The United States Congress has designated the first Thursday in May a National Day of Prayer for Americans "to turn to God in prayer and meditation". The president is required by law to sign a proclamation each year encouraging Americans to pray on this day.

TBoerne Prays is planning for the National Day of Prayer, Thursday, May 1, 2025. This year's theme is, “May the God of hope fill you, so you overflow with hope” (Romans 15:13) Event organizers are looking forward to a great day of prayer including a Mayor’s Prayer Breakfast, a noon hour gathering at the gazebo in Main Plaza in Boerne, and an evening gathering of all the hill country at the Kerrville Cross. IIn every type of market, creditors become creative as a means to meeting the needs of their clients. What seemed to be a lending product of the past is making a resurgence as homeowners look for ways to keep their low mortgage rate while also getting a home that meets their needs. Re-enter the Home Equity Line of Credit or HELOC as it’s more often referred to.

A Home Equity Line of Credit allows owners to create a line of credit against the equity in their home. Very popular from the 1980s through the early 2000s, these types of loans lost favor with lenders when the housing crisis brought light to the misevaluations of homes and the lack of the equity many owners thought they had. Now that we have many homeowners seeing significant increases in their home’s value, this loan is

becoming popular again.

As with anything, there are pros and cons but HELOCs come with enough pros that local title companies are beginning to see closings for these types of loans after a long dry spell. “The ability to keep the low interest rate on the primary mortgage is fueling the increased closings we see for HELOCs,” says Ashlee Pfeiffer of Kendall County Abstract Company. “It’s easier to consider the payments on the smaller amounts of the HELOC while being able to do the home improvements many owners need in order to stay in their current homes.” Most often, HELOCs come with interest only payments making it even more feasible to make a current home one that works for its owner.

How it works… As with all loans, there is an application process. The process is typically shorter than closing on the purchase of a home but does include an appraisal. Once the appraisal comes in, the banks can determine how much equity a homeowner has. Lenders will only allow you to borrow up to 80% of the value of your home. This means that your current mortgage plus the amount of the HELOC cannot exceed the 80% loan to value ratio. Once that amount is established you will close on the loan and you’re free to begin using the line of credit. Borrowers draw funds in certain increments, usually several thousand dollars, and then the monthly payments begin. Many lenders will allow interest only payments making this type of loan so attractive. The huge benefit to a HELOC is that you don’t pay on the amount you don’t use, like a credit card. A standard personal or home equity loan comes with immediate repayment on the total amount regardless of whether you’ve used any of it or not. Repayment on a HELOC can be for 10 to 15 years. Once that time has come, the loan is often converted to different type of loan, and you have to begin paying principal and interest on the amount used.

Another benefit to the HELOC is that it can be used for debt consolidation, purchase of investment property, college tuition, etc… This flexibility can come with the temptation to use the funds like a credit card, but borrowers need to be mindful that the HELOC is a secured loan, tied to their primary residence. If payments aren’t made, the bank can foreclose on the property even if the borrower has kept up with the mortgage payments.

If you are considering a Home Equity Line of Credit, it’s important to discuss all of your options with a qualified lender. It’s also important to ask your Realtor to explain how certain projects can impact the way the market might view the property afterwards. It’s especially important to work with your Realtor if you plan to use your HELOC for the purchase of investment property.

2025 Texas Real Estate Forecast: Positive outlook despite global concerns

Single-family home sales, office absorption to increase and multifamily rents hold steady amid uncertainty due to global conditions and new administration.

AA new forecast from the Texas Real Estate Research Center (TRERC) at Texas A&M University projects an overall positive year for the state’s real estate markets, but ongoing global conditions and the transition to a new administration in Washington, D.C., add a note of uncertainty.

“Potential long-term shifts in federal tax, spending, and regulations could significantly impact macroeconomic conditions,” said TRERC Research Director Daniel Oney, Ph.D. “This could improve business investment, workforce participation, and demographic trends.”

“What happens in Ukraine, the Middle East, and in trade policies, such as tariffs on China and Mexico, can make a big difference in real estate outcomes.”

The forecast notes that business and household optimism from regulatory certainty and structural reforms make a recession less likely in 2025. Increased investment and spending may drive growth but could also contribute to inflation.

FORECAST PROJECTIONS BY REAL ESTATE SECTOR

Single-Family Housing

Single-family permits and sales will be higher in 2025, and many markets should see modest increases in median prices. Single-family rental rates will vary across the state with some strength in some markets.

Multifamily Housing

Apartment deliveries will be much lower as the pipeline continues to shrink. Recent overbuilding will hold rents flat for most of the year, but the most overbuilt markets will see much lower effective rents.

Office

New office space deliveries will slow down. Absorption and rent growth will be strong at the top end of the market. Many Class B and C buildings will struggle to retain and attract tenants.

Industrial

The industrial pipeline continues to tighten and much of the new inventory will be absorbed. Big box projects will be less attractive than smaller, infill buildings. Rent growth will remain positive and economic growth will gradually improve supply and demand balance through 2025.

Retail

Statewide inventory will be up, but less than in 2024. Under the assumed economic conditions, developers will thread the needle, and supply and demand balance will prevail. Rent growth will be positive, on average, across the state.

Rural Land

With interest rates widely expected to be lower in 2025 than in 2024 and market sentiment on the rise, rural land sales volumes will be slightly higher in 2025. Price expectations will moderate, with owners lowering appreciation expectations at least through the first half of the year.

OOn March 8, we observed International Women’s Day. Although this event celebrates women’s achievements, it’s still true that women, especially caregivers, face significant financial hurdles. How can these challenges be met?

To begin with, let’s look at some concerning statistics connected to American women in the “sandwich generation” — those who care for children and parents or other relatives — from a study by Edward Jones and research firms NEXT360 and Morning Consult:

• Nearly half of women report feeling financially strained.

• Almost two-thirds of women say caregiving duties have harmed their ability to save for their own financial goals.

• More than half of women have had to reduce their professional responsibilities due to caregiving, resulting in the loss of potential income.

So, if you’re a sandwich-generation woman, what can you do to improve your financial outlook?

Consider these suggestions:

Establish your own financial goals. Depending on the length and complexity of your caregiving duties, your own financial goals could be affected. For example, you may need to change your retirement date from what you had originally intended, or else adjust the retirement lifestyle you had envisioned. However, this doesn’t mean you shouldn’t try to establish your own short- and long-term financial goals and then create a strategy for achieving them. In doing so, you may find it helpful to work with a financial professional.

Contribute as much as you can to your retirement accounts. Your caregiving obligations may be preventing you from working as many hours as you like, or perhaps even from accepting a higher-paying position. In either case, your ability to contribute to your retirement accounts may well be diminished. Nonetheless, each month try to put in as much as you can afford to your IRA and your 401(k) or similar employer-sponsored retirement plan. And if you do get salary increases, think about boosting your monthly

contributions to your plan.

Don’t rush into taking Social Security. You can start collecting Social Security as early as age 62, and you might be tempted to do so if you’re feeling some financial pressure because of your caregiving responsibilities. But your monthly benefits can be bigger if you wait until your full retirement age, which will be age 67 if you were born in 1960 or later. So, if you can find other ways to bridge this gap — possibly through a spouse’s income or your own savings — it may well benefit you to wait as long as you can before collecting. Maintain separate finances. If your parents are concerned about falling behind on their bills, they might suggest combining their bank accounts with yours. This may not be a good idea — if your finances get tangled with those of your parents, you could end up paying for some of their expenses, even if they can afford to do so themselves. Consequently, try to keep your finances separate. Create a financial power of attorney. You may want to see whether your parents will agree to give you a financial power of attorney, so you can make decisions on their behalf should they become incapacitated. Such an arrangement can help protect them and you.

There’s no sugar-coating it: Caregiving can be financially taxing on caregivers. But by taking the appropriate steps, you may be able to help reduce some of the stress involved. BBM

Here’s a guide to power words and some examples of how to elevate your content:

Instead of “good,” use “exceptional” or “outstanding.”

The word "good" is vague and doesn't convey much about the quality. "Exceptional" or "outstanding" immediately elevates the level of excellence you're describing.

Instead of “bad,” use “detrimental” or “harmful.”

Example: "The decision had bad consequences."

Power Word: "The decision had detrimental consequences."

"Bad" is too general and doesn't give your reader a clear sense of the severity of the impact. "Detrimental" adds depth and implies that something was seriously affected.

Power Word: "They live in an enormous house." "Big" is a broad, somewhat weak descriptor. "Massive" or "enormous" give a sense of scale and grandeur that makes the description more impactful.

Instead of “easy,” use “effortless” or “simple.” Example: "The task was easy to complete."

Power Word: "The task was effortless to complete."

"Effortless" suggests a level of ease that seems almost natural, whereas "easy" may not carry the same smoothness or flow.

Instead of “interesting,” use “captivating” or “riveting.”

Example: "The movie was interesting."

Power Word: "The movie was captivating." "Interesting" is a common word that doesn’t quite express the emotional involvement a good movie or subject might generate. "Captivating" conveys a stronger sense of engagement.

By integrating power words into your writing, you can communicate your message more clearly, making your content more compelling, engaging, and persuasive. Whether you're writing an article, an email, a marketing pitch, or social media post, remember that the right word can leave a lasting impression on your reader.

OUTDOOR ADVENTURES AWAIT AT GUALUPE RIVER STATE PARK

TThe weather is warming, plants and flowers are beginning to bloom and it’s time to get outside! Why not head to the Guadalupe River State Park? With four miles of river frontage, the Guadalupe River is the main attraction of this state park, but there is much more to see and do. The park is open daily and offers a variety of activities for all ages and abilities.

On the river, guests of the park can swim, fish, tube and canoe. On land, there is hiking, camping, trails to ride horses or mountain bikes, picnic, bird watch and geocache. The park even loans fishing gear and kid’s explorer packs for use in the park for free! Camp at one of the 85 campsites with water and electric or there are nine walk-in tent sites. When the water levels are good, there are plenty of options for paddling trips by kayak or canoe.

If hiking or biking are your thing, the Guadalupe River Park offers 13 miles of trails. Check the parks Facebook page for updates of trails - sometimes they are closed due to weather or to protect natural areas.

Looking for a more primitive experience? The remote Bauer Unit Day-use area has hiking and biking trails with rating from moderate to challenging. Here you can experience native prairie grasses, wildlife, and access the river via 2-3 mile hike downhill.

Learn more about the park’s natural features at the Discovery Center where you can take a closer look at nature under microscopes, magnifying glasses and binoculars. There are also hands-on discovery boxes and exhibits.

First Families of Kendall County

Frederick W. Schweppe 1847 – 1926

Sponsored by the Genealogical Society of Kendall County (GSKC), The First Families of Kendall County project began in 1999. The purpose of this project is to recognize the living descendants of persons instrumental in founding and settling of the area encompassed by present day Kendall County, Texas and to preserve the history of their families and the county.

To date, 630 applications have been approved for 352 different individuals. One hundred seventy-two (172) Founders and Early Settlers have been documented and recognized. They represent one hundred forty (140) different families in Kendall County. There are two hundred seventy-nine (279) volumes of First Family notebooks on the shelves at the Family History Place.

Here we will share with you some of the stories of those First Families who settled this beautiful area of the Texas hill country. We hope you enjoy!

Ottilie Emilie Kuhfuss 1862 – 1908

OOttilie Emilie Kuhfuss celebrated her sixteenth birthday a month before she married Frederick W. Schweppe on December 18, 1878. F. W., as he was known, was a thirty-one-year-old attorney who had moved to Boerne with his brother August a few years before. According to family stories, legal services were not in high demand in Boerne when F. W. arrived, and he supplemented his income by teaching.

Ottilie was the oldest child of William Kuhfuss and Therese Riedel. Willliam moved to Boerne around 1855, established himself buying and selling cattle, and eventually owned several businesses and most of the property along North Main Street. On May 1, 1860, he bought his first piece of property, Town Lot 12, from John James. He and Therese built their first home on the northwest corner of the lot and later built a much larger home on the southeast corner where the Patrick Heath Public Library stands today. On January 15, 1879, William sold Otillie the northwest corner of lot twelve for a dollar as a wedding gift. The plot included the Kuhfuss’ first house at 515 N. Main, which is still in use today.

F. W. was born to German immigrant parents, Henry and Cathrina Schweppe, in Sauk County, Wisconsin, in April 1847. Henry was a well-to-do farmer living in the small village of Troy in the southern part of Sauk County in 1870, and F. W. was practicing law twenty-five miles away in Reedsburg. According to their granddaughter, Otillie Emilie Jungmichel, F. W. and Authur came to Boerne for their health in about 1874. This is very plausible since Boerne was being touted as a health resort in the newspapers as early as 1873.

F. W. and Otillie had their first child, Otto, on November 2, 1879, and they were living next door to Otillie’s parents during the 1880 census. F. W.’s brother, August, was living in the 100 Block of South Main, next door to Gustave Toepperwein’s grocery store, working as a druggist. In his book Historic Images of Boerne, Texas, Garland Perry said that F. W. owned a drug store that later came to be known as Eddie Vogt’s store and that August worked for him. The same story was repeated in Rivers, Ranches, Railroads and Recreation, A History of Kendall County, Texas, published in 1984. However, according to Kendall County deed records, August purchased Lot 67 from Otillie’s father, William Kuhfuss, on January 27, 1883, and it changed ownership five times before Eddie Vogt’s grandfather bought it in 1912. F. W. may have had an interest in the drug store, but it was owned by August. It is interesting to note that F. W. Schweppe was the notary public for this sale.

As the tensions of Reconstruction eased following the Civil War, the number of German immigrants to Texas increased markedly and created a growing demand for German language newspapers. A dozen new publications began in the 1880s, including The Boerne Republikaner by F. W. Schweppe in 1882. Otillie Jungmichel wrote that the newspaper “had a wide circulation among the German families of Castroville and Bandera” in Recollections of Boerne and Kendall County. In 1888, F. W. began to publish in English when he bought The Union Land Register from C. G. Vogel and renamed it The Boerne Advance. An article of 1888 ran as follows:

“The Boerne paper is published at Boerne, Texas, a growing town in the mountains of Southwestern Texas. Located on the northwestern branch of the San Antonio, Aransas Pass Railway, a great health and pleasure resort, and naturally the greatest country north, west and east. The Boerne paper has a large circulation, brings all the news items that happen in this section of the country, regardless of expense and is edited with vim, vigor and vitriol.

“It is the best advertising medium northwest of San Antonio. Rates of advertising given on application. Subscription $1.25 per annum. All letters should be addressed to F. W. Schweppe, Boerne, Texas.”

F. W. discontinued The Boerne Advance in 1890 when John Gutherie’s family moved to Boerne and began publishing The Boerne Post. That same year, F. W. was appointed to complete the term of Kendall County Judge P.

D. Saner. At the time, the County Judge was also the Superintendent of Schools. F. W. was compensated $37.50 a month as judge and paid $100 a year as school superintendent. He was reelected in 1892 and served for four more years until 1896.

While serving as County Judge, F. W.’s family moved. The family had grown. Herbert was born in September 1882, Egbert in October 1885, and Adele in October 1887. Otillie’s father died in August 1894, and a year later, her mother, Therese, sold them 185 acres on Menger Creek. The family moved from North Main to the Upper Balcones Rd. After he completed his term as County Judge, F. W. once again returned to teaching (in addition to maintaining his law practice.) This time, he was teaching at the Balcones Creek School, and for the second time in his teaching career, one of his children, Adele, was one of his students. In the mid-1880’s, he taught Otto while teaching in Welfare.

Otillie’s mother died in November 1895, four months after she sold the Menger Creek property to the Schweppes. Otillie sold the northwest corner of Town Lot 12 (the family’s residence at 512 N. Main) to H. J. Graham in June 1896 and on September 29, 1897, Otillie and her siblings sold the remainder of lot 12 to William Miller and his wife, Ada. Covering almost 10 acres, it contained the large house William and Therese built on the southeast corner and another large structure in front of their residence and fronting Main Street. This structure, known as the White Gables Sanitarium, is specifically mentioned in the deed. Later that same day, the Miller’s sold the property to the Congregation of the Sisters of Charity of the Incarnate Word. White Gables Sanitarium became St. Mary’s Sanitarium, and the Kuhfuss house became the Holy Angels Academy. H. J. Graham was the notary for both transactions.

On February 17, 1899, F. W. and Otillie had their last child,

Wolfgang Frederich. F. W.’s memorial on Findagrave lists his name as Frederick William. However, his marriage license records his name as Frederich W, the 1880 and 1910 census as Frederick W., and the 1900 census as Fritz W. Every other record, including his official “County Judge” portrait at the Court House and his tombstone, records his name as F. W. When someone names their son Wolfgang, it plants seeds of doubt. Is his middle name Willhelm or Wolfgang?

Maybe it was because he had moved to the country, but in 1900, Fritz W. listed his occupation as a farmer instead of attorney. Otillie was not quite 46 years old when she died on January 4, 1908. Fortunately, she lived to see three of her children get married. Adele was the first. She married Max Krause in April 1907. Otto married Metta Zoeller two months later in June, and Egbert married Gerda Kretzer the following month.

In 1910, F. W. was back to being a lawyer, and his son Herbert managed the farm. Egbert was a public-school teacher in Guadalupe County. Otto and Adele both lived in Boerne, where Otto and Adele’s husband Max, both made their living as carpenters. Wolf was eleven and attending school. Before the next census, Otto was elected County and District Clerk for Kendall County, a position he maintained for almost forty years. Egbert and his family lived in Seguin in 1920, where he served as County Attorney for Guadalupe County. Max and Adele were farming near Leon Springs in Bexar County. Herbert and Wolf were still at home with F. W. He was still practicing law, and the sons were managing the farm. F. W. died on December 30, 1926, and was buried beside Otillie in the Boerne Cemetery. The house they lived in on Upper Balcones Road, like their first home on N. Main, is still standing, and still in use as a guest house. BBM

What’s the Difference?

HHave you ever wondered about the difference between a conventional and compounding pharmacy? Well, over thirty-five years ago, I had my opportunity to see the difference, up close and personal. We all know pharmacy’s history, including compounding, parallels the history of civilization. For me, it all started around 1981 after I came back from a California medical center. They specialized in conditions conventional doctors and hospitals couldn’t solve what ailed this mystery lady! With my sister’s continuous prayers and love, she called one day saying, “I found the right doctor. Get on a plane. I will meet you at the airport!” Feeling a small glimmer of hope along with desperation, I hopped on a plane. I then entered a whole new world of healthcare. With the help of Dr. William Currier, MD, he was one of the courageous integrative pioneers in the use of compounding medicines. He also partnered with specialized labs and nutritional supplement companies to treat mystery ailments like my own.

By the time I started on his prescribed regimen, I was already in a degenerative spiral of the spine and jaw, along with being prediabetic, jaundice, and allergic or highly sensitive to any variety of foods and chemicals. The pain level became unbearable. With specialized testing, I learned my stomach provided little or no hydrochloric acid to help break down and assimilate proteins and fats. I was basically starving to death. I went from 175 to 114 lbs! I was losing muscle and was also unable to produce the amount and types of digestive enzymes needed from the food I ate. The doctor wanted me to stay in California for six months. With tears missing my husband and two young daughters, I braved going back home with a comprehensive list of disciplines (clinical nutrition, exercise, stress management) for the next seven years! I also had regular doctor phone consults for the first year! One can only imagine the battle I had with insurance companies over medical necessity letters and the household budget that was stretched beyond recognition!

My husband would always tease me that I had more doctor, lab, and pharmacist friends than usual friends! For that I am forever grateful. Free Tax Prep Help at the library taxes

Each tax season the library partners with the AARP Tax Aide Foundation to provide free tax preparation to anyone who pays federal income tax. There are no income or age restrictions.

Tax returns will be prepared by appointment only. Appointments will be taken later in January until they run out of space. Typically the services take place each Monday through Wednesday during the months of February, March, and most of April until April 15. There is a Spanish speaker on the tax team every Monday.

The tax volunteers can assist with tax questions and complete the most commonly used tax forms. Taxpayers must bring a copy of the previous year’s tax return, photo ID, and Social Security card for each person on the return. Volunteers preparing tax returns are not IRS employees, but are trained and certified by the IRS.

He is an incredible educator and goes above and beyond to make sure, that every child feels safe, capable and supported, every single day so that Fabra students can reach their full potential. Boerne ISD HIres Brett Sawyer as new head FootbalL Coach

The Boeme ISD School Board officially approved Brett Sawyer as the new Athletic Coordinator and Head Football Coach for Boerne High School at its monthly board meeting.

TCoach Sawyer brings 25 years of teaching and coaching experience in Texas public schools, including the last seven years as the Greyhounds' Defensive Coordinator. During that time, Boerne High School amassed an impressive 71-21 record, highlighted by a trip to the 2022 UII 4A Division 1 State Championship game and a 2024 State Semifinals appearance.

In addition to his success in Boerne, Coach Sawyer has a proven track record as a Head Football Coach and Athletic Coordinator. From 2010-2011, he led the Sweeny Bulldogs to back-to-back Regional Semifinal appearances. He later served as the Head Coach of the 6A Baytown Sterling program from 2016-2018 and was the Assistant Head

Football Coach at Hutto High School from 2013-2016. Sawyer has also held key coaching roles at LV Berkner and Madisonville High School.

Coach Sawyer has been an integral part of Boerne’s success over the past seven years, helping shape a championship-caliber program," said Boerne ISD Athletic Director, Stan Leech, "His leadership, experience as a Head Coach, and deep connection to the Boerne commmunity make him the ideal choice to continue the Greyhounds winning tradition.

Coach Sawyer's wife, Tanessa, is a teacher in the Boerne High School Agricultural program, and their daughters, Kinsley, Keira, Kamdyn, and Khloe, are all students in Boerne ISD.

Boerne ISD is excited about the future of Boerne High School Football under Coach Sawyer's leadership.
