PLAN FOR SUCCESS

With

Planning is essential

Working with the right builder is key. An accomplished builder will guide you through the design, consenting, construction and approvals stages, then build your dream home. Make sure you choose a builder you want to work with, and who has completed similar projects to yours. Speak with their previous clients and, if you have doubts, wait until you find the right person. A Master Builder will streamline the process, as each has been vetted and receives ongoing support and industry training.

Communication is everything

Maintaining concise, consistent communication with a builder is vital. Set clear expectations around timing and budget and be honest about your needs and limits. This ensures both parties can flag any concerns.

Building requires bringing together diverse skills and resources. Ask builders about their relationships with trade partners – a Master Builder understands the importance of effective communication and relationships.

Contracts and legal advice

Get everything in writing and review your contract with a lawyer. Be realistic –if you receive a price that looks too good to be true, it probably is. Ensure your builder understands the market conditions and can discuss them with you. Most contracts have a clause for price fluctuations – discuss this with your builder and ensure you understand the risks. Be wary of fixed-price contracts as you may pay too much contingency. Conversely, too little contingency can create an even greater risk. Discuss a payment schedule with your builder to ensure you are not paying too much in advance and you have a fair allocation of risk.

Master Build 10-Year Guarantee

While most builds go smoothly, it pays to have protection. The Master Build 10-Year Guarantee provides the best protection on the market and a process for resolving any issues in your building journey.

By following these steps you will have everything in place to make your dream home a reality.

BRAVE NEW worlds

Atop a foundation of practicality, a dash of daring and a soupçon of surprise never goes amiss, says Katie Peck of Kurio Design.

In the 1920s home that interior designer Katie Peck shares with her husband and young family, the kitchen is chalky green, the custom-designed bunk beds for the children are robin-egg blue and the loo is painted top to toe (ceilings and all) in a dark, dusky pink. “Everyone is tired of grey, sombre interiors,” says Katie who relishes the chance to put personality in the spotlight whenever she can.

Not her personality, mind you – that of her clients. Katie, who was born in Yorkshire and gained her degree in interior architecture at Middlesex University, London, believes her profession is part designer/part psychologist. Alongside the functional, she loves to tease out the aesthetic leanings of homeowners. She might peek into their closet to see the type of clothes they favour or ask questions about their art. “After all, they will have chosen their wardrobe and art for a reason.”

Having worked at United Designers in the UK, where she was responsible for the interior styling at five-star properties such as the Mandarin Oriental, Hilton and W Hotels, and later outfitting supermarkets in Amsterdam, she has broad experience. Coming to Aotearoa New Zealand, where product availability is more limited and the budgets are a little tighter, was something of a culture shock. But she has adapted. “For Kiwis the need for connection to the outdoors is greater,” she explains. “In Wellington, which has so much harbour and sky, we tend to use a lot of warmer tones, and green, to balance this out.”

In a recent project, kitchen cabinetry in a punchy teal-green reflected the clients’ taste (they like bright

colours) but Katie was sure to tone it down using elements of honeyed oak. “Timber has such a grounding effect,” she says.

Not one to follow trends, especially when it comes to high-investment rooms, she likes to fit the look to the client and the space. She believes that black kitchens need fairly high ceilings and lots of light to succeed within an open-plan environment, otherwise they can dominate. But if you go for white, make sure you include lots of texture and natural timber accents, so the look doesn’t feel boring.

Rich colours and lots of layering is her message and not just with scatter cushions on the sofa; Katie sees missed design opportunities everywhere. A built-in upholstered headboard can be a nice way to add texture and softness in bedrooms. Team this with soft lighting, perhaps a pendant with a silk

shade. And don’t forget the wardrobes, either. “They often take up a whole wall in the room,” she points out. “Don’t just paint them the same colour as the rest of the space.” Instead, perk them up by making profiled-door recesses a different shade or painting them with shapes or even wallpapering them.

“When building new, put your best efforts into making sure the layout and flow of the home works for you and your family – then relax a little,” says Katie. “If you feel unsure, ask a designer for help or, if you go it alone and choose a colourful duvet that you decide you hate the very next day, it isn’t the end of the world. Live distinctively. You’ll never regret it.” kurio.co.nz

Bold moves

Look to magazines such as World of Interiors for homes that celebrate individual expression through colour and carefully considered homewares that truly reflect the owner’s personality.

MAKE

your mark

From earthy neutrals to jewel-toned golds and emerald blues, now is the time to express your individuality and create a home full of colour and life.

Crisp white walls may dominate in many New Zealand homes, but it’s exciting to see a growing confidence as people understand the importance of colour. Not only is it a way to bring personality and individuality to your home, colour also, importantly, impacts on how we feel.

Wall art

Nothing beats the power of walllpaper to bring colour and texture to a room. For those seeking a distinctive look, Resene’s Wallpaper Collection provides a myriad of options including impactful wallpapers such as the one pictured right, which work like a beautiful painting to draw the eye to a certain area of the room.

SOFTLY, SOFTLY

Neutrals are subtle in appearance but powerful in effect. If you want to create a sense of warmth and complexity, look to combine Resene’s taupe and beige paints with earthy browns and dark chocolates. Unlike whites or greys, which can feel cold and flat, shades of beige are a timeless way to bring an elegant sophistication to an interior.

Great outdoors

When it comes to exterior paint, consider grey-edged Resene blues. They are an unexpected, nature-inspired option that sits comfortably with the muted colours of the New Zealand landscape.

Table, chairs and cushion from Danske Møbler; tableware from Good Thing and Bed Bath & Beyond; throw from Furtex; basket from Father Rabbit.

DARK & DRAMATIC

From Resene Pitch Black for an opaque finish to the softer Resene Charred Black, Resene’s carefully curated collection of woodstains enhances the natural texture of wood finishes while providing contrast and drama.

Wall painted in Resene Daylight with arched alcove in Resene Liquid Gold; floor finished in Resene Colorwood Breathe Easy and side table in Resene Off The Grid. Bedlinen from George Street Linen; rug and cushions from Baya; toys from Smith & Caughey’s and Allium Interiors; books, basket and nightlight from Little Whimsy; jumper from Phoenix and the Fox.

Taste of sunshine

Inject a welcoming sense of warmth and wellbeing into interiors with the colour yellow. Known among interior designers as the hue that makes us feel positive, uplifted and happy, it’s a wonderful option that spreads sunshine throughout the home. In the kitchen, often the energetic hub of the house, consider bold saturated shades, while in a living room or dining room try rich earthy golds to create an inviting space that feels warm, and encourages people to feel relaxed. In a child’s bedroom, as pictured left, look to layer softer shades for a calming but happy space for sleep and play. Contrasting white accessories or window frames work to allow the colour to truly pop.

Visit your local Resene ColorShop for colour and paint ideas and inspiration. Or, book a Resene Colour Consultation, in-store, virtual or at your home, www.resene.co.nz/colourconsult Colours are as close as the printing process allows. Always view Resene testpots or colour charts before making your final choices.

LOWER HUTT

Ahead of the curve

Rock-shaped and taking inspiration from the elements, this multi-level home stands out with its unusual organic lines. Ascending through the house is a journey through dramatic and curvaceous spaces.

The house was built on a steep hillside to gain views of the harbour, and to free up the flat area at the front for a lawn and swimming pool. Its sculptural form projects out over the carport

angled in situ concrete pier, while the roof plane echoes the angle of the sloping land. An expansive outdoor living terrace has been carved out of its monolithic form.

Setting it apart from the street is a highly engineered rigid steel frame structure, clad in black, glazed terracotta tiles, meaning no scaffolding will ever be required for repainting. It is almost a completely maintenance-free house.

Contrasting its enigmatic exterior, the interiors

are light and airy with pale timber floors and ceilings, the effect both serene and uplifting. Although architecturally and structurally ambitious, the house functions as a family home, and is both robust and restorative.

Among its sustainable features is rainwater collection, 85kW of solar panels and a large battery pack. It also has a lift, futureproofing it for generations to come.

PEKA PEKA BEACH

Luxe meets coastal cool

Sometimes, true beauty is low-key, relaxed and understated. Here’s a stellar example a stone’s throw from the sea on the Kāpiti Coast.

Although the entrance to this tulipwood- and brick-clad beachside home has detailing and an intriguing curve, they do not overpower. Instead, they whet the appetite for what’s inside.

Step into the entrance between the brick and vertical timber that disguises a double garage and you’re in a hallway stretching through the 240sqm U-shaped beach house, culminating in the open-plan living zone with dining space, kitchen and scullery. Polished-concrete floors are both stylish and practical, a walnut feature wall draws the eye and the fire keeps things toasty in winter.

Turn right from the entry, and you’ll find the opulent main-bedroom suite and an internal entry to the garage. To the left, a hall leads to two more bedrooms, including a bunkroom, as well as a bathroom. Off the hallway itself is a powder room.

In the notch formed by the U is a sheltered patio with an outdoor fire – just the spot for alfresco meals, relaxing or warming up after a dip in the pool or the water beyond. Sea swimmers can rinse off sand and salt under the outside shower.

This house is warm and energy-efficient, too. It has an airtight wrap, heating and cooling concrete slab, vented roof, mechanical central ventilation system and solar panels on the roof. For more of this house go to houseoftheyear.co.nz

CARTERTON Special branch

Special doesn’t come close to describing this house jutting into the Wairarapa wilderness. It’s also an understatement to say the building site on the fringe of the Tararua Range was challenging.

This astonishing and luxurious metal-clad home is 10km from a tarsealed road, power source and sewerage. The 109sqm two-bedroom, wedgeshaped retreat is known as ‘the tree house’ due to the branched supports beneath the cantilevered front deck. It is also the culmination of the owner’s

vision for a unique off-the-grid home sympathetic to its surroundings and one that enjoys stellar views. Interior highlights include open-tread rimu stairs and a halo pendant crafted by the owner.

For Tunnicliffe Builders, the project represented a once-in-a-lifetime opportunity to craft such a home. The young team was faced with tricky access – the site could only be reached by 4WD, and even then only when weather forecasts and stream and ford levels allowed. Bags of ready-mix

concrete for the likes of piles and columns had to be flown in by helicopter from the end of the road.

To the self-sufficiency required for such a home: solar panels and a battery shed power the house, hydraulic ram pumps deliver stream water and the septic siphon system requires no extra power input. That’s not say the remote off-the-grid property is without tech. The owner can control temperature, unlock the door and monitor his house – remotely. Taking it all in

When the views are spectacular, it makes sense to maximise them, which is exactly what Hanna Construction has done with this four-bedroom beauty which is perched on the ridge overlooking Whitby’s expansive greenery. A high stud with skylights, beautiful oak flooring and a stunning floating oak staircase combine to create a sense of earthy elegance –likewise in the luxurious bathroom.

The house has an integrated central heating system that services the upper and lower levels, with multiple zones for heating and cooling, and there’s also underfloor tile heating in the bathrooms.

The advanced security alarm system has functions to control the garage door and security cameras, making this one smart and stylish sentinel on the hill. For more of this house go to houseoftheyear.co.nz

PLIMMERTON Blank canvas

Presented with an empty section where a bach once stood, Kellahan Builders worked through the challenges of a narrow Plimmerton site with limited access, a shortage of building supplies and relentless bad weather, to deliver this dream home to its owners.

Slender in size but not spirit, the home has floor-to-ceiling windows leading out to covered decks at each gabled end which prove a visual delight from the outside and the inside.

Large windows on side walls frame the views which give the appearance of hung art.

Views stretching from Kerehana Bay to the South Island can be seen through the entire living level. Double garaging, dug into the site, forms the base of the two-level home.

Internal and external stairs take you inside and up to three bedrooms, bathrooms and a second living area with its own covered balcony with a balustrade of glass so as not to obstruct that view. Décor is light and bright with warm timber flooring throughout the living level.

Large windows on side walls also frame the views which give the appearance of hung art.

Kellahan Builders say it was a project that provided a lot of enjoyment and satisfaction from start to finish.

They worked as a team with the enthusiastic clients, refining things along the way.

“It was a sad day to be leaving site on handover,” says builder Ryan Kellahan. For more of this house go to houseoftheyear.co.nz

Contemporary charm

Holidaying in Greytown becomes even more charming with this four-bedroom, two-bathroom retreat that is the perfect blend of sophistication and comfort in one of New Zealand’s most beautiful small towns.

and ambience in the open-plan living area. A mint green splashbackand wood-finished island bench make the kitchen pop out from the white walls, taking that contemporary charm up another level.

A separate TV room with slot windows to the street ensures a private space to break out to and watch TV. By cleverly repeating these windows on the garage wall, it works to provide a pleasing sense of symmetry.

When it comes to outdoor living, there are options on two sides of the living area – under the portico on one side or tucked in on decking that flows from living over to the main bedroom on the other.

This home is designed to take in the sunshine and views of the Tararua Ranges from many vantage points including, perhaps, the bath in the main suite.

ARO VALLEY

Rhythm and hues

Character-filled Aro Valley has a colourful new resident. At 92sqm, this newbie is not large, but it has big character thanks to teal timber weatherboards with dark metal trim. If you thought the vibrancy stops at the street front, think again.

A fire-engine red front door, cobalt kitchen splashback and vibrant furnishings pop, thanks to backdrops of concrete-block and white walls, and light funnelled through skylights, clerestory windows and bifolds.

To ease into the section, the two-bedroom, two-bathroom design had to be long and relatively slender – tricky when it comes to the placement and rhythm of the rooms.

This has been handled with great skill. Towards the street frontage are a roomy main-bedroom suite and a bathroom. At the private back portion of the house are the kitchen, dining and living space as well as a conservatory. Doors open straight onto a private patio with terraced garden.

Off the main entrance at the side of the house is a hallway off which you’ll find another good-sized bedroom. The main bathroom is tiled and boasts a standalone bath. Concrete-slab underfloor heating ensures the home is cosy. It’s just one of the future-proofing measures employed.

This is also a house that manages to cleverly balance function with a style that’s in keeping with Aro Valley’s distinctive charm and character. For more of this house go to houseoftheyear.co.nz

Into the trees

On a stunning site, overlooking the Hemi Matenga Scenic Reserve, completely surrounded by tall trees, AD Architecture needed to consider the sun and outlook in equal proportion when designing this compact home for its designconscious owners.

The trees towering above on the dramatic walk to the front door feel as if they block sunshine and light, but that’s okay, because this is the southern face of the house that holds mostly utility rooms.

Two bedrooms (one which is used universally as a second sitting room), living, kitchen and dining face north and a clearing, before the bush and tree canopy continue. In fact, sunshine and light is plentiful enough to warrant a pergola with a developing vine for coverage.

Two pods – one for living, one for sleeping – are connected by a spacious entry to create an 89sqm home which functions beautifully for the two people who live here.

The kitchen wraps around the wall of the living, dining area with a rectangular window that looks out through the trees. Windows and doors fill the north and west walls of this room. Both bedrooms also have doors out to the deck to add to that sense of connection with nature.

Wrapped in dark Colorsteel cladding, the exterior blends into the bush undergrowth so as not to disturb the stunning natural environment. For more of this house go to houseoftheyear.co.nz

This pavilion-style home, with places to rest and work, has stylishly fulfilled the owners’ brief for their rear section with expansive western views in Waikanae.

A boardwalk to the front door leads through to an entrance with a feature wall of dark abodo shiplap panelling and a window with a view to the park behind. Living and social spaces flow out to the right with a long open-plan kitchen, dining and

The north-west facing living room and covered outdoor room entice in the afternoon. Decking running around most of the north and west faces creates multiple alfresco areas that make outdoor living possible in most weather conditions.

The dogleg to the hallway of the bedroom wing keeps doors out of view as you glance down from the living room and entrance, and does double duty as a gallery for the owners’ collection of contemporary art.

Walk through the laundry to the garage, workshop and a home office which can be accessed separately.

Our Guarantee is New Zealand’s leading and longest standing building guarantee.

Building a house or undertaking a major renovation is probably the biggest investment of your lifetime –the Master Build 10-Year Guarantee helps protect it.

While the vast majority of building projects will run smoothly, sometimes things do go wrong. The Guarantee provides protection when these issues arise.

Regardless of what happens in the future, Registered Master Builders will be there to help you for the next 10 years – it’s the best protection on the market. It adds value to your property, and can help you finance your build, as most banks require it. It costs less than 1% of the total build cost to protect your biggest investment.

The Master Build 10-Year Guarantee provides cover for loss of deposit and non-completion during the build. It also provides cover for structural defects, workmanship, and materials after the build is completed. The role of the Guarantee is to support you to get your home finished if your builder cannot or will not complete it.

Our Guarantee provides much greater protection than both the Consumer Guarantees Act and the Building Act. Maybe most importantly, these Acts provide no financial support if your builder goes out of business.

Building a Better New Zealand

Over the past decade we have protected more than 105,000 families. This represents $46 billion worth of property. When you choose a Master Builder, you are choosing quality. The Master Build 10-Year Guarantee is New Zealand’s leading and longest standing building guarantee. It has been designed and developed in New Zealand for New Zealand homes and is only available from a Registered Master Builder.

The Master Build 10-Year Guarantee has protected more than

105,000 families’ homes over the past 10 years

How does the Guarantee work?

A Master Build 10-Year Guarantee is a guarantee that includes insolvency protection. It is not an insurance policy.

With an insurance product, the relationship is traditionally between the consumer and the insurer. With a Master Build 10-Year Guarantee there are three parties involved – the consumer, their builder, and Master Build Services. In general, a guarantee or warranty provides assurance that something will be fixed if it goes wrong, whereas insurance provides an offer of compensation for loss. The vast majority of claims under the Guarantee are settled with the builder returning to site to address the issues. This is always our first course of action.

You are covered for:

Loss of Deposit and NonCompletion

Workmanship and Materials

Structural Defects

Temporary Accommodation

While you’re still building our Guarantee protects your deposit and covers you for non-completion and remedial work (you can choose to opt out of this cover).

Your project is covered for defects in workmanship and materials for two years after your building work is completed.

You’re protected for any structural defects including weathertightness issues (rot and fungal decay) for 10 years from the date your Guarantee is accepted.

If your home is unable to be lived in after it has been completed as a result of the damage in your claim, you will be covered for costs and expenses relating to removal, storage and alternative accommodation to a maximum value of $10,000.

The Guarantee does not cover contractual disputes. Master Builders provides a free disputes resolution service to help resolve these issues.

Light streaming down the glass-balustraded staircase leads you up to a second living area –a landing pad for three double bedrooms, including main with, you guessed it, a luxuriously sized walk-in wardrobe and ensuite.

While not short of windows, glorious amounts of light flood the second level thanks to an impressive

set of skylights – eight in total, four of which are operable.

The exterior of the home is clad in stylish Iron coloured Rockcote, along with vertical Dark Brown timber weatherboard and vertical James Hardie Stria in Blackjack – a modern shade of deep, dark grey. TE HORO

Shedding light

When it comes to renovations, this project stands out for all the right reasons. This was no tinkeringaround-the-edges endeavour; Resolute Construction has transformed a 200sqm shed into a light-filled, four-bedroom home with luxe touches, such as designer lighting. It’s a testament to the builders’ skill and craftsmanship and to Henzell Architecture’s vision. The old shed was stripped back to its bones, expertly re-framed and rebuilt into a durable, modern family home its owners can enjoy for years to come.

The shed was stripped back to its bones, reframed and expertly rebuilt into a lovely, durable modern home.

Among the four bedrooms is a main suite with a walk-in wardrobe, ensuite and sliders that open onto a deck. The open-plan living and dining zone has a striking blue kitchen full of designer details as well as a butler’s pantry. You’ll also find a sophisticated office space and a second lounge that doubles as a playroom. Handy.

Part of the success of the rebuild is the home’s sense of belonging to its semi-rural setting on the fringes of the seaside settlement of Te Horo. It

helps that the house is clad in dark corrugated metal and vertical timber weatherboard – the vernacular of the countryside. In other words, it’s authentic: rustic charm, but with all the mod-cons. Thoughtful placement of windows and sliding doors usher in light and views of the green surrounds. A standalone fire keeps the living areas cosy.

This shed-turned-sanctuary shows what can be achieved when a top project team works its magic. For more of this house go to houseoftheyear.co.nz

WOBURN

What comes naturally

Undergoing a dramatic transformation by SpiceBuild, a once dark and cramped 1920s villa has emerged as a bright and stylish home where natural and neutral tones take centre stage. These are elegantly contrasted with moody dark accents and brass highlights seen in designer lighting, tapware, and handles. The three-bedroom house is now unrecognisable both inside and out—it’s a dream come true for the owners.

This transformation was far from a quick fix. To turn the house into an entertainer’s paradise, a radical overhaul was necessary. The project involved stripping the interior before any reconfiguring and modernisation could begin. Four new steel beams were installed to support

the structure after removing load-bearing walls and creating new spaces.

Extensions added a south-facing entry and an east-facing informal living area with access to the main bedroom suite. The existing garage was converted into a studio with an ensuite and laundry, and a new double garage was constructed at the front. The kitchen and dining area, a harmonious blend of timber, marble, and brass, is flooded with natural light from a large skylight. Timber floors unify the space with the living room, even though they are separated by vertical timber feature walls and a double-sided fireplace. Carefully chosen tiles in the bathrooms continue the natural theme. For more of this house go to houseoftheyear.co.nz

Gardening matters

Go slow

The hottest gardening movement right now is slow gardening. It’s about ditching the power tools, smelling the roses and taking time and pleasure in everyday garden tasks.

The mere acts of weeding and clipping can induce a Zen-like calm – if approached the right way. Using your hands and hand tools means getting up close and personal with plants and thus a more intimate knowledge of them, of their health and that of the wider ecosystem.

Instead of a noisy leaf blower, it’s the satisfying swish of a birch broom; instead of nasty weedkillers, it’s the thrill of a gloved hand, pulling out a weed and observing the tiny organisms and insects at its roots scatter for cover.

Slow gardening is about observing and respecting the seasons, acknowledging and taking pleasure in the timely cycles of life. It’s not about making gardening harder but making it more enjoyable, interesting and rewarding. It can be about incidental exercise. Using short-handled tools necessitates much squatting and kneeling, which along with the ability to easily get up and down, is an invaluable asset to retain all one’s life.

Lush crush

Never mind the landscaping, it’s all about the plants – their number and diversity – according to the top designs at this year’s world-acclaimed Chelsea Flower Show.

Typical of most of the show gardens, more than 75 per cent of the Best in Show-winning Forest

Bathing garden was covered in plants. The vibe is green: lush foliage dusted with sprinklings – and sometimes clouds – of purples, white and pale lemon of the irises, wild strawberry, thalictrum, aquilegia, ferns and creeping geranium.

Some gardens, such as the urban Octavia Hill garden, added in some very pretty muddier yellows and browns. In others, blooms were almost entirely absent; the differing shapes, sizes and shades of green foliage sometimes combined with water creating luxuriously lush and languid oases.

We’re in love with...

Amaranthus ‘Hot Biscuits’, a fabulous plant with tall (up to 1.5-metre) plumes in coppery, chestnut, coffee and russet shades, that blooms all summer and into autumn. This easy-to-grow annual looks gorgeous among ornamental grasses and with deep-purple or red flowers. We’re thinking the likes of Salvia patens (gentian sage) and Rudbeckia ‘Cherry Brandy’. Combinations made in heaven.

Five a day

The easiest, most productive, least problematic, insect and disease-free, all-time useful vegetables to grow in a sunny spot in the garden or in containers are: tomatoes (plant in spring, stake, nip out laterals); courgettes (plant at least two in spring); lettuce (plant all year round but out of midday summer sun); silverbeet (plant all year round just about anywhere); and potatoes (plant in mounds in early spring).

Read all about it

Look out for this new book by an artist, interior designer, and of course gardener, Julia AtkinsonDunn. A Guided Discovery of Gardening ($50, Koa Press), is the book she says she wishes she had when she began gardening. The result is a beautiful book gardeners of any experience will enjoy. From her generous appraisals of others’ gardens to how to germinate from seed; from her romantic photographic portraits of her own garden and its flowers to watermanagement strategies, Atkinson-Dunn’s prose is lively, charming and sprinkled with practical information.

Tool

death do us part

Should you have only one tool, let it be the Japanese short-handled, crane-necked sickle, popularly known in New Zealand as a Niwashi, although that is actually a brand name. Traditionally used in its homeland, Japan, for weeding, it can also chop, dig, slash, cultivate, dibble, scrape, cut, mound, measure, drill… Invaluable.

Plum job

If you were ever in that highly unenviable and unlikely position of being able to plant only one tree, high up the list might be a wellshaped plum to provide gorgeous frothy spring blossom, delicious juicy summer fruit, beautiful flaming autumn colour and stark architectural winter form. Plus shade to repose under and branches for children to climb on and from which to hang a swing.

Traditional Japanese Niwashi sickle, $45, from Mitre 10.
