How the Registered Master Builders House of the Year competition works All entries are awarded points by two judges (a builder and an architect). The projects with the highest scores are given Gold Awards and the best become Category winners. Then, the highest points-scoring Category winners are named Local Supreme House of the Year or Local Supreme Renovation of the Year. Entries are judged on building excellence, but also on their lifestyle value, so you’ll also see kitchen, bathroom, outdoor living and sustainable home awards. Excellence in workmanship is recognised by the coveted Craftsmanship Award. The Mid & South Canterbury Region competition, one of 11 regional House of the Year events, is held on August 7. Steven Brooks knew he and his team had crafted a special home; they just didn’t know how special. “It was a labour of love; I loved every minute of it,” he says of the architecturally designed 142sqm home with stunning views of Lake Tekapo. “And the owners are stoked.” The clients weren’t the only ones wowed by what Timaru-based Steven Brooks Building had come up with. The House of the Year judges described the residence as “an outstanding modern structure that nicely complements the local environment” and awarded the firm four medals, one of which was the Supreme prize for Mid & South Canterbury. “It was massive,” says Steven who attended the gala night with his family and staff and admits to being “a bit emotional” when he was awarded the region’s top prize. The build, he says, was tricky from start to finish, but he relished the challenges, which required him and his team to think hard and plan thoroughly. High-level precision was required in details such as the ply panelling in the living space. It helped that he had “the best plans I’ve ever worked with”. The judges said the builders had made excellent decisions around materials, including the ceiling ply “that is perfectly set out and features crafted negative
detail. The builder’s relentless attention to detail is well complemented by the excellent standard of workmanship he has achieved throughout the building.” For Steven, the experience was a high point in his career, and he’d like to take on more challenging projects. “It was a standout. There are two chapters in this story. In the first part, the five-car garage was constructed. In the second, the 321sqm three-bedroom house was expertly crafted. As you can see, this tale has a happy ending. You are greeted with a grand gable entrance, cedar double door and schist block work. It’s a taster of the grandeur to come. Q&A HOW TO CHOOSE THE RIGHT BUILDER FOR YOU
How did you know you had the right builder? Both my wife and I have a background in quality management and customer service. We were looking for a builder with industry credibility who could listen and interpret our ideas. Right from the start we got on really well with our builder. Instantly I knew we had a common understanding of what we wanted from the build and by showing me his previous work, I could see that he was a quality craftsman. He went above and beyond throughout, starting from our first conversation. Don’t be afraid to ask to see previous work and talk to past customers. Because InHaus are Master Builders, I also knew they would have had to complete a number of rigorous checks to ensure they met the quality standards of the organisation. As well as looking at building experience, qualifications and workmanship, there are also financial checks for all Master Builders to ensure business stability. Knowing these checks

We sat down with Nelson local Vince Roper, whose new house won a National New Home Category Award in the Master Builders House of the Year competition in 2014, and ask him for his tips. He and his family attribute their win to their strong relationship with their Master Builder Russell Campbell from InHaus and the team of sub-contractors and architects he surrounds himself with.
have been done is great for peace of mind. Why did you choose a Master Builder? We've built before and know this can be a stressful time. You hear about cowboys and you need to make sure you are protected. I knew I absolutely needed a Master Builder. Choosing one gave me confidence, assurance and minimised the risk of building a new home. It is also important to think about the long term – this is not where you want to focus on the cheapest option. You want to get the best value and a home you will love for years.
It sounds like you had a great relationship with your builder. How did you go about finding someone you wanted to work with? We had just moved to Nelson after the Christchurch earthquakes and were very focused on re-establishing ourselves in a new, quality home in a more positive environment. Having built twice before, and being very house proud, we had a clear idea of what we wanted in terms of build quality and final finish. The only problem was when we arrived in Nelson, we had no building contacts and no one to turn to for a recommendation. We had used a Master Builder to build our last home in Christchurch, so we went with what we knew best. Using the ‘Find a Builder’ tool on the Master Builders website, we looked up Nelson-based builders. Although we knew all the builders would be up to the Master Builder quality standard, we wanted the best of the best, so we also looked at who had won House of the Year accolades. InHaus fitted the bill so we gave it a shot. Turns out it was the best decision we have ever made.
Tell us a little bit about your project and the relationship with your builder? Because we were new to Nelson, we were unsure of the area where we had decided to build. It's important people work with a builder who knows the area and can provide good advice. Our builder had built another home not far away from our section and that gave us some extra assurance. As we were building a whole new house, the design phase was crucial. Collaboration is so important here. You want to make sure your builder is involved throughout the whole process, working closely with you and your architect. We had an exciting vision of what we wanted, and we recommend working with an experienced builder who can conceptualise and turn your vision into something tangible. Working with a Master Builder, you know your project is backed by the best in the business. Our builder really did go above and beyond in every aspect and never watched the clock. We now consider Russell and his son Shaun – who was the Master Builders CARTERS National Apprentice of the Year 2015 winner – to be very good friends.
The opportunity to get a Master Build 10-Year Guarantee was also a no brainer. Building a home is one of your biggest life investments so it is important you are protected. No one knows what will happen in 10 years’ time, but I know I am protected by Master Builders no matter what – even if my builder is no longer in business. Most banks will also insist on a guarantee, and this one is the best. Any other tips to share with Kiwis looking to build or renovate their homes? It's all about a partnership. Be clear about your expectations early on and what you want to achieve. It's too late to go back and change your mind once the job is finished. You want the job done well once. The quality of your home will also be remembered for longer than the cost will. It may be worth stretching yourselves a bit, to get a quality builder. And if you have to wait for your builder, it will be worth it. We are extremely proud of the home we have and working with the Master Builder InHaus team has been one of the most positive things to have happened in our lives.

Originally modelled on a lighthouse, and quite a feat of engineering for its time, this fascinating home has been beautifully renovated and extended to provide its owners with the retirement home they’ve always dreamt of. Despite the home becoming available five years too early for their plans, they decided the views and location were too good to pass up and took the plunge. The goals of the renovation were to retain the original character of the unusual hexagonal house, to extend the living space, and to future-proof the home for a time when the homeowners become less physically able.

LANDSCAPING Landscaping and establishing a new garden is fun, hard work and not without its pitfalls. Here are some of the most common garden and landscaping blunders to avoid, says Mary Lovell-Smith
THINKING there’s not enough room for trees, or even one tree. There is always room for at least one in a garden. Can it be called a garden if it is treeless? No, rather, it’s a dispirited chunk of outdoors. A tree brings shade, sound, colour, perspective and movement to a garden. It’s just about working out which is best for your situation. (And, remember, trees will increase the value of your house should you sell it.)
MISTAKING outdoors for indoors and making outside ‘rooms’ that attempt to obliterate what the outdoors is all about – nature. Embrace the elements and refrain from filling up your outdoor space with rugs, sofas, TV screens, heaters, lamps and the like. Hedges make wonderful walls, tree canopies ceilings and flagstones floors.
IMAGINING that every house, no matter the style or age will benefit from a deck. Many homes don’t suit the standard timber deck. Show imagination and design a deck (or get a professional to design one) to suit and enhance your home. Not that decks are the be-all and end-all; it may be that a concrete or tiled terrace or patio, veranda or porch will work better for you.

FORGETTING there are four seasons – not just spring and summer – when blossom and flowers are doing their thing. Also plant for autumn and winter, with plants and shrubs that bloom late, have leaves that change colour and berries to attract the birds.
NEGLECTING the view of the garden from indoors, which is most often how we see our gardens. This may mean framing it out of a window with foliage, or placing a particularly pretty shrub a couple of metres from a window to draw the eye outside.
WANTING to control every inch of the garden. Banishing weeds, keeping hedges razor sharp, and maintaining perfectly manicured lawns is fine, but what about the creatures that live in the garden and make homes in the likes of rotting logs or long grass? Also, the price of maintaining such a tidy garden is a high cost in labour or, worse, chemical warfare and its collateral damage.
PAYING the price of impatience by choosing fastgrowing trees and hedging plants. These are wonderful
A key to choosing trees for modest gardens is not so much the size, but how dense and dark they will be in full leaf. Those with an open aspect and sparse leaves are preferable. The other consideration is getting your money’s worth from the tree, such as flowers in spring and summer, colour and fruit in autumn.
Jacaranda mimosifolia
Smothered in clusters of fragrant, purple blooms in spring and summer, jacarandas are a sight to behold. Prefers warm climates or at least a sheltered, warm spot.
Judas tree (Cercis siliquastrum)
This pretty, deciduous tree has heartshaped leaves and clusters of bright pink flowers followed by showy, dark purple pods. Prefers free-draining soil.
Amelanchier canadensis
A small, spreading tree with starry white flowers, and coppery new leaves that turn green before developing brilliant colours in autumn. Tolerates wet soil and drought.
Zelkova serrata
Also known as Japanese elm, this beautiful tree has a wide, spreading habit and gently weeping branches. Its red-purple colours can be stunning, especially in areas with chilly autumns. Prefers moist, well-drained soil, in full sun or partial shade.
Kōtukutuku
Tree fuchsia, or Fuchsia excorticata, has stunning rust-coloured papery bark and its branches grow at interesting, twisted angles. Bees love its red and purple flowers. Prefers moist soil.
