The End of an Era
Self-Storage Industry Icon
Anne Ballard, a.k.a. The Hat Lady, Prepares for Retirement
A Final Opportunity for Engagement and Learning
by Stacie Maxwell, Universal Storage Group
This year marks a significant and poignant moment as Anne Ballard, known worldwide as The Hat Lady, steps away from the speaking circuit and at years’ end will be fully retiring. Universal Storage Group invites industry professionals, aspiring entrepreneurs, and self-storage enthusiasts to seize this final opportunity to experience Anne's dynamic and insightful presentations in person.
Ballard and the Universal Storage Group team have compiled the best strategies for selfstorage success, distilled from years of experience and innovation. This knowledge will be imparted in her upcoming speaking events, offering a unique chance to learn from a legend
“Anne has been a constant source of knowledge, guidance, and support, shaping my understanding of storage and beyond. She's more than just a mentor- she's a friend and family, and her impact on my life extends to my children as well. I trust her implicitly and am forever grateful for her presence.”
Sarah
Beth Johnson (USG)
in the field, such as she and the USG team did in 2023 with the very successful Pearls of Wisdom tour. This wildly popular educational tour celebrated the company’s 30-year anniversary, giving out strands of genuine pearls at each speaking engagement.
In 2024, the company will launch the Right Time Tour, reminding everyone in the industry that it’s always the right time to learn more and be successful. With over 10 specialized seminar topics available to state, national, and international associations and to private companies, the Right Time Tour will inspire and motivate teams, and will feature giveaways of stylish multi-functional timepieces.
Legacy of Excellence and Future Endeavors
While stepping back from speaking engagements, Ballard's legacy will continue to influence the industry. Her contributions have not only shaped current prac-

tices but have also laid the groundwork for future innovations in self-storage management and marketing.
“I am so incredibly proud of the team and my partners at USG,” says Ballard. “Having spent three-plus decades focusing on marketing, training, and facility design, I will end this year with the knowledge that a great team is in place to continue our work for this wonderful industry.”
Anne's presence has left an enduring impact on all who have had the privilege of working with her. In anticipation of this transition, USG implemented a comprehensive strategy over the past two years to ensure the seamless continuation and enhancement of services. The elevation of Sarah Beth Johnson and Lou Barnholdt to the positions of Vice Presidents of Sales and Development adds significant strength to our leadership team. Paired with the seasoned expertise of Vice President of Marketing and Training, Stacie Maxwell,
“Anne is a giant in the industry. It meant the world to me when she knew my name at events and introduced me to people. She has a way of making you feel just as important as her. Her kindness has directly impacted my selfconfidence in the industry and motivated me to speak more. If I ever have a question, I know she will point me in the right direction.”
CJ Stratte (On The Move):
“About 20 years ago, Anne Ballard welcomed me into the storage industry with a sip from her wine glass and a kiss on the cheek at an event for a competing company, all a bit awkward for me as you imagine. Once that invitation, however secret society it felt, was complete, she supported my every effort with confidence and became a friend for life. She blessed me with her support, advice and a love that is rare in the world today. I am grateful for her in far to many ways to mention. I love you, Anne!”
Chris Baird (Sentinel):

“Anne Ballard has been such a positive force for the self-storage industry on so many levels. She has educated generations of storage owners through her enthusiasm, knowledge, and willingness to share best practices. Her example of giving back to the industry has inspired other vendors to do the same. Anne showed me how to be successful in a very male dominated industry and I cannot image a trade show without seeing the Hat Lady.”
Stacey Gorman (Marcus & Millichap)
this dynamic trio will adeptly continue the responsibilities of national and state association engagements, as well as speaking opportunities and the origination of numerous articles and reports, as Anne has been well-known for.
The strategic decision to have Stacie, Sarah Beth, and Lou continue to collaborate with Anne during this transitional period not only emphasizes continuity but also underscores USG’s commitment to preserving and perpetuating Anne's wealth of knowledge and expertise. As they flex into their new roles, Sarah Beth and Lou will draw upon Anne's wisdom and methodologies, working with prospective and
new clients, designing cutting-edge storage facilities, and providing consulting services and industry-leading feasibility studies. Concurrently, Stacie will continue leading USG’s award-winning marketing and training teams with innovations and ever-evolving programs designed to help all managers and operators achieve success.
The seamless teamwork between these talented professionals ensures that Anne’s legacy of excellence will not only endure but flourish as USG continues to deliver the highest standards in all facets of our operations.
“Anne exemplifies that authenticity and success are not mutually exclusive, especially as a woman in our industry. Over the years, Anne has consistently gone above and beyond to support and champion not just me, but countless others. Her willingness to use her reputation to uplift those around her is a lesson in leadership I'll always carry.”
Christina Alvino (StorSuite)

“Anne Ballard has been a constant for me in my 13 years in the industry. Anne has manifested her marketing beliefs by branding herself and embracing her 'hat lady' persona. NEIGHBORS HELPING NEIGHBORS: It All Started with a Truck
GIVING BACK
16 | On The Move
In early 2020, Jana Caudill and her team saw an increasing need for support of many kinds throughout Northwest Indiana as businesses and families dealt with an unprecedented economic downturn. With our team’s Free Moving Truck not in use, Jana quickly seized an opportunity to help her neighbors. With some help from Crown Point mayor Dave Uran, the company moving truck was parked near the downtown CP Courthouse, and donations of non-perishable food items started pouring in. There was an outpouring of people in the community looking for an avenue to help those in need, and Jana created the Crown Point Neighbors Helping Neighbors Facebook Group as a way to organize the efforts and its volunteers. Neighborhood leaders stepped in to place collection bins in front of their own homes and businesses. From there, the campaign took off quickly as

residents across the region reached out to ask how they could participate. Membership jumped into the thousands, and with it, our ability to help our neighbors grew also. Our group partnered with local restaurants to help provide hundreds of meals to healthcare workers during the pandemic while also making personal connections with our neighbors, like sharing positive birthday wishes for a 107-year-old Crown Point resident. We went on to host our first virtual auction in June of 2020, benefiting numerous organizations whose fundraising efforts were diminished by the virus response and on to Cover NWI, which provided THOUSANDS of coats and blankets to those in need. From providing Thanksgiving meals to sponsoring families for the holidays and utility assistance month after month, it has been incredible to see how far we’ve come since those early days in the moving truck.
Too often, people believe the problems around them are too complex or too big to solve, or maybe they just don’t know where to start. But even small acts of kindness can have a huge impact, creating change and helping build momentum toward reaching larger goals. This idea is at the heart of Crown Point Neighbors Helping Neighbors –contributing to positive change in our local community through acts of generosity and thoughtfulness, both large and small.
As we navigate another year and Crown Point Neighbors Helping Neighbors continues to grow, we’re excited to continue our efforts across the Northwest Indiana community and inspire us all to be a little more neighborly in good times and bad.
