RETAIL Thanks to Hull’s Year of Culture and national press coverage Kingston upon Hull is now firmly back on the map. The massive influx of visitors are experiencing for themselves what Hull and its Town centre have to offer.. OFFICES The Summer/Autumn of 2017 has proved to be a steady period within the office market with the continued reduction of the quality of stock being brought to the market although new speculative office schemes are now being planned due to limited availability. Development continues at a pace at Bridgehead with 22,000 sq ft currently under construction in new ERGO Centre to be operated by East Riding Council and Hull University. This follows close on the completion of the new building for Centrica which is presently being fitted out and will be occupied in November. Phase 2 of the development in Bridgehead South is now being released to the market following the success of Bridgehead North. The second phase offers further major design and build opportunities or progressive office companies seeking to join quality occupiers who have already moved to this location.
Waterside Park, Hull
The rental market in the city centre remains steady but again limited quality stock remains available and the same applies on the business parks. Over the past year there has been a noticeable reluctance for company relocations and new inward investment as companies are still wary of the implications of Brexit and we see this continuing for the next 6 months. In Beverley 4,000 sq ft of grade A offices have been let by PPH in Armstrong House which forms part of the Flemingate Development and the final office suite of 3,418 sq ft is available for occupation. The adjoining Minster House will shortly be refurbished and this will create further quality offices which are much needed in Beverley.
Bridgehead Business Park, Hessle
The demand for freehold offices in the region particularly in the business parks remains strong with demand far outweighing supply. Stock levels for industrial property across all locations within the Hull and East Riding area is running at the lowest point in the last 25 years.
