A panel of industry experts has put the homes featured in this magazine through a rigorous points-based judging process. The highest-scoring projects are awarded Gold and the best become Category winners . The three Category winners with the highest points and that meet the points threshold are named Regional Supreme House of the Year under $1 million , Regional Supreme House of the Year over $1 million and Regional Supreme Renovation of the Year. Each year a maximum of 100 entries from the regional competitions receive Top 100 status and, out of those, we find the National Category winners. Lifestyle, Craftsmanship and Special Award winners are also named at the national level. Planning is essential

Working with the right builder is key. An accomplished builder will guide you through the design, consenting, construction and approvals stages, then build your dream home. Make sure you choose a builder you want to work with, and who has completed similar projects to yours. Speak with their previous clients and, if you have doubts, wait until you find the right person. A Master Builder will streamline the process, as each has been vetted and receives ongoing support and industry training.

Communication is everything

Maintaining concise, consistent communication with a builder is vital. Set clear expectations around timing and budget and be honest about your needs and limits. This ensures both parties can flag any concerns.

Building requires bringing together diverse skills and resources. Ask builders about their relationships with trade partners – a Master Builder understands the importance of effective communication and relationships.

Contracts and legal advice

Get everything in writing and review your contract with a lawyer. Be realistic –if you receive a price that looks too good to be true, it probably is. Ensure your builder understands the market conditions and can discuss them with you. Most contracts have a clause for price fluctuations – discuss this with your builder and ensure you understand the risks. Be wary of fixed-price contracts as you may pay too much contingency. Conversely, too little contingency can create an even greater risk. Discuss a payment schedule with your builder to ensure you are not paying too much in advance and you have a fair allocation of risk.

BRIGHT ideas

Mr Ralph Lighting founder Rachel Williamson shares her top tips on how to light up your life.

Moving from the UK in 1991 to the rolling hills of Waikato was life changing for Rachel Williamson and her family. They had already fallen in love with New Zealand having spent time here travelling and picking fruit in the South Island. They settled in Cambridge and navigated careers in health, hospitality, travel and customer service. It wasn’t until 2013, however, that Rachel’s true calling was found with the launch of Mr Ralph Lighting. The journey began serendipitously while renovating an 1890s’ workman’s cottage in Cambridge.

“Choices were pretty limited back then,” says Rachel. “I couldn’t afford what I loved and didn’t love what I could afford.”

At the same time, Rachel picked up on the resurgence of stylish pendant and wall lighting in international magazines, marking a shift away from the dominance of downlights. With a modest budget, Mr Ralph Lighting – named after their beloved Jack Russell dog Ralphie – was launched as an online business from their home. From here a showroom was opened in Cambridge in 2014, eventually consolidating operations into a flagship studio in Gordonton and a warehouse in Paeroa. Today there is a team of eight women, spread across Paeroa, Gordonton and New Plymouth, and clients are nationwide thanks, in part, to the offer of free shipping. Products are sourced around the globe with orginal designs made in China and Bali, while additional items come from Sweden, southern Spain, Greece and the UK. The business also champions local talent, stocking lighting from

Mat McMillan of Maker Design Studio, David Trubridge, PLN Group’s Nectar and Hush, and Lime & Co. The business also extends beyond residential lighting, with a thriving trade and commercial branch managed by a specialist. Numerous exciting projects, says Rachel, include the stunning FlockHill Lodge near Lake Pearson in the South Island and various cafes and bars, such as Fergus Bar in Hamilton which features clever layering of light.

“Generally, people do not change their lighting often, so we always have a core range of classic and enduring styles. I love, however, watching what is happening internationally,” explains Rachel. “Right now there is a resurgence of rattan designs with robust structural shapes and the use of colour. We are always looking for the next thing to inspire and engage people. It’s very exciting as we are in a phase of transformation, elevating our fittings and colours into 2025.

“Personally, I favour mid-century styles and natural, organic shapes and materials. Lighting should enhance a space with warmth and atmosphere rather than dominate it.” mrralph.co.nz

RACHEL’S TOP LIGHTING TIPS:

Layering light helps make your home feel warm and inviting. Always mix ambient with task lighting. Scale is a challenge as many New Zealand homes have a standard 2.4 stud height which can make installing pendant lighting difficult. To add interest, hang lower lights over a dining table or island bench, shallower pendants can be used in living and bedroom spaces and ceiling-mounted options are also beautiful. Large open entranceways and stairwells and living spaces can be enhanced by clustering pendant lights or using oversized items. Continuity Remember, pieces don’t need to match exactly but they must reference each other. Too many decorative pieces in one space can look cluttered and busy.

ON MY RADAR...

When it comes to architecture I admire the Kaufmann House by Richard Neutra in Palm Springs, California (1947), along with the Arts and Crafts Movement – especially the Red House in Bexleyheath, home of William Morris, and all the glorious Arts and Crafts homes in New Zealand.

The George Nelson bubble pendant is a light I wish I had designed. It was groundbreaking at the time and is still so relevant today.

Michelle Obama is someone I really gravitate to.

“When they go low, we go high” inspires and encourages us to be the best of ourselves.

My mantra? Lighting is the jewellery of your home.

Super Soul with Oprah is the podcast I am listening to at the moment. Her guests are groundbreaking spiritual and emotional experts and I find it very grounding.

King: A Life by Jonathan Eig. I recently read this book about Martin Luther King. Given the current climate, it is an incredible reminder of where we have been and the courage it took to challenge.

A monstera plant was the last thing I bought for my home. I am obsessed with plants!

New lease of life

Architect James Thomas Douce embraced concrete as a building material in the 1920s creating a number of iconic Cambridge houses including this American-styled bungalow that, after 100 years, needed a new lease of life.

Working from the top down, GD Pringle Building removed the leaking concrete tiles from the roof, added some much-needed insulation and a new longrun iron roof. Also bringing things up to healthy home standards, double glazing was

retro-fitted throughout. Doors that look as if they have always been there, actually have. They were salvaged and re-purposed for the front and back entrances and for the living area.

Recycled stained-glass windows, including one that the client had removed from their previous house, were used in the new upstairs bathroom.

Internal spaces that needed to be opened up for modern living required extensive engineering to support the concrete structure and the new layout is worth every penny. Back and front entrance porches step into a reception room that has become the family living room, flowing to a second lounge on one side, dining and kitchen on the other.

ROTOTUNA

Beyond recognition

In true early-2000s style, this two-storey home consisted of direct-fixed poly panels with a cream-coloured plaster finish and an orange concrete-tiled roof. It also had major issues, with Gavin Brown of Waikato Build originally being asked by the owner to look at a leaking balcony. Upon inspection, Brown found that the balcony had been built flat over a bedroom and that the house showed other signs of water ingress thanks to that plasterboard.

The decision was made to give the house a complete makeover – with transformative results. Cladding was removed, as was the roof and most of the roof structure.

Then everything was stripped back to bare framing. A series of extensions were added to make the floorplan more open and spacious, and then came the new roof, cladding, windows, framing and internal components. The resulting home is unrecognisable from the original.

Today, it stands tall and grand with white plaster walls the predominant cladding offset by vertical shiplap timber. Interiors are clean and simplistic with timber floors and bespoke joinery adding visual appeal.

Gardening matters

Go slow

The hottest gardening movement right now is slow gardening. It’s about ditching the power tools, smelling the roses and taking time and pleasure in everyday garden tasks.

The mere acts of weeding and clipping can induce a Zen-like calm – if approached the right way. Using your hands and hand tools means getting up close and personal with plants and thus a more intimate knowledge of them, of their health and that of the wider ecosystem.

Instead of a noisy leaf blower, it’s the satisfying swish of a birch broom; instead of nasty weedkillers, it’s the thrill of a gloved hand, pulling out a weed and observing the tiny organisms and insects at its roots scatter for cover.

Slow gardening is about observing and respecting the seasons, acknowledging and taking pleasure in the timely cycles of life. It’s not about making gardening harder but making it more enjoyable, interesting and rewarding. It can be about incidental exercise. Using short-handled tools necessitates much squatting and kneeling, which along with the ability to easily get up and down, is an invaluable asset to retain all one’s life.

Lush crush

Never mind the landscaping, it’s all about the plants – their number and diversity – according to the top designs at this year’s world-acclaimed Chelsea Flower Show.

Bathing garden was covered in plants. The vibe is green: lush foliage dusted with sprinklings – and sometimes clouds – of purples, white and pale lemon of the irises, wild strawberry, thalictrum, aquilegia, ferns and creeping geranium.

Some gardens, such as the urban Octavia Hill garden, added in some very pretty muddier yellows and browns. In others, blooms were almost entirely absent; the differing shapes, sizes and shades of green foliage sometimes combined with water creating luxuriously lush and languid oases.

We’re in love with...

Amaranthus ‘Hot Biscuits’, a fabulous plant with tall (up to 1.5-metre) plumes in coppery, chestnut, coffee and russet shades, that blooms all summer and into autumn. This easy-to-grow annual looks gorgeous among ornamental grasses and with deep-purple or red flowers. We’re thinking the likes of Salvia patens (gentian sage) and Rudbeckia ‘Cherry Brandy’. Combinations made in heaven.

Five a day

The easiest, most productive, least problematic, insect and disease-free, all-time useful vegetables to grow in a sunny spot in the garden or in containers are: tomatoes (plant in spring, stake, nip out laterals); courgettes (plant at least two in spring); lettuce (plant all year round but out of midday summer sun); silverbeet (plant all year round just about anywhere); and potatoes (plant in mounds in early spring).

From her generous appraisals of others’ gardens to how to germinate from seed; from her romantic photographic portraits of her own garden and its flowers to watermanagement strategies, Atkinson-Dunn’s prose is lively, charming and sprinkled with practical information.

Should you have only one tool, let it be the Japanese short-handled, crane-necked sickle, popularly known in New Zealand as a Niwashi, although that is actually a brand name. Traditionally used in its homeland, Japan, for weeding, it can also chop, dig, slash, cultivate, dibble, scrape, cut, mound, measure, drill… Invaluable.

Plum job

If you were ever in that highly unenviable and unlikely position of being able to plant only one tree, high up the list might be a wellshaped plum to provide gorgeous frothy spring blossom, delicious juicy summer fruit, beautiful flaming autumn colour and stark architectural winter form.
