February might be the shortest month, but it is always jam-packed with so much to do. I think this is probably my busiest month of the year! TThe concept of land ownership was brought over by the first settlers from Europe. The first ever real estate ad was published in a Boston newspaper in 1704. This, one could say, is where it all started. Between the early 1700 and 1908, when the National Association of Realtors was established, the real estate world was unregulated. Once regulations were established for ethical standards and consumer protection, the profession of real estate gained credibility.
Yard signs, open houses and varying avenues of marketing began to spring up all over the country. The advent of the Yard Sign made it much easier to sellers to distinguish their homes as being on the market. In the 1920 the birth of mortgages made home ownership more accessible to much of the population. This fueled the growth of home ownership and banks benefited from more and more real estate transactions.
In 1922 the first ever radio ad was splashed on the airways in New York. As more and more people had radios in their homes, Realtors had a viable avenue to advertise their clients’ properties.
The Great Depression all but wiped out the hopes of current and future home ownership. Foreclosure laws went into effect to help curb people from losing their homes and banks being left with properties no one could afford to buy. Countless families had to leave their homes but many were able to work out payment structures that allowed them to stay in their homes until they could recover financially.
In 1934 the Federal Housing Administration (FHA) was established with the intent to support people who were striving for home ownership. By 1938 the Federal National Mortgage Association, now known as Fannie Mae, was created to further boost home ownership.
In the 1940s and 50s, home ownership continued to rebound and grow past the levels prior to the Great Depression. With the end of the WW2, the government’s help made it possible for returning soldiers to purchase homes through the GI Bill. This sparked a major surge in the construction of homes and the popularity of the ‘suburbs’.
By the end of the 1969, home ownership had grown to 64%. The advent of the Multiple Listing Service made it easier for Realtors to identify properties their clients were seeking. The MLS helped to streamline the listing and searching process.
Despite high interest rates during these decades, people continued to pursue the dreams of home ownership and the benefits to growing wealth that it brings. It’s hard for us to imagine rates as high as 18% but that was the norm. As interest rates lowered, the advent of the sub prime real estate market became very popular in the early 2000s. By 2006, the negative effects of this type of risky lending starting to show and by 2007 and 2008 the bubble burst and many people were left with no option but to allow the banks to foreclose on their American Dream. In 2010 regulatory changes put measures in place to better protect consumers.
Between 2010 and 2020, the market saw recovery and interest remained fairly constant. More people entered the housing market and technology advances helped shape the way sellers advertise their homes and how buyers apply for mortgages. In 2020 COVID
forced rapid changes to the real estate market and unprecedented declines in interest rates served to help keep the economy moving. Home sales hit record highs and buyers who had once been out of the game due to higher interest rates were suddenly able to purchase more home than they ever thought possible. By 2022 the craze had subsided, and interest rates rose and some buyers were no longer able to enter the market. Those people who had purchased homes with sub 3% loans, feel stuck in their current home and don’t know what to do.
As the saying goes, the only thing that’s constant is change. The housing market will continue to change as the economy does. Many experts foresee mortgage rates lowering over 2025 and those people who are in homes which no longer work for them will begin making the decision to sell. This will help spur more activity in the market. If you are in the market to buy or sell a home, please don’t try to go it alone. WWhen you go in for your annual check-up, your doctor typically orders labs, but do you know what labs are being requested? Do you ever see the results and know what they mean? You must be your own health advocate and request specific labs to make sure you’re getting the whole picture and always keep a copy for your records. If you see numbers creeping out of the normal range, you can make lifestyle changes and even try supplementation before moving to prescription medications that often come with unpleasant side effects. Let’s review some important labs that you should know.
First, heart health. Lipid panels are ordered to assess your risk of a cardiovascular event. In this panel you will see your total cholesterol, Low-Density Lipoproteins (LDL) also known as your “bad cholesterol,” High-Density Lipoproteins (HDL) also known as your “good cholesterol,” and your triglycerides. These levels have a lot to do with diet and exercise, but there is also a
hereditary component. You can make simple changes to your diet and start exercising regularly to bring these levels into a healthy range. Stop eating fast food and processed junk; fill your plate with delicious veggies and smaller amounts of lean meat or fish. If you need more help, supplements like OmegaPure or Bergamot can offer additional support.
Next, insulin sensitivity. Unfortunately, millions of Americans are considered to have prediabetes because their blood sugar (glucose) levels are higher than normal putting them at an increased risk for developing diabetes if it is not addressed. This will be assessed in a metabolic panel which measures your fasting blood glucose along with Hemoglobin A1C (HgA1C). HgA1C gives you an average of your blood glucose over the last two to three months. If you become insulin resistant, your insulin has trouble binding to the cell receptor. Insulin allows your body to lower glucose levels properly, so be sure to check insulin levels too!
Here again, diet and exercise are the first things we focus on to get labs back into a healthy range. Trade in the sugar and carbs for some healthy alternatives like a cup of blueberries or an apple with some nut butter. Supplements such as Inositol and Metabolic Xtra may help you reach your goals.
Hormones, when in balance and at their optimal levels, help us stay sane, man age weight, increase energy, and so much more. Be sure to order Thyroid-Stimulating Hormone (TSH), Free T4, Free T3, and Thyroid Peroxidase Antibodies (TPO). TSH is commonly the only thyroid level drawn, but to see the whole picture these other thyroid labs should be drawn as well especially if you’re having trouble with weight, energy, and even constipation. TSH has a wide reference range. Optimal TSH levels will fall closer to the center of the range. Selenium is a supplement often used to support healthy thyroid levels. If TPO antibodies are present, it’s time to break up with gluten and remove it from your diet. Sex hormones such as estrone, estradiol, progesterone, testosterone, and DHEA should be checked as well. Regardless of your age, if you are having unwanted symptoms of hot flashes, sluggishness, low libido, trouble building muscle, or trouble sleeping, you can optimize your hormones with prescription bio-identical hormone replacement therapy. This can help you feel better, support healthy bones, and provide mental clarity.
Vitamin D deficiency has now been linked to a wide range of diseases. Testing for the active form, 25-hydroxyvitamin D, can determine if you truly have a deficiency. The optimal Vitamin D level is between 60 and 100 ng/mL. Supplements should contain Vitamin D3 (cholecalciferol) because it is absorbed quickly, maintains blood levels of the active form for a longer period of time than Vitamin D2 (ergocalciferol), and is more potent than Vitamin D2.
Finally, the Complete Blood Count (CBC). This is the most common lab test ordered because it can identify the cause of a wide variety of symptoms. Your red blood cells are measured here and are responsible for carrying oxygen to tissue and organs throughout your body and helping remove carbon dioxide. If your levels are low, you could be anemic. Anemia has several causes such as a deficiency in iron, vitamin B12, or folic acid. Determining the cause of the anemia is essential to treating it appropriately, but if it’s due to one of the deficiencies listed above you can easily supplement with Iron Glycinate, 5-MTHF, or Vitamin B12.

Dominguez has more than 15 years of professional communications experience in higher education, academic medical centers, and student success. Since 2020, she has worked for the University of Michigan Health System in Ann Arbor, MI in development and communications. Prior to that, she was the Director of Writing, Director of First-Year Seminars, and assistant professor of English at Hastings College in Nebraska.

OOnce you and your spouse retire, you’ll have some decisions to make — decisions that could affect your quality of life in your retirement years. What are these choices? Here a few of the most important ones:
How much should you withdraw from your retirement accounts? By the time you retire, you may have contributed for decades to an IRA and a 401(k) or similar employer-sponsored retirement plan. But once you retire, you’ll probably need to draw on these accounts to help pay your living expenses. Consequently, both of you will need to be sure that you don’t withdraw so much each year that you risk running out of money later in your retirement. One common guideline is to aim for an annual withdrawal rate of 4%, but everyone’s situation is different based on age, pre-retirement income, lifestyle, health, travel plans and other factors. (Once you turn 73, or 75 if you were born in 1960 or later, you will have to take certain amounts, based on your age and account balance, from your traditional IRA and traditional 401(k) each year.)
When should you take Social Security? The answer to this question depends on many factors, such as your age and other sources of income. You can take Social Security as early as age 62, but your monthly payments will typically be bigger if you wait until your full retirement age, which will be age 67 if you were born in 1960 or later. And if you can afford to wait even longer, your payments will “max out” when you reach age 70. Your decision on when to take Social Security can affect your spouse — and vice versa. If the lower-earning spouse claims Social Security before their full retirement age — again, age 67 — their own retirement benefit and any potential spousal benefit will be reduced. (Spousal benefits are given to the lower-earning spouse if their full retirement benefit is less than half the other spouse’s full retirement benefit.)
Should you downsize? If you live in a big home and your children are grown, you may find it economical to downsize. Of course, this is also an emotional decision, but you may find that you can save money by moving into a smaller home.
Where should you live? Some states are far more expensive to live in than others. You’ll want to weigh your decision carefully, considering the cost of housing, food,

The purpose of this project is to recognize the living descendants of persons instrumental in founding and settling of the area encompassed by present day Kendall County, Texas and to preserve the history of their families and the county.
To date, 630 applications have been approved for 352 different individuals. One hundred seventy-two (172) Founders and Early Settlers have been documented and recognized. They represent one hundred forty (140) different families in Kendall County. There are two hundred seventy-nine (279) volumes of First Family notebooks on the shelves at the Family History Place.

When the ship Texas made its trial run in 1852, it sailed from Bremen to Galveston in fourteen weeks. Among the passengers was twentysix-year-old Heinrich Richter. John H. Brown mentions the voyage and subsequent overland journey in his book, Indian Wars and Pioneers of Texas. He tells us that Heinrich traveled from Indianola to New Braunfels and to Jones Mill, situated at the junction of Curry's Creek and the Guadalupe River. Judge W. W. Jones ran the mill, and Heinrich was said to have worked there for two years before he pre-empted land and began farming. Two years after that, in April 1856, he married Maria Anna Stendebach.
Maria immigrated to Texas with her parents and siblings on the ship Auguste Meline in 1845. Her brother, Anton, died during the passage and was buried at sea. After arriving in New Braunfels, the epidemics sweeping the community stricken the family. Her father, Wilhelm Stendebach, died of fever and dysentery on November 1, 1846, and her mother, Eva (nee Schmidt), died sixteen days later of

fever and dropsy. On May 28, 1847, her only remaining family member, her five-year-old sister, Catherine, died; her cause of death was dropsy. The epidemics claimed so many lives that the dead were buried in mass graves in the location now known as the New Braunfels Cemetery.
The 1850 census lists Maria as one of the orphans living with Rev. and Mrs. Ervendberg at the orphanage or "Waisenhaus" they established about five miles outside New Braunfels near Gruene. Herman Seele was the guardian of several orphans, including Maria. He helped clothe and provide for them and safeguarded the land grants they had inherited from their parents. He was appointed New Braunfels' first schoolteacher and served as Rev. Ervendberg's unofficial assistant at the German Protestant Church in New Braunfels. Soon after Maria married Heinrich Richter, Herman Seele was released from his guardianship and signed over the land certificate for 640 acres of land in the Fisher and Miler Colony to Marianne Richter as the sole heir of William Stendebach.
On March 18, 1857, Heinrich Richter of Curry's Creek recorded his brand and mark for his cattle, horses, and hogs. The Chief Justice of Blanco County issued him his land grant on December 21, 1858. The 160-acre homestead is in the northwest corner of what is now the Guadalupe State Park. Heinrich and Maria's older children, Paul (b. 1857), Emil (b. 1858), Norma (b. 1860), Marie (b 1862),
and Max (b 1864), were probably born here. The land became part of Kendall County in 1862, and Heinrich Richter appeared on the tax rolls. In 1865, Heinrich sold the land to Heinrich Acker and moved to another farm nearby. The family continued growing when Heinrich and Marie became parents of twins Otto and Wilhelmine in 1867. The 1870 census, taken in August, recorded that Heinrich's family lived two farms from the Ackers, next door to
Philip Bauer. In December, he bought a 160-acre land patent from the estate of Christin Kaiser. The tract is on the south bank of the Guadalupe River across from the Bauer farm, so one might assume this was where Heinrich lived between 1865 and 1870.
Throughout the years, Heinrich continued to acquire land. He applied for a patent on 160 acres located on the north bank of the river, adjacent to the Bauer farm, and received it in 1878. In 1880, he purchased two additional land patents on the south bank of the Guadalupe River from his neighbor, Hans Specht. During this time, he and Maria had two more children, Henry (b 1872) and Elvire (b 1878.)
Heinrich's sons also acquired land in the same area. Paul patented 80 acres in 1883 and purchased 720 acres the following year. Max purchased William Krutzer's 160 acre patent in 1886. On July 19, 1897, Heinrich and Maria deeded over their 720 acres of land, their
home, farm implements, and cattle to their son, Emil. Heinrich died five months later, on December 11, 1897, and is buried on the ranch in the Richter Cemetery. He was a Spring Branch First Founder, and a charter member of the German Farmers Club at Anhalt. , attending their first meeting in October of 1875. The following year the group was chartered as the Germania Farmer Verine.
Maria lived with her daughter, Elvire, and her husband, Herman Dierks, in Comal County in 1900 and 1910. She was not on the 1920 Census, but it is possible she was living with Wilhelmine. Maria died on June 18, 1925, and Wilhelmine's husband, P. J. Classen, was the informant on her death certificate. She is pictured with both families in the photo. Pictured from left to right are Peter J. Classen, Vera Classen Marbach, Wilhelmine "Minna" Richter Classen, Paula Classen Hoffmann, Maria Stendebach Richter, John P. Classen, Elvire Richter Dierks, Tosca Dierks Blank, Herman Dierks, and Eldor Dierks. Emil Richter sold the ranch property, which contained the Richter Cemetery, in 1920, so Maria is buried in the Richter plot in the Comal Cemetery in New Braunfels.
The Richter family has a connection to downtown Boerne. In 1913, Heinrich’s grandson, Arno Richter, purchased Lot 86 on Main Street from Irene Vanderstraten and opened Richter's Garage and Auto Sales. According to txgenweb, the location remaind an auto dealership until Jennings Anderson Ford moved from Main Street to Interstate 10. The building was rented to antique dealers for a number of years, but was recently expanded while preserving much of its history. Today, It contains a bakery & coffee shop, a wine and beer bar, and two full service restaurants. The Richter Cork and Keg is a speakeasy-inspired wine and beer bar which houses a Model-T Ford in tribute to Arno Richter’s garage. The stairs next to the Model T lead to Richter Tavern which boasts the oldest bar in the Texas Hill Country. BBM
Boerne City Park has been named a 2025 Lone Star Legacy Park by the Texas Recreation and Park Society, one of eight parks statewide to receive the prestigious designation this year. This designation honors parks that hold special significance in their communities across the Lone Star State. This park was Boerne’s first park, established in 1965, when the City purchased the land with the help of a federal grant to bring a variety of amenities to the local community. On average, nearly 236,000 people visit the 125-acre park each year.
Today the park features sports fields, a trail system, and picnic areas and also serves as an access point to the Cibolo Nature Center. It is home to:

• Picnic tables
• Covered playground
• Restrooms
• Water fountains
• Wi-Fi
• Lighted soccer fields
• Lighted tennis courts
• The only public pool in Kendall County
The Northside Community Park has received a $750,000 grant from the Texas Parks and Wildlife Department. Construction on this project is expected to begin summer of 2025 and when finished will provide local residents with many fun and exciting opportunities for outdoor recreation and activities like pickleball courts, splash pad, expanded skate park, a dog park, covered basketball courts, crossfit stations and more!
The City of Boerne purchased the land that is now the Northside Community Park as part of the 2007 bond election and the development was approved by voters as part of the City of Boerne’s 2022 Quality of Life bond election.
