Curbello opened her store here in Boerne last July, but launched The Bra Chick out of her home almost two years ago. However, her bra fitting story doesn’t begin there. Almost 21 years ago she answered an ad that read, “Upscale lingerie boutique needs fitters. Looking to train professional women preferably with a cosmetic background. Call today.” Little did she know that answering this ad would have a huge impact on her life. “I had cosmetic experience, once being a beauty sales rep for Mary Kay Cosmetics. I wore bras. How hard could the job be?” said Lisa. “I had spent the last five years working around men in the RV industry so I thought this would be a refreshing change.” She spent the next seven years working beside and with the best in the industry. “I loved what I did! Helping women. Making women feel beautiful. Making women feel comfortable.” In 2002, Lisa and her husband decided to take a leap of faith and opened their own lingerie store in the Houston area. Two years later they closed the store and relocated to San Antonio, opening another one in Castle Hills. Motherhood eventually won out and in 2006 Lisa decided to become a full time mother and take time off from the lingerie world for a while. “A couple of years ago I found myself starting to feel antsy again. Wanting to get back in the work world, at least part-time. Both of my boys were getting more independent. I had one in school full-time, the little one two days a

My husband suggested I go back to doing what I loved and was best at.” So after a temporary hiatus, Lisa is back, this time as The Bra Chick. “It feels good to be back doing what I love, fitting bras, helping women, lingerie,” said Curbello. UNDERSTANDING YOUR LEASE:

Is it an asset, expense, expensive, or all the above? by Susan Valdez of ADKF

Most of us have sat down and reviewed a lease agreement before signing. Remember the first time? Trying to understand the terms such as “triple net lease” and “CAMS” was difficult enough but you always knew that the lease payment would be an expense to your company. Well, coming soon, your lease will continue to be an expense on your income statement, but now it will also be reported as an asset and a liability on your balance sheet. Let me explain. In February, the Financial Accounting Standards Board (FASB), the rule maker for generally accepted accounting principles (GAAP), issued an Accounting Standards Update which is intended to improve the way businesses report leasing transactions. This standard affects all companies and other organizations which lease assets such as real estate, construction or manufacturing equipment, vehicles and even airplanes. Let’s not confuse an operating lease with a capital lease. A capital lease, in simple terms, is a rent to own lease, and has always been recognized on the balance sheet. An operating lease, is a lease that allows you to use the leased asset but, at the end of the lease you have no right to ownership. The new FASB standard looks at an operating lease as a “right to use” the leased asset and also as a liability “lease liability”. The lessee has the right to control the use of the identified leased property or equipment for a period of time. When you sign a lease for real estate or equipment, you have the right to use that asset for the term of the lease. The lease is considered a contract, an agreement between two or more parties that creates enforceable right and obligations, under the standard. So how will this new standard work? Any lease with a term of more than 12 months will be evaluated to determine the total future lease payments. Public companies will apply a discount rate to the future lease payments, but the standard permits private companies to use risk-free rates when determining the liability. Once the future payments are calculated, an asset and offsetting liability is recorded on your balance sheet. What happens each month when the lease payment is made? The asset is amortized, just like you would depreciate a fixed asset, and the liability is reduced by a portion of the lease payment and the remaining portion of the payment is expensed, similar to the way interest is expensed on a loan payable. Over the term of the lease the net effect to the income statement will be very similar to the current lease expense. In other words, the income statement won’t see much of a change. Don’t forget the footnote disclosures. These disclosures are intended to assist investors in understanding the effect of the leases on the amount, timing and uncertainty of cash flows. The example above does not take into account such things as how maintenance in the lease agreement is treated or how renewal options could affect the calculation of the assets. More information and the FASB standard can be found at www.fasb.org. The standard will take effect for public companies beginning with years ending after December 15, 2018, so for most companies, calendar

year 2019. For private companies and most not-for-profit organizations the new standard takes effect for years beginning after December 15, 2019, or calendar year 2020. What effect does this standard have on those of you who own the assets leased? Lessor accounting will remain largely unchanged from current GAAP. What to do between now and then? Consult with your certified public accountant and see what changes you may want to make in your leases. You may need to consult with your banker as the change to the balance sheet may have an effect on covenant ratios. When patients arrive at the Boerne Drug Company at 725 North Main Street, an independent neighborhood pharmacy, pharmacist and co-owner Tiffany Richard is likely to greet them by name. And she, in turn, hopes for the same. “I want people to feel comfortable with their pharmacist, and to know me and my staff by name,” says Tiffany. Nowadays, people may know the name of their doctor, their dentist, and their veterinarian, but no one really knows the name of their pharmacist. That’s because there’s little or no personal interaction any more because of the big pharmacy chains and their drive-thrus. “Do you remember the old fashioned drug stores and apothecaries?” she asks.

“They were like a mom-and-pop operation that offered more personal service in a friendlier atmosphere. They seemed to always have a pulse on their customers and their needs. “That’s exactly what we are modeling ourselves after where friendliness and personalized service are the order of the day,” she adds. PHARMACISTS COMMITTED TO SERVICE Boerne Drug Company has two pharmacists on staff. Tiffany, a graduate of the University of Louisiana at Monroe and licensed in Louisiana and Texas, has nearly 25 years of pharmaceutical experience. For years, her dream was to own and operate her own pharmacy, especially one serving a local community. Now, she says, she’s living that dream. Sarah Clements, schooled at Texas A&M and the University of Texas, started in the business as a pharmacy tech at age 16. Inspired by her husband’s parents, who’ve joyfully labored as missionaries in Tanzania for 43 years, she, too, is deeply committed to serving others. Although independently owned, Boerne Drug Company is, nonetheless, a full-service pharmacy. It sells all the regular over-thecounter and prescription medications found in the giant pharmacy chains as well as homeopathic medications. One can also find a full line of skin products from Pure Sol Spa at Boerne Drug


Company, which until now have only been available at Tapatio Springs resort. Persons who buy Pure Sol skin products can now get them at the Boerne drugstore, rather than traveling to Tapatio Springs. In addition, the store sells candles from the Comfort Candle Company, a unique line of handmade soy-blend wax candles featuring floral scents to spring fresh fragrances. “We also carry our own branded line of vitamins and nutritional supplements, as well as RXSkin Therapy,” Tiffany says. “RXSkin Therapy is made exclusively by pharmacists and includes products for dry, normal, oily skin, and anti-aging. PERSONALIZED CARE AND MORE As Baby Boomers get older and the Affordable Care Act pushes more patients into the healthcare system, independent pharmacies like the familyowned and operated Boerne Drug Company have found a niche providing personalized care and offering extras that the giant pharmacy chains don’t offer. For example, Boerne Drug Company provides concierge service to local customers. “We deliver medications to our customers’ home or office. Many of our customers are not as mobile as they would like to be. Age, injury, or severe illness makes it difficult to pick up their medications. Many also have difficulty getting off from work,” Tiffany notes. Boerne Drug Company’s pharmacists are also highly accessible. You don’t need an appointment to see or call them. Customers can walk in the door anytime during hours of operation – 9 a.m. to 5 p.m., Monday through Friday – to ask a question. But don’t let the hours deter you. Because Tiffany and Sarah are committed to the patient’s adherence and compliance to maintenance medications, they are also accessible after hours, including weekends and holidays. “When a customer calls after hours, Sarah and I both get the call. We’re always available. If someone needs something, we’ll get them what they need,” she says. And to make sure customers never run out of medications, even on weekends and holidays, Boerne Drug Company uses a state-of-the-art computer system to alert them well in advance. Patients can be assured, therefore, of always getting their medication without interruption. Their computer system also allows them to track medications their patients are taking. “By watching the different indications of each drug and looking for possible conflicts between medications, we can help patients avoid possible problems from mixing medications,” Tiffany notes. “This is especially critical for hospice patients who may be taking multiple medications. It’s possible one medication may cancel out the other,

or the patient may not need to be on all of their medications,” she adds. “Our computer system helps us monitor that. It will also tell us if a patient will likely be overdosed or under-dosed, based on their age, weight, and other criteria.” Boerne Drug Company also allow patients to refill their prescriptions on its website or mobile app. Once a patient’s account is created, the patient can view their existing prescription list, educate themselves about the prescription’s drug profile, pay their account, and refill their prescriptions. SPECIALTY COMPOUNDING Yet another extra service is specialty compounding. Instead of providing mass-produced medications, which is what most pharmacies offer, Boerne Drug Company can customize medications to fit the specific needs of their patients. “We don’t believe one size pill fits all,” declares Tiffany. “If a patient can’t swallow pills, we can put the medication in a suspension, ointment, gel, syrup, suppository, capsule, nasal spray, or some other form to make the medication continued on page 19

easier to take and to address any special health problem. “And, if there are health restrictions, we can produce dye-free, preservative-free, alcohol-free, and/or sugarfree forms of medication.” Occasionally, Boerne Drug Company will ship its compounded medications to patients who travel to other parts of Texas. Recently, when one patient traveled to North Texas to visit family for a few weeks, she wanted to continue receiving her compounded medication rather than transfer her prescription to a pharmacy there. For the patient’s convenience and to ensure she received her specially compounded medication, they shipped it to her. Like many pharmacies,

How Could a Fed Rate Hike Affect Retirees? AS THE CENTRAL BANK STARTS TIGHTENING, SOME POSITIVES & NEGATIVES MAY EMERGE

Economists widely expect the Federal Reserve to raise interest rates this month. Additional incremental rate hikes may follow in 2016. If you are retired (or soon will be), you will want to consider what gradually higher interest rates could mean for you financially. Some of the effects are already being felt. Glancing at Freddie Mac’s weekly surveys, average interest rates for fixed-rate home loans climbed about 0.2% between October 8 and December 10 on assumptions of the federal funds rate rising. (Bond market behavior influences these rates as much as the yield on the 10-year Treasury.) Interest rates on other types of home loans increased less in that interval, but any upward move by the Fed could quickly send them north.1 As the price of money rises, it will cost more to use a credit card. When the federal funds rate rises, credit card issuers quickly adjust their interest rates upward. Retirees who routinely pay down the whole balance on their cards every month will be less impacted than those who let outstanding balances linger.2 Yields on fixed-rate investments are poised to improve. Risk-averse retirees may finally start to see appreciable rewards on such vehicles with a higher federal funds rate, especially if the Fed makes two or three more upward moves in 2016. Retirees may see a great chance to exploit a laddered approach with fixed-income investments. By spreading their money over

a few such investments with overlapping maturity dates, they can take advantage of the resulting liquidity and flexibility and reinvest money at the end of a maturity term into a subsequent fixed-income vehicle with a higher interest rate. Long-term bond values are poised to fall. This is a basic outcome of a rising interest rate environment, and warnings about major oncoming losses in the bond market have been sounded for years. Retirees with an eye on the Barclays U.S. Aggregate Bond Index can take heart in the knowledge that historically, deteriorations in bond prices have been more than offset by the Index’s increases in yield.3 Bond yields, on the other hand, are poised to rise. Total returns on the Barclays U.S. Aggregate Bond Index have indeed diminished this year, although they are not yet in the red. In 2014, the index’s total return was 5.97%; as of December 9, it was 0.95% YTD. That could improve in the near term, for the index will be adding newer bonds over time with presumably higher yields to replace maturing bonds, thereby improving the average yield of the overall index.3,4 How will Wall Street react? One school of thought believes that higher rates will amount to a powerful headwind; another says the market has largely priced a December rate hike in, and will handle successive adjustments calmly. roundtable varied greatly – some saw the S&P 500 making no progress at all in 2016, others felt that a double-digit advance could happen.5 Bearish analysts note two factors that may slow the bulls to a trot. Rising borrowing costs for public companies could cut into their profits and thereby hurt their share prices, and if Treasury yields grow more attractive, appetite for risk might lessen. Bullish analysts are countering with the opinion that rising rates go hand in hand with an improving economy, one characterized by better cash flows, higher revenues, and higher corporate profits. As long as the Fed refrains from tightening too abruptly, they argue, 2016 could be a good year on Wall Street.2,5,6 A federal funds increase may affect retirees in other ways. Those retirees who are paying off private student loans (either those of their children, or their own) will contend with higher interest rates on those loans, as those rates ride on movements in the prime rate. The same goes for auto loans and other forms of short-term consumer borrowing.2 They may also affect your community, the goods and services going into and out of it, and your travel plans. Retirees that invest conservatively with a large cash position may have more money to spend, translating to an economic bump in retiree-heavy towns and regions. Imports to the U.S. will become cheaper. Also, retirees may find overseas travel less costly in the near future. Once Treasuries yield more, more foreign investment dollars will start to pour into the U.S.; that makes for a stronger dollar, to the benefit of Americans vacationing abroad.2,6 So, there are upsides & downsides to higher interest rates for retirees. One thing is for certain: interest rates cannot stay at historic lows forever. When the Fed adjusts them upward, investors and economists across the world will react – and then move on. Boerne Volunteer Fire Department Dinner, Raffle and Live Auction – Saturday, May 7, 2016

The Boerne Volunteer Fire Department will host their annual Fried Fish Dinner, Bucket Raffle and Live Auction Saturday, May 7, 2016, from 4:00pm-10:00pm+. The event will be held at the Boerne Fire Station located at 726 North Main St. in Boerne, TX. Dinner will be served from 4:00-8:00pm or until it runs out. Plates are by donation at the door and drive-thru (to go) plates will be $10.00 each. In addition to the dinner, a bucket raffle with approximately 20 different items or packages, a silent auction and a live auction will highlight the evening. A few of the bucket raffle items include a Glock 43 9mm w/holster and a concealed carry class by Apache Rifleworks, a wine tour of Becker Vineyards in Fredericksburg with travel to and from Fredericksburg

Donations to this annual fundraiser help purchase firefighting and rescue equipment, aids in training firefighters and helps maintain quality emergency service to Boerne and the surrounding area of Kendall County. The Boerne Volunteer Fire Department receives only a portion of its funding from the City of Boerne and Kendall County. This annual Fundraiser assists in maintaining the highest level of fire protection and emergency response service in our area The Boerne Volunteer Fire Department is the largest department in Kendall County.
