We have experienced a promising start to Hull’s Year of Culture 2017. The massive influx of visitors to the town’s attractions has helped put Hull’s town centre retailing area back on the map. Enquiries for leasehold premises in the Hull suburbs are also extremely encouraging. With demand continuing to remain strong for premises in Hessle and Anlaby. Leases have recently completed on two units within Red Lion Court, Anlaby and one on Prestongate in Hessle. In addition a lease has recently been agreed on units in the Orchard Centre, Hessle Square, to the national coffee chain, Costa Coffee. Enhanced by the recent opening of the Flemingate retail development, Beverley continues to benefit from an increase in the number of visitors to the town centre. OFFICES 2017 has continued to be an active period within the office market, although quality stock levels are reducing. The first few months of 2017 has seen a continuation in the take up of office space at the higher end of the market throughout the region. At Bridgehead a new 15,000 sq ft office building has been completed for IT@ Spectrum and a further 20,000 sq ft is nearing completion having been pre let to Centrica. A further 22,000 sq ft is due to start on site shortly and as expected the business park is proving to be highly successful. Other business parks on the west of the city are also seeing further take up with PPH completing transactions on Priory Tec Park, Waterside Park and Maritime House. A further speculative office scheme is about to commence on Priory Park East with offices being offered for sale. Advanced pre sales are already being agreed on this scheme as the demand for freehold offices is significantly outstripping supply.

Bridgehead Business Park, Hessle

The newly refurbished Anchor House at the Maltings is also attracted considerable interest following its extensive refurbishment and the first new occupier is due to move in shortly. In Beverley, Armstrong House which forms part of the Flemingate Development has seen its first office tenant take 2,000 sq ft and further transactions are pending within Beverley’s only Grade A office building. This early activity in 2017 shows a further strength in the economy in the area which is clearly being assisted by the 2017 City of Culture.

Humber Enterprise Park, Brough

Following the completion of the first phase of refurbishment at the rebranded Humber Enterprise Park (formally BAE Site at Brough) the scheme was formally opened by the Duke of York and this speculative project has already attracted considerable interest and a number of transactions are in the hands of solicitors. The refurbished space is offered at an attractive rental level of £8.50 per sq ft with zero business rates for several years and a unrivaled 8 car parking spaces per 1,000 sq ft. In the city centre 9,000 sq ft of offices have been sold to Hudgell Solicitors within the @thedock project and the C4DI building is nearing full occupation. The remaining 9,000 sq ft building has already seen 3,000 sq ft go under offer with rents at £15.50 per sq ft. The letting of the final spaces are expected to be concluded in the near future.

INDUSTRIAL & LAND The industrial market in the Hull and East Riding area has performed very well in the last quarter of 2016 and the first quarter of 2017. There is a general lack of good quality stock available in the marketplace and this is now driving both rental and capital values forward. The lack of speculative development of industrial space within the marketplace continues to be a problem. Demand from the local economy is holding up well. The general lack of alternative accommodation in the marketplace is only going to get worse in the foreseeable future and begin to cause problems for occupiers, unable to find properties that match their own occupational requirements. The vast majority of the local industrial estates are recording record occupancy levels. When voids occur, they are typically being re-let quickly.

Notable recent transactions include the letting of D1 Humber Enterprise Park to Dearings Plastic on a new lease in February.
