luxurious coastal living
By Alexandria AbramianMonarch Bay is one of those dream coastal communities where the luxury estates are picture-perfect and the ocean views are plentiful —making this neighborhood as desirable as ever.
“Monarch Bay continues to draw in those looking to reside in a guard-gated, private enclave with amenities,” says global real estate broker associate John Stanaland of Douglas Elliman. He should know. The Laguna Beach-born and -bred real estate titan has sold multiple homes in the community, with the upper end priced in the $20 million range. His latest listing to hit the market? An approximately 6,000-square-foot new construction entertainer’s paradise completed in 2022.
“While I sell all along the coast, I am especially fond of this community and this particular listing,” says Stanaland. “I represented the current owners in the purchase of this property mid-construction and they absolutely elevated its design. As a result, 130 Monarch Bay epitomizes the turn-key, dialed-in luxury offering discerning buyers looking in this price range expect in today’s market.”
The sprawling property, a collection of white-washed buildings, features a main residence with four ensuite bedrooms as well as a two-bedroom, two-bathroom detached pool pavilion,

Modern retreat finds the right fit in Three Arch Bay
By Jenn WoolsonAfter two years of careful planning, design approvals, and construction, this new home designed by architect Horst Noppenberger offers a unique blend of contemporary aesthetics and functionality within a picturesque coastal setting. Located in Three Arch Bay at the southern edge of Laguna Beach, the 4,500-square-foot house, constructed by D. Shipp Corporation, perfectly harmonizes modern design within a traditional neighborhood.
Noppenberger says original sketches for the house faced opposition in Three Arch Bay. “We finally arrived at a design that was still very modern and contemporary, but we definitely had to dial it back a bit,” he says. The result is a house with a visual lightness created by a generous use of glass and dramatic cantilevers. That lightness is contrasted with stone walls that create an earthbound permanence, rooting the house into the site.
Designed as a vacation home for a family of six from the Bay Area, the property captures the essence of indoor-outdoor living. The layout follows Noppenberger’s signature style of positioning the living spaces around a central courtyard. In this case, one that faces south, inviting natural beauty—including two mature Torrey pines—inside. A spacious pool and outdoor kitchen and dining area with large sliding glass doors opening from the kitchen create a seamless connection between interior and exterior spaces.
With a respectful nod to the neighborhood’s traditional charm, Noppenberger’s carefully crafted design honors the existing architectural character of Three Arch Bay and thoughtfully introduces modern elements. By incorporating traditional materials such as stone walls and a limestone staircase that climbs from the street to the elevated site, the house merges with the landscape. Dark
travertine and wood along with a standing-seam metal roof of charcoal gray combine to evoke a certain emotional aspect that blends seamlessly with the site. White stucco walls provide a visual transition between the wood and the stone and provide a canvas for the play of light and shadow from the trees on the property.
The C-shape layout of the house comprises three wings. The front wing contains the communal areas: kitchen, dining, and family spaces. As you venture further back, a second wing unfolds to reveal five bedrooms, offering a clear separation between private and shared spaces. Between these wings, a transitional area serves as a home office. The house’s design facilitates cross ventilation, enabling natural cooling and optimizing the flow of air. Adding to that are movable, slatted wood screens that allow the owners to modulate privacy and orchestrate the sunlight that comes into the house.
“The experience of architecture is so much more than just the visual images, it’s the movement of the tall grasses in the breeze, the sound of footsteps on gravel, the soft play and movement of light and shadow.”
—Horst Noppenberger
Recognizing the importance of the kitchen as a social hub for a family that loves to cook together, Noppenberger ensured an open and seamless integration between the kitchen and adjacent dining and family areas. “It’s nice to imagine the kitchen as a stage where the owners can entertain, whether they’re together as a family or with friends,” he says. The open design makes it easy to engage everywhere in this communal heart of the home.
From the street, the house appears as a single-story structure, but reveals a two-story layout toward the back. The upper level is dedicated to the master suite, offering a private sanctuary separate from the rest of the house. The master bedroom opens onto a green roof planted with succulents—an intimate outdoor space to enjoy Orange County’s signature sunsets.
The house also boasts a basement, which was converted into a spa with a sauna, a hammam, and a place for massage and relaxation, making it a true Coastal retreat.

IN DEFENSE OF
DIVAS
Featuring iconic performers from opera to stage, popular music to film, the fashionable exhibition at V&A Museum explores how the role of ‘diva’ has been celebrated over time
DIVA is the first exhibition of its kind to celebrate the extraordinary power and creativity of iconic performers who have made their voices heard from the 19th century to today. Drawn from the collection of Victoria and Albert Museum in London, the exhibition showcases over 250 objects drawn from the V&A collection and loans from across the world, spanning fashion, photography, design, costumes, music, and live performance.
Through theatrical staging and a sonic headset experience, DIVA celebrates the powerful and personal stories of creativity, ambition, and resilience of some the best-known divas, from opera goddesses and silent movie stars to sirens of the big screen and today’s global megastars. The exhibition also looks at how the performer has intersected with society and driven change through their platform and profile for social good and political change, including global civil rights and feminism.
“Today the word diva holds a myriad of meanings,” says Kate Bailey, curator of DIVA. “At the heart of this exhibition is a story of iconic performers who with creativity, courage, and ambition have challenged the status quo and used their voices and their art to redefine and reclaim the diva.”
Over 60 looks are on display, many rare or on display for the first time. The exhibition is in two acts.
‘Act One’ celebrates the diva today and explores how performers of all genders have redefined and reclaimed the title ‘diva’ as an expression of their art, voice, and sense of self. It will interrogate divas navigating the historically male-dominated music and film businesses, those who have expanded their affairs into the worlds of business, and the phenomenon of the diva brand through artists such as Rihanna, Dolly Parton and Barbra Streisand.

It will interrogate divas navigating the historically male-dominated music and film businesses; those who have expanded their affairs into the worlds of business, and the phenomenon of the diva brand through artists such as Rihanna, Dolly Parton, and Barbra Streisand. It will explore how the modern performer continues to use her voice to enable social and political change, and how artists such as Billie Holliday, Nina Simone, and Ella Fitzgerald advanced the civil rights movement in the U.S.

WONDERFUL THINGS
Tim Walker: Wonderful Things at The Getty Center this summer pays tribute to Walker’s distinctive contribution to image-making. At the heart of the show is a new series of photographs inspired by his research into the collections of the Getty Museum and the Victoria and Albert Museum (V&A), London.
In 2016, London’s Victoria and Albert Museum (V&A), the world’s largest museum of applied and decorative arts, invited the internationally acclaimed fashion photographer Tim Walker to delve into its vast and eclectic collection. Walker selected an array of “wonderful things,” the art and design objects that served as inspiration for the series of nine photo shoots at the heart of this exhibition. In the same spirit, the Getty Museum invited Walker to explore its collection and embark on a tenth photo session. This exhibition pays tribute to Walker’s distinctive contribution to image-making while also highlighting the work of his creative collaborators: set designers, stylists, hair and makeup artists, models, and muses.
WHY NOT BE ONESELF?
“The British poet Dame Edith Sitwell (1887–1964) had a striking personal style and was incredibly photogenic, especially in her later years as she grew into her extraordinary looks. Her flamboyant wardrobe included flowing brocade robes, velvet gowns, turbans, golden shoes, and huge colorful rings.
“For this series of portraits, actor Tilda Swinton, who is a distant relative of Edith’s, performed the role of the poet at Renishaw Hall, the Gothic house built by the Sitwell family in the 17th century. Portraits of her ancestors line the staircase, and we were instantly enamored with the beauty of the home and the giant white poppies and purple delphiniums in the garden. These pictures are a celebration of age and individuality—it’s a misconception that beauty is confined to the young. As Edith once said, ‘Why not be oneself?’” —Tim Walker
ILLUMINATIONS
“The stained glass at the V&A is a kaleidoscope of glorious transparent colors, where each panel tells a different story. I love vibrant transparent color— Christmas lights, sweet wrappers, the red lightbulb in a photographic darkroom.
“Illuminated red makes me think of my mother. When I was little, she made five big red silk lampshades for our sitting room. A warm glow came out of the house on winter evenings. For me, that color represents coming home. Translucent color provokes an immediate emotional response in me and is central to this photo shoot.” —Tim Walker
BOX OF DELIGHTS
“We all have a need to store our secrets in a private place that we love. A diary, a scrapbook, or even a phone. The golden key and embroidered casket from the V&A collection feel like an expression of that need to escape. The casket contains a spectacular secret garden. It’s an object of fantasy and transformation, suggesting a world in which you can safely be whomever you want to be, like the London club scene where freedom of expression reigns supreme.
“James Spencer, the central figure in this photo shoot, burst out of his family home and into that world dressed as a beautiful woman. These seeds of escapism are sown into the very house in which you find yourself, reminiscent of the constraints of all our childhood homes.”—Tim Walker

“Exploring the V&A’s historical paintings from South Asia reminded me of how I feel when I’m in that part of the world. I’ve always been drawn to India . . . the oftenchaotic haphazardness contrasting with an almost palpable sense of cosmic harmony.
“These photographs are a celebration of the country’s vibrancy and mysticism and its rich history of storytelling. Luckily, England was experiencing a heat wave when we made the pictures, and the Worcestershire delphinium fields were illuminated in an intense light reminiscent of India.” —Tim Walker
Tim Walker was born in England in 1970 and began taking pictures as a young boy. A year working in the Cecil Beaton Archive at the Condé Nast Library in London led him to study photography at Exeter College of Art. After graduating in 1994, Walker began his career as a freelance photographic assistant in London and then relocated to New York City to work with the fashion photographer Richard Avedon. Walker shot his first story for British Vogue at 25, and has been photographing for magazines ever since.
“For me, beauty is everything,” Walker says. “I’m interested in breaking down the boundaries that society has created, to enable more varied types of beauty, and the wonderful diversity of humanity to be celebrated.”

Close up with Carin Gerard
For Carin Gerard, flowers are symbolic of capturing the spirit of the passage of time. She explains, “The flowers I study and paint are living and dying in the same breath, and hold beauty at every stage.” Working in a larger than life scale, Gerard walks back and forth, shifting her view from up close, where she sees the intricacies of the natural form, to afar, where she can take in the monumentality of her subject matter. Gerard’s artistic process is very layered and precise. Early sketchbook notations combine with her Munsell color theory expertise (a precise color method involving a specific equation for each color to create a string of values). Her intense color theory process is complex, but always balanced by her artistic intuition, proficient painterly skills, and innate passion for her subject matter.
