from the publisher A new year is always exciting to me. It’s a time to reflect on the past year and look forward to the year ahead. It’s a time to mentally hit that reset button and start fresh! I saw this list of questions on an Instagram account that I follow, @sahilbloom, where you can give yourself a personal annual review. The gist of it is to reflect on the past year and make changes accordingly for progress and growth in the new year. Basically, the questions boiled down to these: What is Something I Changed My Mind On in 2024? What Energized Me & What was Draining in the Past Year? Are There Things, People or Mindsets that Held Me Back? What Were My Greatest Accomplishments or Failures in 2024? What Did I Learn This Past Year? This issue is our New Year Issue and that being said we have multiple articles to help you give some thought to what lies ahead in 2025. Also in this issue we help our friends at Gary Pools celebrate an incredible 70+ years in business. I am sure that you have heard of Gary Pools and seen the gorgeous pictures of their stunning swimming pools and spas, but you probably don’t know their history of innovation in the swimming pool industry. Be sure to read all about it starting on page 20. 2025 KCJLA livestock Show & Sale

Don’t miss the opportunity to support local youth as they exhibit their livestock and ag mechanics projects at this year’s 2025 KCJLA Stock Show and Sale. Events will begin with the Poultry Show on January 5th, the Swine Show will be January 6th, followed by the Sheep and Goat Show and the Steer and Heifer Show on January 9th. The Ag Mechanics Show will take place January 10th. Saturday, January 11th will be the Live Auction. This is a fantastic organization focused on encouraging our local young men and women through educational experiences in livestock production and allows them to raise money for their future higher education. Real Estate: What’s In Store for 2025

One thing we can all count is, change. We’ve seen a lot of it over the last few years and the real estate industry’s ever-changing impact to our lives has remained a topic of conversation around dinner tables, office water coolers, kids sporting events and visits to see your great aunt at the nursing home. Everyone likes to talk about real estate. So, what’s in store for home buyers, sellers, renters and investors in 2025? I don’t have a crystal ball, despite having put it on my Christmas list at least a million times, but I can tell you that real estate is the fastest way to grow wealth and that means it’s probably a good idea to consider your next move. Interest rates are probably the number one aspect of real estate that people like to talk about. They are relatively easy to understand since people know that lower rates make mortgage payments lower and higher rates make higher payments. The rates jumped on some crazy train between 2020 and 2022, and we all held on for dear life. I would walk through the grocery store and people would say “hi” and almost inevitably the next thing would be, “those rates…”. Then, in mid 2022 the rates began to rise. Many people scrambled to purchase a home before rates got too much higher and they missed out. The problem was that sellers began to hesitate on putting their homes on the market. Where would they go and what could they afford with rising rates? The fast-moving industry began to slow and, in some markets, did a full stop almost overnight. Mortgage rates climbed to almost 8% and survival of the fittest played out in markets across the country. Sellers were still holding fast to value, sometimes only perceived, of their greatest asset and prices held strong. With low home inventory, prices stayed high despite the higher rates. A couple months ago the Fed lowered rates and mortgage rates have begun to come down to the 6% range. Many thought it would spur a feeding frenzy from buyers who have been waiting on the sidelines, but it didn’t. People were still reluctant to jump in and find a home that suits their needs and wants. Sellers weren’t moving to put

their homes on the market either. 2025 is predicted to be a very active year. But that might be a ‘relative’ prediction. The Hill Country is ALWAYS a good investment. We have experienced incredible increase in the value to homes over the last five years. As long as the Fed is seeing good inflation numbers, rates will decrease. We know there are people living in homes that don’t work for them and those people will have to make a move. 2025 might be that year. The need for available housing remains high. There are not enough homes to buy for ready buyers. This will keep home prices where they’ve been. Yes, it’s true, Boerne and the Hill Country are not great access points to home ownership due to the price. Additionally, those higher prices come with higher property taxes making it hard for many to afford the home once they have it. With that said, we are experiencing incredible growth in our area and new homes with lower price tags will allow many people to get into our area. The reality is that property taxes fund our quality of life. There’s a reason we like to live here and there is a price for staying. A growing community allows for more city revenue to maintain our incredible quality of life. For those who are currently renting or choosing to sell and rent, get ready to pay more in 2025. Renting has become very attractive to those who are still sidelined to buy. It can make a lot of sense to decide to rent a house versus buying. The higher rates meant that the monthly payments weren’t feasible for some would be buyers. Despite rents continuing to rise, the monthly rent was still lower than the mortgage payment. People are also realizing that home maintenance costs increased as inflation has skyrocketed and that can make home ownership unattainable. Renting also makes it easier to move. If COVID taught us anything, we were itching for life flexibility, and we are not going back. The convenience of working from home also meant that you could work from anywhere. Want to check out Florida for a year? Great! Rent a home and keep your job. Need to be closer to your aging


parents? Perfect! Rent for a while until you know what the future holds and keep your job. Let me be clear, owning real estate is the greatest catalyst to wealth. If you can do it, get going on finding a house to buy. If you don’t have the available funds right now, renting and saving is just another way to get there. There is a growing trend for those who are looking to be investors but don’t want to wait to save up for the downpayment. Younger home buyers are choosing to rent a home and use their available cash to purchase an investment property. For some, this strategy allows for incredible flexibility. People are also getting pretty savvy with ‘house hacking’. Purchasing a duplex or fourplex and using one unit for the owner while renting out the other units. This is a trend we’ll see grow in 2025. Multifamily housing is in such great demand and house hacking is one of the driving factors. We are also seeing a resurgence of the long-term fix and flip. The increase in interest rates made the traditional fix in a few months and flip too risky for many investors. But, buying a home that needs only cosmetic updates can be easy to live in while doing the renovations over time. With the goal of staying for two to three years and then moving on the next one allows people the opportunity to ultimately get the home they want in the right location with a sizable downpayment from the money they made on the sale of their fixers. The real estate market is adaptable and 2025 will bring opportunities for home buyers and sellers to make their move. Lenders and insurance companies will most likely make some changes but that’s an article for another month. BBM

New Academic Dean Named for Champion High School

Brittney Walker was named Academic Dean at Champion High School. Walker, who joined Boerne ISD as an Assistant Principal at Champion High School in July 2024, brings a wealth of experience and leadership to her new role. Walker’s five years of campus administration experience include serving as the Secondary Dean of Student Support at La Marque High School in Texas City ISD and as an Assistant Principal at Clear Falls High School and Westbrook Intermediate School in Clear Creek ISD. Before transitioning into administration, she taught for 10 years, beginning her career as a teacher in Socorro ISD in 2009. Walker earned her Bachelor of Arts in Communication Print Media and Secondary Education from the University of Texas at El Paso and her Master of Education in Educational Leadership from Stephen F. Austin State University. Walker and her husband, Roddray Walker, Jr., are proud parents to two daughters, Marley and Lena.

New Principal Named for Curington Elementary

Boerne Independent School District is proud to announce that Michael Joannou has been named the new Principal of Curington Elementary and will begin his tenure on January 6, 2025. Joannou has served as Assistant Principal at Van Raub Elementary since 2021 and was the Boerne ISD Elementary Summer School Principal in 2024. Prior to his role as Assistant Principal, Joannou excelled as an Instructional Coach at Herff Elementary and as a Teacher at Cibolo Creek Elementary. Before joining Boerne ISD, he also gained valuable experience teaching in London, England. A celebrated educator, Joannou was named the National Outstanding Assistant Principal of the Year for Texas 2023-24 by the National Association of Elementary School Principals. 2024 marked 70 years in business for Gary Pools. The company, founded by Leif Zars, has grown to be the largest family owned and operated pool builder in central and south Texas, building over 25,000 pools since they first began in 1954. Gary Pools was built upon the ingenuity of founder Leif Zars, who was a true visionary in the swimming pool industry. When Zars decided to retire at the age of 94, his son, Leif Zars II took ownership of the company. Having grown up in the pool industry, Leif learned the art of building a quality pool from his father. With a degree in software engineering and a passion for software development, Leif II transitioned from engineer to business owner. Since taking ownership, he has leveraged his background in technology and implemented many systems to aid in business development. Leif Zars II has been able to take the outstanding company his father built and incorporate his own strengths to ensure that Gary Pools continues to grow and thrive. In 1953, Zars noticed that vinyl swimming pools were gaining in popularity across the country. With a $600 cash investment, he started a business selling vinyl and fiberglass pools out of Scrivener’s department store on the North side of San Antonio. His business began to grow and he opened his first stand-alone location in 1955. Mr. Zars soon realized

however, that the soil conditions in central Texas were not ideal for these types of pools. After three years in business, he made a change to pneumatic concrete (gunite) pools, providing a much more durable and longer-lasting swimming pool. With business booming, there arose a need to service the pools that Gary Pools was building. A Gary Pools service department was opened in 1956. Soon after in 1960, a store was opened to meet the customer’s pool needs selling supplies and maintenance equipment. Today, Gary Pools continues to be a full-service pool company, offering everything from building, remodeling, service/cleaning, warranty and repairs. The company even has their own shotcrete plant with multiple trucks. Zars was a leading force in the swimming pool industry, dedicating countless hours to improving swimming pool industry standards while serving as Chairman of the National Spa and Pool Foundation for seven years. The GVTC Foundation proudly celebrated the 12th Annual Thanksgiving Give Back Project, delivering 518 Thanksgiving meals to families experiencing hardship across the GVTC service area. Over a decade in the making, this initiative has become the Foundation’s most impactful annual community outreach effort. The Thanksgiving Give Back Project embodies a simple yet powerful mission: to provide comfort and nourishment to families facing challenges, offering them the opportunity to enjoy a traditional Thanksgiving meal. This initiative has grown steadily since 2012, thanks to the generosity of local businesses, schools, organizations, and dedicated volunteers who work tirelessly to make it a success. Central to the project’s effectiveness is its collaboration with local food pantries. These pantries identify families most in need, ensuring the meals reach those who will benefit most. This year, with contributions from community partners, the Foundation provided frozen turkeys, traditional sides, bread, and desserts. GVTC employees and their families took a hands-on role in packing and personally delivering the meals on the Saturday before Thanksgiving. The project has supported 3,749 families since its inception.

First Families of Kendall County Heinrich Christian Ludwig Seidensticker 1830 - 1892

S

ponsored by the Genealogical Society of Kendall County (GSKC), The First Families of Kendall County project began in 1999. The purpose of this project is to recognize the living descendants of persons instrumental in founding and settling of the area encompassed by present day Kendall County, Texas and to preserve the history of their families and the county. To date, 586 applications have been approved for 318 different individuals. One hundred seventy (170) Founders and one hundred four (104) Early Settlers have been documented and recognized. They represent one hundred thirty-five (135) different families in Kendall County. There are two hundred sixty-two (262) volumes of First Families notebooks on the shelves at the Family History Place. Here we will share with you some of the stories of those First Families who settled this beautiful area of the Texas hill country. We hope you enjoy!

Juliana Saur 1838 - 1882 by James Hurst

In 1855, a twenty-five-year-old master tailor from the Duchy of Brunswick packed his sewing machine and immigrated to Texas, arriving in Comfort later that year. When Heinrich Christian Ludwig Seidensticker arrived, one of the first things he did was buy a lot on Seventh Street. On December 1, 1855, he paid $40 to Ernest Altgelt for Town Lot 144, located in the middle of the block on the north side of Seventh Street, between High Street and Main. Heinrich built a log cabin where he lived and operated his tailor shop. The town lot was the first of half a dozen land acquisitions Heinrich made during his lifetime, and, unlike many who speculated by acquiring and reselling land, the property he bought, he kept! A month after he bought his lot, in January 1856, Kerr County was formed, and Heinrich's next-door neighbor, Theodore Goldbeck, was named Comfort's first postmaster. Family stories tell Heinrich carried the mail to Kerrville and Sisterdale for the first two years. Residents of Kerrville and Comfort were at odds over which town should be named the county seat. As the controversy continued, another petition was circulated in 1859 to form a new county from parts of Blanco and Kerr Co. The residents of Comfort opposed the idea and circulated a petition opposing the formation of a new county.

Heinrich was one of eighty-nine residents from the Comfort area who signed the opposition petition. Ninety-seven area residents signed the petition in favor. A controversial election was held in April of 1860 in which Comfort was named county seat of Kerr County. Two months after Comfort became the county seat, Heinrich became a citizen of the United States in Kerr County. Shortly after Texas seceded from the Union in 1861, residents submitted a second petition to create a new county. Fiftyone residents signed it, and Texas formed Kendall County in 1862. Comfort was now within the boundaries of Kendall County, although not a single resident of Comfort had signed the 1861 petition. They were no longer residents of Kerr County and, by default, no longer the county seat. It was during the midst of the county seat controversy that Heinrich married Juliana Saur. Heinrich's name appears as Henry in the marriage records and most other public records created afterward. Juliana was twenty-one when she and Henry exchanged vows in Kerr County on November 10, 1859. Juliana arrived in New Braunfels in 1846 with her parents, Willhelm Friedrich Saur and Anna Mueller, and her brother Gottfried (listed as Karl on the passenger list of the ship Orient). Her parents fell victim to the fever sweeping New Braunfels, and she and her brother became orphans. How and when Juliana and her brother came to Comfort is unknown, but in 1860, she and Henry lived on Seventh Street, and Gottlieb worked as a farm hand for Theodore Wiedenfeld. There were three Saur households in Comfort in the early years of the settlement. Gottlieb Saur and family arrived in 1853, along with Fritz Saur. Heinrich Saur and his family arrived the following year. It is possible that she and Gottlieb were related to these families and moved to Comfort when they became adults. On July 8, 1862, Henry registered his brand and earmarks in Kendall County. At the time, his only property was Town Lot 144, where he lived and worked as a tailor. Family stories tell that in addition to tailoring, Henry also bought cattle and ran them on public lands, as did many farmers in the area. The five-bar-five brand (5–5) he registered commemorated the year he arrived in 1855, and it is still used by the Seidensticker family today. The original brand is on display at the Comfort Museum, as is Henry's sewing machine from Germany. The stories also tell that Henry operated a dairy on the corner of his property, most likely on the corner of Seventh and High Streets. Henry bought the two lots that bordered his and fronted High Street, Town Lots 105 and 106, for $50 in 1868 and then acquired half of Town Lot 107 the following year for $17. The dairy was known as Seidensticker's Kuhpenne (cow pen). Fritz Wendler recorded the 1870 U. S. Census in Comfort on August 28. Henry and Juliana lived next door to August Faltin with four of their children: Charles, who was seven; Fanny, who was five; Louise, who was three; and Hedwig, who was one. The couple had twelve children during their marriage, but only seven lived to adulthood. The five children who died are buried next to their parents in the Comfort Cemetery and share a common tombstone with the inscription, "Here rest the children of H & J Seidensticker," written in German, followed by their names: Selma, Helene, Hedwig, Otto, and Julian Louis. Their birth and death dates are not recorded, but the writer has made the following assumptions to assign birth years. The first assumption is that the names are listed on the tombstone in birth order. Henry and Juliana were married in 1859, and Charles was born in 1863, leading one to conclude

that Charles was their third child, and Selma and Helena were born between 1860 and 1862. From the 1870 census, we can determine that Hedwig was born in 1869, and the next known birth year is Heinrich "Henry Jr." born in 1873. From this, one may assume that Otto was born around 1871. Juliana died due to complications related to childbirth the day after Julian Louis was born on June 13, 1882. Julian Louis died on March 30, 1884, and was buried with his siblings. Three children were born between Heinrich and Julian Louis. They were Julia, born 1875; Daniel, born 1877; and Erhardt, born 1879. It took Henry over 25 years, but on March 8, 1876, "he bought the farm!" He acquired 60 acres of land consisting of six ten-acre lots located east of town, along what is now FM 473, from Clara L. Nichols. He paid $200 cash and signed two $200 notes, payable in twelve and twenty-four months. Henry paid both notes in full by the following March. When the census taker came in June of 1880, he listed Henry's occupation as a farmer instead of a tailor. The 1880 Productions of Agriculture census included Henry's 60 acres. The census reported that Henry had 25 milch (sic) cows and 15 other cows. They produced 16 calves, sold 13 head of cattle, and made 312 pounds of butter. He also had 35 chickens that produced 150 dozen eggs, and he raised various grain crops on ten cultivated acres. Even though the 1880 census enumerator recorded Henry as a farmer, he continued on page 34

resided in Comfort and worked as a tailor, as evidenced by an incident in 1882. In September, Bill Crisswell came to town with his wife to be measured for a suit. Henry took Crisswell's measurements and sent him to August Faltin's store for the fabric. After he dropped off the fabric, Crisswell and his wife drove to Peter Ingenhuett's store to pick up his mail. Crisswell was engaged in a feud with a man named Ed Kelly, and a few weeks before, had severely beaten the much smaller Kelly in a fight and threatened to kill him if he saw him in town again. Kelly rode into town as Crisswell was leaving the post office, and when he saw Crisswell, he pulled out his carbine and shot him. Crisswell fled to the home of Marie Willie, where he collapsed and died a few hours later. Henry was left with the fabric and measurements for a suit for a client who no longer needed it. Henry made two more land acquisitions during his remaining years. In September 1887, he paid H. C. London of Ohio a dollar an acre for 629 acres in the same Justo Esqueda Survey 25, Abstract 157 as his original 60 acres. The land was bounded on the south by the Guadalupe River. In October 1891, Henry paid $1,000 cash and executed three notes for $1,000 each, payable over the next three years for 960 acres on the Guadalupe River, located along what is now FM 1621 between Comfort and Waring. Henry wrote his last will and testament shortly before he died. It was dated March 17, 1892, witnessed by his long-time friends, Otto Brinkmann and Daniel Holekamp. He named his oldest son, Carl (Charles), as guardian of his minor children and executor of his estate. He used his German name, Heinrich, instead of his English name, Henry, when he wrote and signed the will. The will specified that his estate be divided equally among his children, but only after his youngest came of age. The following month, he sold two small pieces of the acreage he acquired from the Londons, 89.4 acres to Ed Schmidt and 158.6 acres to August Fischer.

Henry died on June 25, 1892, three months after drawing up his will. His two oldest daughters were married, Fannie to Friedrich Weber in January 1890 and Louise to Gustave Brinkman in January 1891. The five remaining siblings lived on the 60-acre farm Henry bought from Clara Nichols. Erhardt, the youngest child, was thirteen when his father died, so the estate remained active and unsettled for eight years. The estate sold three acres from the Nichols place to the San Antonio, Aransas Pass Railroad in October 1892. In April 1898, when 1,158 acres became available on Joshua Creek, the estate purchased it for $500 in cash and three $500 notes payable over three years. The acreage was near the London place between Comfort and Waring. Erhardt Seidensticker turned twenty-one on May 10, 1900. During the 1900 census, taken the following month, he lived with his four unmarried siblings. Daniel, who was to receive the 60-acre farm, was listed as the head of household and a farmer. Charles was listed as Charlie, occupation, farmer, as was Henry Jr. Julia does not have an occupation, and Erhardt was a farm laborer instead of a farmer. Charles administered the distribution of his father's estate father's the following month. The three-and-a-half town lots went to Julia. The Biermans, Louise, and Gustave received cash, and the Webers, Fannie, and Friedrich received the remaining acreage of the London's place. Charles and Henry became partners and received the 960 acres on the Guadalupe River. Erhardt received the 1,158 acres along Joshua Creek. Seidensticker descendants are still farming much of this land. BBM

We’re sure you have lots of things you would like to see happen in the upcoming year. Whether those goals are personal, professional, home improvement projects, or even vacations you want to take… a vision/mood board is a great way to remind yourself about the things you are wanting to achieve. So first of all, what is a vision board? It’s pretty simple really, but it is just a collage of images, affirmations or words that work as a visual reminder of things you would like to see happen. Why should I make a vision board? Research suggests that having an actual, visual representation of your goals can inspire and motivate you to achieve them. Vision boards can help us to imagine that positive outcome and increase optimism. As a result, success in reaching that goal is more likely!

Where should I put it? Put your vision board where you will see it! Location is actually one of the most important parts of this process. As the saying goes…out of sight, out of mind! How do I make one? Get creative! Honestly, there is no right or wrong way to create a vision board and that is the best part – you are free to do what works for you. Go old school and cut images and words out of magazines and put them on a piece of cardboard or a bulletin board. If you are more high-tech, create one on the computer and print it out. Apps like Canva even have free vision board makers. BBM
